second floor — is an interior home in Hammock Dunes and doesn’t sit directly on the ocean. Despite not being directly on the ocean, it is still a five-star lot, she said, with golf-course and lake views. The home sits on almost a three-quarter acre lot and has a long, private driveway. The 1997 home has two stories, four beds and five baths, a pool and 5,212 square feet. There are a lot of factors that draw people to The Hammock and can impact the price of a home. Not only is ocean-front property in demand, Libby said, but name recognition like the future Ritz-Carlton condos are driving buyers to the area. Coastal Gateway is the exclusive sales and marketing company for the Ritz-Carlton condos. But what really set the price were the previous homeowner’s renovations: They put $1 million into just the pool and landscaping, Libby said, before they even touched the

inside of the house. The inside was stripped to the studs, too, she said. “It was probably the nicest remodel home that I’ve ever seen,” she said. “The people that remodeled it, it was done like a brand new home.” Libby said the renovations made all the difference in price. She’d recently sold a neighboring home on a slightly smaller lot for just over $1 million. Many homes in The Hammock are older, she said, and to get the top dollar price point, certain renovations need to be done, especially being closer to the beach. “We’re going to need to start seeing renovations for people to get top dollar,” she said. Libby said Coastal Gateway has an average selling price of $761,000. Year-to-date, she said, their office has sold $213 million in volume. Email sierra@observerlocal news.com.
