New Millwright Fab Shop From large structures to precision work, the new 7,000 sq. ft. Millwright fabrication shop has a 500 sq. ft. paint shop and handles custom fabrication using multiple materials, including carbon steel, aluminum, stainless steel, and chromium carbide.

Project Profile: Cleveland University HVAC Improvement Project Demonstrates Benefits of a Single Source Team Cleveland When teamwork happens the way it is supposed to, it can produce incredible things. This was demonstrated by the large team that pulled together for the multi-phase HVAC improvement project at Cleveland University. Not only did the customer get a top-notch product, the project illustrates the benefits of working with a single-source provider.

Phase one of the multi-phase master plan started with the heart of the system: the boiler and chiller plant, pumping systems, cooling towers and controls upgrade. This phase was completed in 2014 and these upgrades have provided quieter, more reliable and energy efficient equipment, resulting in lower operating and repair costs for the University.

P1 Group prides itself on long-term customer relations, and few have been as long as the relationship with Cleveland University (formerly Cleveland Chiropractic College).

Phase two began in December 2018. This phase consists of upgrading heating water coils and chilled water coils, ECM fan arrays for supply and return fans on all air handlers, removing the old pneumatic control system and installing state of the art DDC controls with web-based software.

P1 has had a 20+ year preventive maintenance contract with Cleveland

Chillers and boilers in Phase I University, making them what Vice President of Service Stuart Sherrow considers a “customer for life.”

In 2008, the University moved to its current 34-acre location in Overland Park. Even though the grounds and buildings were a vast improvement from the former location, the University immediately recognized the need for extensive mechanical system upgrades.

P1 Group’s Performance Solutions team developed a multi-phase plan for building improvements, also leveraging our in-house engineering, MEP, fabrication, and controls resources.

The air handler upgrades were scheduled to be done during the University winter and spring breaks. Due to short time frame for both of these installs, pre-planning and execution had to be precise.

According to Lead HVAC Technician Ryan Rotterman, project management was key.

“Zach Kittle did an excellent job with the project management to ensure that all aspects of the project ran smoothly,” he noted.

Ryan also noted one of the many challenges this project presented was the size of the equipment involved.

“In order to bring equipment that large in and out, the third floor of the building was opened up to the outside by removing the air louvers, and hoisting equipment was used to remove old equipment and put new equipment in place,” Ryan said.

The original air handlers consisted of one large fan (approximately 6 ft. square). These fans were dismantled and replaced with numerous smaller fans that each work independently, ensuring continual air flow should one of the fan motors become disabled.

During this process, the building was open to the outside elements, so the crew set up temporary heating units to keep the building from freezing.

Spring break only allowed the team a total of nine days to completely replace two air handlers, associated piping, duct work, VAV boxes, electrical, controls, and start-up. The Student Chiropractic Clinic was open part of the week and that was the main access to the work area, which added the challenge of working around the patients and doctors.

Another demanding aspects of this project was the ductwork.

During both shutdowns in phase two, fan arrays were installed in the air handlers and all the duct work had to be custom made by the sheet metal shop.

Gunnar McCartney, Sheet Metal Foreman, had the monumental task of mapping out and fabricating all the ductwork that was required to fit in the small space. Gunnar measured each section and called in the specifications in to the fab shop in Lawrence, where the pieces were fabricated, sent to the job site, and installed.

According to all involved, this project took a great deal of orchestration and would not have been possible without the teamwork and cooperation of the entire team.

Proposals have recently been submitted for next phase of upgrades, and P1 Group plans to continue providing Cleveland University with quality mechanical solutions and service, for life. 

Wyoming? WY Not? Associate Spotlight on Eric Williams Wyoming The rugged terrain of Wyoming is where Derby, Kansas, native Eric Williams finds himself these days. Eric has now been a Wyoming resident for five years, and it all started when he joined P1 Group as an HVAC technician.

In May 2014, Eric was hired in the Wichita Division. In July 2014, P1 Group was awarded the preventive maintenance (PM) agreement at the HollyFrontier Corporation’s Cheyenne, WY, petroleum refinery - the largest PM agreement in P1 company history.

The Wichita Division had previously done work at the HollyFrontier Eldorado Refinery, so when the Cheyenne Refinery needed work, calling upon P1 was the obvious choice.

Eric had yet to establish customers in Wichita, so he was an ideal choice for this new HollyFrontier Corporation account.

“Being single made it easier for me to relocate, and I enjoy the adventure of working out of town,” Eric said.

Eric officially relocated to Cheyenne in July 2014 to work on the initial equipment condition survey and moved forward with maintaining and repairing the equipment at the facility, which includes: •

Service Manager David Pate praises Eric’s commitment to the work.

“The petroleum refinery industry has its own unique safety standards and procedures which are quite different than the requirements in the general industry,” David explained. “Eric has attended weekly HFC safety training and uses these standards in his daily work to keep himself completely accident free during his tenure in Cheyenne.

In addition to the preventive maintenance contract, P1 Group has completed a number of design-build HVAC projects at the Cheyenne refinery in which Eric has been instrumental. The maintenance work on the HVAC and pressurization systems at the plant has kept classified area control rooms and MCCs in optimum running condition, which is essential to the refinery’s work.

Although many P1 Group associates have contributed to the success of the sales process and continue to provide administrative support for the PM agreement, Eric’s efforts in the field have resulted in the equipment running nearly 100% of the time, AND a very satisfied customer.

“Eric’s positive attitude, demonstrated dedication to the trade, and customer service are greatly appreciated,” David said. 

That’s WY! “When I moved to Wyoming, keeping in touch with family and friends back in Kansas was the most challenging part. I found myself spending a lot of time alone,” Eric said.

Eric has a vast love for the outdoors, which includes dirt biking, mountain biking, and camping, and he soon discovered that the spectacular National and State Parks in the area were perfect venues to enjoy his hobbies.

He was able to meet others who shared his interests and through those friendships, he met Stephany, a Wyoming native and a biking and camping enthusiast. Stephany and Eric were married September, 2018. 

Congratulations to our excellent Saint Luke’s South Hospital FMO team on earning “Team of the Quarter”. The award is given to the department that has shown not only good stewardship, but has gone above and beyond their duties to enhance the patient experience. This is the first time in the award’s 20-year history it has gone to a facilities department – outstanding! GOOD CATCH! Kristin Holmes Recognized for Excellent Service When System Shop Technician Kristin Holmes and Hospital Systems Shop Supervisor Brian Moore were conducting an inspection in a medical office building, they discovered an elderly woman with a walker and bags struggling to get up some metal stairs. Kristin helped her to the top and sat her on the fold out chair of her walker. The woman had gotten turned around trying to visit her sister. Kristin moved her to the medical office building lobby to cool her down and get her some help, waiting with her while transportation arrived.

Brian nominated Kristin for the Good Catch Award due to her “dedication not only to maintaining our building mechanically to the highest level, but also stepping in and going the extra mile when seeing someone in need”. This simple but important act of kindness exemplifies professionalism and commitment to patients, visitors, and staff. 

Supporting Our Communities: Some of our P1 Group Team Las Vegas associates played a round of golf in support of Grant a Gift Autism Foundation.

Electrical Superintendent Jason Lee, Project Manager Jackson Pyper, and Sheet Metal Supervisor Ian Longhurst all teed off at the Aliante Golf Club, helping raise a total of $35,000 for a great cause.

P1 HAPPENINGS Colleagues from McCarthy joined P1 Group for a tour of the fabrication shop in early May. The group got an up-close look at the work happening in our pipe, plumbing, sheet metal, millwright, and electrical fabrication shops as well as a tour of our massive tool shop.

Each spring semester, P1 Group awards a Construction Science scholarship to a deserving Kansas State University student studying the topic.

This year’s winner was Miguel Chacon Andrade, a junior studying Construction Science and Management.

Miguel is a resident of Garden City, KS, and says he has been involved with construction since a young age. His favorite courses are Labor Relations & Negotiations, Tilt-Up Construction, Construction Methods, and Construction Estimating.

“I would like to thank P1 Group for their support. Obtaining this scholarship is very important as it will help me devote more time to my studies by reducing the amount of time I will have to work in the coming school year to remain financially stable,” Miguel said in a letter to P1 Group President Kollin Knox.

P1 Group has a long-standing relationship with K-State’s Architectural Engineering and Construction Science & Management departments as well as numerous K-State graduates working at the company.
