Secondly, after a mild winter (with just one freeze), it’s finally Spring! Like you, we’re looking forward to the busy season, and this Spring Break is shaping up to be exactly that bustling with fun, sun, and lots of guests hitting the beach!
After 13 years with Escapia, we’ve made the move to a new property management platform: Track. Our story has always been about growth and improvement, and thi that tradition. You may notice a few things looking a little different this month as we transition from Escapia to Track, our new property management system. This is the first time in our 13-year history that we’ve made a change like this, and it wasn’t a decision we took lightly. As our business has continued to grow and evolve, we took the opportunity to carefully evaluate the systems available and select the one we believe is the best fit for our team—and most importantly, for our owners.
Escapia served us well for many years, but like the vacation rental market itself, the tools we use must continue to evolve. Our goal has always been to stay adaptable and move in the direction the market is heading so we can continue delivering the best possible results for your property. With Track, things may look a bit different at first, but the improvements behind the scenes are significant. The system helps streamline many of our day-to-day processes, allowing our team to spend less time on administrative tasks and more time focusing on what matters most—driving bookings, supporting your property, and delivering exceptional service to our guests.

One of the biggest benefits is greater customization and visibility across online travel agencies such as Airbnb and Vrbo. Track allows us to tailor listing content, pricing strategies, and marketing details more precisely for each platform, helping your property stand out and reach the right guests.
The system is also built with an API-first architecture, meaning it integrates seamlessly with many of the industry’s best tools and technology. This gives us better data, improved reporting, and more automation behind the scenes. For owners, that translates to clearer insights, smoother operations, and a more consistent experience for guests.
All owners have received their link to the new Owner Portal, and you can always find the login link at the bottom of our website homepage if you ever need it. Change always comes with a learning curve, but we’re excited about the opportunities this new system brings and how it will help us continue improving the service, visibility, and results we deliver for your property.

Spring Break demand has been strong this year, with booking pace tracking closely to what we saw in 2025. Nearly half of all reservations—49%—came directly through PadreEscapes.com, showing continued growth in direct bookings. Guests are staying an average of 3.5 nights, with an average daily rate of $173.79. As in previous years, many Spring Break plans come together at the last minute, with 64% of bookings in 2025 occurring within seven days of arrival.

As we celebrate our 13th birthday, we’re excited to kick off a new chapter with the start of the Hornet Legacy Fund. It’s also time to say goodbye to our Winter Texans for the season—we’ve loved having them here! Now we’re looking ahead to spring on the coast and all the new memories still to come.
