CONNECTION April 2021

SPRING AT LAST HOME

Culture Club P1 Group has been in business for over 100 years and during that time has developed a recognizable company culture which includes safety, quality, professionalism, and outstanding customer care. But P1 has another culture that may not be visible to the outside world - our ability to have fun. Over the years, P1 has organized countless events for associates to enjoy, from parking lot tailgates, ice cream socials, solar eclipse parties, and the 100-Year Celebration in 2019.

Bringing Fun and Philanthropy to Our Workplace Now on the heels of 2020, as we try to regain a sense of normalcy in the workplace and reconnect with our coworkers, it has become essential to re-establish that element of fun. From this, the “Culture Club” was born. The Culture Club Committee is made up of associates from of Marketing, Human Resources, Business Development, and a representative from offices outside Lenexa, but the committee’s name and the concept was the brain child of Digital Media Specialist Tiffany Oldham. Tiffany, who has been with P1 for two years, enjoyed being part of a similar committee at her previous job. She wanted to inject that sense of fun and camaraderie into P1 while also giving associates opportunities to give back.

Our industry is fast-paced and often stressful, and that’s all the more reason a culture which promotes fun and authenticity is vitally important."

“I think P1 already has a great culture and I really appreciate the family atmosphere, but I know a lot of people don’t get to interact with each other on a regular basis, so the hope is that these fun activities can foster a greater connection between associates,” Tiffany said. Getting approval to start the Culture Club wasn’t a difficult task because P1 leadership understands just how important company culture is to the business. President Kollin Knox is a big advocate of providing a fun environment in which to work. “Each of us spends a great deal of time in the workplace, so it’s important that people enjoy their time in the office. Our industry is fastpaced and often stressful and that’s all the more reason a culture which promotes fun and authenticity is vitally important,” Kollin said. He also notes that while the big extravagant events are fun, sometimes it’s the smaller things that make a real difference and give each of us an opportunity to get to know one another on a more personal level. And there’s another benefit as well. Most of us realize how fortunate we are to work in an essential

business for a stable company, coming through these difficult times much better than many others. For this reason, the Culture Club wants to make it easy for associates to help those in need by adding a philanthropic element to most events. And while fun is at the forefront of Culture Club activities, the ultimate goal is for employees to develop stronger relationships that will in turn open avenues to better serve our customers and our community. In other words, work hard, have fun, and make a difference. If you are interested in being a part of the Culture Club, or have ideas for activities or charitable giving, please contact Tiffany Oldham at tiffany.oldham@p1group.com. 

Project Profile: Circa Resort and Casino P1 Completes Historic Casino/Resort Project During Pandemic Year

The P1 Las Vegas team never shies away from a challenge. The mighty Circa Resort and Casino, the first ground-up resort built in downtown Las Vegas since 1980, is no exception. With tourism facing record lows and many projects stopped or held due to the pandemic, P1 Group was part of a determined team. According to Senior Project Manager Brian Maginness, one of the most remarkable aspects of the project was no work stoppage throughout the entire 22-month project completion period. “This project came with challenges from the pandemic, and beyond, but doing it with no stoppage for the pandemic was pretty impressive,” Brian said. He notes that working in an ever-evolving pandemic certainly changed how things were done. “What started as an anticipated two–week impact transitioned to longer and longer. We had to work around man lift and scissor lift restrictions, and use special dedicated stairwells,” Brian recalled. “It also added extra work in the form of careful cleaning and disinfecting measures.” P1 did all the plumbing for the 1.25 million sq. ft. facility, using PEX pipe system in the hotel rooms for a more efficient install. A team of seven P1 Virtual Design and Construction experts coordinated model with the construction teams, and both P1 Lawrence and Vegas fabrication shops provided pipe fabrication for the project. By the numbers, P1 installed 9,400+ feet of beverage conduit and 500 feet of beverage tray. The team also installed 1,042 lavatories throughout the tower. The lowrise, highrise, and pool portions of the building included about 45 miles of installed pipe. There hasn’t been a tower built downtown since the economic downturn of 2008.

Circa is home to the world's largest sportsbook

Stadium Swim with 40-foot screen and mobile wagering kiosks

“This was a learning curve for a lot of our younger crews, who have never had the chance to work on something like this,” Brian said. He also notes the challenging logistics of a small footprint. “The building covers the entire block – leaving no space for staging,” he said. Not only is Circa the first ground-up resort built downtown in more than 40 years, the facility is home to the world’s largest sportsbook. The three-story, 1,000-seat auditorium faces the world's largest TV screen, and the top floor is filled with media studios, where sports betting networks, like VSiN, will broadcast live shows. On top of the resort is a multilevel pool called "Stadium Swim" with a 40-foot tall screen, swim-up bars and poolside mobile wagering kiosks. If you ever have the opportunity to experience Circa, think of P1 as you’re enjoying a beer or beverage, or using one of the state-of-the-art lavatories after too many beverages. Cheers on an amazing project! 

“THERE’S A GREAT SENSE OF ACCOMPLISHMENT IN DRIVING DOWN BROADWAY AND SEEING THE FIRST BUILDING I EVER WORKED ON.” Paul Smith, Vice President

V

A WEALTH OF WISDOM PAUL SMITH REFLECTS ON AN ILLUSTRIOUS CAREER Vice President Paul Smith can recall his very first job at P1 (then AD Jacobson Company) – right down to the exact day. After nearly 38 years with the company, that’s pretty impressive.

It was the old Panhandle Eastern building at 31st and Broadway in Kansas City, MO. On June 20, 1983, Paul began what would become a long and distinguished career with P1. “There’s a great sense of accomplishment in driving down Broadway and seeing the first building I ever worked on for AD Jacobson,” Paul said. And Panhandle was just the first of many buildings, relationships, and projects Paul will never forget. The iconic Stowers Institute for Medical Research was one of those projects. The sprawling, state-of-the-art medical research facility south of the Country Club Plaza in Kansas City, MO, was home to many projects for P1.

6

The largest Stowers project consisted of more than 30 miles of pipe and was worth more than $40 million. The project spanned about three years and won an Outstanding Mechanical Installation Award from the Mechanical Contractors Association of Greater Kansas City. Starting in 1997, Paul served as project manager for Stowers over the years, overseeing many of the successful P1 construction projects. He maintained the account until just a few years ago, when he handed it over to Project Manager Jason Larsen. What Paul remembers most is the partnership that made the initial construction project a success. “Initially we helped build the main research tower,” Paul said. “It was a very unique building, and built in half the time any other facility of its kind had ever been built. This was due to the efforts of the Stowers family partnering with JE Dunn, P1 Group, and Broadway Electric (now ECA).” Another milestone Paul remembers is P1 landing work at Overland Park Regional Medical Center (OPRMC) in Overland Park, KS, and Research Medical Center in Kansas City, MO.

Like Stowers, OPRMC provided multiple construction opportunities over the years, including bed tower expansion and fertility clinic, NICU, and women’s center. “Working on Overland Park and Research solidified P1 as an HCA regional contractor,” Paul said. This was a big deal, considering HCA Midwest is Kansas City’s largest network and healthcare leader, with seven hospitals in the system. Like any good leader, Paul knew when it was time to pass this feather in P1’s cap on, and Senior Project Manager Eric Affolter took the helm in 2010. Paul can still recite the job number for another of his favorite projects: 21160, Nevada Regional Medical Center. Nevada Regional Medical Center in Nevada, MO, another milestone healthcare project, completed between 20022004.

“Oh, the people, for sure. The friendships, and the support, have been invaluable,” he said. Paul says three groups contributed to his success at P1: Support, Team, and Leadership. In addition to the project managers and engineers, Paul says he couldn’t operate without P1’s stellar support departments. “They give us the infrastructure to do what we do, and they’re the ones who don’t get the accolades.” “But they’re here, working just as hard, if not harder, behind the scenes.” “The guys and gals I’ve worked with on my current construction team are top-notch,” Paul said. “I never have to worry about anything – things get done, and done right.” Paul especially values his relationship with the executives, Kollin Knox in particular.

Nevada was a large healthcare job outside of the metro, which was unusual for P1 at the time.

“Working for Kollin is working for someone who knows when to be a boss and when to be a friend. And that’s an unusual thing,” Paul said. “He’s always been there whenever I needed anything, personally or professionally.”

“It was fun to manage this project, watching a rural hospital turn into something state-of-the-art.”

“This company, this industry, this 43-year career that I’ve had - it’s been my life, and it’s been a great one,” Paul said.

In fact, P1 continues to keep in touch with Nevada in the hopes we can provide equipment upgrades and maintenance in the future.

“It has provided me and my family more than I could have imagined.”

As for change, Paul is no stranger to watching it happen. “Fabrication and electronic communication have really been the factors that have changed the most for P1,” Paul said. “When I started, we had no fabrication, and only two people in detailing. We’ve grown exponentially in fabrication and virtual design and construction.” But he notes there is at least one way in which P1 hasn’t changed. “We still have a hometown construction company feel, with a family atmosphere. We always have, from the early days at AD Jacobson,” he said. Paul hopes P1’s approach in partnering with Dunes Point Capital on Best in Class Technology Services (BCTS) will allow us to keep that culture in place, even as it opens a lot of opportunities for upcoming talent. “At one time, our younger talent went as far as they could go until people, like me, retired,” Paul said. “Now, we’ll be able to grow horizontally, which opens up vertical opportunities.” What will Paul remember and cherish most about his time at P1?

“I have wealth in things non-financial: the friendships and, above all, the ability to go home every night and lay my head down with the feeling I’ve really accomplished something. That is the beauty of the work we do here.” Paul’s accomplishments are far too many to capture here, and although he says his time at P1 has given him so much, the feeling is mutual. P1 thanks you, Paul, for everything you’ve given us. Your impact on colleagues, customers, protégés, and friends is a legacy worth leaving. 

WORDS FROM THE WISE For all the up-and-coming talent at P1, Paul has three suggestions. • Trust your instincts: You’re here for a reason, let your talent lead. • Don’t be afraid to ask questions: The old saying is true, never make assumptions. • Use what you have: Rely on the resources and expertise all around you at P1.

Friends and Colleagues Fondly Recall Working with Paul... “Technically, Paul reported to me on paper, but I’m not big on organizational charts. The only reason I mention it at all is to make one thing crystal clear: I’m confident I learned considerably more from him than he ever learned from me. I’ve been very lucky to have an individual like Paul to whom I could go “when the chips were down,” when I needed a volunteer for a charitable event, when I needed input on a change in strategy, when I needed a different perspective in dealing with a personnel challenge, or when I simply needed a friend to listen. I struggle with seeing a man of Paul’s caliber leave our ranks, but above all, I am extremely happy for him as he begins the retirement he so richly deserves.” –Kollin Knox, President

“I have known Paul for more than 25 years, and over that time we’ve worked on many memorable healthcare projects, including Research Medical Center, Overland Park Regional Medical Center, Saint Luke’s, Liberty Hospital, and Nevada Regional Medical Center. Paul has always been a partner and a friend. He and his team were always 100 percent reliable, getting it done right and on time, helping us build better communities. On a personal note, chairing the Cystic Fibrosis Foundation Shoot for the Cure event for 15 years gave me the opportunity to get to know Paul more, along with his son Danny, who will always have a special place in my heart. To this day, that relationship inspires me to continue my volunteer efforts with the Foundation, and never stop working toward the cure.” –Dave Ruf, Vice President, JE Dunn Construction

Over the 30+ year’s I’ve known Paul, we have completed multiple floors of remodels in numerous hospitals, and worked on every area/department within most local hospital systems. Paul has been my ‘go to’ guy at P1 for as long as I can remember. Charles Brandon introduced me to Paul decades ago, and since then he has been a mentor, friend, and confidant. He is the person I rely on to make sure the job is completed to the satisfaction of the owner, LCI, and P1. Anytime I work with Paul, I know he’ll be honest, forthright, and treat everyone he encounters with integrity and respect. Paul, my friend, you have worked hard, paid your dues, and now it’s time to rest, relax & enjoy your hardearned retirement!” –Rob Lytle, President, Lytle Construction, Inc.
