Median home sales price skyrocketed in March

An analysis of Daytona Beach Multiple Listing Service data by Wyse Home Team Realty showed that 519 existing single-family homes (detached) were sold in the Daytona Beach area with median home sales price of $310,000. That’s a 6% increase in total home sales and a 24% increase in the median sales price, compared to March 2020. Total sales volume was up by 38% in year-over-year comparisons.
In monthly comparisons, MLS reports show the median home sales price rose nearly 13% over February and home sales rose 26.5% during that time. March 2021: 519 sales, $193,280,398 sales volume, $310,000 median sales price. March 2020: 488 sales $139,698,293 sales volume, $250,000 median sales price. February 2021: 410 sales, $141,072,756 sales volume, $275,000 median sales price. February 2020: 366 sales $103,807,906 sales volume, $250,000 median sales price. Year-To-Date 2021: 1298 sales, $459,942,847 sales volume, $290,000 median sales price. Year-To-Date 2020: 1168 sales $341,703,981 sales volume, $250,000 median sales price.
“As we suspected, demand for homes across the Daytona Beach area continues to surge,” said Daytona Beach-area real estate agent Ron Wysocarski, broker and CEO of Wyse Home Team Realty in Port Orange. “Buyers continue to deal with low inventory levels affecting the home buying process.”
The inventory levels of available homes listed for sale in the Daytona Beach area fell another 3.5% from February to March, according to MLS data. And the number of available homes in March was 49% lower than it was in March last year. March 2021 Inventory: 1170 single family home listings were active at some point during the month March 2020 Inventory: 2316 single family home listings were active at some point during the month February 2021 Inventory: 1213 single family home listings were active at some point during the month Year-To-Date 2021 Inventory: 2333 single family home listings were active at some point during the period. Year-To-Date 2020 Inventory: 3585 single family home listings were active at some point during the period.

Wyse Home Team Realty also analyzed data for key areas where home buyers shop. The reports show the median home sale price rose notably in Daytona’s Beachside areas. Home sales were highest in Ormond Beach, where 139 homes were sold in March. Ormond Beach: 139 sales, $343,000 median sales price. Mainland Daytona (Including Holly Hill and South Daytona): 76 sales, $239,250 median sales price. Beachside (Ormond By The Sea to Ponce Inlet): 80 sales, $348,250 median sales price. Port Orange: 97 sales, $315,000 median sales price. New Smyrna Beach: 99 sales, $377,500 median sales price.
Wheel of Fortune and Latitude Margaritaville partnered to offer a new home to contestants competing last week.

On Tuesday, April 27, Laura Trammell of Mission Viejo, California, became the first person to win a new home on Wheel of Fortune.
In an expansion of their longtime relationship, America’s Game has partnered with Minto Communities and Margaritaville to add a home envelope to the Bonus Wheel giving all contestants appearing during “Home Sweet Home” week, April 26-30, the opportunity to win a new home valued at $375,000 in Latitude Margaritaville, a 55-andbetter active adult community.
“It was truly a surprise,” said Trammel when asked about when she first learned she would be eligible to win a home on the show. “I couldn’t believe it when I heard it.”
Trammell is married with four kids. In her conversation with Pat Sajak, she mentioned she is a sixth grade teacher who recently learned American Sign Language and now teaches it to her students. She was inspired to learn by members of her family and a former student who are deaf.
“I am thrilled beyond belief and I’m so grateful for this opportunity,” Trammell said. “It’s amazing.”
The first person she planned to tell of the win was her husband, Dave. Immediately following the taping, Trammell called him to share the news.
The couple plans to tour some Latitude Margaritaville communities in May to solidify their plans. In total, Trammell won $398,690 in cash and prizes including a trip to Margaritaville Vacation Club St. Thomas.
