LAND BANKING STARTER GUIDE Everything You Need to Know Before You Buy Land in Nigeria Prepared by Oyekunle Richard Oyekanmi Real Estate Investment Professional | Land Banking Strategist Abuja, Nigeria

A Personal Note From Me to You In 2015, a family member lost land to fraud. No documentation. No recourse. No justice. That experience is what brought me into this industry... not for commission, but for protection. I made a decision that as long as I am in this field, no one in my network will lose land the way my family did. This guide is my gift to you. Whether you are earning N100,000 a month or a diaspora Nigerian looking to invest back home... this document will help you understand land banking, avoid fraud, and make your first confident property decision.

"The best time to buy land was 10 years ago. The second best time is today."

What Is Land Banking? Land banking is the strategic acquisition of land in high-growth corridors... areas where infrastructure, population, and economic activity are heading... before the prices catch up with the potential. Think of it this way. In 2010, land around the Apo-Karshi corridor in Abuja was largely ignored. Today, with Ave Maria University establishing presence there, Navy Estate developments, and residential and commercial estates emerging across the Karshi corridor... early investors have seen values multiply significantly.

Why Land Banking Works: ... Land is a finite resource... it cannot be manufactured

... Population growth in Nigerian cities creates consistent demand ... Infrastructure drives value... roads, schools, estates, and institutions ... Entry prices in emerging corridors are still accessible today ... Returns compound silently over time without requiring active management

How to Identify Good Land to Bank The 5 Factors That Drive Land Value: 1. Location Trajectory Where is the government investing? Where are institutions, roads, and estates going? Land ahead of infrastructure is land ahead of price increases.

2. Documentation Status What title does the land carry? Certificate of Occupancy (C of O) is the gold standard. Survey Plan, Deed of Assignment, and Governor's Consent also matter. Never buy without verified documents.

3. Accessibility Can people and vehicles reach it today or in the near future? Landlocked land with no road access has limited value regardless of location.

4. Community Acceptance Is the land free from community disputes, family land conflicts, or government acquisition notices? Always verify at the local government level.

5. Developer Credibility Who is selling it? What is their track record? Have they delivered past estates? Visit their completed projects before committing.

Red Flags... Run If You See These ... No physical address or verifiable office for the developer ... Pressure to pay immediately before you have seen documents ... No site visit allowed before purchase ... Title documents that cannot be verified at the lands registry ... Prices that are suspiciously far below market rate ... No allocation letter or purchase receipt provided ... Payment to a personal account instead of a company account ... Verbal promises with nothing written in the contract

"If it feels too good to be true in Nigerian real estate... it almost always is."

Investment Tiers... Where Do You Start? You do not need millions to begin. Land banking is accessible at multiple entry points. Here is a simple framework to understand where you fit:

Current Abuja Land Banking Hotspots to Watch Apo-Karshi Corridor One of Abuja's fastest growing corridors. The Ave Maria University presence, Navy Estate development, and growing residential and commercial activity across the Karshi corridor are driving consistent value growth.

Lugbe One of Abuja's most active and affordable residential corridors. Strong population growth, good road connectivity to the Airport Road and Kubwa axis, and consistent demand from middle income buyers and investors make this a compelling entry point.

Idu... Idu Industrial Layout and Train Station Corridor The Abuja Light Rail connects through Idu... and transport infrastructure is one of the strongest global drivers of land value. Areas around train stations and transport hubs appreciate consistently. Idu shows sophisticated market potential.

Kuje and Environs Accessible pricing with growing population and expanding infrastructure. A strong corridor for starter investors looking for long term appreciation.

Gwagwalada Axis Federal University presence and expanding road networks are positioning this area for mid-term value growth. Growing student and staff population drives consistent housing demand.

Airport Road Corridor Commercial and residential demand driven by proximity to the international airport and expanding business activity along one of Abuja's busiest arterial roads.
