I N D U S TRY R E C A P: 2025 The vacation rental industry in 2025 demonstrated resilience as the market continued its evolution toward a more mature, performance-driven phase.

While economic uncertainty led to shorter booking windows and increased price sensitivity, demand remained steady in established destinations.

Shifts in global travel patterns—including increased outbound travel by U.S. residents and reduced inbound international visitation—reshaped demand in certain markets, but destinations with strong brand recognition, limited inventory growth, and year-round appeal continued to outperform national trends.

Across the Western mountain region, demand remained steady for professionally managed homes offering privacy, quality, and proximity to outdoor recreation. As competition intensified, dynamic pricing, operational excellence, and clear value positioning became increasingly important.

Guests continued to show rising expectations around cleanliness, proactive communication, and consistency, reinforcing the advantage of experienced local operators with boots-on-the-ground teams.

In Jackson Hole, limited new supply and enduring destination appeal supported overall stability. While travelers remained more selective, the region’s reputation for natural beauty and outdoor access continued to attract high-quality bookings. Properties that invested in thoughtful upgrades and professional management were best positioned to succeed in an increasingly competitive environment.

R E V E N U E P E R AVA I L A B L E R O O M — RevPAR (Revenue Per Available Room) factors in both the average rate at which a home was reserved (ADR) and the number of nights it was booked, less owner nights and holds (APO). This provides a better indicator of overall performance when compared to looking at these metrics alone.

In 2025, Outpost’s RevPAR rose to $301, while the market’s was $286.

April saw the lowest RevPAR, with Outpost at $49 and the market down to $39, and July had the highest RevPAR at $594 for Outpost and $545 for the market. This displays Outpost’s continued strength in maximizing both rental rates and occupancy.

AV E R A G E L E N G T H O F S TAY — In 2025, Outpost’s average length of stay (ALOS) was slightly above the broader Jackson market, with Outpost averaging 4.6 nights compared to the market’s 4.5 nights. While Outpost’s ALOS remained consistent with 4.6 nights in 2024, the market’s ALOS dropped from 4.7 nights in 2024 to 4.5 this year. The month of April saw the most significant variation, with Outpost surpassing the market by 5.2 vs. 3.5 nights. These trends reflect our focus on catering to both short- and long-term guests while adapting to the changing preferences of travelers.

A V E R A G E D A I LY R A T E S — In 2025, the Jackson market saw an increase in Average Daily Rates (ADR), rising from $611 in 2024 to $634 this year. The high points were in February ($792), July ($772), and December ($1,072), while shoulder season months like May and October saw ADRs of $334 and $357, respectively. This reflects the continued trend of seasonality and demanddriven pricing dynamics in Jackson Hole.

O CC U PA N C Y R AT E S — In 2025, Outpost continued to outperform the Jackson market in occupancy rates, achieving a notable 67.5% occupancy, up from 66.8% in 2024, compared to the market’s 45.2%. This represents a 22.3% higher occupancy for Outpost over the market. Outpost’s peak months included January (75.5%), February (80.8%), and September (90.1%), consistently surpassing the market by significant margins. In contrast, the market's highest occupancy rates were 70.5% in July and 68.9% in August, demonstrating the strength of Outpost's performance across the year. The months of May and October saw the most pronounced differences, with Outpost achieving occupancy rates of 57.9% and 67.8%, compared to just 28.9% and 33.9% for the rest of the market. These results underscore Outpost's ability to maintain a strong competitive position even during lower-demand periods.

A I R T R AV E L A R R I VA L S — Air travel to Jackson Hole grew steadily in 2025, with 579,681 deplanements from December 2024 to November 2025, up from 527,883 the previous year. Summer months, particularly July (77,904) and August (76,819) saw peak traffic, reaffirming the area’s appeal as a summer destination. April recorded a seasonal dip to 20,323 deplanements. Year-over-year growth was notable in August (76,819 vs. 66,246) and September (63,441 vs. 51,327), reflecting a shift in popularity towards the later summer months.

Yellowstone also saw robust growth, particularly in July (1,174,485) and June (1,098,356), marking a year-to-date increase despite slight winter dips.

GUEST DEMOGRAPHICS — In 2025, Outpost's short-term rental (STR) guest demographics followed trends from 2023 and 2024.

The majority of visitors came from populous states, led

by Texas, followed by California, Florida, New York, and Georgia, mirroring 2024 patterns. Direct flights from cities such as Dallas, Houston, San Francisco, Los Angeles, San Diego, New York, and Atlanta significantly contributed to this visitation.

Outpost continued to solidify its market leadership, now managing 272 properties, which accounts for 34.74% of the total professionally managed rentals in the area. This highlights Outpost’s sustained dominance in Jackson Hole.

The town of Jackson led the market with 850 listings, followed by Teton Village with 746 and Wilson with 632. Teton Village also recorded the highest average sleeping occupancy per unit, at 8.05 on VRBO and 7.79 on Airbnb.

VAC AT I O N R E N TA L AMENITIES — The importance of well-chosen amenities in vacation rentals cannot be overstated, with travelers increasingly using filters like WiFi, pet-friendly options, and hot tubs to make booking decisions. A closer look at year-over-year data highlights notable trends across key neighborhoods. Hot tubs saw consistent popularity in Teton Village, featured in 74.80% of properties, compared to 27.08% in Town and 13.45% in Wilson. Fireplace offerings remained strong, with slight changes in availability: 62.37% in Town, 80.97% in Teton Village, and 82.91% in Wilson in 2025. Pet-friendly rentals saw an increase in the Town of Jackson, rising from 17.02% in 2024 to 23.09% in 2025, in Wilson from 6.65% in 2024 to 14.24%, and from 5.16% to 9.11% in Teton Village. These shifts highlight evolving traveler preferences, with properties focusing on key features like connectivity and relaxation to meet growing demand.

All other competitor markets decreased slightly in occupancy, with the exception of Breckenridge, which saw a minor increase from 54.6% to 55.2%. These trends showcase the continued competitiveness of Jackson Hole amongst other western ski destinations.
