wWHEN
DID YOUR
HOUSE START TO FEEL LIKE HOME?
I always like to ask homeowners this question, especially those who have built from scratch or torn a place down to the studs. When was the moment these walls felt less like plans on paper and more like their home? Over the years, I have been given so many answers: “When the kitchen went in and I could cook in my own space again” or, “When the dust settled and we were no longer surrounded by boxes” and, “When my kids ran in without apprehension.”
But in this issue, I barely had to ask. You simply felt the warmth and joy in each unique house. Each homeowner, builder and designer radiated with pride and excitement as they walked us from room to room.
In this issue, we have four of the most stunning, individual, unique homes I have had the privilege to enter. First, a modern refuge with sweeping views of Lake Erie that, quite simply, took my breath away. Then, a bright family home in Waterdown, infused with an earthy palette and wallpaper inspired by nature, all of which framed a unique gallery wall that proudly showcased their son’s art. Onto a contemporary cottage in Niagara-on-the-Lake tucked away on a quiet street, protected by the sweetest dog Molly. And finally, a chic Oakville beauty infused with personality and charm.
Focusing a keen eye on the summer months, we also embrace the warm season this issue with top tips from area pros answering often-asked questions like how to make any size outdoor space an oasis for warm-weather living or how to pick colours and key furniture pieces you’ll want this season. Are you ready to embrace your green thumb? Our Spotlight on Connon Nurseries is sure to help make your plants flourish.
Raise a cocktail and toast the first warmer days of the year. Might I suggest the Tart Cherry Spritz on page 62.
Happy Summer everyone!

A Sense of (Re)PURPOSE
Designer Tamarisk McNalty Stephens shares her ideas.
If you want to create a one-of-a-kind home, incorporate salvaged materials. They add an immediate sense of history and heritage to a renovation or new build, which is nearly impossible to replicate with new materials.
There is also a significant sustainable benefit when you repurpose an item as you eliminate some of the environmental implications associated with purchasing new, including the procurement of raw materials and the consumption associated with the manufacturing process and transportation of goods.
Be mindful that there is a labour cost related to salvaging architectural materials, as it is more time-intensive in demolition to remove items without damage than it is to go in with a sledgehammer. Also, it takes time to prepare items or materials for reuse (such as cleaning, removing nails, sanding, planing, re-enamelling, etc.). However, these costs can generally be offset by saving on disposal fees and the cost of new materials.
Where To Look
If you know at the outset of your project that you’d like to include reclaimed materials, set aside the appropriate time to search before your project begins. You can source items at architectural salvage companies, antique fairs and flea markets, online buy and sells, garage sales, the local landfill (some offer a reuse area, but check with your local municipality for conditions), and local Habitat for Humanity ReStores.
If you have friends, family or neighbours renovating a century home or demolishing an old building, approach them to inquire if any materials are available. Always ask for approval before you help yourself to a bin outside a demolition site.
What To Look For
Depending upon the scope of your project, you may be engaging the services of a design and construction team. Discuss at the outset to make them aware of your intention to integrate reclaimed materials and provide any details on items you have already sourced. This will help ensure your contractor and trades can budget more accurately for material, time and labour costs. It also means that the contractor can place reinforcement where required, plan how to transition from one material height to another and make any recommendations from their experience.
When sourcing goods and materials, thoroughly inspect their condition. Beyond the desired patina and authentic features such as handchiseled details and nail holes, closely examine to see if there are any structural defects or damage that may affect the viability of reusing the item. An example would be reclaimed wainscotting stored in a humid location. The tongue and the groove may no longer fit together, and each piece would need to be remilled, which can add significant time to installation.
When purchasing, ask about the history of the product or material, such as where it originated and why it was part of a demolition. This offers authentication (especially if costly) and provides an interesting point of conversation to your home/project.
Items must also adhere to current building code standards. Items such as salvaged balustrades and spindles may need to be modified, as the height requirements have changed over the years. Vintage light fixtures need to be upgraded by a certified professional to pass electrical safety
standards. Mantels may need to be adjusted to ensure they provide the required clearances of the fireplace unit that will be installed.
How To Incorporate
How repurposed materials can be incorporated into your home is limited only by your imagination, the willingness of trades, and the building code (to ensure the safety and well-being of occupants).
EXAMPLES INCLUDE:
• Installing reclaimed timber as ceiling cladding or beams, floor coverings, wall panelling or wainscotting.
• Repurposing fireplace mantels in an updated design.
• Installing reclaimed windows in interior partitions to create a barrier while still allowing the light and the view beyond to pass through.
• Integrating a cast iron or concrete sink in the laundry room.
• Creating a focal point with a unique, handcarved interior door.
• Hanging a collection of vintage lights.
• Installing reclaimed brick or stone as a floor, feature wall or fireplace surround.
Whether you use a little or a lot, repurposing is a guaranteed way for your home to evoke the character and charm inherent in the materials. OH

Grilled Steak
AND VEGETABLE SALAD
This salad is as fun to make as it is to eat. Fire up the grill and enjoy tender steak slices on a bed of mixed greens, grilled veggies, and tossed with a zesty vinaigrette.
INGREDIENTS
Makes 4-6 Servings
STEAK & MARINADE
1 - 1 ½ lbs flank steak
½ cup olive oil
¼ cup red wine vinegar
¼ cup soy sauce
¼ cup honey
2 cloves garlic, minced
½ tsp black pepper
SALAD
Vegetables of choice, such as corn on the cob, asparagus, tomatoes
1 Tbsp olive oil
Mixed greens (such as arugula and watercress)
¼ cup blue cheese
DRESSING
2 Tbsp Dijon mustard
1 Tbsp honey
1 garlic clove, minced
2 Tbsp red
wine vinegar or lemon juice
¼ tsp sea salt
¼ tsp
black pepper
2 Tbsp olive oil
DIRECTIONS
Before you begin: The steak will require 12-24 hours to marinate. It’s best to marinate the steak the night before.
In a Ziploc bag or bowl, combine all marinade ingredients. Place flank steak in marinade and coat. Let the steak marinate for 12-24 hours in the fridge.
Prepare vegetables for grilling by cutting them into appropriate sizes and brush lightly with olive oil. Remove the flank steak from the marinade. Grill veggies until charred. Cook the flank steak to your liking; for medium-rare, cook the steak for 9-12 minutes, flipping halfway through over medium-high heat. After grilling, allow veggies and steak to rest. Slice steak thinly across the grain.
Prepare the dressing by combining all dressing ingredients and whisking until combined. To assemble the salad, layer the vegetables and steak over a bed of mixed greens. Top with blue cheese crumbles and drizzle the dressing. OH

SIZING UP YOUR SPACE
STORY SHAUNN LIPSEY | PHOTOGRAPHY MIKE CHAJECKI
Whoever told you size doesn’t matter, was likely not a designer. In fact, the ultimate goal of balance and harmony begins with finding the right “fit” for everything in a room –within the context of the space and everything in it.
To arrive at these perfect numbers, there are some no-fail formulas to keep in your back pocket. But before getting into some calculations, it’s crucial to understand the basics of scale and measurement in design. Scale refers to the size of an object in relation to the space it occupies, while measurement involves the accurate sizing and placement of furniture and décor elements within a room. Striking the right balance between the two is fundamental to achieving harmony.
TAKE MEASUREMENTS
Start your design journey by measuring the dimensions of the rooms you plan to decorate. Accurate measurements serve as the foundation to select appropriatelyscaled furniture and arranging it in a way that optimizes the available space. Pay attention to the width, length and height of the rooms, the position of doors and windows, and the scale of any large items that must be included.
CHOOSE FURNITURE WISELY
When selecting furniture, consider the scale of the room and the proportions of existing pieces. Oversize furniture in a small space can make the room feel cramped, while undersize pieces in a large room may look lost and insignificant. Choose furniture that complements the scale of your space.

EMBRACE NEGATIVE SPACE
Negative space refers to the empty areas around furniture, and it is as important to a room as the furniture itself. Negative space gives the eye a chance to rest and creates space for people to pass through or sit and breathe freely, without being crowded. In a living room, for example, the goal is to encourage intimacy and conversation, while leaving enough breathing room. To help you achieve both, here are some loose guidelines:
30-to-36 inches between large furniture pieces for pathways.
Three-to-five feet between armchairs. 14-to-18 inches between the sofa and coffee table.
About seven feet between seating and the television, depending on the overall size of the space.
Underestimating or eliminating these gaps will make the space feel cramped, not cosy.
CREATE VISUAL BALANCE
Achieving visual balance is essential in interior design. A well-balanced room feels comfortable and inviting. Balance can be symmetrical, where identical elements are evenly distributed, or asymmetrical, where different elements are used but still achieve equilibrium. Experiment with the placement of furniture and décor to find the most visually pleasing arrangement. Varying proportions can create balance, while adding interest to a room and preventing monotony. Combine furniture of different heights, shapes and sizes to create a dynamic and visually appealing space.
THE RULE OF ODDS: There’s a certain appeal to odd numbers, which allow for symmetrical, balanced arrangements. The next time you’re arranging a shelf collection or tabletop display, choose a grouping of three, five or seven, with the tallest at the centre.
CONSIDER CEILING HEIGHT
The height of your ceilings also plays a crucial role in determining the appropriate scale for your décor. High ceilings can accommodate taller furniture and larger artwork, while lower ceilings may benefit from lower-profile furniture and more compact design elements. Keep this in mind to ensure a cohesive look throughout your home.
THE RIGHT HEIGHT: The rule of thumb when hanging lighting is the bottom of your fixture should hang 30-to-36 inches up from countertops and tabletops, or seven feet from the floor.
A little scale goes a long way. Choosing a piece of furniture that fits into the bigger picture of the room, with all the other furnishings around it, and even the air that surrounds it, gives that piece greater meaning than it would ever have on its own. OH

HOMEOWNERS SITA AND BRIAN DOSRAMOS CHISELLED BEDROCK TO BUILD THEIR BEAUTIFUL 3,800 SQ. FT. HOME. WHILE THEY LOVED THIS BEAUTIFUL WATERDOWN PROPERTY DAPPLED WITH MATURE TREES AND A BABBLING BROOK, THE ABUNDANCE OF LIMESTONE AND VERY LITTLE SOIL MADE BUILDING A DIFFICULT TASK.
Luckily, the DosRamoses were not only the homeowners but also the builders. Sita and Brian own and operate Ever After Custom Homes. As a design-build company, in business since 2008, they manage the entire process for constructing custom homes west of the GTA, believing a home should be built on a foundation of good vibes, not stress and frustration. And this power couple had a clear vision. “We saw it from the start,” says Brian. “We were working on a client’s home in the neighbourhood and fell in love with the area. The old house on this property had been vacant for quite some time, but we could envision a contemporary farmhouse nestled amongst the trees.” The quiet court backs onto the Bruce Trail – perfect for their young, growing family of four, with two boys, ages two and four, and two large dogs.

The exterior is primarily board-and-batten painted white, and the design centres around a massive custom window meant to frame the sunrise through the trees in the front yard.
“The front window is one of our favourite features,” says Sita. “I used to think I killed plants, but now they thrive from the natural light that floods the entire house,” she adds, laughing. Greenlee Windows and Doors supplied and installed the black Gentek windows and doors. The DosRamos family also adores the balcony off the primary bedroom, resting above the garage and overlooking the forested area along the side of the property.
The primarily black-and-white monochromatic interior was designed to flow seamlessly from room to room, inside and out. “We loved our surroundings so much,” says Brian. “It was important we brought the outdoors indoors.”
Rich forest-green cabinetry grounds the kitchen, which includes two islands and a walk-in butler’s pantry, providing lots of storage and space for Sita, who likes to cook. The kitchen boasts two Wolf ovens, a large gas range top, two dishwashers, a stand-alone freezer, fridge and a warming drawer, all supplied by Best Brand Appliances. “The open kitchen and large islands really allow me to see friends and family gather around the openconcept kitchen, living and dining areas during gatherings.” The family likes to host parties, and the kids have friends over to play, so the house is often filled with laughter. The Wright Kitchen installed the custom cabinetry throughout the house and the plumbing was done by J. Cameron Plumbing & Heating Inc.
“We work with The Wright Kitchen a lot,” says Sita, who does all of the designs for Ever After Custom Homes. “I love collaborating with Christie [the in-house kitchen designer] and their installs are spot-on.”
Eden Tile-It supplied the unique marble, porcelain and ceramic tiles used to add texture and elements of surprise to every room. Sita says the bathrooms were great spots to have fun with shapes and dimensions. “The guest bathroom has tiling that looks like wood,” says Sita. The design creates a funky backdrop to the monochromatic space, complementing the floating black vanity. The primary bathroom built-ins match those in the office while tying into the kitchen island, the wood range hood and the Kenedy Stairs Inc. staircase handrails, all stained to match. The office walls and ceiling are even clad with shiplap.

The cathedral ceilings suggest grandeur while the stone fireplace salutes the escarpment’s limestone. “Even the solid white oak mantel was locally claimed and stained to mimic the natural elements of the area,” says Brian. Napoleon Home Comfort supplied the gas fireplace that warms the space. “The herringbone floors are stunning,” says Sita, describing the layout of the engineered white oak flooring from NovaGroup Inc. The matte finish hides scratches and dents so the floors withstand years of family life.
“Building during the pandemic wasn’t easy,” says Sita. Supply chains were disrupted, causing delays and drastic fluctuations in pricing. “But we are go-with-the-flow kind of people,” adds Brian. “We didn’t get stuck on hold-ups or issues.” As builders, they knew to roll with the punches and enjoy the process. Brian’s family is in the building industry as well, so he grew up learning the trade before earning his construction engineering degree, and he’d like to pass the torch to his sons someday.

The DosRamos family plans to grow with this house for generations. Take a look at what’s in my PICNIC BASKET!
YOUR ULTIMATE GUIDE TO SUMMER SNACKING ON A BLANKET
STORY NICOLE HILTON
1. PICNIC BASKET
A good basket will be well made with a sturdy handle, lined, and include an insulated compartment that provides temperature control for your food. I prefer to select a basket that comes with useful accessories like cutlery, plates and a corkscrew, so I don’t have to remember to pack those separately.
2. TOTE BAG
It’s a given that not everything you want to bring will fit in your basket. Think about how you will transport your picnic blanket, serving pieces, an instant camera and a baguette. I opt for a hands-free backpack that aesthetically reflects the picnic theme since I’ll already be carrying my basket.
Sunny days mean spending as much time as possible outside. If you’re like me, the idea of packing up all the necessities and heading to your local beach or park for lunch, happy hour or a sunset snack sounds like the best way to embrace summer. With the right items, it can be just as special to arrange a picnic in your backyard (or dining room if it’s inclement weather). Here’s a collection of my favourite picnic basics that you can keep on hand for when the mood for finger food strikes!
3. PICNIC BLANKET
Select a blanket that’s versatile enough to use as a tablecloth or ground cover and substantial enough that it won’t fly away in the wind. You’ll want it to be waterproof in case the grass is damp, quick-drying, machine washable, easily portable and cute because it’s the anchor to your entire setup.

4. GLASSWARE
Many picnic baskets include wine glasses, but I think it’s important to use unbreakable drinkware as a safety precaution. Stylish and sophisticated glasses that are not actually made of glass won’t cause any trouble if one slips out of your hand while you’re dishing out the potato salad.
5. NAPKINS
This is your chance to add some personality to your picnic! Go bright, go bold, go patterned, go with a funny saying, go themed, go with what you like.
6. SERVING TRAY
A bamboo or melamine tray is light to pack and provides you with stability when you’re dining on uneven ground. Alternatively, you can use it to carry food from your kitchen to your backyard. Set drinks on the tray or pile up the watermelon slices!
9. FOOD WRAPS AND REUSABLE CONTAINERS
When you’re preparing your food, think about how you’re going to get it from point A to point B. Keeping a reliable set of reusable containers with lids and beeswax food wraps in various sizes in your pantry will allow you to quickly assemble your picnic when the forecast is sunny.
7. CHEESE TRAY WITH KNIVES
I’m a big fan of multi-purpose products like a cheese board that also houses all the tools you need. Look for a set that includes at least three styles of knives so you can easily cut, spread or fork your assortment.
8. MELAMINE SNACK DISHES
10. BEST FOODS
Bringing along a few exceptional-quality melamine serving pieces will elevate your picnic and help you avoid snacking out of unsightly sandwich bags. When you’re not picnicking, you can use them poolside or dockside too.
Include a selection of meats and cheeses, olives, crackers, baguettes, dips, sandwiches, prepared salads, smoked fish, fruits, lemon bars, cookies, champagne, wine, sparkling water, lemonade, anything you can eat with your fingers and anything you can elegantly eat on a stick. I enjoy adding food that no one will expect like flower croissants. Press edible flowers into crescent dough, roll into the shape of croissants, and bake for the prettiest pastry. OH

HOME Away from Home

STORY DENISE WILLSON PHOTOGRAPHY JASON HARTOG
IN 2022, CHRISTA AND STEPHEN ROBERTSON WERE LOOKING TO THE FUTURE.
With aging parents and a second home in Niagara-on-the-Lake, the couple found themselves spending more of their time in Niagara’s Wine Country. They made the decision to transform their existing 1980s Niagara home into their forever home. “We bought the house in 2013,” says Christa. “It was our home away from home, a place where we could relax and someday retire to.” While they aren’t ready for retirement quite yet, they felt it was time to give the home an overhaul so they could enjoy it now, and in the years to come.
The first thing they did was call in the experts. They worked with Joel Tanner from smpl Design Studio, an architectural firm in Hamilton, who created a modern Scandinavian-inspired design. Christa and Stephen loved the concept from inception. The next step was choosing a builder.
“We knew we were in great hands with Geoff and Jason,” says Stephen. Geoff Kennedy and Jason Kenel of Kennedy + Kenel High-Performance Homes have been leaders in home construction for 20 years, building luxury custom homes in Burlington, Oakville, Ancaster and Niagara. But they don’t just see themselves as custom homebuilders; they are designers who create backdrops for lives and dreams.
“Our property was quirky and we needed both designers and a builder with creative ideas,” says Christa. “The team always had our best interests in mind when making decisions,” adds Stephen.
The house was gutted for the makeover. smpl designed the home to fit within the existing pie-shaped lot so no variances were required, and the couple gained additional living space to total approximately 2,000 square feet.

A floor-to-ceiling, two-way fireplace doubles as a focal point while separating the family and dining areas.
“The Maibec natural wood siding was a great suggestion made by smpl,” says Geoff. The lift-and-slide patio doors are another cool feature the homeowners really like, and the contemporary entryway is classic and welcoming. “We love how the house blends with the environment,” says Stephen. “And that the metal roof will last forever.” The standing seam roof was done by Artisan Metal Roofing. This blend of traditional and modern complements the large aluminum windows by House Tune Up that draw natural light at all hours of the day.
The interior design was conceptualized by Nicole Jacobs, creative director at smpl. She layered calming hues of sand and oyster to complement strong interior features throughout the house and incorporated metal mesh in selective areas of the millwork. The lighting fixtures add style, texture and function. The original layout included three bedrooms, but the main-level bedroom was rarely used, so the space was transformed to include an office for Christa, a large walk-in closet and entryway. They built a Murphy bed in the second bedroom upstairs to accommodate guests, while functioning as an office for Stephen. The modern kitchen has no overhead cabinets, but still includes plenty of storage space, built-in appliances and several stations for cooking, eating and cleanup. “The hidden pantry and mudroom were great ideas,” says Stephen, noting how the door blends in with the cabinetry. “And, although the coffee bar was added to use extra space, we enjoy it daily.” Inwood Custom Cabinets completed the millwork throughout.
ABOVE: The modern kitchen was designed with no overhead cabinets to allocate space for larger windows and eliminate clutter. BELOW LEFT: A combined pantry and mudroom, with access to the backyard, is hidden within the kitchen cabinetry. BELOW

The dining area boasts a stunning floor-to-ceiling, two-way fireplace that doubles as a focal point in the open-concept family room, and the soaring ceiling with skylights floods the rooms with natural light. “The unique mono-stringer stairway allows light to filter through and sort of floats,” says Geoff. “The stairway is a feature when you walk in the door.” Lennox Stairs and Wood Flooring provided the statement stairs.
By adding space for the pantry and a rear entry, a hidden balcony for two could be created off the upper-level primary bedroom. The walkout is topped with a peaked metal roof and the aluminum privacy screen and glass railing allow for a stunning view of the neighborhood.
“We call this sitting area our crow’s nest,” says Stephen. “It’s level with the treetops, so we feel like we’re sitting in nature with the birds.” Their fondness for nature is also apparent in their selective use of Canadian-designed wallpaper by surface pattern designer Kate Golding throughout the home. The primary bedroom was expanded over the living room area with a vaulted ceiling and en suite bathroom addition. All kitchen and bathroom fixtures were provided by Cesario & Co. The renovation generally went as planned. “The pandemic made it difficult to get supplies,” says Geoff. “But the team pulled together to weather the storm. It helps when the homeowners are a pleasure to work with and know what they want.”
Continued on page 56 ourhomes SUMMER 2024 | 55
The primary bedroom was expanded over the living area, creating more floor space and a vaulted ceiling. The nature-inspired wallpaper was created by Canadian surface pattern designer Kate Golding.
Stephen and Christa have careers that demand constant collaboration, so they know a thing or two about working as a team. They also know the importance of having a place to unwind and relax.
“We’re not big entertainers, but we like to cook with the abundant fruits and vegetables that grow in the Niagara region and spend time in nature,” says Christa. “This house is perfect for our lifestyle.”
Both Christa and Stephen love the quiet neighbourhood, mature trees and endless places to wander in the area surrounding their home. “There’s a lifestyle here,” says Christa. “A casual, yet peaceful vibe.” The couple enjoy hiking, bird watching, cycling and meandering through the neighbourhood streets with their dog.
What’s their advice to those considering a major renovation or new home build? “Find people you like to work with. An architect and interior designer who can realize your vision, even if you don’t know exactly what that is. And hire a quality contractor you trust to realize that vision.” OH

Their knowledgeable team has significantly impacted interior design throughout Niagara and the GTA, northern Ontario and beyond. There is nothing they cannot take on and master, from a simple refresh to a complete renovation or new build. “Our expert team is by far our greatest asset,” says Bren Petrunick, founder and creative director of SWI.

By leveraging their in-house resources, decades of experience and network of partners and suppliers, SWI manages every aspect of a design project, remaining hands-on from conception to installation. “It is an honour to be invited into someone’s home, and we treat it as such,” says Bren. “We believe great design begins with a conversation. We make every interaction intentional, meaningful and productive.” Their on-site workroom is unique. By keeping custom designs and the production of textiles in-house, their team has access to every stage of production, remaining hands-on and eliminating miscommunications and errors. “We take great pride in this cohesive and cooperative process that enables flawless execution of all our custom work,” Bren says.

Committed to creating interiors that are as unique as their clients, SWI gives their clients and local designers access to an extensive fabric library and workroom that designs, produces and installs everything from custom bedding, drapery and window coverings, toss cushions, upholstered furniture, and more. “We are widely known for our passion and expertise around fabric,” says Bren. “We are committed to creating our own products instead of sourcing, whether it is precise pattern matching on an intricate print across textiles or creating a cohesive collection to make a design pop. We turn vision into a reality.”
SWI is excited to see the trends swing towards a balanced aesthetic in 2024. Calming neutrals are blending with vibrant colours and rich textures. Mixed metals and natural materials are being used more often to infuse personality and style into functional spaces.

Resale VALUE
You hear it all the time in home build and renovation literature: the terms “resale value” and “return on investment” (ROI). There is an endless array of articles and experts touting which features and amenities yield the highest return when it comes time to sell your property.
Homes and cottages are seemingly being treated as commodities, and that resale value is more important than personal comfort and preference. Consequently, the perception among many is that homes are losing their personality – that they are becoming plain, boring even, to make them appealing to the greatest potential audience should the property ever be put on the market. Is there truth to this widespread perception? And if so, what is the motivation driving this trend?
Terri Lynn Gibson is a broker specializing
in the Parry Sound District. In her experience, the commoditization of properties is a very real thing, certainly when it comes to cottages.
“There is no doubt that resale value and return on investment are part of the calculus when people build or renovate seasonal properties,” she says.
Terri Lynn believes that it’s part and parcel with trends that are shaping the nature of cottages. “It used to be that cottages were two-season properties and there wasn’t great value placed on them,” she says. “They were gathering places for extended families and
would often be passed down from generation to generation, so they tended to be heavily personalized. That’s no longer the case.”
What were once rather basic, two-season cottages have been replaced by four-season, luxury homes. The trend, already well underway a decade ago, sped up during the COVID pandemic. Because of the expenses involved, and because government regulations now make it costlier to pass down cottage properties to successive generations, cottage properties must be viewed as commodities that will one day be sold.
“Some of the trends we see in cottage design are being shaped by architects and contractors,” Terri Lynn adds. “In the past, people would often do renovations themselves based on plans they jotted down on a piece of paper. Those days are gone. Renovations now require experienced, licensed professionals who are influenced by efficiency, trends, cost, legalities and bylaws, hidden infrastructure, and a range of other factors. The quirkiness of the past is gone.”
The view when it comes to residential properties seems to be different. “I find that people are building or renovating their homes for their own purposes,” says Sherry Rioux, broker and team lead with The Rioux Baker Team who serves the Collingwood-Blue Mountain region. “They love the neighbourhood they are in and don’t want to move. Many people who call me to inquire about doing renovations want to know what will benefit them the most when they sell, but for the most part they are designing to meet the needs of their lifestyle or current family demands.”
As such, people are increasingly investing in improvements that elevate their lifestyle – decks and outdoor spaces, fire pits, garages with optional living space above, and pools. Kitchens and bathrooms, historically the main renovation projects, remain popular as well.
“The biggest mistake people make is to over-invest for their area,” Sherry asserts. “You have to balance what you put into your renovation so you get your money back on that investment.”
Nonetheless, while most of the new builds and renos that Sherry observes in her area are done with personal taste front of mind, she stresses that it is always important to consider those homeowners that will follow. Because at some point you will almost certainly sell.
“Trends come and go,” she says, “so like that ‘little black dress’ be sure to choose finishings that have staying power.” OH

PERHAPS YOU’VE STROLLED ALONG THE MAJESTIC TREESCAPES OF MUSKOKA, SIPPED WINES IN CHARMING PRINCE EDWARD COUNTY OR LOUNGED ON THE BEACHES OF LAKE ONTARIO.
But, if you head further south, a naturalist’s paradise awaits on the shores of Lake Erie. Occasionally referred to as the forgotten coast, it’s a hidden gem, with quaint towns, rolling countryside and magical sunsets.
To minimize harsh contrasts and sharp lines, colour drenching was used to saturate the walls, doors, kitchen, ceilings and trim in Benjamin Moore Plaster of Paris. OPPOSITE: Picture windows, peaked skylights and sliding doors bathe the home in light while providing panoramic views of the lake.

Nestled along the shore, this 4,000 sq. ft. family home was redesigned with tranquil living in mind. Purchased in 2022, the homeowners collaborated with designer Rhoda Cipparone of Aristocrat Floors to create a cosy refuge from the bustle of daily life.
“The most unique feature is the view of Lake Erie,” says the homeowner. Picture windows and sliding doors provide breathtaking views from the primary bedroom, kitchen, dining and living rooms. “You can see water from every angle of the home,” says Rhoda.
“Rhoda was determined to provide us with a space that was calm and welcoming, a respite from our busy, active life,” says the homeowner. “She created a space that worked in harmony with our landscape and the lake, an unencumbered space. She delivered a canvas of clean lines, soft colour palettes contrasted with bold features of coloured tile, wood slats, a stunning, artistic fireplace and a magnificent primary bathroom.”
Kingfisher Contracting stripped the home to its studs, creating a blank slate for the redesign. From there, Rhoda used colour drenching to saturate the walls, doors, kitchen, ceilings and trim in Benjamin Moore Plaster of Paris. Painting every element the same colour minimized harsh contrasts or sharp lines. “I wanted the paint to be the background music,” she says. Black accents add contrast and depth. “I believe every room needs some black. It’s like denim in a wardrobe. It’s a staple.” Continued on page 69

Beckham Brothers hardwood adds warmth and carries to a few ceilings. “It creates this warm, lovely box that kind of gives you a hug,” says Rhoda. An exterior tile in the same hue creates a seamless transition from inside to out. The repetition in the design allows the view to take centre stage – to be the colour and the artwork. “With the views being what they are, everything else had to be quiet.”
The bright kitchen, designed by Rob Bratina of Brati Custom Cabinets and Rhoda, was beautifully manufactured by AG Custom Millwork. It features Dekton countertops in Nebbia, a creamy surface dotted with rich taupe. The island is Dekton in Laurent, a dark, dramatic hue with threads of gold. Installation was by Quartz Co. The couple love to entertain, so thoughtful elements were added –from the lighting to the kitchen design, to create the perfect backdrop.
A walnut slat feature wall conceals a secret door in the powder room that leads to the HVAC system. Slats also add visual interest to the lower-level recreation room, kitchen island and bar front. “It gives you the same kind of effect that colour drenching does,” says Rhoda. “It’s nice when your eye can travel through a space and not be pulled to one area or another. It sweeps by and feels consistent.”
Good design begins with good bones. Electrical work was completed by Grimsby Electric. The exterior siding and trim received a facelift by Page’s Home Improvements Steckley L.J. Plumbing & Heating and Ruber Plumbing, Heating & AC managed the plumbing and HVAC essentials. Functional and beautiful, the structural elements in the home will stand the test of time.
To honour the relaxed, inviting feel of the design, the furnishings and accessories focused on quality, functional pieces sourced through Aristocrat, Restoration Hardware and SunPan. “I went for things that felt organic and warm,” says Rhoda.
In the upper-level primary bedroom, a sliding door complete with an integrated mirror conceals the openings to the walk-in closet and en suite when in use. The soft blues, greys and pinks in the en suite tile call to mind the silky, weathered texture of a well-worn rug. It called for something more than a utilitarian white tub, so Rhoda commissioned Liquid Quarry to fabricate a vessel from concrete. “It looks like it’s been turned on a potter’s wheel,” she says. “It is imperfect and fabulous, and it’s the perfect companion to this worn-look tile. There’s a beautiful, soft, elegant feel.”

As the principal designer for Aristocrat for 16 years, Rhoda’s previous experience in the fashion industry is a complement to creating beautiful interiors. “For me, fashion, interiors, music, these are all things that hold hands together,” says Rhoda. At Aristocrat, clients old and new can peruse the store for the latest from European and American markets, and the talented design team is on hand to advise, creating a stress-free shopping and design experience. “My design philosophy has always been to do it once, do it well and you won’t have to do it again,” she says. “Accessories, artwork and furnishings, those are things you tweak, but good design is important.”

She exceeded our expectations across all aspects of the design and build-out.”
The homeowners now have a place for family and friends to spend time together and enjoy a lazy summer day at the beach. “The design reflects this simple and easy approach to living. Everything about the home is easy and gives us a sense of quiet comfort.” OH

FOUNDATIONS of Enduring Style
Creating a home that reflects its owner’s personality and lifestyle, and stands the test of time, is similar to building a wardrobe. Just as we invest in classic, well-made and tailored pieces that endure through seasons, our homes demand foundational elements that serve as the backbone of enduring interiors. These are the must-have basics that make up every well-designed home, and the qualities to look for as you shop.
THE SOFA A Centrepiece of Comfort and Style
The sofa is undeniably the heart of any living room – a functional element and an aesthetic focal point –making it an indispensable investment. When choosing a sofa with staying power, prioritize classic lines and neutral colours. Choose materials such as leather or high-quality fabric that not only exude sophistication, but also promise durability. A well-constructed sofa with a sturdy frame and timeless design ensures that it seamlessly integrates into various design styles, which will change through the years.
ACCENT CHAIRS with Lasting Appeal
Complementing the sofa, chairs play a crucial role in providing additional seating and contributing to the overall aesthetic of the room. Look for chairs with clean lines and versatile designs that can adapt to changing trends. Materials such as solid wood or metal frames paired with quality upholstery contribute to the longevity of these pieces. Remember, accent chairs can be reupholstered or refinished, making them a flexible investment that evolves with your changing taste.
Of course, comfort comes first. To that end, here are some things to consider: Your hips should be positioned slightly higher than your knees to facilitate easy standing. Your feet should comfortably touch the floor when you’re sitting deep in the chair. Test the armrests and make sure you can comfortably rest your arms. Continued on page 78

DINING ROOMS
Where Memories and Meals Unfold
Your dining area will host countless gatherings, family meals, important milestones and memories that will last a lifetime. Ensure they’re memorable for all the right reasons, including comfort and style. Choose a dining table with a sturdy construction and a design that transcends passing fads. Wooden tables, whether in classic oak or rich mahogany, have proven to be enduring. Complement the table with chairs that mirror its timeless qualities. Similar to your accent seating, dining chairs can be reupholstered or even repainted to adapt to your style preferences.
BEDFRAME AND MATTRESS
Where Comfort Meets Elegance
The bedroom, a sanctuary for rest and rejuvenation, demands a bedframe and mattress that stand the test of time. Classic wooden bedframes, whether in sleigh or platform styles, exude timeless elegance. Pair it with a high-quality mattress for a perfect blend of comfort and sophistication. Investing in a well-made bed ensures a focal point for the bedroom that will make every night a dream come true.
STORAGE SOLUTIONS
The Unsung Heroes
Functional and stylish storage solutions sometimes take a back seat, but they’re arguably the most important piece of all. Timeless additions such as bookshelves, dressers and sideboards not only keep clutter at bay but also contribute to the overall aesthetic of the space. When selecting storage furniture, consider well-crafted pieces with clean lines. Wood, especially in natural finishes, proves to be a versatile and enduring choice for these essential elements.
In the pursuit of timeless interior design, the key lies in investing wisely in foundational furnishings. Emphasize classic materials, enduring silhouettes and superior craftsmanship to ensure that your home remains a haven of style and comfort for years to come. By making thoughtful choices in these key pieces, you not only build a beautiful living space but also create a home that evolves with you and is a testament to the art of timeless design. OH

After many successful years in business, the Mastervicks decided to expand their business to Niagara Falls and Caledonia, where they still have both locations today. Today, these stores are operated by their eldest son Nathan. Nathan has worked in every facet of the business, ensuring both stores uphold the same value of quality products and exceptional customer service that defines Ryn’s Furniture.

Visit Don’s and meet Lisa, who has been at Don’s for more than 30 years, or Stephanie, who has been lighting homes for more than 20 years. The values set at Don’s have continued since 1973 and we are happy to see you and excited for the new lighting challenges you bring.
OUTDOOR MUST-HAVES
For 2024, the must-have in outdoor lighting is the outdoor ceiling fan. The outdoor ceiling fan adds style to your patio and creates a gentle breeze to cool you down during those muggy days of mid-summer. Best of all, the breeze from a ceiling fan can also deter mosquitoes. Make sure you are purchasing the correct fan for your space as there are damp and wet-rated fans made for outdoors.
ADVICE FROM THE PROS
Purchase the lighting that is right for you – the light you love and the light you will love to live with. Some people need more light and some are more sensitive to glare. Trends this year include new options in glassware that take the glare away, such as alabaster and frosted swirl. Integrated LED fixtures can give you ample light with a unique design.

TIPS FOR STYLING YOUR PATIO BAR CART
The road to patio cocktails is paved with thrilling anticipation, from shopping for supplies to the art of crafting and ending with the highlight –consumption. Often eclipsed however, is the hub of this pseudo leisure sport, the home bar itself. A patio bar cart is the quintessential example of styled storage and is one of the most purposeful and functional additions to your summer evenings.
Here are our top five tips for styling your outdoor sip station:
ELEVATE WITH GAMES
Elevate your cart’s contents by staggering board games beneath the display. This will allow for each item to take its own centre stage and will introduce dimension to the spread. Bonus: an option for some post dinner fun!

FINESSE WITH INGREDIENTS
True, the purpose of your minibar is to (cutely) store all your magic potions and their proper vessels, but who said it had to stop there? Add some colour to your surface by including a dish of common garnishes, such as whole lemons or limes. For something especially seasonal, try a fruit spread alongside a DIY sangria bar!
ADD FRESH FLOWERS
Seldom does a space not improve following the addition of vegetation. A bouquet of flowers or a potted plant intermixed with your barscape can satisfy both the nose and the eyes, while adding dimension in its height, too. Trade secret: Mint will deter insects from your sugary spread while also acting as a garnish to many popular drinks. Cheers to double duty!
LEAVE CHEEKY SIGNAGE
Adorn your carafes with mini chalkboard signage or the like to let guests know what’s on the menu. Go punny with a bar joke, or shoutout a guest of honour with their own special tribute concoction.
KEEP THINGS CHILL
The warmer the weather, the more chilled the drinks must be. If a cooler feels too cluttered in your space, relocate bottles and cans to a more attractive bucket with ice option. Your ice supply will need more frequent replenishing, but your offerings will be on display and ready to quench. OH

In this day and age, not many things are built to last. But Handstone Furniture isn’t one of them. We refuse to compromise. It’s been that way since we started in 1999 as a one-man woodworking shop. Today we remain a familyowned Canadian manufacturer of custom-made, solid wood furniture. We still hand-select the kiln-dried walnut, cherry, maple and red oak hardwoods we work with. We continually invest in adding state-of-the-art manufacturing equipment to our facilities. And we never forget that the only thing equal to the precision and accuracy of modern manufacturing process is the technique and attention to detail that comes from having a reverence for old world craftsmanship. We practice lean manufacturing methods and each piece is built-to-order. Handstone Furniture is different. It takes a little longer to build. You’ll wait a little longer to get it delivered. But we think you’ll agree...its lasting beauty is worth it.

THE PLACE
There is something special about shopping at The Millionaire’s Daughter. That treasure hunt feeling from scouring the everchanging inventory, hearing stories about the life a piece has lived and the history it holds. Shopping here brings magic into furnishing your home. This welcoming, woman-owned furniture and décor consignment business has made a name for itself in the Golden Horseshoe. What began 15 years ago as a small business in Hamilton has rapidly grown into a threelocation operation, with other storefronts in Aurora and Oakville. Each carry a large selection of furniture and accessories that reflect the community’s unique style – at various price points.
REDUCE & REUSE
“Every little piece of furniture has its own story,” says owner Maureen Barnes. Maureen understood early the impact that consignment stores have on a community and the environment by prolonging the lifespan of beloved furniture and trinkets.
Maureen and her long-time staff enjoy witnessing the delight of consignors who see their pieces find a new home, knowing they’re reducing their carbon footprint.
“I am big on reusing and I have always felt like we need to do more,” says Maureen. “Nothing here ever gets thrown out. Everything possible is reused or donated to a charity in the community.” Stock is frequently updated on their website, allowing them to sell across the world to customers from Haiti to England, furthering their environmental impact.

INSPIRATION
Looking for inspiration? The Millionaire’s Daughter recently helped to furnish the new Rodman Hall Boutique Hotel in St. Catharines. From lighting to furniture and down to the sinks, each piece was sourced from their stores. Follow on socials for upcoming joint events!
REFLECTING COMMUNITY
In the beginning, Maureen would go to auction sales to stock her showrooms –purchasing everything from a carousel horse to solid-wood cabinetry. Today, sourcing through real estate agents and word-of-mouth expands their stock, from purses to four-poster beds. Oakville, Maureen’s largest store, features a wider selection of large-scale furniture. The Hamilton and Aurora stores have smaller-scale treasures, reflecting each distinctive community. “Each store is different – each has become what the community wants it to be,” Maureen says. “We do not look for what we are taking, we are receiving what the area is giving and it is constantly changing. It is really exciting to witness.”

IN OAKVILLE ELEVATED AND ELEGANT
When Sarah Adnan was brought in to enhance the finishes on a new build in Oakville, she knew she was right for the project. After all, Sarah is the principal designer and visionary force behind Elevated Living, her own interior design firm, and elevating living spaces is her specialty.
The homeowners wanted to upgrade the builder’s basic finishes. They asked Sarah to give their new home a cohesive look from one space to another. They asked Sarah to work on the entire main-floor area, minus the kitchen which had already been designed by the builder in close collaboration with the homeowner themselves. Sarah’s mission included the entryway, a formal living room, dining room, family room and main-floor powder room.
The result: an innovative and beautiful space. In an interview with OUR HOMES, Sarah tells us how she achieved the style. Continued on page 102

homes to the next level is designer Sarah Adnan’s speciality. She transforms basic spaces into chic, sophisticated abodes with real personality and style.

OUR HOMES: Tell us about the original space. What was it like?
SARAH: The original space was like a clean white canvas waiting to be splashed and infused with colour. Since it was a newly-built home, we worked with the existing structure and didn’t feel the need to disrupt a well-planned layout. We introduced design ideas to transform the space in a way that it would give the illusion that the space was completely revamped.

Elegant custom curtains by Ultra Luxe Linens, hung with black piping, are a favourite feature.
OH: How did you source inspiration for this space?
SARAH: As part of the Elevated Living process, I always start the partnership by conducting a meeting during which clients have the opportunity to share any inspirational images they have gathered for their home. This allows me to get a good understanding of their design preferences so that when I begin to ideate, my recommendations are not too far off from their vision and expectations. For inspiration, the client shared interiors of homes that had colour and also pattern. She’s from the UK so she was open to working with floral and geometric patterns, hence why I selected the wallpaper in the powder room, because I knew she’d like it!
OH: What were some of the challenges of this project?
SARAH: The project started during the COVID-19 pandemic where the marketplace saw rising costs. Therefore, the biggest challenge was trying to create and manage a reasonable budget for the homeowners, while also focusing on delivering high-quality results they would be happy with. As we were faced with inflated prices of materials, home furnishings and their corresponding shipping fees, it was our responsibility to think outside the box to look for creative solutions that wouldn’t exceed budget goals. As inflation continues to affect prices, homeowners are continuing to face these challenges with home renovations and design, and I suggest getting creative with your ideas. For example, the powder room had a basic builder-grade vanity installed. We could have removed it entirely and installed a new vanity but with the aim of staying on budget, we added wainscotting at the bottom to make it appear custom.
“IT’S EXTREMELY IMPORTANT TO INTRODUCE TEXTURES IN A SPACE. I LOOK AT WALLS LIKE HUMANS WHO NEED TO BE CLOTHED WITH LAYERS.”

OH: There are some definite risks in this space! Like the black wall and the geometric walls in the bathroom. How did these come about and why do they work so well?
SARAH: The black accent wall was definitely a point of contention for my clients when the idea was first presented, however, with a bit of convincing, they put their trust in my visions and decided to go for it! I mainly wanted to bring some drama and high contrast into the room, which was quite stark with white walls and a high ceiling. The trim work and bold colour bring personality into a space that was looking quite flat and boring before. The powder room wallpaper was a little easier to execute as the homeowner ended up loving the suggestion right from the moment I shared it with her. It turned out to be one of my favourite parts of the space.

OH: What is your favourite part of the space?
SARAH: I love how the fireplace wall by Nuovo Surfaces Inc. in the formal room turned out. There was a lot of back and forth with the clients on that decision as they were worried it would come out looking too dramatic. But I’m glad they agreed because a space that size, and one that was meant to be used for entertaining, definitely needed that impactful wall moment. I also really love the custom drapery by Ultra Luxe Linens hung in the family room with the black piping, which I thought gave it a very elegant and high-end look.

OH: You use some lovely texture on the walls, whether marble or wood panelling. What does texture do to a space for you?
SARAH: It’s extremely important to introduce textures in a space. I look at walls like humans who need to be clothed with layers of fabric. For example, you will always look more put together if you wear a shirt, a sweater on top and a tie – three layers of garments. Same thing applies to walls, add paint, add accent panels, add wall décor/art for a complete look. An area rug, like the ones here from Mister Interiors Inc. are an easy way to add colour and texture.
OH: If a homeowner wanted to achieve a look like this, any tips?
SARAH: Definitely look at the house as one collective unit, rather than individual spaces. To achieve a look that is cohesive throughout the space, you have to make sure that each space speaks to one another. There should be one element or theme that flows. Sometimes homeowners make the mistake of giving each room a totally different look and feel so I would recommend avoiding that and think first about how everything should flow together before you even start to paint. OH
108 | ourhomes SUMMER 2024
Each room was designed as a unit, flowing together and remaining cohesive in palette and style. ABOVE: Accent panels and art should not be considered an either/or situation. Sarah believes in layering the two for added dimension.

key limePIE BARS
You’ve got to try these creamy, tart and sweet bars, and celebrate a bite-size taste of summer. These bars have a buttery graham-cracker crust layered with creamy key lime filling and topped with zesty whipped cream!
BEFORE YOU BEGIN: The bars will require four hours of cooling time and are best if given time to firm up in the fridge after assembling. This is a great make-ahead dessert option!
Ingredients
CRUST
1 ½ cups graham cracker crumbs
6 Tbsp butter, unsalted and melted
FILLING
5 large egg yolks
2 tsp key lime zest
²/³ cup key lime juice
1 can (14 oz) sweetened condensed milk
WHIPPED CREAM TOPPING
1 ½ cups heavy cream
¼ cup powdered sugar
1 tsp vanilla extract Lime zest
Directions
Preheat oven to 350ºF. Line an 8-by-8-inch baking pan with parchment paper, leaving some to hang over the sides. This will make it easy to take the bars out of the pan. In a bowl, mix graham cracker crumbs and butter until combined. Press mixture into the prepared baking pan and bake for 10 minutes in the oven, or until slightly golden.
Prepare the filling by mixing the egg yolks, lime zest, lime juice and sweetened condensed milk. Pour the filling onto the crust and smooth the top. Bake for 10-15 minutes or until the filling is mostly set. The centre will be a little wobbly. Let cool at room temperature, then move to the fridge to set for four hours. Once the bars are cooled, whip the heavy cream with an electric mixer until soft peaks form. Add powdered sugar and vanilla. Whip until combined and medium peaks form. Spread the whipped cream on top of the key lime bars. Top with lime zest. Place back in the fridge to set for another 30 minutes. Slice into bars and enjoy! OH
