MODULAR

FABRICATION

PROJECT HELPS EXPAND

P1 KNOWLEDGE AND CAPABILITY

"THERE’S A FIRST TIME FOR EVERYTHING."

S

uch was the case in a major modular fabrication project P1 Group took on in partnership with Modular Design +.

The project was for the The Los Angeles County + University of Southern California (LAC+USC) Restorative Care Village, and consisted of the multi-trade modular fabrication of 76 various “rooms”, all performed within the P1 Group fabrication facility in Lawrence, KS. Aside from some prototypes, this was the first major modular fabrication project for P1. The units included bariatric bathrooms with showers, staff bathrooms, shared office rooms, single resident rooms, and laundry rooms.

Mechanical Team Leader and Senior Project Manager Jason Quattlebaum and Millwright Team Leader Jim Nisely agree the project came with a big learning curve, but also growth in experience and knowledge. Jason says one of the greatest challenges the team hit right away was the non-repetitive nature of the units, which prohibited our ability to truly develop a “manufacturing” style of construction. “Getting the BIM process lined up from drawings to actual fabrication was a challenge,” Jason said, “mostly because the units were not repetitive.” 

“With modular, you expect the units to be somewhat repetitive, allowing for the work to be done assembly-line style. The only repetition on this project came building-to-building.”

But even with the challenges, the P1 team found their groove. Considering how many trades were working together, that’s saying something.

In other words, once the team built the full 19 units for building A, they would build the same 19 units again for B, C, and D.

“We were getting more and more efficient as we built,” Jason said. “Even though we had all different trades working back there, you never saw a division. I was really impressed by the cohesion.”

“We expected to cut it, roll it along, wrap it and start the next one. But in addition to the different type of units, some of the units had false walls, which took away the option for assembly line,” Jim said. “The units weren’t sturdy enough to roll so we had to work on each one in place the whole time.” The team also had to juggle changing scopes of work coming from a remote construction site where things weren’t moving at the same pace as the fabrication shop.

And the team had hustle, even though they didn’t know it. “For awhile, we were really under the gun in terms of getting things knocked out – so we did,” Jason said. “Toward the end, the construction site had to tell us to stop sending the units for awhile because they couldn’t take any more!” Jim says the quality of the product produced was also impressive.

“WITH MODULAR, YOU EXPECT THE UNITS TO BE SOMEWHAT REPETITIVE, ALLOWING FOR THE WORK TO BE DONE ASSEMBLY-LINE STYLE. THE ONLY REPETITION ON THIS PROJECT CAME BUILDING-TO-BUILDING.” -SENIOR PROJECT MANAGER JASON QUATTLEBAUM

“I think we turned out a great product,” he said. “I don’t think you’ll ever find a stronger-built unit. They were incredibly structurally sound. We probably undervalued that in our estimating!” Approaching the estimating differently is just one of the many things the team learned as they successfully surmounted the challenges in this learning curve. When all was said and done, Jason and Jim also agree they’d do it again. “When I look back, I can say 'yes' I’d do it again,”Jason said. “We figured a lot of things out. Maybe not everything, but if we were able to pull that off with no repetition, building 76 units between January and May, we could certainly take on a more traditional modular project.” “When we got down to the end, I thought, we could definitely do more of these,” Jim added. “We’d do them differently, but I guess that’s the point of ‘the first time’.” 

By Beth Martens It’s not only beginning to look a lot like Christmas, but also sound a lot like Christmas. Holiday tunes are being played everywhere you turn. And whether you like the fun bouncy tunes that get you motivated to wrap gifts or bake goodies, the carols that connect to your spiritual side, or a combination of the two, we can all agree this music is an integral part of the magic we call the holiday season. The tradition of singing carols has been around for centuries, so it’s no wonder that some tunes contain lyrics that leave us somewhat puzzled. For instance, why are they even called “carols”? And what, exactly, is “figgy pudding” anyway? These are just a few of the mysteries that deserve some attention. The word carol actually means “dance or song of praise and joy”, and the first carols were

His name was Vaclav, and was the Duke of Bohemia in the 10th century. Vaclav would wander around his dukedom at night giving Carols were originally sung during all generously to the poor, which made him a four seasons, but when Christians started celebrating the birth of Christ only the tradition very popular guy. After he was assassinated by his brother, he was declared a saint and of singing them at Christmas survived. Most Carols from this time were seen as entertaining posthumously made king by Otto the Great. At rather than religious, and were sung in homes that point he was dubbed “Wenceslas”, which means “greater good.” and in places like pubs. But the carol didn’t come into being for They weren’t thought of as “proper” by the middle and upper classes until the mid-1800s, another 800 years, when an Englishman named John Mason Neal found an obscure when a couple of guys went around and Finnish tune and the story of an obscure collected old Christmas music from villages in Bohemian Saint and brought them together England and had them published. Partly due in harmonic bliss in what you might call the to their efforts, carol singing turned into the original Bohemian Rhapsody. mainstream tradition that continues today. sung centuries ago in Europe, during pagan rituals.

“Good King Wenceslas” is one such carol that has been around for centuries and with intense research (Google), I discovered that King Wenceslas was actually a real person, but neither a king nor named Wenceslas.

Around this same time, carolers would go out and about wishing their neighbors a Merry Christmas, and clamor for some figgy pudding.

Singing carols in pubs still happens today and there are some very famous carol sing pubs in the north of England, especially in North Derbyshire and South Yorkshire.

The carol didn’t come into being until Englishman John Mason Neal found an obscure Finnish tune, and the story of an obscure Bohemian Saint, and brought them together. Figgy pudding is not anything like fruit cake, does not contain figs, and bears no resemblance to the creamy custardy treat known as pudding in America. It is, however, a holiday staple on the British holiday table and has origins dating back to medieval times. When carolers went out to wish the neighbors a Merry Christmas, they were also hoping to be rewarded with this delectable treat.

Another Christmas treat that we hear so much about in carols is chestnuts. Hearing Nat King Cole croon, “chestnuts roasting on an open fire,” evokes an image of a Christmas tradition most of us have never actually experienced. Chestnuts were synonymous with Christmas in the United States long before this carol was written. It was the most popular ingredient in American dishes throughout the 18th and 19th centuries, because the Eastern seaboard was covered in chestnut trees. The nuts were about the size of an acorn and after roasting, the flavor took on an almost candied sweetness. In 1904, a gardener noticed a chestnut tree suffering from a mysterious blight. The disease was traced back to an imported variety of Asian Chestnut, but by then it was too late. The blight spread, and within 40 years, nearly every American chestnut was gone.

Even though the tradition of roasting chestnuts may be a thing of the past, and you probably won’t have figgy pudding on your holiday table, you can count yourself a little wiser now knowing the meaning behind some of these lyrics of old. So as you prepare for the holidays, just remember, have a Holly Jolly, Joy to the World, on this Silent Night, Merry Little, All I Want for Christmas is (You, or a Hippopotamus), Rudolph the Red Nose, and don’t get Run over by a Reindeer, Christmas.
