Spring at last!

Can you believe how easy we had it this winter?

The anticipation of the BIG snowstorm that would have us all holed up in our homes for days did not really arrive. It’s fascinating how nature can swiftly defy our expectations, giving us the opposite of what we envisioned or even somehow longed for!

Thankfully, we possess a degree of control over our physical surroundings, particularly our living spaces. The indoor environment is ours to shape as we see fit, reflecting our desires and preferences. No doubt we are all limited by many factors, but visualizing and working towards the home space that will make us happy is never out of reach.

As I reflect on the beautiful homes you will find in this issue, I am reminded of the importance of the vision board. Many of our homeowners and designers in this issue emphasize its value – clipping images and choosing each style, colour, texture and vibe that stirs something within us. This practice is highly esteemed not only in the design world but also in other areas of life focused on turning dreams into reality. Clearly visualizing what you want can be a very powerful way to bring it into being.

In the design world, the vision board serves as a much-needed compass, a guide leading you back to centre. Once you dive into a project, the choices are endless, each one looking more beautiful than the next. Your vision board becomes a tangible representation of your goal. With each image you have chosen, every colour swatch or texture sample, your board serves as a constant reminder amidst the whirlwind of decisions. And it’s something to trust! Trust your instincts, they will always steer you in the right direction. Likewise for designers, the vision board becomes a collaborative tool, fostering communication and alignment with their clients’ visions.

At the heart of it all, a vision board can be a powerful tool to remind us of who we are and what will truly make us happy, amidst all the exquisite choices and trends that may tempt us.

The laundry room is a hard-working space, as washing is a part of daily life, and the task itself is an act of service for our family and those we love. Embrace the laundry room as the cleaning headquarters of your home by designing it for functionality and organizing it to maximize efficiency. Add elements that reflect your style to make it a space you feel good in.

Regardless of size, most laundry spaces have a few things in common, including a washing machine, dryer, workbench/ folding countertop, drying racks, dirty clothes hamper, cabinetry or shelving, deep sink for soaking, iron, ironing board or steamer, and other household cleaning supplies.

When designing a laundry room, consider how you prefer to get the job done, as the needs of the space can vary depending on your laundry system. Some people presoak, while others do not. Some rarely iron, while others iron nearly every item. Some people are precise sorters, while others are not. Some people line-dry or hang-to-dry, while others do not. These factors affect the requirements of the space.

An important consideration for every laundry room is to provide a sufficient path of travel into, out of, and around the space (especially when carrying a basketful of laundry), and appropriate clearance in front of the machines (aim for a minimum of 42 inches).

The best ergonomics for your body and the tasks of bending, reaching and lifting may dictate whether your machines should be on pedestals, side by side or stacking, front or top load, etc. Cabinetry above your washer and dryer should be deeper than standard uppers and not as far above the machines as a typical offset so you can access and utilize this storage more easily. If you are installing a hanging rod, leave between 36 and 39 inches of hanging space between the rod and the countertop.

SOME TIPS:

Locating essentials within easy reach keeps things simple and efficient.

Incorporating a generous folding surface is useful for sorting and stacking clean clothing.

Including a space for multiple hampers is helpful to separate clean clothes from dirty, and for sorting different loads.

Utilizing closed storage is more practical than open shelving. For one, cleaners and detergents are often unsightly items, and secondly, if you use the dryer frequently, a lot of lint/dust is generated.

Selecting baskets and hampers made from natural materials such as wicker, wool, and canvas is generally much more attractive than their plastic counterparts and a more sustainable option.

Installing pull-out laundry bins concealed behind cabinetry keeps things looking tidy.

There are also racks that can be integrated into cabinetry that pull out to provide a surface to lay items flat to dry (such as wool garments that can be easily misshapen if hung up when wet).

Choosing resilient, hard-working materials and finishes such as paint-grade wood wainscotting, tile flooring, scrubbable paint and durable countertops will stand up to laundry baskets bumping the walls, wet items dripping across the floor and cleaners and detergents that can damage more delicate counter materials (such as marble).

Follow the machine recommendations for load size – your clothes don’t get clean if you overload your washer.

Caring for clothing and linens as per their instructions might take you more time, but in the long run, you will extend the life of your clothing (and save money).

Giving your clothing a shake and a snap before line-drying gets the wrinkles out. Folding items as soon as they come out of the dryer or off the line avoids double handling (and reduces time spent ironing!).

Every few months, give your laundry space a deep, thorough clean. Wipe the machines inside and out, clean the filters and vacuum the areas around and behind them. Remember to clean the dryer lint trap after every use. Take everything out of storage cabinetry and off any shelves and purge what you no longer use or need. Wash the walls, ceiling, doors, trim, cabinetry and floors. Spray and wipe all surfaces (disconnect appliances from power sources, as required), and give the sink and faucet a good scrub. Open the window to get fresh air circulating. OH

THESE RICOTTA PANCAKES ARE FLUFFY, MOIST AND HAVE A HINT OF FRESH CITRUS.

INGREDIENTS

(Makes 12 pancakes)

1-½ cups all-purpose flour (scoop and level to measure)

3-½ Tbsp granulated sugar

2 tsp baking powder

¼ tsp baking soda

½ tsp salt

1 cup milk

¾ cup ricotta cheese (low-fat or whole)

3 large eggs

1 tsp vanilla extract

1-2 Tbsp lemon zest (depending on how lemony you want them)

¼ cup fresh lemon juice

1 Tbsp butter, melted

Maple syrup for serving

DIRECTIONS

In a large mixing bowl, combine flour, sugar, baking powder, baking soda and salt. Set aside. In a medium bowl combine milk, ricotta cheese, eggs, vanilla, lemon zest, lemon juice and butter. Mix well to combine and then fold into the dry ingredients. Do not overmix the batter.

Heat a lightly oiled griddle or pan over medium-high heat. Pour or scoop the batter onto the griddle, using approximately 1/4 cup for each pancake. Cook until bubbles form and the edges are dry, about 2 to 3 minutes. Flip and cook until browned on the other side. Repeat with remaining batter. Serve with maple syrup. OH

IN APRIL 2021, MATT JESSUP, A PARTNER AT M2 CONTRACTORS IN GUELPH, PURCHASED AN EIGHT-ACRE PIECE OF LAND SOUTH OF GUELPH WITH THE INTENTION OF CONSTRUCTING A CUSTOM HOME.

The goal was to create a residence that would not only exemplify his company’s capabilities but also serve as a permanent abode for him, his wife Alex, and their newborn son Judson.

The tract of land was heavily treed with wonderful hiking trails throughout and there were no roads onto the property and no existing buildings. Together, Matt and Alex hiked the property with Judson in his carrier, searching for the ultimate spot to build the house. The chosen location was 1,400 feet from the main road, which meant many trees needed to be cleared and services brought in and installed underground.

The couple envisioned a barn-like structure/modern farmhouse-style home with a Scandinavian spa-like interior. Alex spent hours creating their vision on storyboards and shared them with suppliers as the build took shape. The home, built to net-zero standards, was completed in less than a year, despite pandemic supply challenges. The layout boasts a stunning black-and-white kitchen, formal dining room and family room. Aileen Brown of Paragon Kitchens describes the overall aesthetic of the kitchen they created as modern and design-forward with bold finishes. “The layout is sleek and subtle with great attention paid to nature and the surroundings,” says Aileen. “Alex and Matt were great clients to work with because they had such a strong sense of their aesthetic. The collaboration was fun and smooth.”

A sizable hidden pantry was on Alex’s wish list. She and Matt love to cook together and are frequent hosts to family and friends, but they’re also minimalists. They wanted a closeted pantry where small appliances and all the things you need while raising a family can be left out for easy and frequent use. “Paragon Kitchens stepped up to the task brilliantly, creating a secret double-swinging door that has the appearance of a solid wall,” says Alex. “It is Judson’s favourite room!”

Private from the rest of the house, the primary suite is located at the back of the house with a walkout to the pool. “It’s much like a little stone cottage,” Matt says. It also features an elegant Scandi spa-style bathroom with a curbless shower and marble-like porcelain slab walls and floors. Porcelain was selected for its ease of maintenance, offering hassle-free cleaning. The countertops are Dekton by Cosentino and the tile was obtained from Ciot. Alex raves about her exceptional experience with Ciot, describing her rapport with their team as “amazing.” Their sales representative Samantha Garofalo consistently delivered outstanding service, promptly finding the perfect tile styles and colours based on Alex’s visions.

When asked about his favourite room in the house, Matt initially says, “it’s the great room.” Then he thinks again and says, “it might be the garage!” A triple-car garage attached to the house with ample space for vehicles and storage for outdoor and seasonal equipment has heated concrete floors and houses a home gym and golf simulator.

The Jessups love the outdoors and plan to make the most of the wooded country surroundings. “We use the outdoor space as much or more than the indoor space,” says Matt. The pool, installed by Onyx Pools, is in constant use during the summer months. An outdoor sauna, hot tub and covered porch with fireplace, electric heaters and a television make it easy to extend the patio season. Hy-Mark Mechanical completed all heating and cooling systems in the home.

Drawing from past experiences, Alex and Matt prioritized convenience by opting for a lower-level walkout leading to the pool area. They meticulously designed a chic, tiled lower-level wet room equipped with ample hooks, strategically placed to hang pool towels and bathing suits. You’ve probably been dreading that trail of crusty brown paw prints on your freshly washed hardwood floors or worse, splatters of sloppy dirt flinging off of your furry friend when they walk in the house and immediately shake. As all of this plays out in the slowest motion possible and your pet, unfortunately, ignores a drawn-out command to “staaaaaaaaaaaaay,” rest assured there are things you can prepare in advance to preserve your spring cleaning.

If you’re fortunate enough to have a dog that’s into the latest fashions, then you’re automatically winning the mud battle. One of the best inventions out there is the waterproof onesie for dogs. A stylish rain suit provides full body coverage from the elements and is especially helpful if your dog is low to the ground (meaning their belly is basically covered in mud from the minute you step out the door!). Secure on four booties for maximum protection. Of course, there are always those strong-willed pets that are forever on a clothing strike. In that case, you’ll need to prepare your house in other ways.

Cue absorbent mats at every door. Cats, dogs and bunnies will have to check their paws (or feet) on the way inside. A mat will help soak up some sogginess, plus you can wash AND easily hide it in a closet when guests are coming over. Do your research to find the right mat for your consumer morals before you stock up because some materials are more environmentally friendly than others. However, a mat alone is not enough to clean tough mud off adventurous paws.

Have you ever tried the contraption that looks like a water bottle but contains soft silicone bristles to help remove dirt from your pet’s paws? All you have to do is add water, insert a muddy paw, and twist. Sparky will definitely try giving you the side eye as if to say “no chance!” But, if your pet will let you, this is an effective method to keep the mess out of your house. Take it on all your road trips for a mud-free car interior too. Cats are far too independent for this method, so proceed with caution. Purchase a Dyson. Enough said.

For those times when your furbaby just can’t help but roll in a muddy puddle, you’re going to need to rely on a doggy shower or bathtub (a laundry sink is suitable for small-sized pets) to get the job done. Make sure you’re armed with a gentle pet shampoo, comb, absorbent towel and pocketful of treats for your own well-being.

And when all else fails, take your mudball to the local pet store, pay for the spa service, dust off your hands and return to your clean home with a squeaky-clean pup! OH

In the kitchen, highlights include 24-inch square matte stacked floor tiles, slim-Shaker textured laminate cabinets with black hardware and quartz raw concrete countertops with three-centimetre pencil edges and an oversize island with waterfall edge on both sides. The Modern Farmhouse Model home blends traditional farmhouse elements with contemporary flair, offering a vibrant mix of old and new. VINTAGE FURNITURE WHAT NOT TO DO

With vintage furniture now a stealth competitor in home furnishing options, procurement has become game-like, achieved by scavenger hunt and bound only by the kilometres you’re willing to clock.

Whether you’re shopping for a client, are in pursuit of a particular piece for your own space or you’re just out on a weekend jaunt armed with impulse, here are five things NOT to do when sourcing vintage furniture.

DON’T LET IMPERFECTIONS WIN

The term vintage is qualified when a piece of furniture is more than 40 years old. Having survived several decades in family homes already, wear and tear is to be expected. Imperfections such as scratches are cosmetic and can most often be corrected with easy-to-use products available at any home improvement store. Surface damage such as water rings or ink stains can be forgotten with purposefully placed décor such as plants or catchalls. Minor damage comes with the territory of older pieces but it’s important to consider the rarity and uniqueness of the piece itself against this smaller setback.

DON’T SLEEP IN

Markets of any kind are synonymous with early mornings and those hosting furniture vendors are no exception. While many companies offer inventory available for purchase online, they often showcase their latest offerings at in-person events where they can be purchased first. Markets are not the type of shopping event to hit hours after doors open. If you want your pick of the haul, set your alarm.

DON’T SKIP THE MATH

Math is definitive and though you may think there’s a way to change a formula for fit, there seldom is. If you’re shopping for a particular space, come armed with the measurements. The last thing you want is to find the perfect piece, size it up by eye only and face major disappointment when it’s simply too big to fit the vision. Before setting out, ensure you have any applicable measurements written down (please don’t rely on memory for this one!) and bring with you a measuring tape of your own just to be safe.

DON’T ASSUME THE PRICE IS FIRM

In some cases, prices on vintage furniture pieces can be negotiated. If you’re speaking directly with the owner of the shop and you’re getting a sense of leniency, ask if they’re open to a discount. Read the room before pursuing this tactic as you always want to maintain respect for shop owners and the work they put into curating their collections.

DON’T IGNORE SCENT

Even those most experienced in furniture restoration will only purchase from smokefree environments. Over time, furniture subjected to consistent tobacco use will develop irreversible effects such as yellowing and scent absorbency. While paint can cover discolouration and there are odour neutralizing products intended for furniture, it’s important to recognize these as only reducers and not eliminators. If you can smell smoke in a piece of furniture, skip it.

While serendipitous finds are known to make cameos throughout one’s hunt for vintage furniture, it’s a gift that knows no regularity. Keep these tips and tricks in mind when you next set out, and remember that if it’s meant to be, it’ll be (an awesome new addition to your space!) OH

NNestled on a quiet street in Kitchener near the Westmount Golf & Country Club, Ian and Sherrilyn’s elegant west coast modern-style home stands as a tribute to the spirit of adaptability and open-mindedness, essential for a successful home project.

When the couple purchased the home, the plan was a substantial renovation and upgrade. Seasoned in home renovation, they were familiar with what steps to take: they connected with Sutcliffe Homes & Renovations and elle3 Design & Interiors Inc. to help plan and execute the project.

“The original plan for this project was to renovate the existing house and modify and add to it,” says Emily Larochelle, interior designer and owner of elle3 Design & Interiors Inc. “However, after some discussions identifying the design goals, we determined that some of our objectives could not be met while working within the constraints of the existing building. The conversations moved to the idea of keeping only some walls of the home, but we determined it would be logical to tear down everything and reuse only the foundation.” Thus, the decision was to build something new, leveraging the foundation of the past to shape the future.

The couple worked with the builder and designer to envision the new home. Tall ceilings, a vaulted room and seamless indoor-outdoor transitions were paramount, reflecting the family’s lifestyle.

Kyle Carolus, president and owner of Sutcliffe Homes & Renovations, says the homeowners were excited to dive into the new build. “They were fantastic to deal with through the entire process,” he says. “The fit between builder, designer and homeowners was wonderful and there was a real shared vision and connection between Emily, Ian and Sherrilyn.”

elle3 was involved throughout the build process and assisted in selecting all permanent materials. “I worked closely with Sutcliffe Homes during the design process and relied on them to guide us through cost implications and logistics for the project,” says Emily. “Once the designs were approved, I worked on structural drawings, coordinated with engineers and consultants, and submitted all building permits. Once we had all permits, I continued working with the homeowners to make selections and develop our interior aesthetic goals.”

Emily describes the home’s interior style as west coast modern, and says her design process always involves asking clients to create a vision board of what they would want most. “We give

homework to our clients: find images that represent spaces you love, and together we determine what adjectives we can use to describe how they look and feel,” says Emily. The shared focus was to create a home that feels modern and timeless but still warm and inviting.

The outcome is a sophisticated, upscale residence designed to accommodate a luxurious, comfortable lifestyle and unforgettable gatherings. The facade features a stunning black-and-white colour profile, with Permacon’s Cardin Brick in Arctic White installed by Castle Masonry, asphalt roof by Leblanc Roofing, black-framed windows and a stunning oversize arched black entry door from Bavarian Window Works

Inside, the foyer is bright and serene, leading to a central staircase by Lennox Stairs and Wood Floors. “We played with the structural design here to allow a taller ceiling, thus a large, well proportioned entry door,” says Emily. “The staircase is a lovely architectural feature in this space, while still offering some privacy for the second storey.” Light hardwood floors from Bigelow Flooring set the stage for a bright and airy space. Fine Line Kitchens Inc. provided vanities for all bathrooms, cabinetry in the laundry room and all built-ins.

Just off the entry, a powder room adds some drama to an otherwise neutral main level. “The powder room is special,” says Emily. “It has such an amazing tall ceiling – we leaned into the proportions and installed a great wallpaper and moody lighting.” On the opposite side of the entry, a serene conversation area features neutral furniture, décor and a sleek modern fireplace from Bast Home Comfort, punctuated with sparkly gold chandelier and sconces.

The tall arched doorway leading from the foyer to the main room and kitchen area is a favourite of Kyle’s. “I love the arches in the front hallway,” he says. “They’ve started to return on trend and they give the larger openings a soft and welcoming feel.”

The arched entryway leads to the expansive great room, kitchen and dining area, with vaulted ceilings, expansive windows and a harmonious tone-on-tone colour palette. This elegant backdrop sets the stage for the stunning outdoor space beyond. In the kitchen, white cabinets and counters by Chervin Kitchen & Bath create a beautiful foundation, while gold lighting, gold fixtures by Watermarks Kitchen & Bath Boutique and gold cabinet mullions elevate the space. Emily says the kitchen

appliances were important for the couple. Sourced from TA Appliances & Barbecues and installed by Connect Appliances Inc., a large cooktop, double ovens and a spacious fridge/freezer create a space ideal for gourmet dinners and entertaining.

Outside, landscaping and pool by Terry Howald Pools were integral components of the outdoor living space, a pivotal part of the owners’ design vision from the beginning. “We designed the kitchen, dining area and great room all to allow access to the backyard,” says Emily. “We designed a laundry room, mudroom and bathroom area to accommodate the pool, and the serving area in this space nicely supports entertaining.”

On the upper level, a loft sitting-area provides an alternative gathering space away from the main level. The vaulted primary suite is private and luxurious, with two separate walk-in closets and an en suite with water closet. Two additional bedrooms are cosy and comfortable with large windows and statement lighting.

Emily and Kyle say the homeowners are delighted with the result, though sadly they will soon be moving to the west coast. “They really

love the home,” says Kyle. “They’ve generously invited us to bring other clients through and have provided helpful feedback, which has positively influenced new clients considering Sutcliffe Homes.”

Water IN THE GARDEN

Water fosters biodiversity, contributing to a healthier and more balanced garden environment.

If you want birds or butterflies in your garden, water is a must.

Frogs will come if you have a pond. Some fish can help with the algae and pond waste and can eat insects and mosquito larvae. However, fish may attract raccoons and herons. A great blue heron visited my small pond many years ago and had a wonderful

meal of all my goldfish! I made sure my next pond had some strategically placed rocks for the fish to hide.

For the winter, a small heater for a birdbath or a larger one for a pond is a great way to keep a small area of water from freezing, so birds can visit all year long. This also allows for gases from decaying organic matter to escape, which is very important for overwintering fish and frogs.

Water is the source of life and has been an essential design element in the garden for many millennia. Water in the garden is about abundance and flow. It can be a source of fun, serenity, relaxation, joy, curiosity, mystery and magic.

The sound of water contributes to the sensory experience, providing a calming backdrop that drowns out the hustle and bustle of everyday life. If you live by a busy street or beside a noisy neighbour, a waterfall from a pond or splashes from a single fountain are wonderful ways to distract from those noises.

It really doesn’t matter how small your space is – there is a water feature for you.

TABLETOP

There are tabletop water features that fit on a small table in a small space, like a balcony. Smaller homes with small gardens could add a birdbath or a stand-alone fountain that sits in a dish with a small recirculating pump. You could even use a half-barrel or water trough. All it takes is a few water plants like water lilies and marginal plants like irises and voilà, you have a miniature water garden. Adding a little spitter (small fountain) will oxygenate the water so you will have success with fish in your little water feature.

INGROUND

If you have a larger garden, an inground pond might be the thing. You can purchase preformed liners for a pond, or you can dig one in the ground in whatever shape you want or need. I would recommend that whichever you choose, go a little bigger than you think you want. Ponds somehow look smaller once they are in the ground.

WATERFALLS

Pondless waterfalls are the way to go if you just want to have the therapeutic qualities of water without the maintenance of a pond.

Space, budget and style will help determine what kind of water feature to incorporate into your garden. A townhouse might call for a small wall fountain spilling into a basin and a reflecting pool would match a modern house in the city. Ponds with waterfalls should look natural, or as natural as possible, in their environment. The environment of where you live will help make your choices.

Regardless of the type of water feature you decide on, make sure it is situated close to the house with good views from the windows and/or seating areas or patios. Ponds should have some sun but keep in mind two-thirds of the surface should be covered with plants to reduce the amount of algae that can grow.

The integration of water features in a garden transcends mere aesthetics, offering a plethora of benefits for both the environment and the well-being of its inhabitants. Ontario Tar & Chip is a well established company with a solid reputation built upon the quality of work and high level of customer service we deliver.

Tar & Chip is highly durable, functional and aesthetically pleasing, and much more economical than asphalt paving. It is used extensively all over Canada on county roads and rural highways. As such, Tar and Chip can be used in areas with heavier loads and higher traffic, and the materials we use even on small residential jobs are of a Road Standard which will keep your driveway looking great and functional for many years to come. There really is no regular maintenance required of a Tar and Chip driveway. Unlike asphalt, it doesn’t have to be regularly sealed.

The Tar and Chip surfacing is a combination of hot liquid emulsion (Tar) and clean premium aggregates (Chip). While they appreciated the home’s solid construction, they found its interior excessively dark, and the kitchen was notably cramped for such a spacious house. “Our kitchen reno was 15 years in the making and it was time to tackle it,” says Jen. “We were overwhelmed and didn’t know where to start.” They asked one of their trusted suppliers to recommend a designer, and they suggested Julia Correia Design

During their initial meeting, Julia requested that Jen share photos of her preferred kitchen styles and décor elements, along with outlining her wish list for the space. Above all, Julia sought insight into how the family would navigate their lives within the renovated kitchen/great room. With two young daughters, Maddy and Izzy, two dogs and a horse, their household is bustling with activity. Thoughtful storage solutions, family functionality and maximizing natural light were pivotal considerations for the new design. “From there, Julia absolutely got me,” says Jen. “Every choice she made from that day forward was bang on!”

The 1980s galley-style kitchen was painfully small and dysfunctional. As Julia, Jen and Craig worked through various scenarios to optimize available space, it became evident that one supporting wall would need to be removed between the kitchen and what was then a formal dining room and living room. “We never used the formal living room once,” says Craig. Julia suggested that it would make more sense to repurpose the whole space as a dining room for entertaining and hosting large family events. The archway between the two rooms was enlarged to let light filter in from the new kitchen. Continued on page 119

The dining room showcases a warm wooden rectangular table purchased from Urban Barn. Julia chose a beautiful area rug with blue accents from Ruggable and hung white sheers to add softness.

There was an existing dinette area off the kitchen with railings around it. The railings were removed to allow a more open transition between the working kitchen and the family room. “With the railings gone, the long space needed architectural interest, so we added the white oak ceiling beams,” Julia explains. The family often eats meals in the dinette on their beautiful new table from House Warmings. For informal meals, they use the kitchen island. “There are lots of comfortable seating options now,” Jen says, “regardless of how many people are in the house.”

Where there was a 1980s “planning desk” on the interior wall of the kitchen, there is now a clever built-in storage space used as a beverage station. Wooden shelves were added to create visual interest and give the couple a place to creatively showcase décor items and change

displays seasonally. A hidden cabinet door at the end of the unit has hooks for hanging keys and children’s artwork, “things that would usually clutter your fridge,” says Julia.

Homestead Woodworks provided and installed all cabinetry and millwork for the new kitchen. Craig commended Homestead for their meticulous attention to detail, describing their service as “impressive.” Opting for a simple yet elegant scheme, the kitchen features white Shaker-style cabinetry with warm honey-coloured wood accents. To add visual interest and delineate spaces, black accent pulls adorn most cabinet doors, while brass pulls accentuate the middle wall unit. “It’s a subtle change to switch things up a bit,” says Julia. Hardware was sourced from Emtek. Black serves as an anchoring feature throughout the room, evident in the light fixtures, counter stool legs, console and accessories. Elmira Trim & Door Ltd. supplied the hardware and all trim and doors. Continued on page 120

Typical of homes built in the 1980s, Julia says there were different flooring styles – all of them dark, and different textures and treatments on the ceilings from room to room. Jen loved the first sample of flooring that Julia chose, and so Brodrecht’s Flooring Canada installed the engineered white oak hardwood throughout the main floor.

Stunning light fixtures – including the pendants over the island, the fixture in the dining room and the dinette chandelier – were

carefully sourced from Living Lighting and Universal Lighting with Julia’s guidance. She loves to get involved in the process of design as well as recommending décor choices. The family waited a long time to receive a stunning dinette chandelier. “It only came in a brass finish, but we loved it so much that we ordered it anyway,” says Julia. “When it arrived, we shipped it to Riley Professional Coatings to spray the iron sections black. It turned out amazing! You’d never know that it hadn’t arrived that way.” Continued on page 122

Julia takes pride in the fact that the reno took only six months to complete. She says that’s she’s able to complete jobs in a short timeframe because of her contractor, Ed Iacuzzi, of EIR. “He’s a jack-of-all-trades and we’ve worked together for years,” she says. “If we get delayed on one aspect

of the job, he switches gears to complete another stage to keep the renovation moving forward.” She also works with a small list of suppliers and has built strong relationships with them. “It all comes together quickly because of 15 years of teamwork,” she says.

STRAWBERRY BASIL Mojito

This strawberry basil mojito is a berry fun twist on the classic cocktail. It blends fresh strawberries, mint, basil, white rum and freshly squeezed lime.

SIMPLE SYRUP

½ cup granulated sugar

½ cup water

Add sugar and water to a small saucepan over medium heat. Stir until sugar is dissolved. Let cool, then pour into a glass jar and seal tightly with a lid. Simple syrup will keep, refrigerated, for about one month.

COCKTAIL (Makes 1)

1-2 strawberries, sliced

1-2 basil leaves

1-2 mint leaves

½ oz lime juice

1½ oz white rum

1 oz simple syrup

Soda water

Add all ingredients except the soda water into a cocktail shaker. Add ice and shake until muddled and combined. Strain into a glass over ice. Top with soda water and garnish with extra basil and mint leaves. OH
