They will conduct activities such as reviewing community documents for suggested amendments and assist management with items related to the transition process. This is also a great way to get candidates for the Board. Apathy is a problem in most communities, so start early.

n an effort to enhance communication with the member committees (Advisory) and management company, we are taking measures that will prepare the HOA with a transparent turnover process. The turnover process IS the most important EVENT in the community’s history, where homeowners are given control of their community DAILY OPERATIONS. Despite the importance of a turnover, many homeowners are unaware of the basics surrounding a homeowners association’s transition. As such, we are providing you details with what to expect.

While looking for Board candidates, you may find members interested in being on committee(s) – don’t want the full responsibility/time commitment of the Board, but willing to serve elsewhere. The Turnover Meeting notice along with pertaining communication will be sent to the membership with details of the meeting per requirements established in Florida Statutes. Elections will be held to select the board members by majority vote, one (1) vote per household, and once concluded the new Board will fulfill their role as officers. At this time we are recommending that the board consists of up to seven (7) members.

An informative session was conducted by your associations legal counsel. In this Zoom meeting, she presented information on “What to know about transition to Homeowner Controlled HOA.” The Zoom session was held and can be found on the community website at www.bellalagohoa.com/folder/turnover-info. In Florida, the law requires that the developer handover control of the homeowners’ association to its members three (3) months after 90% of the homes have been transferred to their buyers. However, six (6) months prior to turnover, a Transition Committee will be established by selected members with the assistance of the current Board and Advisory Committee. The Transition Committee will consist of selected volunteers from the membership who wish to participate; however, members must be in good standing with the association. B EL L A L AG O B E AC ON

The turnover process is the most important event in the community’s history, where homeowners are given control of their community daily operations. 2

TURNOVER ROADMAP PHASE I – 90% TRIGGER

PHASE III – DOCUMENTS & RECORDS

Trigger of Turnover Process: Per Florida Statutes and the Governing Documents, once 90% of the lots in all phases of the association have been purchased and conveyed to the homeowners, the turnover must occur within three (3) months.

Developer to Turn Over Documents and Records: After the Election, the Developer has ninety (90) days to turn over all Association documents, property and independently audited financial records.

PHASE II – ELECTION

Turnover Complete: The new Board will review all of the transferred documents, and verify all requirement documentation has been transferred.

Turnover Election to Elect Homeowner Board of Directors: Florida Statutes and Governing Documents govern the election process. Two notices are mailed to all homeowners with the time, date and location of the election meeting, and details on how to run for the Board (Candidate Intent Form).

PHASE IV – FINALIZE

The second meeting notice will be mailed with the time, date and location of the election meeting, proxy for a quorum and any candidate information sheet. We will also be looking into electronic voting options in the future.

t’s amazing how this year is almost ready to end and how much we have accomplished by creating a strategic plan to continue with the beautification of our community. However, there is still much work that needs to be done but we are READY to tackle it!

» Replacing spotlights for better visibility of our monuments during the night and planning for a light system to be installed in our community mailbox locations » Cleaning of the boat lift area and painting as necessary » Better air conditioning system » Painting of our gates and fence surrounding the pools » Identifying areas that we can improve for the benefit of our community

During the past few weeks, some of you might have seen us around our Boulevard, spraying the curbs and working with the spotlights in our monuments. This is all part of our project “Beautifying Bellalago” which only purpose is to make sure that both, Bellalago and Isles of Bellalago shines and becomes THE perfect place to live.

The list keeps growing and we are looking forward to keep working hard to make this project a successful one for the benefit of our community. Our goal is to make our residents feel that as they come in through those gates, they feel that they are in the perfect place to live. This is what we strive for and look forward to accomplish.

DON’T LOSE SIGHT OF WHAT REALLY MATTERS The holidays are a time of Joy and Happiness. When things don’t go as planned or how you imagined, remember what this time is all about.

RESPOND WITH KINDNESS Remember that you can’t change how others act during the stresses of the Holidays, but you can change how you respond to each situation that arises.

Poor sleep impairs memory consolidation by throwing off the normal process that draws on both NREM and REM sleep for building and retaining memories.

REM sleep – is important because it stimulates the areas of the brain that helps with learning and is associated with increased production of proteins.

any of us say we want to be more productive in the things we hold close to ourselves, but are we? What is Productivity: The dictionary defines Productivity as the ratio and measurement between input volume and volume of output. On the other hand, one person may say it would be doing more work in less time, while another person may say it’s taking their time in order to achieve the best results. What is your definition?

NREM sleep – during NREM sleep, the body repairs, builds bone and muscle, and strengthens the immune system.

Studies show that even mild dehydration, such as the loss of 1 – 3% of body weight, can impair many aspects of brain function. Mild dehydration (fluid loss of 1 – 3%) can impair energy levels, impair mood, and lead to major reduction in memory and brain performance.

MULTI - TASKING Researchers suggest that multitasking can actually reduce productivity by as much as 40%. Taking on too much at once can cause unnecessary stress, worry, and produce changes in the brain that can cause depression and anxiety. When you try to do two things at once, your brain lacks the capacity to perform both tasks successfully.

BREAKFAST How important is breakfast? Studies show that people who eat a good breakfast actually, consume more vitamins and minerals, and less fat and cholesterol, than people who skip breakfast.

Researchers also say people who are chronic multi-taskers typically eat more and consume more caffeine.

SLEEP The need for proper rest is real. Sleep deprivation leads to lower alertness and concentration which can hamper your ability to perform tasks that require logical reasoning or complex thought. LIMIT THE DISTRACTIONS Most of us manage email for business and personal use. Limit checking e-mails to 3 to 4 times. As a rule of thumb, don’t reply more than twice to the same email. What are your distractions? 10

Try and avoid issues that are Urgent but Not Important. They will have to be addressed at some point, but they can wait for more important issues. Finally, limit Not Urgent issues that are Not Important. You’ll find they do not contribute any real value and end up wasting your time.

TAKE BREAKS Some joke and say taking a break is just wasting time on purpose. Research has proven time and time again that taking periodic breaks do wonders to productivity levels. How do you know when you really need to take a break or you are just wasting time? You know your body or brain needs a break when: • You feel numb • You’ve been staring blankly at your computer screen for the past hour. • Your body feels stiff and achy from sitting in one spot for too long. • Your head hurts from hours of intense brain – bending work. • Your eyes hurt from staring at a screen for hours.

PRIORITY ON MY JOURNEY

STOP AVOIDING

That’s right, focus on you. Make time for yourself and important relationships. Implement a plan and schedule accordingly.

Having the ability to understand that you’re avoiding an issue is half the battle. You know you’re avoiding an issue when: • You’re agonizing about it or push it aside over and over from something easy. • You feel an intense need to reorganize every closet in the house NOW. • You absolutely MUST work on your taxes (even though they aren’t due for another 6 months). • You would rather do anything than the task at hand.

SCHEDULING IS EVERYTHING Take all of your to-do’s and prioritize them into the following categories: Important / Not Important and Urgent / Not Urgent. Manage Urgent items right away and be done with them. This brings significant results that may require immediate attention. Next, focus on the Not Urgent issues but which are Important. These are obstacles that stand between you and your goals but need to be addressed before they become urgent.

OVERCOME PROCRASTINATION Greater clarity overcomes procrastination. Ask yourself, what does the finish line look like? Make a list of everything you can think of that you are going to have to do to achieve your goal and write it down. Organize the list into a plan and set a realistic deadline. Build up motivation by developing a sense of urgency over time. want to welcome new residents to Bellalago and want to thank all the committee members for their support and service to this community. Committees are an asset to communities because they fill in the gaps by providing fresh perspectives and ideas that helps the board in finding additional solutions. These homeowners (Committee members) also provide new ways of looking at the community that the boards might not have considered in the past. Insight and ideas from homeowners, who are willing to help, bring ideas to fruition, helps create stronger community operations and a stronger sense of community overall.

Here a few rules to keep in mind over the holidays: • Noise pollution/Nuisance – Loud music, fireworks, large gatherings front of homes (noise) • Parking - Make sure when having gatherings, guests park on one side of the street to allow space for emergency vehicles (don’t block the roads) • Decorations – Holiday decorations are allowed but must be removed 15 days after the holidays. • Homeowners are responsible for their guests and their actions. Most frequent issues/violations this past quarter: • Garbage violations • Parking violations • Landscape violations

Committees also provide a way for homeowner to get involve in their community and be heard. Joining a committee also has its benefits. It allows you to exercise your talents, meet new people, make a difference, and learn about your community and its operations. If anyone is interested in joining a committee there are a few to consider. There is the Advisory, Architectural Review, Landscape and Security Committees to name a few. If you have a background, some time, and the willingness to get involved in your community please reach out to us (the HOA) and we can guide you on how to become a member.

s the holidays approach, we fill our house with family, friends, and loved ones. It’s important we focus on safety as we start the holidays and here are some reminders that usually become important this time of year.

ere at Flip Flops, this holiday season we will be having an angel tree in the restaurant. We will be working with several agencies to supply us with underprivileged children names and ages, and attached them to our Christmas tree.

New Membership Orientation

O

rientations are available for any resident that lives in our community. No matter how many years you have lived in Bellalago you are welcome to be part of our group sessions that are conducted every Sunday and Monday from 10am – 11am every week. Covid-19 changed our lives and the way we proceed in our Club and orientations have become a very important way of communicating with our community and inform them of these necessary adjustments. For us it is very important to listen to all of your questions and concerns that you have as a new resident or even if you have been part of this community for many years. Remember that all questions are important so bring as many questions as you can to your orientation.

which will allow them to use the Club facilities without the presence of an adult. With this form of ID comes a great deal of responsibility since your child will NOT be able to sign in any other minor or adult and will be expected to follow the regulations of the Club as any other adult.

What should I expect during the orientation?

I live out of the state of Florida and I am unable to assist to an orientation. Do I need to wait until I travel back to Florida to schedule an in-person orientation?

The purpose of the orientation is to give our residents important information that will guide you on the regulations and use of the facilities. You will receive a Welcome Package which includes a quick reference guide of the Deed Restrictions and a New Member Handbook that will explain the check in process, general Club rules and enforcement among other valuable information that we encourage you to share with your family and guests.

Not at all! With all the technology that we have available today, we can set up a day and time and schedule a Zoom meeting. The Welcome package can be forward to your email as an attachment so that you have this information at the moment the meeting takes place. If you are unable to schedule a Zoom meeting you can always reach out to me at IMartinez@Evergreen-LM.com and we will make it happen! Our priority is that every Bellalago and Isles of Bellalago resident enjoy their visit to our Club and fall in love with your community. We have so much to offer and we want you to be part of this. So, welcome home … sit back and relax, coffee is on us!

At this time, you and all qualifying residents will have their picture taken for their Bellalago ID. It is important that you understand that this ID will be require at all times as you come to use our Club facilities. Children under the age of sixteen (16) are not require to have an ID however if your child is between the age of sixteen (16) and seventeen (17), with your written consent, will be assigned a CONSENT ID B EL L A L AG O B E AC ON
