A: No, but I got here just as soon as I could. I was born in Maryland and in college they called me “Carolyn from Maryland” I have an outside-in perspective and I find that the Ozarks to be a place of healing! Self-protection for Real Estate Agents

Real Estate agents work hard to get listings, market properties for sale, and bring sales to fruition. They often do so with no money up front, but with the expectation that their reward will come at closing with the payment of their commissions. If the closing does not happen, an agent who has fronted money for marketing expenses may suffer financially.

An established agent may consider this situation a cost of doing business, take the loss, and move on to other sales. Sometimes, however, an agent will go to great lengths to market a unique property, and end up liable for considerable expense when the owner decides not to sell after all.

The standard form listing contract for Missouri agents provides that if an agent procures a “ready, willing, and able buyer,” for the listed property, the agent is entitled to the agreed upon fee in the contract. That sounds good, but it is rarely so simple. The term “ready, willing, and able buyer” can be construed many different ways by many different courts and attorneys, and it may not be worthwhile for an agent to sue an owner who decides not to sell. Lawsuits are never a sure thing, legal fees are not cheap, and an agent may not want to have a reputation as someone who sues. There is also the practical consideration of collecting the fee when there is no closing. So what is an agent to do? Consider asking for money up front or for reimbursement for expenses exceeding a

certain amount. The standard listing contract has no provision for this, but agents can write their own language in the “Special Agreements” section of the contract. For example, “Owner agrees to reimburse Agent for marketing expenses exceeding $___,” or “Owner agrees to deposit $____ with Agent’s Broker for marketing expenses.”

Some owners may balk at the prospect of paying expenses up front or at the suggestion that they might decide to take a property off the market, and look for another agent. At that point, the agent needs to make a decision. Is this owner worth the risk? If the answer is yes, understand that you may take a loss. If the answer is no, let the owner go elsewhere. Keep in mind an old expression: “It is better to not do the work and not get paid than it is to do the work and not get paid.” --Jay

eal estate is an industry that has traditionally been male-dominated.

However, women have been paving their way and breaking the glass ceiling in this industry for years. In recent years, more and more women are gaining ground in the real estate sector, making significant contributions and creating a lasting impact on this industry. These female leaders in real estate have challenged the industry’s norms and have brought new perspectives and ideas. In this article, we will explore the impact women have made on the real estate industry.

Over the past few years, women have been playing an increasing role in the real estate industry. They have been responsible for a number of significant changes in the industry. One of the most visible changes is the increased presence of female REALTORS®. According to a 2020 report by the National Association

of Realtors, women make up 67% of all real estate agents in the United States, compared to just 3% in 1950. This increase in female REALTORS® has brought a new perspective to the industry, as women tend to bring more empathy and understanding to their work.

In addition to the increase in the number of female REALTORS®, there has also been an increase in the number of female real estate investors. Women are no longer just buying homes to live in but are also actively investing in real estate for their portfolios. In fact, according to Forbes, women are now the fastest-growing group of real estate investors in the United States.

One of the most significant impacts women have had on the real estate industry is their ability to be inclusive. Women in real estate have worked to create more diversity and inclusivity in their workplaces and to provide opportunities to people of all backgrounds. This inclusivity has not only made the industry more welcoming to others, but it has also led to better business practices and innovation.

Women in real estate have also brought new perspectives to the industry. For example, female real estate developers have been responsible for projects that prioritize sustainability and green energy. Many female-led

development projects have incorporated sustainable features such as solar panels, green roofs, and rainwater harvesting systems that help conserve resources and reduce environmental impact. This has made the industry more environmentally conscious and has helped to reduce its carbon footprint.

Another major contribution that women have made to the real estate sector is the ability to think outside the box. Female real estate leaders have challenged traditional views on real estate by coming up with innovative ideas for their projects. These women have been instrumental in shaping the industry and have created new opportunities that were previously overlooked.

Women in real estate have also been successful in overcoming the gender pay gap. According to a 2020 report by the National Association of Realtors, female REALTORS® earn an average of 81 cents for every dollar earned by their male counterparts, which is a notable improvement from the 64 cents earned in 2013. This pay gap is still present in the industry, but women are making significant strides to close it.

Aside from the economic contributions that women have made, they have also paved the way for other women to enter the industry. Female

An example of such a role model is Michelle Cantrell, who started as a real estate agent and now owner/brokers the Cantrell Real Estate Group in Springfield, Missouri. This industry leader boasts a female-majority staffed enterprise. She has inspired many women to enter the industry and strive for leadership positions. Other women such as Barbara Corcoran, the founder of the Corcoran Group, a real estate company valued at over $50 million, are also inspirations for many others.

In conclusion, the impact women have made on the real estate industry is significant. Not only have they made the industry more inclusive and diverse, but they have also brought new perspectives and innovative ideas. Women in real estate have been successful in challenging

traditional views and breaking the industry’s norms. They have contributed both economic and leadership roles, mentoring and inspiring young women to pursue careers in the sector. All these contributions have created a better future for the real estate industry, one that is more welcoming to everyone and more sustainable for future generations.

Opening up your backyard swimming pool after a long winter can be an exciting time for any pool owner. However, it can also be a daunting task if you’re not sure where to start. With our guide, you can ensure that you’re taking all the necessary steps to open your pool safely and properly.

The first thing you need to do is remove any debris that might have accumulated on or around the pool during the winter. This includes leaves, sticks, and any other debris that might have made its way into your pool. Use a skimmer net to remove any debris on the surface of the pool water and a leaf rake for any debris on the bottom of the pool.

Next, your pool cover needs to be removed. This should be done carefully to avoid any debris falling into the pool. Before removing the cover, use a pool cover pump to remove any water that has accumulated on top of it.

The next step is to clean the pool thoroughly. Start by using a pool brush to scrub the walls of the pool and the steps. Then, vacuum the pool to remove any remaining debris or dirt. Once you’ve finished cleaning the pool, it’s time to check the pool’s water level. The water level should be halfway up the skimmer opening for the pump to work effectively.

Once the water level has been checked, it’s time to test the pool’s water chemistry. This is an important step because maintaining proper water chemistry is necessary for keeping the water clean and preventing algae growth. You can purchase a test kit from a pool supply store or have the water tested by a professional. The key factors to test are pH, total alkalinity, and chlorine levels.

be added to the water to equalize it. Make sure to follow chemical instructions carefully, and always wear gloves and goggles.

After proper chemical levels are in place, it’s time to shock the pool. Shocking the pool is the process of adding high levels of chlorine to the water to kill any bacteria or algae growth. Follow the instructions on the shock treatment product carefully.

Once the shock treatment has been completed, the pool water needs to circulate for at least 24 hours. You should run the pool filter during this period so that the water can be filtered before use.

Before jumping into the pool, check the pool’s equipment, in cluding the pump, filter, and heater, to ensure that everything is working correctly. At this point, it’s a good idea to remove any winter plugs or covers from the equipment and turn everything on to make sure they’re working properly.

Finally, add any additional accessories, such as ladders, handrails, and diving boards, and enjoy your pool for the season.

Homebuilder D.R. Horton surges as ‘encouraging’ housing market boosts results

D.R. Horton (DHI) stock rallied Thursday after the homebuilder reported quarterly results that topped expectations as tight existing home inventory boosted activity for new builds during the spring selling season.

“The spring selling season is off to an encouraging start with our net sales orders increasing 73% sequentially from the first quarter,” D.R. Horton CEO David Auld wrote in the press release.

The homebuilder posted quarter results for its fiscal second quarter that beat Wall Street estimates, with earnings per share coming at $2.73, beating the $1.93 expected by analysts according to data compiled by Bloomberg. Revenue for the quarter came in at $7.97 billion for the quarter, more than the $6.59 billion expected by analysts. Shares of the company gained as much as 7% following these results.

S&P Homebuilders ETF (XHB) up 16% so far this year and trading just below its 52-week high reached back in early February.

“Despite higher mortgage rates and inflationary pressures, demand improved during the quarter due to normal seasonal factors, coupled with our use of incentives and pricing adjustments to adapt to changing market conditions,” Auld said.

“Although higher interest rates and economic uncertainty may persist for some time, the supply of both new and existing homes at affordable price points remains limited, and demographics supporting housing demand remain favorable.”

D.R. Horton said its purchase contracts slipped 5% to 23,142 homes, beating estimates for 19,618 homes. Meanwhile, contracts canceled for the three months ending March reached 18%, up from 16% during the same period last year.

Thursday’s rally in D.R. Horton stocks comes amid strong year-to-date gains for homebuilder stocks as the the SPDR

Data from Freddie Mac out Thursday showed the average rate on the 30-year fixed mortgage climbed 6.39% from 6.27% the week before, reversing recent declines.

Homebuilders have been able to manage mortgage rate volatility, however, offering buyers lower interest rates. For example, D.R. Horton offers fixed-rate mortgages at around 5% for buyers purchasing new construction through the builder’s finance arm.

New data on sales of existing homes out Thursday from the National Association of Realtors showed rate volatility and a lack of supply is still pressuring the housing market broadly.

“Home sales are trying to recover and are highly sensitive to changes in mortgage rates,” NAR Chief Economist Lawrence Yun said in their press release. “Yet, at the same time, multiple offers on starter homes are quite common, implying more supply is needed to fully satisfy demand. It’s a unique housing market.”

With the spring selling season in full swing, many potential homebuyers that were on the sidelines have been enticed to come back to the market by deals provided by homebuilders. D.R. Horton continues to offer incentives to aid affordability among their clients.

“We expect to continue offering a similar level of incentives throughout 2023, and we are seeing indications that our average sales price and incentive levels are beginning to stabilize,” Paul Romanowski, co-COO at D.R. Horton, said on the company’s earnings call Thursday.

The company’s average sales price for a home was $372,900, down 7% from the same quarter last year.

D.R. Horton ended the quarter with a backlog of 19,237 homes valued at $7.4 billion, down 43% from the previous year and a larger backlog than the 18,800 homes expected by analysts.

Looking ahead, the homebuilder is forecasting full-year revenue of $31.5 billion-$33.0 billion and expects to home 77,000-80,000 homes.
