ummer vacation is over. School is back in session. What used to be “normal” has changed. Many are working from home and children are either back on school grounds or taking virtual/online classes. We want to take the time to thank everyone for your patience and endurance during these difficult times, as we know some people may be uncomfortable with changes. Parents, take the time to prepare your kids for a safe return to school. Schools are an important part of the infrastructure of communities and play a critical role in supporting the whole child, not just their academic achievement. We care about your safety and wellness.

Help Your Child Stay Socially Connected • Reach out to friends and family via phone or video chats. • Write cards or letters to family members they may not be able to visit. • Some schools and non-profits, such as the Collaborative for Academic, Social, and Emotional Learning and the Yale Center for Emotional Intelligence, have resources for social and emotional learning. Check to see if your school has tips and guidelines to help support social and emotional needs of your child.

Protecting Your Assests During Hurricane Season While the summer is almost done, hurricane season is still in full force through November 30th. Every year millions of people suffer the wrath of Mother Nature, as infrastructure is demolished, houses are flooded and swept away, and lives are lost. When protecting your assets, have you asked yourself what can I afford to lose? I personally made a few mistakes in 2004 as a new homeowner. I lost valuable baby pictures of my toddler children, memorabilia, and not to mention, the house. Although the insurance paid for many items, I was not prepared. So in order to help you prepare, here are a few things you can do to get started. 1. Check your insurance policy to make certain you have enough coverage. 2. Have a home inspection to find out what your vulnerabilities are. It might be time for upgraded windows, spray foam in your attic, or hurricane shutters (with ARC approval). 3. Consider getting a backup generator. You will need ARC approval before installation.

6. Cut back any trees that may cause damage to your home by falling over or becoming a projectile. 7. Take pictures of your items for insurance purposes. 8. Have a “go-box” ready with a list of important belongings you want to gather if you had to evacuate your home quickly. This includes things insurance can’t replace like family photos or items passed down over generations. In many instances, we seal our fate when we decide where to live. While there is nothing we can do to stop a hurricane, there is a lot we can do to increase our chance of surviving it. Be prepared for this school year and the rest of hurricane season!

Hello Bellalago!

BY DOUG DINGEE, FACILITIES CLUB MANAGER My name is Douglas Dingee, Jr. and I am happy to be the newest member of Team Bellalago as the Facilities Club Manager. I was born and raised in Connecticut and moved to Florida when I was 13 years old. I am a diehard Patriots fan and in my spare time I enjoy playing golf and traveling, especially on cruises. I graduated from high school in 2011 and attended St. Pete College to study Business Management. Prior to coming to the Bellalago community, I worked at a sister property in Celebration called Artisan Park. I started there in 2008 and worked in various roles until I was promoted to Assistant Manager and joined Evergreen just over four years ago. My role here in Bellalago is to uphold the highest standards within Flip Flops Bar and Grille and across all other Club Facilities. I am very excited to take on this new challenge within the Bellalago community! I look forward to meeting all of you at Flip Flops or out and about in the community. Sign this notebook with an inspirational quote or positive message to share with your fellow neighbors of Bellalago and Isles of Bellalago. Please make sure to write your first and last name on your entries.

The Origin of the Five Mother Sauces BY KENNETH MACDONALD (“CHEF MICK”), FLIP FLOPS BAR & GRILLE

H

ello, my fellow Flip Floppers. I hope all is well with you and your family. This pandemic has tested all of our patience and more importantly our faith. Hold strong and keep faith; this will be ending sooner than later. With my articles, I would like to begin an instructional cooking guide. With each issue of the Bellalago Beacon I will teach the basics and foundation of the culinary concepts you so often see. In this edition, I am going to introduce the FIVE mother sauces. Without these foundational sauces, no other sauce would be possible. A little fun fact: This is one of the first things I learned when I entered culinary school. I’ll begin with a brief history of the mother sauces and how these became introduced into the culinary world. The French are credited for the invention and transformation of how we gathered, prepared and cook our food today. There are two men in history which are credited for how this was invented, developed and produced. First, there is Antonin Carême from the 19th century. Carême invented/developed four original sauces Béchamel, Velouté, Tomato and Espagnole (also known as Demiglace). Then, in the 20th century, Auguste Escoffier introduced Hollandaise as the fifth mother sauce. Chef Escoffier is known as the father of modern culinary cuisine. Depending on your view, I would say Antonin Carême would be the grandfather of modern culinary cuisine.

Some of the classic versions of these sauces use different thickening agents (roux, liaison, emulsions or slurry) to bring the sauce to its proper consistency. There are three types of roux, which is one-part fat and one-part flour - white, blonde and brown. The difference between each is cooking time. Liaison is a mixture of cream and egg yolks used to thicken soups or sauces. Emulsions is when you take two ingredients and mix them into a suspended state (for example, a vinaigrette). Also, there is a slurry. This is when you take cornstarch and a liquid, such as water or orange juice, mix it until it’s smooth and add to an unfinished sauce or stock to thicken. An example would be in Chinese cuisine, where slurries are used primarily to thicken all Chinese sauces.

Béchamel The first sauce is Béchamel. The ingredients are: • Base: Milk, usually whole milk. Bring the milk to a slight boil (too high of heat will burn the milk and you will get a burnt taste). At this point you will have to start over, as there is no way to hide the burnt taste. Then stir in your roux with a whisk (stirring constantly or you will develop dumplings). • Thickening Agent: White roux. • Classical Ingredients: White onion, clove, bay leaf, salt, white pepper and nutmeg.

Velouté Sauce The second sauce is Velouté. This is what you use to make gravies. The ingredients are: • Base: Clear stock veal, but chicken and fish stock work too. • Thickening Agent: White roux, but sometimes also a liaison is used. Heat stock to a boil and whisk roux consistently.

Tomato Sauce The third sauce is Tomato. The ingredients are: • Base: Tomatoes (raw, tomato paste, tomato puree, stewed tomatoes). • Thickening Agent: Classically a roux was used, but modern versions commonly use a reduction or purees. • Classical Ingredients: Mirepoix (celery, onion and carrots), salt pork, garlic, white stock, salt and pepper, sugar (just enough to balance acidity, not enough to make the sweetness perceptible). No real Italian adds sugar to their sauce or better known as gravy … JUST SAYING.

Espagnole Sauce

just wanted to take the time to thank all the residents of Bellalago and Isles of Bellalago that have supported Flip Flops, especially during these tough times that we are all trying to navigate. We are truly blessed to be part of such a great community.

The fourth sauce is Espagnole/Demi-glace or brown sauce. The ingredients are as follows: • Base: Roasted veal or beef bones. • Thickening Agent: Brown roux. • Classical Ingredients: Mirepoix (celery, onions, carrots), sachet, or spice bag (bay leaf, fresh thyme, parsley), and roasted tomato puree.

I also wanted to take the time to remind everyone that the service window is available, when you are enjoying the pool at Bellalago. Please keep in mind that a dry shirt/covering and footwear are required for service inside of the restaurant. I know that it may be a little tricky at times to find the right entrance to come into, but we are here with open arms when you are ready.

Hollandaise Sauce Finally, the fifth sauce is Hollandaise. The ingredients are: • Base: Egg yolks and butter. The butter must be clarified (slow melt butter and remove all fat solids). • Thickening Agent: Emulsification. • Classical Ingredients: Black peppercorns, white wine vinegar, salt, lemon juice and cayenne pepper. Separate egg yolks into a bowl, place over water bath and whisk in clarified butter slowly. This will create your egg sauce. I hope this was interesting and informative. Compliance Reminders BY OSCAR GONZALEZ, ARC COORDINATOR / HOA COMPLIANCE OFFICER

General Home Maintenance Now that fall is upon us, this is the perfect time to take advantage of the weather and perform general maintenance on the exterior of your home. Thankfully the rainy season is ending and this makes it a bit easier to stay on top of the landscaping around your home. This is a great time to start cleaning up your yard to prepare for the upcoming holiday season! Weeds start germinating in late summer, making them easier to kill. If you pull up weeds now, you’ll have a healthier lawn and garden in the spring. One great way to give your plants and yard a helping hand is by mulching in the fall. This is the perfect time to do so because mulch helps to protect plant roots from the winter temperatures. It also assists them in retaining moisture during the cold and dry winter months.

Common Compliance Questions: Why did I get a violation notice for something I’ve already corrected? For example, you may receive a violation stating that your fence needs to be cleaned, and you might wonder why, since you just recently power washed it. The reason is most likely that the inspection occurred before you power washed your fence. There is a certain amount of time between inspections and the generation of letters and sometimes a homeowner may receive a violation for something that has been corrected in the meantime. If this happens, notify the Compliance Department at BellalagoCompliance@ 8

Evergreen-LM.com and list the violation that has been corrected. Please be specific about the violations you have corrected, and if possible, send pictures of the corrected violation. Why did I get a violation notice when my neighbor has several violations that aren’t getting fixed? This is a commonly asked question, and the answer is simple: please don’t assume that because you see open or ongoing violations on another property that they haven’t been cited or the Association is not working to get them resolved. It is ongoing violations such as these that lead to the more stringent policy for getting violations resolved. The Association is doing everything it can to get these violations addressed so property values continue to rise and remain as high as possible. Additionally, the Compliance Department and management have gone to great lengths to ensure that violations are cited consistently. So, rest assured that if you’ve been cited for a particular violation, so should everyone else with the same issue.

Common Violations

I want to begin by welcoming all new faces to Bellalago and wanted to provide some general information regarding your community. Most of you have gone through the orientation process, received some information along with your Bellalago ID’s. One of the most basic rules that must be followed when using the amenities (gym/ pool) is having and providing your ID’s when asked. It does not matter if you are new or older residents, everyone must show ID’s in order to use the amenities.

For the summer months, the number one violation continues to be landscaping. Lawns should be cut, edged and all landscaping material shall be maintained in good living condition at all times. Aside from violations, the Association has the authority to do “selfhelps” on those properties that continue to be an issue pertaining to landscape. Self-help is when the Association provides services to a property and back charges for the work.

ID checks ensure that people using the amenities live in the community and also for safety measures. Additionally, residents must sign in. This allows us (the Association) the ability to identify residents and turn away those who should not be using the amenities. This also helps us identify various needs and/or changes. For example, if a class is consistently low in attendance, we may opt to change it to something more appealing to residents.

Bellalago is considered a fishing/boating community with access to Lake Toho. Some general things to keep in mind regarding boating in Bellalago are the following:

This site provides a wealth of information, including fitness classes, calendar, community documents (CC&R’s), financials, list of vendors, pictures, past newsletters and important contact information. On this website you can find most, if not all printable forms, including event request, ARC application, mailbox order forms and more. All of these forms are also available at the amenities for pickup. In addition to the BellalagoHOA.com website, you can also check Channel 742 on your Spectrum cable box for more information. 10

Leasing

BY THE MEMBERSHIP DEPARTMENT

D

uring the summer we received a high volume of applications for renewing existing lease agreements or welcoming new residents to the community. To better assist our residents with the renewal process we would like to take the time to remind you of the process in place. Talk to your landlord or property management agent as soon as you know you want to renew your lease. For your own peace of mind, discuss lease renewal 60-90 days in advance. This also gives a landlord time to find a new tenant if you cannot renew the lease or choose not to after discussing any new terms for renewal. Make sure that the property is clear of any violations to the governing documents as this will only delay or deny your renewal application. In order to meet the community requirements all leases must be approved by the Board, renewed and provided on a yearly basis. Below you will find all the information necessary with the procedures on how to submit your request, what is needed and what to expect in order to make your move into our community a pleasant experience. The following items are required before submitting your package for processing review. Once the package is submitted there will be no refunds for incomplete information provided and it will be processed DISAPPROVED after 30 days. 1. Lease application form filled out completely

2. Copy of the lease (may be a “draft” without signatures / request original if approved) 3. Addendum to lease application form 4. Non-refundable $50 application fee for each adult over the age of 18 years for new applicants in the community (check or money order only made payable to Bellalago and Isles of Bellalago Community Association – NO PERSONAL CHECKS). 5. Renewal fees are $25 for each adult over the age of 18 years 6. Copy of ID’s to include: Driver’s License(s) / current State Photo ID, current vehicle registrations 7. Completed Authorization to Release Information form and Crime Free Addendum Please allow up to 30 business days for the response and a letter will be sent to the party requesting the lease. There is an expedited fee of $50 for a response within seven business days We look forward to welcoming you to Bellalago and Isles of Bellalago Community Association! Renewals: Renewal application packages should be submitted at least 30 days in advance to avoid interruption of service with the resident gate access and usage of the amenities. As a reminder, subleasing of rooms and/or short term rentals are prohibited within the Bellalago and Isles of Bellalago Community.
