MAKING A DIFFERENCE IN CANCER CARE P1 Completes AdventHealth Cancer Institute Project

This spring, AdventHealth Shawnee Mission in Merriam, KS, unveiled its $76 million, 71,000-square-foot Cancer Institute, designed to provide unparalleled cancer care services to the community.

P1 Construction completed the mechanical scope for both the Cancer Center and the center’s outpatient lobby, including construction and off-site construction.

The AdventHealth Cancer Institute offers a wide range of services - including the only MRI-Guided Radiation Therapy in the region – along with physician clinics, CT and PET scans, infusion, radiation, on-site laboratory testing, and a world-class diagnostic breast center.

Of particular interest is the Elekta linear accelerator, the first and only MRI-guided radiation therapy in the Kansas City region and one of only a few in the entire United States.

This technology combines MRI imaging to pinpoint exact tumor location during treatment, which allows for more accurate treatment, fewer radiation treatments, and fewer side effects overall. The imaging technology allows for the lasers to pause and re-position if the patient/tumor moves at all during treatment.

Project Engineer Kyler True says P1 is proud to do work that supports life-saving therapies like those housed at the Advent Cancer Clinic – which can also come with very specific requirements.

“P1 installed an HVAC system that uses pressure-independent control valves for the cleanroom pharmacy that makes chemotherapy drugs,” he said. “This required extra coordination to ensure the system is exactly balanced.”

P1 also installed chillers that serve two LINAC (linear accelerator) vaults for cancer screenings, along with medical gas piping throughout the building that serves 

multiple operating rooms and treatment areas.

In addition to the Cancer Institute, P1 worked on the outpatient lobby for the Institute.

“The challenge here, as with many hospital projects, was completing the project while the hospital was still operating,” Kyler said.

“The lobby was therefore built in multiple phases to allow the hospital to still operate, and this required extra detailing and coordination efforts by the foreman.”

LINAC vaults are used where external-beam radiation treatments are administered to treat all body parts/organs for cancer, shielding the LINAC device from escaped highenergy rays during treatment.

The facility includes an HDR (High-Dose Radiation) Brachytherapy treatment vault which is used to treat prostate, cervical, and head/neck cancers.

The 71,000 sq ft building has the capacity to expand three more floors, along with potential to add a third LINAC vault.

Services include physician clinics, CT and PET scans, infusion, radiation, laboratory, and rehabilitation.

•

The Institute will have its own stand-alone compounding pharmacy for chemotherapy infusion treatments, and will also specialize in breast cancer, colon cancer, gynecologic cancer, prostate head and neck cancers, skin cancers, and lung cancer.

OMI Outstanding Mechanical Installation

The Outstanding Mechanical Installation (OMI) Awards are back for 2024. Chosen and awarded by the Mechanical Contractors Association – Kansas City, the OMI awards recognize outstanding mechanical projects completed in 2022-23, honoring and promoting quality workmanship in the mechanical trade.

Although the project was officially called a renovation, Senior Project Manager Jason Quattlebaum says the real challenge of the project was that P1 essentially built a building inside of an existing building.

These projects showcase the best in Kansas City – innovative projects and the best quality workmanship.

P1 Construction had some tough competition in the “HVAC Piping Over $5M” category, including: •

“The project we completed was named “Garmin – Building 3 Renovation” and consisted of constructing a three-story office facility inside of the existing building that was previously the old warehouse space,” Jason explained.

“We originally built Building 5, completed back in 2018, which became Garmin’s new warehouse. Once completed, that warehouse, which was in Building 3, was relocated to Building 5.”

P1 took home the award for our work on the Garmin – Building 3 Renovation.

“Overall, it was a great project and the full credit goes to the staff - not just piping, but the entire staff - from the VDC department, to the fab This isn’t the first time P1’s work at Garmin earned an OMI award – P1 won the award in 2019 for the Garmin New Warehouse project in the shop, warehouse, and the field staff,” Jason said. “It truly was a team effort across the board.”  “Plumbing Over $2M” category.

JOSEPHINE MORMINO EARNS MCAKC SCHOLARSHIP Congratulations to Josephine Mormino, daughter of P1 Service Plumbing Account Manager Sal Mormino. Josephine won the Mechanical Contractors Association Kansas City (MCAKC) Plumbers Industry Development Scholarship.  Pictured, left: Proud parents Sal and Jackie with Josephine at the MCAKC OMI awards, where she was presented with the scholarship.

According to Kathleen Livingston, Outreach Manager with MCAKC, the Plumbers Industry Development Funds provide two four-year $10,000 scholarships to the sons and daughters of Plumbers & Gasfitters Local 8 Members.

“This is a merit-based scholarship, and winners are selected looking collectively at the applicants’ essay portion, GPA, and extracurricular activities,” Kathleen said.

P1 INTERN GRIFFIN SOUDER EARNS VIEGA SCHOLARSHIP Griffin Souder is a P1 intern working at Project Kansas, assisting P1 Construction Operations Manager Chris Champagne.

He was recently awarded the Viega Scholarship from MCAA, now in its second year.

The award is presented to a junior or senior college student who is an active participant of an MCAA student chapter; is majoring in a construction program with a 3.5 GPA or higher; has participated in MCAA’s Student Chapter Competition; and is committed to a career in mechanical contracting, as demonstrated through a summer internship.

“The best experience I have gained from being part of my MCAA student chapter is creating relationships with people in the mechanical industry,” Griffin said. “My internship at P1 will be my first with a mechanical contractor, and I’m looking forward to learning everything I can.”

Griffin was awarded a $5,000 check at MCAA24 in Orlando during the Awards of Excellence Breakfast. He is a Construction Engineering major at Pittsburg State University with an anticipated graduation of May 2025.

P1 SERVICE HELPS DESIGN INNOVATIVE APPROACH TO STUDENT SUCCESS AT K-STATE OLATHE CAMPUS The existing open two-story space was sub-divided, leaving a large glass atrium with tremendous solar heat gain.

“Heat from the sun quickly heats the all-glass area. Airflow calculations were critical for this space to avoid over-heating, and the HVAC system had to be configured correctly,” Bill noted.

The P1 Service Projects team recently completed a small - but very impactful - project on the Kansas State University - Olathe campus.

“Amenities catering specifically to students all had to be considered in the design process.”

On June 6, the University unveiled the new student success center which will provide a location for students to study and connect with student success coaches.

The center is located on the second floor of the Olathe campus building, which was previously used for office space.

Project Development Manager Frede and his team assembled the MEP design for converting the office space to the comfortable student center it is today.

Bill says several amenities were added to the space to accommodate the needs of students, including charging stations, TVs, snack areas, electric fireplaces, computers, and printers.

“All of this had to be considered in the design process, which required proper placement of things like electrical ports,” Bill said.

Once the design was finalized, Project Manager Andrew Noone and team managed the HVAC/mechanical side, and Project Manager Doug Sinclair and team managed the electrical side.

Bill added that the project ran smoothly - on budget and on time - which contributed to the successful grand opening.

The K-State Olathe campus is continuing to grow and expand. P1 has already secured the design of new labs and a greenhouse, with the opportunity to be involved in additional projects. 

Associate Profile on Division Manager Cory Lister

Finding the Next Connection:

Cory Lister has affinity for connecting with people. That’s probably why the Division Manager of the P1 Service Ankeny, IA, office has always gravitated toward sales and customer-connected careers.

While the HVAC/Service industry is fairly new to Cory, he has worked in sales – specifically tech sales – for more than 25 years.

“I sold maintenance software, like CMMS software, and before that I worked at Best Buy selling technical equipment,” Cory said.

After all those years in sales, Cory was ready to put his selling skills to work in a different way.

“I was ready for a change, and when I saw the listing for the Division Manager role at P1 in Iowa, I just liked the way the job sounded,” he said. “I had a feeling it might be a good fit.”

After applying and meeting with P1 Service General Manager Andy Dunbar and General Manager Todd Andrews, the feeling became certainty.

“I felt like we clicked – I liked P1 and it felt like the right opportunity at the right time,” he said.

Today, Cory is managing the overall performance of the preventative maintenance sales efforts in the Iowa region.

“This position still has some similarities to what I’ve done in the past,” Cory said.

“But there are so many new things to learn – and never idle time! I’ve had to learn how to manage my time carefully, because there’s always work to be done.”

The P1 Ankeny office serves a lot of ethanol customers, and Cory also discovered many of the customers in the ethanol industry were people he had met or gotten to know during his time in maintenance software sales.

“P1 has the advantage of our single-source capabilities, and customers like that. The broad nature of what we have expertise in - and access to - gives P1 an edge.”

“No one at P1 has to work alone. We can reach out to so many different experts within the P1 network, and someone will have an answer.

That’s something we can sell.”

“I’ve been able to leverage a few of those relationships,” Cory said. “It has opened some doors for P1 at some ethanol plants who hadn’t done business with us before, and I’ve been given the opportunity to do business with other ethanol plants that I had not connected with previously.”

Cory says he likes having the opportunity to introduce P1 to both customers he knows, and those he’s never worked with before.

“P1 has the advantage of our single-source capabilities, and customers like that,” he said. “The broad nature of what we have expertise in - and the vast resources our technicians have access to - gives P1 an edge.”

“No one at P1 has to work alone,” Cory added. “Even if a new challenge comes up, we can reach out to so many different technicians and experts in the P1 Service network, and someone will have an answer. That’s something we can sell.”

And it’s not just ethanol – Cory notes that the Ankeny office has started doing work with the State of Iowa, a large industrial food manufacturer, and will continue to pursue multiple industries in the region.

Cory says he looks forward to a successful future with P1 - a company and industry that are growing and full of career opportunities.

When he’s not at work, Cory says he and his wife Nicole “got bit” by the travel bug awhile back, and travel as much as they can to exciting locations which have included Bora Bora, Mexico, and Vegas.

Cory has a 17-year-old son, Hayden, and two Dobermans, Kami and Kilo, which keep him pretty busy! 

THE HEAT IS ON: Know How to Prevent Heat Stress DID YOU KNOW? Construction workers account for only 7 percent of the U.S. workforce, yet experience 38 percent of all heat-related deaths.* 78 percent of heat related deaths occurred between June- August, and most occurred between 2 pm- 4 pm.* Summer is here and with it dangerously high temperatures, but preventing heat stress is important year-round, since even high temperature environments, such as working near heat-producing equipment, can be dangerous.

Due to the rising number of heat related injuries and illness, OSHA initiated a

The goals of NEP center around being more proactive, by: Reducing or eliminating worker exposures to heat hazards, and targeting Industries and worksites where employees are exposed to heat-related hazards and are not provided with cool water, rest, cool shaded areas, and training.

Preparation is key to working safe in high temperature environments. Here’s what you can do: •

Acclimate yourself for the first week when either new, or returning to, work in a high temperature environment by gradually increasing workload/ time in high temperatures, and taking more breaks.

•

Stay hydrated! Strenuous work in a high heat environment requires two gallons of water a day, or about one cup water every 15-20 minutes. Water intake the night before is just as important.

•

Have shaded/cool areas to take breaks in, such as AC rooms/vehicles, tents for shade, fans for air circulation.

•

Limit time in the heat, increase recovery time spent in a cool environment, or both.

•

Dress for hot conditions. Wear clothes that are light-colored, loose fitting, and lightweight.

•

Protect yourself and your crew by monitoring yourself and coworkers for signs or symptoms of heat stress illness, and act immediately if suspected.

100 Orders and Counting, P1 Pipe Fab Continues Production for Daikin: In early May, the Pipe Fabrication Shop celebrated its “100th” order for ongoing work with Daikin, a leading provider of air conditioning solutions for residential, commercial, and industrial environments. Director of Business Development Steve Hinshaw surprised the team with shirts commemorating the occasion, designed by our own Marketing Proposal Specialist Beth Martens.

The work came through Aquatherm, a major supplier of polypropylene pipe. Over the years, P1 has forged a strong relationship with Aquatherm. Daikin’s air-cooled chillers are designed with Aquatherm manifolds, internal to those chillers. This means a tall order for fabrication.

After an extensive review, audit, interview, and prequal process, Daikin chose P1 based on quality and capabilities, and the result is a five-year contract with Daikin to fabricate spools for their chillers. Today the fabrication team is going strong at well over 100 orders, delivering above and beyond customer expectations, and giving truth to their shirts which read: “It’s No Illusion: We’re Fab-tastic at Fusion”.

HAPPENINGS  Blessing Bags: You may have seen our P1 kids assembling “Blessing Bags” during Take our Daughters and Sons to Work day in April, but did you know P1 Service’s own Don Pardew took 100 bags and was able to distribute them to the houseless communities he serves through his “I Have a Name” ministry?

In addition, Don was able to distribute leftover food from a recent foremen meeting, feeding 75 people! We are truly inspired by the work Don does to help others.  Spring 2024 Corporate Sponsorship Winners: The winners are Project Manager Jason Larsen and Foreman Trace Stone! Jason’s sponsorship went to the Lee’s Summit North Girls’ Lacrosse team, on which his daughter plays.

The funds will be used for equipment, league fees and other team expenses.

The sponsorship for Trace went to the North Platte High School Agricultural Department for the Agriculture Mechanics Practice Contest. The funds will purchase plumbing and electrical equipment for students to get hands-on learning experience, practicing wiring electrical circuits and soldering copper fittings before their contest.
