Summer is heating up and so is PV Magazine. We can’t wait for you to check out our latest issue. When we were deciding on this month’s cover and going through all of Erik Jay’s goat photos, so many fun goat facial expressions, we knew we had to use them. Who knew this could turn into the G.O.A.T issue? Ha. I hope they make you smile as much as they made all of us laugh as we were choosing them! We were excited to learn that the PVPLC was the very first client of Goat Grazers, 13 years ago and the business is still run by the same family. You should start seeing the goats grazing across the Peninsula in the next few weeks again! Opened in November 2020, H2O Hermosa may embody a beach lifestyle, but underneath the beach-chic vibe is a commitment to family, friends, and the South Bay community P h o t o g ra p h y b y P h i l i c i a E n d e l m a n

It seems all roads lead back to the Palos Verdes Peninsula, especially when it comes to the South Bay’s newest luxury boutique hotel, H2O Hermosa. We were excited to learn that while the hotel is located in Hermosa Beach, the dream of developing it actually began in Palos Verdes. H2O Hermosa is locally owned by the highly-acclaimed Raju Chhabria and Chhabria family, as well as their partners Ravi and Shamita Khosla. The Chhabrias have called Palos Verdes home for nearly 40 years and the Khoslas recently moved to the Peninsula in 2019. H2O Hermosa is truly one with the entire South Bay community and proudly collaborates

with many local partners, many of which are from Palos Verdes. The hotel was designed by Palos Verdes resident Luis De Moraes, who is the founder of the architecture firm, EnviroTechno and the brand of H2O Hermosa was developed by Intertidal LA which is a marketing and brand studio run by PV native Dilan Mistry. We knew this story would be a great chance to catch up with the Chhabria family, get to know more about the Khosla family and connect with the other PV partners that helped turn their dream into a reality.

R a j i v pau l

Rajiv Paul is the general manager of H2O Hermosa but he comes to the hotel as truly as a self-proclaimed “citizen of the world”. Born and raised in India, educated at University of West London, in England, Rajiv has traveled extensively having lived and worked in seven countries on four c ontinents. In early 2000, Rajiv moved to the US to work for the Marriott Group at the Ritz Carlton, Laguna Niguel as Food & Beverage Manager. “I’ve been very fortunate to learn and work with some of the best minds in the hospitality industry all over the world. I discovered the excitement and challenge that comes with working in wonderful places, meeting and serving all types of people including celebrities and dignitaries,” he says. In his current role as General Manager at H2O Hermosa, Rajiv led the opening and manages operations. He is enjoying the hotel take its place which Rajiv built from ground up, he is enjoying the hotel take its place as a premier destination in the South Bay.

th e Chh abria family Although Raju and Philomina consider themselves semiretired and say they are enjoying it, they are both still very involved in their family business. Philomina says, “We’ll always be doing some form of business within the community, with our friends and clients. But we are now taking a backseat to the kids and letting them handle most of the business. We still help and support them because we love it and it’s a big part of us.” It seems after three decades in the real estate business and 3 billion dollars in lifetime sales, this power couple would welcome the extravagance of relaxed time but instead they decided to develop a 30-room luxury hotel. However, they both do smile and admit that “the best part of life right now is enjoying the grandkids” and the time they spend with them brings them “so much joy.” They do some work with the hotel still as well as the brokerage business which keeps them involved and connected to what is going on. We asked them what they had planned for the future and the years ahead and they replied, “more exercise, daily walks on the beach, tennis and Mahjong.”

Neil and Anand have both followed in their father’s footsteps. They are heavily involved in the day-to-day operations of the Chhabria Real Estate Company and both say they are committed to continuing to run the brokerage and business. Although they have an office in Lunada Bay, the brothers spend most of their time out in the field seeing properties and meeting clients. Neil has a three-year-old daughter and a son, seven months old. He tells us his daughter just started preschool and absolutely loves it. He laughs and tells us, “although my kids are so young, I cannot wait to get them into sports.” He credits his wife, Sanam, “for constantly looking for ways bring excitement and joy to the whole family” and says “she is the most selfless person he knows and always puts family first.” Anand makes it clear that although he grew up in this community, he values and whole-heartedly appreciates what it has to offer. He tells us “I think the hotel is a great addition to the community because it embraces the lifestyle and beauty of the South Bay. It was a different and challenging project for us so I think that allowed us to be creative and build something very unique.” Both brothers value the path their father has paved for them and their parent’s passion for the business and clients. They hope they can continue to fill the very large shoes that have already walked down the path.

Raju, Philomina, Neil and Anand Chhabria

We have been selling and developing properties on the the Hermosa Strand for a long time. After doing due diligence with the city they suggested we do a hotel, so that’s what we did. And it’s been an amazing outcome. It’s been great for the city and it’s really cool to know we’ve helped develop a place where people from all over the world come to stay and visit our beautiful community. —Raju Chhabria 14 | PV Magazine | Late Summer | 2022

Ravi and Shamita Khosla, son-in-law DJ White, and son Akaash

Ravi and Shamita Khosla’s hotel partnership with Raju and Philo Chhabria started in early 2000 when they were looking for a home to buy in Manhattan Beach. Through the years as they bought and sold several properties with Chhabria, the relationship has grown into what it is today. He tells us “I have partnered with Chhabria on several construction projects including a few commercial properties that we own together so when the family asked me to partner with them to build the hotel on an empty lot, it seemed like a good idea as it was only a few blocks from a beautiful sandy beach and nice ocean views.” Ravi & Shamita are not just in the hotel business, they have a very successful global clothing business that was built through very hard work and a team effort that includes the whole family. “I opened our company back in 1994 after having worked as a retail salesperson and doing trade shows. It all started very small, working from our garage. Although it was a slow process, we grew from selling clothing from the back of my van to opening our office in the LA Fashion District and opening a wholesale store, downtown. Soon after, my wife, Shamita joined the business, we focused on selling through catalogs and we slowly started selling to department and chain stores. Today our son, Akaash, daughter Divya and son-in-law, DJ work with us as a team. We have our products in chain stores all over the United States, Canada, Latin America, Europe and Australia with overseas offices in India and China, where we source all our products. In a nutshell, we grew from a seed to a full tree through all of our hard work and a strong family team effort. “ Ravi says. So it shouldn’t be surprising that Ravi and Shamita have DJ and Akaash both part of the owner management team at H2O Hermosa alongside the Chhabria brothers, working with the back office staff to make sure it’s functioning smoothly. DJ is married to Akaash’s sister, Divya and in addition to working in the fashion business with their parents, Ravi and Shamita, they were involved in the final two years of construction of the hotel and its development.

Intertidal LA is a marketing agency and brand studio based in Hermosa Beach. Their team designed the brand of H2O Hermosa and leads its marketing and creative, from its opening to present. Intertidal LA has worked with iconic brands across the nation, but its true roots are in Palos Verdes, as it’s locally owned by Palos Verdes native Dilan Mistry (PVHS). Led by Dilan Mistry and Madison Hanley, their team also includes a few young Palos Verdes natives: Keenan Skelton (PVHS), Molly Leimbach (PVHS), Greg Brandt (PVHS), and Gabriella Rudy (PVHS). Dilan says,“H2O Hermosa is one of my favorite projects Intertidal LA has designed. It’s a special project to me because I grew up visiting Hermosa Beach and it’s truly surreal to have helped open such an iconic property in my own backyard. Even over a year later, I still get butterflies when I walk through the front doors. I’m proud of my team and grateful for the Chhabria and Khosla families for entrusting Intertidal LA with their vision.”

DID YOU KNOW? • Male goats are called bucks or billies, while female goats are called nannies or does. • A group of goats is called a ‘herd’ or ‘trip’. • Goats are some of the oldest domesticated animals in the world! • Goats’ milk is often referred to as the “universal mammalian milk” because just about any mammal can drink it! • Goats will eat most invasive species and thick brush including poison oak and poison ivy. The majority of native seasonal and perennial California weeds rank among their favorites.

The Story Be h i n d

THE G OATS

This August marks the 13th Year that the PVPLC brings the goats back to the Peninsula By Cindy Don n e l l y | P h o t o g ra p h y b y E r i k Jay

Last month, we featured a story about the Black Karakul sheep that grazed on the Peninsula in the late 1930s and 40s. That article made us wonder about the story behind the goats we see today. We reached out to Michael Choi of Fire Grazers Inc. and he explained to us how the fire brush clearance program started. Michael said it all started with his father, Mark Choi. The family was living in the Philippines when the financial crisis of 2008 happened. Mark decided that he wanted to come to the U.S, where he had relatives. He moved his family to the U.S. and began trying to figure out a new business. He quickly realized he wanted to move away from the city and start a self-sustainable farm so that the family could always feed themselves. This would not happen overnight, but with the goats, he began the path to realize his goal. The Palos Verdes Peninsula Land Conservatory was Fire Grazers Inc.’s first customer. They were hired for brush clearance work in the Portuguese Bend Preserve and at that time they were actually renting the goats to do the job. It was so unusual at the time that Mark found himself being interviewed on TV. Around 2009, the City of Rancho Palos Verdes hired them for fire brush management within the city. The goats have been seen all over the Peninsula. Over time, the PVPUSD, the City of Torrance and others also became clients. They also work in other parts of California. At the time we spoke with Michael, the goats were in Calabasas. The work starts in late March or early

April and continues in the summer through August and September. Today, Fire Grazers Inc. owns the herd and the family has gone from renting land to owning their own farm in Mariposa, California. We asked if the goats go to the Mariposa farm when they are not “working,” and Michael explained that they need to move around all year in order to have enough to eat, get the nutrition they need and not get cold. The farm would not be able to provide enough grazing for the entire off season, so they graze in other areas, but it is not paid work in the winter. The real work for the goats is from March to September. We learned that the drought affects the nutrition the goats receive from grazing; so during dry years, they need to supplement with molasses and alfalfa. We wondered if there was anything unique about working with the goats on the Peninsula and Michael pointed out that Palos Verdes is a unique pocket of Los Angeles. Although just a short distance from the city, you find yourself among the canyons and crevices with the wind of the ocean and it feels like a step out of time. Maybe that is why everyone is so captivated by the goats, because they somehow connect us to the past while providing a much needed service in the present. To find out more about Fire Grazers Inc. and the goats, visit www.goatsrock.com. Be on the lookout, the goats are expected back on the Peninsula in August. Late Summer | 2022 | PVMagazine | 19

Pa l o s Verdes Opening Night for

legally blonde The Musical Written by Renee Jaco | P h o t o g ra p h y b y B re n d a C a s h

Legally Blonde The Musical opened July 15th and ran through the 24th at The Palos Verdes Performing Arts Norris Theatre. The show was the latest Main Stage Production presented by the Palos Verdes Performing Arts Conservatory. Over the past 15 years, with the support of the community, The PVPA Conservatory has grown into one of the most comprehensive, professional performing arts training programs in the South Bay. The program helps students develop a strong sense of selfworth, self-esteem, and self-confidence through artistic exploration. For many students this is a life changing experience that helps them develop into successful individuals. PV Magazine was invited to opening night and shared in the magic of seeing this production come to life under the co-direction of Joel Sluyter and Sean Alexander Bart and the amazing cast and crew. The Peninsula is so lucky to have this incredible program. Joel Sluyter has been the PVPA Conservatory Director for four years and is in his 10th year with the company. Legally Blonde is his 3rd co-directed show with friend and colleague Sean Alexander Bart. Sluyter trained in dance at New

York University as a dance performance major through the Tisch School of the Arts. He has been choreographing dance for over twenty years and has taught at many high schools and universities throughout the country. His work has won Grand Championships at Show Choir competition. Sluyter shared, “spreading the passion and joy of creativity with his students” makes him thankful. Sean Alexander Bart started working at PVPA in 2013 with the student production of Shrek: The Musical. “The next year, Joel and I collaborated for the first time as choreographer and music director” he explained. Bart began teaching voice and vocal directing the PVPAC Performing Groups. Sluyter and Bart expanded their creative collaboration, which eventually grew into becoming co-directors of Main Stage youth productions. Bart is also active on the professional side of PVPA, most recently music directing West Side Story, and Tommy.

Thank you for inviting PV Mag to this amazing show! Oh-M-Gee we had so much fun! Snaps!!!

MEET ZIGGY & SNAGGLETOOTH pvpa’s recent production of legally blonde starred two very cute local celebrity dogs; snaggletooth playing the part of rufus and ziggy as bruiser Woods. After attending the opening night of the musical, PV Magazine got all the backstage information on these adorable four-legged stars! Not surprising that these two cute pups are related as Ken and Stacey Stoler (owners of rufus) told us that Ziggy is actually Stacey’s mom, Glenda’s, service dog. Snaggletooth lives with the Stoler family (Ken, Stacey, Jacklynn, Toby, Sally and Darla) in Palos Verdes Estates. Snaggletooth is following in the footsteps of his talented and creative family members. The family moved to Malaga Cove in 2014 and has been actively involved in the performing arts. All four girls have performed in several shows at the PVPA Conservancy and all have or are planning on being involved in drama and musical theater at PV High. In fact, the oldest Stoler, Jacklynn, will be attending the Claire Trevor School of the Arts for a BfA in musical theater. Ken and Stacey Stoler are talented musicians, having previously performed in their band, Members Only which was an eighties cover band that frequently played at local venues in the South Bay. Today, Stacey is focusing all her energy on her new production company she shares with Whitney Cicero. Stacey was also the dog handler and props master for Legally Blonde. Snaggletooth’s uncle, Ziggy, lives in San Pedro with Stacey’s mom in her family home. Luckily for Ziggy and Snaggletooth, they have very supportive stage moms and we look forward to seeing them in their next production, hopefully very soon!

PENINSULA COMMITTEE CHILDREN’S HOSPITAL

For 65 Wonderful Years, It’s Been All in the Family

C o n t r i b u t e d by Maureen Hazard

There’s something uniquely special about the Peninsula Committee Children’s Hospital (PCCH), a homegrown nonprofit based here in the South Bay that has been raising money for Children’s Hospital Los Angeles (CHLA) for 65 years now. If you’ve attended PCCH’s Portuguese Bend National Horse Show (PBNHS) held every year in September at Ernie Howlett Park in rolling Hills Estates, then you’ve undoubtedly felt it. There is a veritable brigade of amiable, smiling blue-check shirted volunteers happily sweating their way through a grueling three-day weekend to roll out the red carpet like no other horse show does. If you ask any of these dusty, war-weary volunteers why they do it, they will tell you that they love their charming, self-run, albeit exhausting horse show. And it’s the deep camaraderie and collective bond that has been forged between them over the years that creates a not-to-be-missed throwbackto-yesteryear aura that permeates every corner of this little horse show by the sea and gives it its legendary hometown charm. Dreams of Horse Show Heaven Since 1957 It all started back in 1957 when the venerable Betty Learned received a call from Mary Duque at Children’s Hospital Los Angeles (CHLA) asking if she could help raise funds for a new recovery room. Betty called up her good friend Betty Davidson, and the two wrangled ten more vibrant Peninsula women to answer Mary’s call. “We never dreamed back in 1957 that PCCH would be alive and well 65 years later,” mused Betty Davidson, now an incredible 101 years old, the group’s beloved matriarch. It was lifelong horse lover Davidson’s idea, along with fellow member Orel Dryden, to host a horse show fundraiser at the Portuguese Bend Stables for CHLA in 1958, for which they were chairmen. “Many naysayers warned us, ‘You can’t make money with a horse show,’” recalled Davidson. But the founders did their homework and studied other West Coast horse shows, noting that they’re expensive due to their extensive labor costs. Easy fix for these clever ladies - they roped in their husbands and children to work the show, and just like that, a determined and fun-loving group of families rolled up their sleeves and became the backbone of PCCH’s longevity and success. sTrenGTH in nUmBers from that nimble beginning, PCCH has burgeoned to a robust roster of 173 South Bay families, all committed year-in and year-out to helping the patients at CHLA. And what’s really impressive is just how many generations of families are involved.

Growing Up Horse Show Tory Todaro, who was introduced to PCCH in 7th grade when her mother Betsy Miller joined the group, remembers the feeling of one big extended family. “The motto we had was, “Work hard and SMILE,” recalled Todaro, this year’s Chair of Ring Operations, whose sister Molly and daughter Ella have competed in past PBNH shows. “We help each other like family. We won’t let someone fall. Everybody will catch you,” Todaro explained. Musing on what makes PCCH so unique, Tory’s father Chuck explained, “I can’t think of any other philanthropic group that has this feeling of a family. And it involves every bit of your family. It isn’t about giving money, it’s giving of your time, and so when you’re rolling up your sleeves, you really

get to know everyone, and that’s really unique, too.” And give their time they do, with 270 PCCH volunteers working the show last year compiling an estimated 4,860 hours collectively over the course of the three-day weekend. The Bonding of the Blue Checkered Shirts There is a certain pride and responsibility that members feel when representing PCCH at the horse show. “All the people that have worn the shirts and manned the booths before you, when you’re there, you can almost feel their spirit and strength. They worked their tails off,” emphasized Todaro. “Because the work is so hard but also so fun, there is this bonding experience that happens,” explained Vicky Lee. “Our mantra has always been, ‘If it’s not fun, we don’t want to do it.’” Miller elaborated, “We have met some of our very best friends through the horse show. They’re now lifelong friends. We do things together. We travel together.” What’s really telling is that no one in the group is above doing the most menial tasks. “People are very humble. You wouldn’t be in this group without humility,” explained Miller. There are Fortune 500 CEOs, lawyers, CPAs and doctors nonplussed by flipping burgers over a hot grill all day under the scorching sun, scooping up omnipresent horse manure, cleaning busy crowdsurged bathrooms and waiting tables ringside. “Being a member of this wonderful group of families has shown me that I can be proud and happy as president or peon,” aptly summed up Davidson. “It’s almost like inviting people into your home— that’s how members treat it,” Todaro analogized. There’s an unmistakable element of pride and accountability that the PBNHS ingrains in members, most notably its youngest. “When they were younger, my kids’ excitement for the horse show was bigger than Christmas,” underscored member Wendy Moulton, second-generation daughter to member Chris Cheatham. “Not sure it’s quite the same now that they are teenagers,” chuckled Moulton, “But it’s definitely a national holiday in our house.”

“There are mothers and daughters, mothers and daughters-in-laws and sisters and sisters-in-law, aunts and nieces, too,” reported long-time member Vicky Lee, who helped secure the prestigious Pacific Coast Horse Association (PCHA) Medals Finals for the PBNHS in 1987. In fact, since the group’s inception, there have been 15 mother/daughter member sets, eight mother/daughter-in-law pairs, four sister-in-law duos and six sisters who have joined the group as adult members. Within the larger PCCH family, there is an estimated 30% of related members, and these true family lines keep the group connected and continue passing the volunteer baton to the next generation of impressively hard-working workers. But this really isn’t surprising as these daughters and sisters grew up with the horse show as young girls, watching their mothers model hard work and also putting in long shifts with true accountability themselves. “We give our kids real responsibility. We have them running the booths and games, and they love it,” explained PCCH Historian Karen Learned, daughter-in-law of founder Betty. One of several members who met their spouses through the horse show, Learned stressed that, “The different generations are a factor. I was really young when I joined (27), but both sets of parents were members, and there was matchmaking going on! PCCH includes so much of the family, and that’s why it works.”

“Embracing Our Past, Showing Up for Their Future” Each year, a theme is selected that encompasses PCCH’s heartfelt mission, and the hospital designates beneficiary departments to which outside fundraising dollars will go – this year that is The Associates Chair of Endocrinology and The Associates Chair of Transplant Surgery at CHLA. Explained by this year’s Horse Show Chair Meredith Edwards, whose mother Judy Holly joined PCCH in 1987, “We wanted our theme this year to celebrate our heritage of 65 years of service on behalf of the criticallyill children being treated at CHLA.” President Carey Romer continued, “We actually have a few members whose children and/or grandchildren were treated at the hospital, all of which underscores for us just how important our work is - not only the patients, but also the amazing doctors, nurses, researchers and staff at CHLA.”

Help the Purse Continue to Grow When asked what makes her most proud about the PCCH family that she was instrumental in starting, Davidson stated enthusiastically, “That we have made a great deal of money for Children’s Hospital over these 65 years, and have not lost the warmth of camaraderie, friendship and FUN!” And as always, Betty is right! Since 1957, this tiny but mighty South Bay family-centric, all-volunteer group has raised over $19 million dollars for CHLA. Perhaps Chuck Miller sums it up best: “You can’t go away from this event and not have the feeling that this world is good.” So come on down to the horse show with your kids, have a wonderful time and help improve the lives of children that need our help the most. It really is a family affair!

Don’t Miss the 64th Annual Portuguese Bend National Horse Show Held once again at beautiful Ernie Howlett Park in Rolling Hills Estates, this year’s show runs from September 9 to 11. Check out the buoyant, hometown, fun family atmosphere created via rustic decorations, tasty food booths, festive boutiques and entertaining children’s activities. Proudly donning their signature blue-and-white checked shirts, PCCH’s cheerful, multi-generational, all-volunteer crew will be sure to greet you and ensure you enjoy your time at the show! About the PBNHS This A-rated horse show has two fully scheduled rings offering a wide variety of classes, including the prestigious PCHA Horsemanship Medal Finals for riders 14 and under and 18-34, as well as the PCHA Victor Hugo-Vidal Adult Horsemanship Finals for riders 35 and over. In addition, the $10,000 Harman Jr.-A/O Jumper Classic and the $15,000 Seahorse Jumper Classic promise to challenge some of the West Coast’s finest riders with difficult and exciting courses. Right in the middle of it all is the kick-up-your-boots hoedown “gala,” affectionately known as “Saturday Night Supper,” where all weary volunteers and their guests gather for a scrumptious barbecue dinner, convivial cocktails and lively country dancing under the stars.

It Takes a Tough Cookie According to Davidson, PCCH taps leaders who are “strong in purpose but gentle in execution; women with a little experience, a sense of humor, dedication to a job well done, enthusiasm and a willingness to learn on the job without feeling pressured by expectations.” Davidson’s daughter, Sherry Gentry, who worked her first horse show in 1958 as a child, was also horse show chairman in 1977 and later PCCH president in 1982. And in 2019, the reins of president were passed to Sherry’s daughter-in-law, Lisa Gentry, putting three generations of the same dedicated family in the leadership saddle. “Being in charge can be scary only in that everyone is so dedicated and hardworking,” Sherry said.

The Palos Verdes Assembly Celebrates 44 Seniors from The Class of 2022

Photography by GM Pho t o g ra p h y

On Saturday, May 7, 2022 the Palos Verdes Assembly celebrated its 58th year with its annual Presentation Ball at the Millennium Biltmore Hotel in downtown Los Angeles. This commemorative event included a much-anticipated mother/son and father/daughter waltz led by dance master Bobby Burgess. The prestigious organization recognized 44 seniors from the Class of 2022 for their four-year commitment to studying ballroom dance and social etiquette, and for their philanthropic efforts. This past year, PV Assembly participants contributed over 7,400 hours of service to charitable causes in the local area for which they received the prestigious Assembly Medallion. The Palos Verdes Assembly is a non-profit, social, and philanthropic organization founded in 1964 by the late Mrs. Katherine Sheehy. Her vision for the young people combined teaching the importance of elegance, grace and manners while imparting a humanitarian spirit of service to the community. She established a standard of excellence that is still the essence of the organization over 50 years later.

Without question, he’s extremely driven to get the job done and see you leave escrow satisfied. We’re very grateful for his time & effort in getting the home sold. Dana was responsible for a seemingly insurmountable situation, the Mt. Everest of real estate transactions, yet he did it! DK, Palos Verdes Estates As a follower of real estate I make it a point to keep up with the current Palos Verdes market, trends and what is important to buyers and sellers. I thought I was quite knowledgable until I attended a fantastic lecture “Real Estate Realities and Myths” by Dana Graham, a top real estate broker in PV. FG, Rancho Palos Verdes Dana Graham is one of the best real estate agents I have ever used. He just gets the job done. He takes care of all the details from start to finish. He is always so positive throughout the whole process. His knowledge of the market and how buyers and sellers work is amazing. He is accessible (at all times!). He comes up with innovative ways to handle complex situations. Nothing is too hard for him to deal with. HW, Rolling Hills Estates I cannot recommend Dana highly enough. He was professional, helpful, responsive and a terrific communicator in assisting us in selling our childhood home after our mother’s death. In what could have been a very difficult transaction, both in terms of family dynamics and the condition of the house, he had a solution for every problem. He even assisted with, and directly handled, getting the house in shape to be shown as well as disposing of 60 years worth of contents. I recommend him without reservation! SW, Palos Verdes Estates

Dana handled the sale of my mother’s house after she passed. His knowledge of the neighborhood and past sales was encyclopedic. He had a huge list of contractors, stagers, etc, and those who could help us get the house ready. He was responsive throughout the process (he even loaned us his vacuum when ours was mistakenly packed up and sent off with the moving truck). He was a calm, firm, and creative negotiator, who got us 100K more than any of the other 3 agents we had interviewed thought possible. He stayed present throughout the process, making sure we got through closing smoothly. I cannot recommend him highly enough. EB, Rolling Hills Estates Thank you so much for delivering on your promise to act as if it were your home that you were selling. You did an awesome job! CKW, Palos Verdes Estates Dana did a fantastic job for us when we sold my childhood home. He guided us on what things needed to be fixed and what to leave alone. He has a great resource of people who can repair any problems with the house. Dana put us in touch with someone who could setup and run an estate sale, remove anything that was left and leave the house spotless and ready for move-in. He handled advertising, escrow, and negotiating with potential buyers very smoothly. He was very available when we had questions. His advice on what to expect at each stage helped to make the process very smooth. We would recommend Dana very highly to anyone. CE, Palos Verdes Estates Dana Graham is the most professional agent I have ever met. I have bought and sold many properties and Dana is the best agent by far. JB, Palos Verdes Estates

Five minutes of listening to her horror story had already elapsed. Her partner had a catastrophic event that found him in the hospital. He never went home. Because they never married, the hospital denied visitation. She did not see him for weeks as she helped search for his “next of kin.” This was particularly challenging. He had never been married, had no children and had outlived most of his close relatives. Fortunately, she was able to be at his bedside as he passed. She called me six weeks later to inform me of his death. She was reliving her horror story through our conversation. As we hung up the phone, I could not help but think that this should never have occurred. All she had to do was hire me or any other competent estate planning lawyer instead of a document drafting service. If she had, she would have understood the function of the documents in the complete estate plan. Her words no longer flowed from her mouth like water out of a fountain. In fact, words did not flow at all. She stood dumbfounded as I discussed the hospital’s privacy concerns and their right to exclude her from his bedside. If she had merely presented the Power of Attorney for Health Care to the Hospital, they would have empowered her immediately. We spoke again recently. I acted as a sounding board/therapist, not an estate planning lawyer. She still harbored deep frustrations, complaining that she had no rights. As the second conversation began to snowball, I interrupted her to change course. I asked her if

she presented her dying partner’s Health Care Power of Attorney to the hospital. With a confused look, she said “no.” This surprised me, as she surely had been nominated as his agent when they had their estate plans done by a drafting service. All she probably had to do was pull the file, present the Power of Attorney for Health Care and “Bingo!” I prepare Powers of Attorney for Health Care with every estate plan. I believe most law firms make such powers a part of their overall planning for clients as well. It is natural to assume the drafting service would have as well. In my practice, I not only prepare such powers, but I also make duplicates for the client to give to others. During our final estate planning session, we discussed the reasoning for the duplicates and my recommendation that clients place them in their primary care physician’s chart. I follow up with a letter regarding this so these situations are less likely to arise. Finally, I am just a phone call away if problems arise. The scenario I wrote about above is just one of a myriad of situations gone wrong that have presented themselves to me over my career. Estate planning is a process. It is not merely the result of data entry intersecting with a printer. It is important to work with professionals who can create the right plan for the principal and who can help the principal to know and understand what is in their plan.
