When construction began at the University of Kansas David Booth Memorial Stadium, the P1 Service team in Topeka saw an opportunity. The preventive maintenance needs for a newly redeveloped Division I stadium were expected to be significant — but identifying the right decision-maker wasn’t simple. Proactive Solutions Specialist Dan Swartz had been tracking the project early. “I put the stadium deal into my pipeline as soon as I saw construction underway,” he said. “It was a challenge to find the right players.” Months of outreach led to Oak View Group (OVG), the global venue management firm selected to oversee stadium operations. Through a KU Athletics contact, Dan was connected with OVG’s incoming General Manager, Brian Puza, making P1

the first vendor Brian met with after relocating to Lawrence. From the outset, Brian emphasized maximizing OVG’s in-house manpower. Dan centered each discussion around that goal. “Much of their concern was creating a program that would allow Brian to maximize his projected staff and align his team’s abilities with the P1 Service solution,” he said. Those early conversations established trust and set a collaborative tone. “Engaging my service team was critical,” Dan noted. “Service Manager Kyndel Paulsen and Assistant Service Manager Jacob Yost were most instrumental in taking those conversations to a deep enough level in order to create trust.” 

Service Manager Kyndel Paulsen and Assistant Service Manager Jacob Yost were most instrumental in taking those conversations to a level that created trust.” - Dan Swartz , Proactive Solutions Specialist CREATING A COMPREHENSIVE PROGRAM What began as discussions around critical HVAC — chillers, boilers, air-handling units — quickly expanded as OVG learned more about P1’s one-stop-shop capabilities. “We shared the benefits of having us work on all things MEP, and it really resonated” Dan said.

The final agreement includes HVAC preventive maintenance, plumbing system support and full winterization/de-winterization, electrical testing and generator maintenance, fire suppression oversight, emergency exit lighting testing, water chemical treatment, hood cleaning, and warranty support for several systems. The result is a bundled, turnkey program designed to simplify operations and ensure peak performance on game day. Securing this agreement required significant planning and persistence. After the first meeting, Dan began developing multiple strategies complete with scenarios, timelines, and contingency plans, a process he refers to as “Imagineering the Sale.” As the scope expanded, more members of the P1 team stepped in. Dan credits Kyndel Paulsen for developing the game day coverage model that “tipped the scales,” and Jacob Yost, who joined him on nearly a dozen site visits.

Plumbing Supervisor Bryon Frost worked directly with the customer on the complexity of winterizing the stadium, while Electrical Service Manager John Cropper developed the emergency lighting scope. Strategically, Proactive Solutions Sales Manager Casey Evans guided subcontractor structuring as a value-add and ensured accurate agreement language, with General Manager Trey Jones supporting final contracting.

CHALLENGES, RESULTS, AND NEXT STEPS With OVG’s nationwide presence, this agreement opens the door to future opportunities, including upcoming renovations on the east side of the stadium that will involve significant MEP work. “Because of the broad geographic reach of P1 and BCTS, there will be more opportunities as our relationship blossoms,” Dan said. While the agreement marks a new record for the Topeka branch, its significance goes beyond size. “All things KU — and this one in particular — represent a significant strategic component to our success in the Lawrence area,” Dan said. Both P1 Construction and P1 Service have played - and continue to play - significant roles in the University of Kansas David Booth Memorial Stadium. 

WINTER SOLSTICE December brings the winter solstice, the shortest day and longest night of the year in the Northern Hemisphere. In the Southern Hemisphere, the reverse is true.

SPIDERWEBS: GOOD LUCK? Spiderwebs are associated with good luck in some Christmas traditions, based on a folktale where a poor family’s tree was covered in cobwebs, which miraculously turned into shimmering gold and silver strands when the sunlight hit them. Perhaps this is why we still decorate with tinsel today!

As we move into the holiday season, distractions increase. Travel plans, family events, and end-of-year deadlines can make it harder to stay fully “mind on task.” Fatigue, stress, and multitasking are leading contributors to incidents this time of year. The P1 Safety team reminds everyone to slow down, stay present, and perform a quick mental reset before each task—especially higher-risk work.

• Increased mental distractions from holidays, travel, and personal stress

• Take a brief pause before each task to refocus.

• “Holiday rush” behaviors: working quickly, multitasking, or taking shortcuts to meet deadlines

• Maintain clean, organized work areas to limit hazards.

• Fatigue from increased work/end-of-year demands • Slips and falls from wet floors, snow, or ice • Overexertion or physical strain from rushing tasks • Seasonal weather hazards, including driving risks • Fire or trip hazards from decorations (overloaded circuits, blocked pathways or exits) • Mental-health challenges: loneliness, stress, or pressure during the holidays

• Perform mental self-checks for fatigue and stress. • Communicate clearly and verify the plan before starting. • Plan extra time for tasks to avoid cutting corners. • Use caution on wet or icy surfaces and monitor changing weather conditions. • Ensure holiday decorations do not block walkways or create fire risks. • Support mental health: Check in with coworkers and utilize the Pause Point boards.

HAPPENINGS  Celebrating the Career of Keith Everhart, A Career That Spans Nearly Four Decades: After nearly 40 years in the electrical trade, the majority of that with P1, Electrician Keith Everhart is wrapping up a long, memorable career. Keith has spent nearly three decades with U.S. Electrical/P1 Service over the course of his career. “I’ve left a few times over the years, but I always found my way back,” he said. “This place has been home.” Over the years, Keith has contributed to some of the region’s most notable and complex projects. One of the most memorable was the Honeywell move; major work at DST/Ascent; the Bartle Hall Expansion, the Joplin High School rebuild after the tornado, and extensive healthcare work throughout Kansas City. Many also know him from his time at Liberty Hospital. “That’s where everyone knows me for wearing my bibs,” he recalls. “People stop me and say they love them. It fits up there! It’s farm country.” After building a deck this summer, Keith says he’s excited to tackle more home projects. He and his wife, who is also retiring after 28 years with Jorban Riscoe, are looking forward to traveling more after their recent trip to Portugal and Spain, their first time outside the country. P1 Service congratulates Keith on a remarkable career and wishes him the very best in the next chapter.
