This is accomplished through a collaborative process that includes the building owner, design professionals and the general contractor under the guiding hand of the Commissioning Authority. As a Certified Commissioning Firm, we adhere to exacting, providing our clients support construction quality. We perform Testing, Adjusting, and Balancing in accordance with NEBB standards. As an independent testing firm, we have no affiliation with general or installation contractors.

PROCESS ENGINEERING Page process engineers work with industrial and high technology clients to develop industrial and chemical processes to support their manufacturing needs. Through our work with advanced technology clients, we have an acute sensitivity to the need for precision, accuracy and compliance with each client’s unique production needs. United Therapeutics is pushing the limits of innovation with groundbreaking biomedical research. They address the national shortage of transplantable lungs and other organs with a variety of biotechnology tools that either delay the need for such organs or expand the supply.

To facilitate their move from co-working space in Kendall Square to a re-purposed 19th-century mill-work building, they required a renovated laboratory and sophisticated workplace to attract and retain the best and brightest researchers.

Page’s design includes a flexible layout for undefined future equipment and beta testing of new technological models. The facility is designed to Good Laboratory Practices (GLP) standards and easily accommodates upgrades as needed.

At the forefront of discovering cures for human diseases, The Jackson Laboratory’s multi-phase master plan has guided the company’s strategic campus growth. Developed with Page, the plan has included important new facilities such as the East Research Building on the Bar Harbor Campus, and the world’s most technically-advanced barrier vivarium on the Ellsworth campus. Over the past 20 years, Page has provided comprehensive services for all of these projects including uniquely-designed mechanical systems for the sensitive animal environments over the past 20 years.

Collaborating with Page, the world-leading producer of genetically engineered mice created the most advanced mouse-production facility in the world in just two years. To support the increasing global demand for research mice in genetic science and personalized medicine, Jackson Laboratories (JAX) acquired a 114,000-square-foot abandoned Lowe’s warehouse and asked Page to lead the ambitious project. The architecture and engineering teams managed the initiative on two tracks: 1) existing building assessment and modification design; 2) vivarium operation technology design.

A “box within a box” approach enabled construction to occur yearround to meet the fast-track schedule without inheriting the problems associated with existing lower quality construction of the enclosure.

Careful thought was given to maintain separation between clean and dirty materials as well as between each barrier level within the facility.

The mechanical services were built within the existing warehouse but located outside the barrier facility to allow the servicing of equipment without interrupting the mouse production. In addition to challenges such as height limits and varied structural bay sizes due to the building’s prior use, throughout the building design process, robotic devices and new automation technology were designed, tested and implemented.

Located on the third floor of Northeastern University’s Mixed-Use Research Building in Burlington, Massachusetts, this 6,500-squarefoot fit-out for Biopharmaceutical Analysis Training Laboratory (BATL) is well-positioned among a community of industry research partners working closely with the University. BATL’s innovative and globallyrecognized experiential learning and credentialing programs offer a neutral platform to train the industry’s workforce. Program elements include: research lab and support, cell culture, mass spectroscopy, a mock cGMP facility, a 50-person training classroom, informal collaboration space, as well as administrative office space.

Page has assisted QIAGEN with integration and repositioning of physical asset nationally. As part of multiple repositioning moves within QIAGEN’s Germantown and Frederick, Maryland facilities, Page provided detailed lab planning and design for a range of R&D and packaging resources. One critical enabling project was a new center to support QIAGEN’s regional and global instrument repair and training. The facility included innovative labs that integrated classrooms with labs equipped to support QIAGEN’s full line of analytical and diagnostic instrumentation. In addition to the instructional labs, the facility included resources for complete repair and refit of customer equipment, including the ability to receive potentially contaminated equipment, and warehousing for efficient customer response.

Regeneron Pharmaceuticals Building 767

Page worked with Regeneron – a leading biopharmaceutical company delivering life-transforming medicines – to fully modernize Building 767 on their Tarrytown, New York headquarters campus. Built in the 1950s, the 4-story building was renovated to create laboratories, open workstations, private offices, conference rooms, and support areas.

Research activity at Regeneron is collaborative, dynamic, and rapidly evolving. With a greater reliance on closed system instrumentation, sample handling automation, and robotics, the renovation served as a test bed to incubate improvements in flexibility, adaptability, and changeability to meet evolving workplace demands.

A new electrochromatic glazing system replaced the old single pane glass curtainwall. The five tinting levels of the electro chromatic glass system are coordinated with sun movement/angles at any given time during the day, the interior lighting control system, and conference room AV systems. The project also provided new vertical MEP distribution and new stair enclosures to meet life safety codes. The site is designed to LEED Silver target standards with an opportunity to achieve Gold.

Nestled in the lush Hudson River Valley, the Regeneron research and design campus supports an array of lifesaving technologies that enhance millions of lives. With research labs alongside the corporate headquarters and extensive employee amenities, Page’s master plan will help Regeneron keep pace with the rapidly growing pharmaceutical marketplace and recruit the best and brightest.

Over nine weeks, Page conceptualized and designed the campus to reflect Regeneron’s stature as a biotechnology and pharmaceutical leader. With a myriad of product candidates undergoing clinical trials and approval, Regeneron needed an integrative master plan to address its operational, scientific, and personnel needs.

Encompassing more than 1,000,000 square feet, the plan offers ample areas for research and design, including state-of-the-art vivaria.

A café, fitness center, day care facility, and courtyards enrich the employee experience.

The campus’ walkable corporate headquarters will be accessible by footbridge and will integrate indoor and outdoor areas into a cohesive work environment. With buildings adjoined by green fields and seating areas, the architectural design balances natural light, greenery, and modernized workspaces to enhance employee productivity. There’s also a space to honor the site’s Indigenous heritage, paying homage to the artifacts found on the Regeneron property and offering a glimpse into its undeveloped past.

Regeneron’s current therapies help millions worldwide with ocular, cardiovascular, and inflammatory diseases as well as cancer, allergic conditions, and pain. Page’s master plan ensures they can continue building their legacy of wellness and pushing the boundaries of science to make life-changing medicines.

The Ge*NY*Sis Center is designed for revenue-generating multiple tenancy and to support a range of occupancies including biomedical research, instrumentation support labs, a core facility that includes a high-sensitivity mass spectrometer, and a transgenic barrier vivarium operated by Taconic Farms, as well as a conferencing center and administrative offices.

The inaugural project on the 93-acre site, Ge*NY*Sis is planned around a double loaded corridor with labs on either side, support labs throughout the floor, and “neighborhoods” of offices.

We conducted a market study and met with multiple stakeholders to define, conceptualize, and evaluate laboratory and facility planning features. Modular, expandable laboratories are designed to allow for aggregation as scientific programs grow. Significant public and common space support a host of scientific and public relations functions to advance fundraising and recruiting. A signature doubleheight glass lobby serve as a beacon for hope visible across the Hudson River.

The project was executed with fast-track construction in partnership with a construction manager to define early design decisions, separate bid packages, and control costs.

VGXI Life Sciences and Biotechnology Facility Lab Expansion

Designing for continuous growth VGXI, a biomedical manufacturing company, has looked to Page as a trusted, long-term partner for the planning and design of their office and production facilities. Since 2001 when their first cGMP production plant was constructed, Page has designed several other campus facilities including: a vivarium, a 15,000-square-foot ISO 7 cleanroom that contained a glass wash area with autoclave, fermentation rooms, cell bank research, chemical and material storage, a second biomedical production plant, and most recently an office expansion. To ensure continuous operations of production, the Page team developed phasing plans that moved office personnel into newly acquired lease space while existing space could be renovated into a multipurpose conference area and open office.

Half glass walls in the production plant cleanroom allow VGXI clients a full view of their production process without entering the controlled area. Construction of the cleanroom required extensive saw cutting of the existing slab to remove sumps and other items left by the previous tenants. Structural shoring of the existing roof now supports three new air handling units and a chiller. The cleanroom required expansion of VGXI’s existing DI water system and their nitrogen, oxygen, compressed gas, and vacuum systems. An existing production plant was also renovated in phases to a research and development facility focused on small scale production and testing.
