Family garden and terrace Paved terrace adjacent to the undercroft areas of house, with borders of planting, lawn and informal external dining and lounging spaces.

Planted banks and paths Informal steps and pathways meander across the gradient of the sloped site, with areas of block planting to give changes of colour and texture through the seasons.

Spaces within landscape Small seating and incidental seating spaces on the route to the cliff walk allow for a more intimate place to sit, relax or escape.

Secret view to Dublin Bay The particular atmosphere of the glade behind the cliif walk offers an opportunity to provide spectacular views, a retreat from the house within the trees.

HIGH CEILING

300mm high ceilings throughout provide spaces of good proportion and generous daylight; with conceeled lighting detials at edges.

PERIMETER ENVIRONMENTAL CONTROL

Recessed edge to perimeter ceiling at junction with glass includes a heat source of radiant ceiling panels, recessed downlights and a ducted fresh air supply to allow for warm fresh air in winter. Blinds tracks within the edge detail are concealed at the rear of the glazing.

TERRACE OPEN TO SKY

Louvres over the family terrace regulate unwanted summer heat gains whilst retaining ambient dylight and view to sky.

LIGHTING RECESS

200mm high recess in ceilng over key spaces (lounges, sitting areas) to provide ambient light source and direct/ indirect pendants to set scenes.

SKYLIGHTS

Flat glass rooflights over kitchen, utility, stairwell and dining areas with wash of sun acrooss osuth facing walls. Lightwell to rear of serivce rooms allows light and air to both floors.

CEILING LAYOUT FLOOR FINISHES

TIMBER FLOORING

A lime washed, aged floor arranged in panels of wide boards recessed in the flooring is proposed to define the communal lounge areas within the open plan arrangements.

EXTERNAL PAVING

Light toned planks of stone are raised on pedestals to form the terrace deck. The tone and texture of the stone will be matched to the internal flooring to maintain a continuity of space from inside to out.

TERRAZZO FLOORING

Light toned terrazzo flooring is used throughout the gorund floor, with a darker tone used in harder wearing areas such as kitchen, utility and toilet. The texture will be rougher in these ‘wet’ areas for improved slip resistance.

Light toned terrazzo flooring is formed to give bright reflective finish to radiate warmth from the under floor heating. The aggregate is proposed to include elements of colour and texture from the external landscape.

The texture will be rougher in these ‘wet’ areas for improved slip resistance, whilst the den and the circualtion areas will have a bright reflective finish and radiate warmth from the under floor heating. The surface is again proposed to include elements of colour and texture from the external landscape, A similar material approach will inform the design of the stair treads between the floors, lending a visual and a material continuity of surfaces betwwen the two levels.

CAST STONE - PRECAST CONCRETE CLADDING

2.4x300mm horizontal fomat planks of white stone form the external skin, with quartz and mica aggregate adding surface reflectance; white sand/ cement and dolomite limestone will give a bright, durable finish.

BRONZE / ANODISED ALUMINIUM CLADDING

The garage doors and entry door are proposed as a bronze screen as a robust, self-weathering surface; the front door pivots giving a generous entrance, with the adjacent glass panel giving views to stairwell.

RESIN BONDED AGGREGRATE

The entrance drive will be a natural, bright coloured aggregate, resin bonded to the concrete substrate. This continuous surface will be inset and complimented with areas of natural stone paving to walking areas.

11. ENTRANCE and APPROACH (Surfaces/ material samples)

APPROACH The design of this north facing entrance elevation intends to generate a senation of security; long slotted windows from the family lounge and kitchen allows glimpses out, whilst retaining internal privacy from the road. The stone surface is similarly formatted as 300mm coursed block wall of stone, with a bright white, reflective surface, lightly etched to give matt texture whilst retaining a little sparkle through use of aggregate. The entrance is beneath a large overhang in the roof, with a single large window allows views to the stairwell and courtyard beyond. The front door, and ajacent garage door, frame this window with panels of bronze, with a tarished depth of surface colour and texture. The driveway and external landscaping all take cues from the simple, bright palette of materials; seamless paving, bright stone paving and steps, the gates and ironmongery at the main entrance all repeat this approach to using natural material.

INTERNAL DOORS & JOINERY

Internal doors are full height, with a rich seasoned walnut or oak, giving a depth of age, colour and texture anticipating a life of use. Bronze ironmongery and fittings add a depth of warm colour and durability.

ARRIVAL Beyond the inner hall door, the entrance allows a direct view to the courtyard garden, around which all main living spaces are arranged. The material of the hall, and throughout this entrance level, comprise of a series of connecting surfaces. The terrazzo floor is a seamless surface with a matt finish, but including various grades of stone, glass and shell to be ground down and exposed as sparkling elements within a bright coloured, warm surface. The walls and ceilings are flat planes of painted plaster, with a soft lime finish paint, light tones to give a depth of light and shade from the south facing glass screens. The internal doors are in contrast to the neutral wall enclusores, these are proposed as robust, dark rich solid hardwood doors with a high character of texture, grain and finish, and complimentary brass ironmongery. The stone surface of the courtyard is a light toned limestone paving, with elements of planting arranged around seating.

14. ENTRANCE HALL (Atmosphere/ Spatial Quality)


HANDRAIL

As with ironmongery to doors, the use of bronze in the stair railings is to provide a surface that becomes more beautiful with repeated touch, a tarnished surface of deap colour.

INTERNAL WALL LININGS

Similar to internal door joinery, the panelling of joinery around cloakroom doors, library unit and sun room are used to connect spaces as a warm, textrured surafce connecting the spaces visually.

POLISHED PLASTER - MARMORINO

At the entrance area, a vertical wall of polished Venetian plaster gives a highly characterful and light reflecting surface between the living and bedroom floors, bouncing direct sun around and below.

STAIRWELL AND CIRCULATION The stairwell is a key component in the internal organisation, linking the upper garden to lower terraces, living spaces to bedrooms. This vertical space is accentuated by several design and material strategies. Polished plaster is used on the south facing wall over the full height, catching sunlight through the large flat glasss opening over the stairwell. Daylight and sun is reflected off this glassy surface to maximise the light reaching down through the lower storeys. The stair itself has open, cantilevered treads in a terrazzo finish to match the floor, set within the opening to allow light to fall through the void between the flights. The rails are again in bronze, with light rods used as vertical ballusters with a small rail to admit the maximum amount of daylight into all floors. This highly gloss surface is set against the deep texture and tone of the wall linings in timber, secreting away cloaks, library and utility/ kitchen appliances as a timber wall wraps from the entrance to the family kitchen. Circulation is artificially lit throughout with concealed luminaires, discreetly lighting surfaces and routes through the spaces.

16. STAIRWELL AND CIRCULATION (Atmosphere/ Spatial Quality)


TERRAZZO FLOOR

The terrazzo floor links through the flooring to the terrace space and the circualtion areas, an slips in as the flooring to the kitchen also. Brass strips define the expansion gaps and subtly delineate spaces.

PRECAST CONCRETE FIREPLACE

The reconstituted stone cladding to the exterior is used to form the two fireplaces, wth a glazed stove and log store cast into the external wall of the lounges.

INTERNAL WALL LININGS

Textured timber surfaces in the library and wrapping the utiility/ kitchen conceal doors, stores and kitchen utilities behind a continuous surface. The warm, rich colour is offset against the neutral background.

FAMILY SPACE The key principles of the design of the open plan family area is to make full use of the available light, whilst using different light qualities to generate particular atmospheres for various activities within one large room. Light toned walls, ceilings and floors are use to bounce daylight into the depths of the room. Artificial lighting is secreted to the edges; spot lights along the glazed external wall bring pools of light to denote the circulation paths, whilst wall wash is provided to the inner timber wall with a concealed strip of lighting along the top edge with the ceiling. Accent lighting is arranged at living and dining spaces with pendant lighting, and coved ceiling plane lighting over the seating areas. These allow for scene settings to give different ambiences at different times - direct or indirect light, all supplemented with centrally switched lamps around lounge areas. The space is ambiently warmed with underfloor heating throughout, all supplemented with a string of radiant panels recessed at the head of the glazing. These panels provide warm air at the facade zone; a concealed supply of fresh air and blinds enhances comfortable environmental control.

POLISHED PLASTER - MARMORINO

In the wall between kitchen and living spaces, a surface of polished Venetian plaster gives a highly characterful and light reflecting surface, with a hard wearing finish and depth of colour .

WORKTOPS

Kitchen surfaces are light grey in tone, providing a light clean surface of quartz/ silestone, an element of sparkle and lightness is again intended to enhance the sense of daylight and space.

INTERGRATED STORAGE

Below the counters, simple plain faces of solid laminate give a hygeinic and seamlees surface of light tone. All shelving, dishwashers and other storage srequirements are intended to be hidden from everyday view.

KITCHEN The kitchen is a zone within the wider open plan family spaces; adjacent to the dinig area and terrace to the south, the kitchen also has views to the entrance to the north, from the sink area. Timber lining to the walls is carried on from the entrance and library spaces, carried into the kitchen to conceal fridges, larders and other tall storage. The low counters are in muted, natural tones, with worktops echoing the material palette of terrazzo and timber elsewhere in this family space, thus integrating the design of the kitchen finishes. A large island worktop is situated centrally in the space, a large glass roof opening overhead allow good working light and sunshine into this space throughout the day. Similarly, the utility room adjacent has a roof light for fresh air and daylight. Lined with storage units and worktop, sinks and larders, the utility space is directly access from both entrance lobby/ cloakroom and kitchen, and contains a zone for services distribution.

21. KITCHEN PERSPECTIVE (Arrangement)


TERRAZZO FLOOR

The terrazzo floor links the terrace space and the circualtion areas. with flecks of colour borrowed from the hue and materials of the landscape outside. Brass strips subtly delineate seperate spaces.

TIMBER FLOOR

A light toned, lime washed floor inset within the terrazzo surface delineates the focus of the lounge area, located under the ceiling plane with lighting. The boards are wide format, with a light, matt finish and texture.

INTERNAL WALL LININGS

Internal walls are a mixture of plain, lime based paint finishes and rich timber wall linings. These surfaces offer acoustic and visual contrast to the other surfaces of glass and plaster within the room.

23. INFORMAL LIVING SPACE (Arrangement and Materials)

INFORMAL LIVING The cente of family living is marked by a panel of wide plank light timber boards set into a recess wihin the continuous foor plane of terrazzo. This is centred nder a recessed light plane at ceiling level, with a pendant light over the coffe table as a focal point in the space. The focus of the space is oriented between the long south glass wall and the fireplace on the east gable wall, the layout of the furniture in the room is arrnged with this in mind. Reconstituted stone cladding to the exterior is brought into the space to form the fireplace, a log store is cast into the surface. Externally, the floor surfaces continues out to the terrace, where louvres overhead shade from the strong summer summer whilst admitting generous reflected light. The terrazzo flooring responds to theis warmth and light, particularly in winter where thermal mass is exploited to keep the floor warmer whilst the bright tones of the floor surface reflect daylight deep into the space.

FORMAL LOUNGE AND DINING As with the informal living spaces, natural materials are engaged in developing spaces with a particular character and atmosphere, visually and materially related to the exterior landscape through the expansive glass walls to the south and east. The lounge is again centred on an inset floor of light coloured timber boards, set within a background of light terrazzo. The fireplace is set behind glass within the external wall pier, of cast stone, between views through to a courtyard garden. The formal dining room is to the rear of the space, set in front of a wall bathed in sky light from above, facing the southern aspect sun. In good weather, the external terrace can be reached from the glazed passage between formal and informal zones of the living spaces.

STAIR TREAD

The stair treads are constructed in precast white concrete to match the external cladding, with an inset surface of terrazzo to match the flooring to circulation spaces at both levels.

HANDRAIL

At lower levels, the use of bronze in the stair railings continues to provide a surface that becomes more beautiful with repeated touch. The lightly engineered rails give transparency of light and view.

POLISH PLASTER

A wall of polished Venetion plaster continues to the bedroom level from the skylight above to give high reflectance of direct sun and indirect ambient light down to this level.

STAIRWELL, BEDROOM LEVEL The central stairwell is located at the pivot point in the plan, joining the two floors, as well as the formal/ informal livign areas above and the children from the parents/ guests at bedroom level. This importance is reflected in the way in which south light is introduced and reflected into the heart of the plan, and is supplemented by visual links to the outside along the bedroom circulation passages - an external light well to the east wing, a view to the den, and to the external terraces. The stair continues down to the garden level, with a base level series of plant rooms and store areas located in the undercroft of the hosue. The detail and materials in the fixtures, fittings and joinery elements are finely crafted to create a sense of durability, against a calm background of light, views and space.

JOINERY

Cabinets to the dressing room, bed, tables and other furnoture are all made with hardwood to compliment the tone of the floor, but with richer colour and gran.

TIMBER FLOOR

A light toned, lime washed oak floor is used across the floors of all the bedrooms, with a aged texture and light-reflecting finish. The floors have background underfloor heating for comfort.

TEXTURED / PATTERNED GLASS FRIT

MASTER BEDROOM As in all the bedrooms, the mastr bedroom is designed to be a calm, luminous space directly connected to the external terrace and the views to the landscape, in both the near and far distance. The materiality is developed in terms of lightness, using wide oak planks on the floors to give a warmer atmosphere and touch underfoot. The texture of natural materials is caried into the design of the screen dividing sleeping and bathing areas; the glass is screenprinted with a pattern of bark, or leaves, bringing elements of the exterior directly into the room. Lighting in all bedrooms is discreet, with surfaces illuminated indirectly from recessed trough lighting, supplemented by lamps at either side of bed on cabinets. Within the dressing room, cabinets line the room which has access to the the small shaft of light serving all floors of the building.

Bedroom ensuites include a tinge of green in the terrazzo floor to relate to the outside landscape and room finishes.
