If it does not, you should question the potential tenant regarding the circumstances of the eviction and ask him how he intends to avoid another eviction in the future. Collection cases and bankruptcies can be indicative of your potential tenant’s ability or inclination or pay his bills. Wage garnishments
Criminal history is always relevant, but much depends on the type of offense and when it occurred. For example, a recent violent crime is of much more concern than a drug conviction from 25 years ago. Landlords should also check the Missouri Sex Offender Registry: https://www.mshp.dps. missouri.gov/MSHPWeb/ PatrolDivisions/CRID/ SOR/SORPage.html. This is particularly important if your rental property is near a school or daycare, or your property has multiple units and you have to consider the comfort and safely of all of your tenants.
There are tenant screening services that, for a fee, will gather some or all of this information for you. Once you have gathered all of this information you may be able to make a decision on these records alone. If you cannot decide, interview the potential tenant and question him about the issues that cause you concern. Be very wary of inconsistencies and hard luck stories, and always keep in mind that the wrong decision can cost you a lot of money.
