Happy New Year!

A

s the holiday season comes to a close and

we return to our daily work routines, the Happy New Year toasts slowly fade away. We are trying to recover from all the festivities of the season, the get-togethers with friends and families and the holiday feasts. Now, we wonder what the new year has in store for us. While we are making resolutions to better ourselves, we should remember that the most important improvement to our daily lives is to spend more quality time with our family and friends. To enjoy each other’s company and companionship, to truly listen to each other’s concerns, and to offer understanding and a helping hand are resolutions all of us can achieve. Therefore, let me make one last toast to 2013: “Appreciate your family and friends!” Have a Happy New Year from all of us at Our City Weston and the Town Times magazines. Sincerely,

Local Artists Paints Mural on Pembroke Pines City Hall By Debby Teich

L

ast month, even the exterior walls of Pembroke Pines City Hall

were decorated for the holidays. Professional artist Jacklyn Laflamme was hired to paint a holiday mural on the side of the building. Laflamme, who calls Studio 18 in the Pines home, enjoys painting, sculpting, and creating murals. She was excited when Jill Slaughter, curator of Special Projects for the City of Pembroke Pines, asked her to create a holiday mural for City Hall that depicted Thanksgiving, Kwanza, Chanukah and Christmas. After researching some ideas, Laflamme submitted a sketch of a cornucopia, or horn of plenty, which is a symbol of abundance and nourishment. “I thought that a cornucopia would be a great way to tie everything together,” said Laflamme. And Slaughter agreed. Laflamme embarked on the eight-hour-a-day, five-day project, which was completed in time for the holidays. The bright, colorful design was true to her style of painting. “I hope that the visitors to City Hall enjoyed my art work,” said Laflamme. Jacklyn Laflamme

Laflamme started by covering the glass wall with white paint to create a blank canvas. She used the original sketch as a guide and painted the entire project freehand. She used more than a dozen bright colors of exterior latex paint in the mural. When visitors were standing close to the mural, they could see all of the detail in the design, including the Christmas tree ornaments. Instead of painting over the white color, Laflamme scraped it off and integrated the glass from the building into the design. “Since the ornaments were glass, they twinkled in the sun,” said Laflamme. Studio 18 in the Pines is open Monday through Friday, from 8:30am-5pm and Saturday 10am2pm. It is located at 1101 Poinciana Drive in Pembroke Pines. For information, visit www.ppines.com or call 954-961-6067.

Pembroke Pines Teen Hopes to be Crowned Miss USA By Debby Teich

busy with appearances and interviews. Although she has always had a passion for volunteer work, she has taken it to the next level. She has been volunteering at the American Cancer Society, Susan G. Komen Foundation, Best Buddies organization, Boys and Girls Club and more. “When I arrive in my sash and crown, the kids go crazy,” said Michelle, who adores children. “They run up to me and hug me. I am like a celebrity.” Michelle has also been preparing for the 2 ½ week Miss USA event, which will take place in Las Vegas in June. She has been working out, learning to perfect her hair and makeup, honing her interview skills, and much more. “I never realized how much there was to learn,” said Michelle. “I am looking forward to meeting all of the other girls and spending some time in Las Vegas.” Michelle is currently studying elementary education at Miami Dade College and hopes to get a teaching job one day.

wo years ago, Michelle Aguirre was just

an average student finishing her senior year at Hialeah Gardens High School. While shopping for her prom dress, all of that changed. Now, the Pembroke Pines resident holds the title of Miss Florida USA 2013 and is hoping to be crowned Miss USA. It all started when Fernando Wong, the designer of one of the prom dresses she was considering, suggested that she enter the Miss Miami USA pageant and she agreed. Although Michelle had experience in tap, jazz, and modeling, she had never entered a pageant. Fernando quickly made her a dress for the pageant that was only seven days away and Michelle ended up placing third runner-up. “I immediately fell in love with pageants and realized how much I enjoyed being on stage,” said Michelle. Tennis Players Compete On and Off the Court in Pembroke Pines By Debby Teich

ome of the top players in the State of Florida in the Girl’s 14

age bracket recently competed in the 7th annual USTA/ Jaimes Tennis Girl’s 14 Designated, held at the Paul J. Maxwell Tennis Center in Pembroke Pines. They played for valuable ranking points and participated in some fun off-court contests for a great cause. Tournament Director Lynn Jaimes dedicated the tournament to her mother-in-law, who lost her battle with cancer last summer. Players, parents, coaches and spectators were all asked to wear pink for the weekend in support of the fight against breast cancer, as well as to support the theme of an all-girls weekend. On the court, 12-year-old Emma Decoste won both singles and doubles. Polina Kiseleva played a tough three set battle with Decoste and lost in a controversial third. Decoste paired with Sasha Belaya (4th seeds) to upset the #1 seeded team of Laura Fabrizi and Cheyenne Lilienthal in the doubles final. Third place winner Sophia Edwards defeated The girls wore pink at the tournament. Rehanna Butt. Fifth place win-

ner Shene Disbergen defeated Laura Fabrizi. The tournament awarded prizes to the top moms, dad, and sisters for their support of the PINK, as well as to several players. Some of the awards included: Pinkest Players (Kayce Moore, Cheyenne Lilienthal, Sophia Edwards), Top Mom (Hilda Mendez, Caroline Edwards, Grazia Fabrizi), Top Dad (Andy Gladstone), Top Sister (Sami Kennedy, Patricia Mendez), Best sold cupcakes to raise money Sports “girl” ship both on and Players for ACS. Players baked homemade cupcakes, which were judged by the taste, appearance and the name they selected. A panel of judges named Melissa Plambeck the 2012 Cupcake Champion. Student volunteers from the Jaimes Tennis Program sold the cupcakes and created a “drive through” cupcake service at the entrance to Maxwell Park. ‘The generosity that was shown this weekend was amazing,” said Jaimes. “We raised over $400 in cupcake sales and donations.”

Attorney Sergio Cabanas – Your Hero in Times of Trouble By Debby Teich

A

What is the biggest myth associated with foreclosure? Many people believe that all attorneys are knowledgeable about debt resolution or asset protection. The reality is that an inexperienced attorney may fail to assert certain valuable rights and strategies that could have otherwise resulted in a favorable result for the client.

s a new year begins, many people will spend time reflecting on new ways to improve their lives. This may involve addressing a lingering legal or financial issue. If you are looking for a law firm that is all about you, then Cabanas Law Firm is the right choice. They resolve your problems, so you can focus on what is important in your life.

At Cabanas Law Firm, they work closely with clients to understand individual goals and develop a customized plan of action. The firm has built its reputation on a long list of client referrals and faithful returning clients who seek personal service. The staff is comprised of highly skilled, experienced, multi-lingual professionals who are dedicated to each client.

Attorney Sergio Cabanas in action in court

Sergio Cabanas, Esq., answered some commonly asked questions about the firm.

What are the practice areas of the firm? We help clients find solutions to financial problems, so they can focus on whatever is important to them. Some of the areas of our practice include: • Mortgage or HOA debt solutions (foreclosure defense, loan modifications and other settlement programs) • Other debt solutions (credit card defense/medical bills, collections defense, bankruptcy, enforcement of consumer protection statutes) • Asset protection and wealth preservation • Estate planning and probate administration • Landlord-Tenant Law • Class actions, and more. What differentiates Cabanas Law Firm from other law firms? Our firm has a unique mix of attorneys and CPAs, bringing a great deal of firepower in analyzing our clients’ legal and financial situations. I have been practicing law for over 20 years and I work closely with Daniel Tam, our associate attorney who also has more than 20 years of legal experience. Our staff includes a Certified Public Accountant with over 25 years of experience, a loan modification specialist who has assisted in completing over a thousand successful loan modifications, in addition to accountants, paralegals and legal assistants. Our work is our passion. We know how important it is to find the right lawyer. Clients want reliable, effective, experienced legal experts they can trust, who are committed to achieving the best possible results for them. Most importantly, we take the time to personally meet with our clients and develop a special plan of action that is custom-tailored to their individual goals.

Is it possible to get a “free house”? It is possible, but not common. We always try to achieve this result whenever possible or find other alternatives, such as loan principal reductions, loan modifications, short sales, deed-in-lieu, or other solutions. How do you help clients with loan modification and other foreclosure avoidance options? There are many programs and options available to the homeowner such as loan modifications and principal reductions that help reduce the client’s mortgage payments and/or total debt. We leverage our combined legal skills to negotiate the best settlement for our clients. How do you help clients with bankruptcy protection? Bankruptcy can be an effective strategy to eliminate debts. However, bankruptcy protection is a powerful, legal weapon that should be used at the right time, as part of an overall strategy. We distinguish ourselves by doing more than just filing a bankruptcy. We meet with every client in a private consultation to analyze their overall financial situation and develop a customized strategy to resolve all of their financial problems to achieve the results they want. How do you help clients with debt defense? We defend clients against creditors for credit card debt, medical bills, and other debts. Lenders, collection agencies, and banks are experts in getting what they want, but as a borrower, you have rights that can reduce or eliminate your debt. Although people assume harassing calls and letters are unavoidable, the law imposes restrictions and limits on debt collectors. We will help you understand your rights and fight back to get what you want. H ow do you help clients with landlord-tenant law? Unfortunately, landlordtenant law is an area of practice with unsettled laws that create a variety of “land mines” for the unwary. In fact, every time I research landlord-tenant case law, I feel like I’m walking through a graveyard of well-intentioned attorneys who lost great cases, because of small, technical errors. Before signing a contract/lease, both landlords and tenants should consult an experienced attorney with knowledge of the real estate industry. He can explain the terms of your agreement, and discuss your rights if a legal matter should arise. If a disagreement has already risen, contact us to ensure you carefully proceed in accordance with the landlord-tenant laws. How do you help clients with asset protection? Many people believe that asset protection is only for the wealthy, but most people can benefit from the same strategies to reduce taxes legally, as well as protect against creditors. Asset protection can be the difference between losing everything and securing your future. In a time where money and jobs are scarce, individuals need to protect what they have worked so hard to attain.

How do you help clients with foreclosure defense? We never use “cookie-cutter” forms and defenses that judges often ignore. Instead, we personally review and analyze every case to find the best defenses. Then, we use a team approach to strategize and implement the best defenses that are unique to each case, in order to achieve the best results. What are the biggest problems clients face with foreclosures? Many people ignore a lawsuit or “give up” on legal issues, because they believe there is nothing they can do. When legal strategies are not asserted right away, valuable rights can be lost forever. We always advise people to never give up on their legal rights and to see an attorney immediately.

The Cabanas Law Power Team: The staff is comprised of highly skilled, experienced, multi-lingual professionals who are dedicated to each client.

How do you help clients with wills, trusts and estates? One of life’s most important planning moments is often overlooked or avoided by many families. Everyone should have an estate plan that may include a living trust, power of attorney and your last will and testament. Each individual document establishes different rights and responsibilities for different parties. What may seem as a gloomy process will provide peace ofmind and financial security to your loved ones when you are no longer able to provide for them.

The Cabanas Law Firm is located at 18503 Pines Blvd., Suite 301, in Pembroke Pines. For information, visit www.CabanasLawFirm.com or call 954-447-2580 for a free, no-obligation consultation.

Swing for the Green Golf Tournament Raises $30,000 By Debby Teich

M

ore than 100 golfers teed off during the

9th Annual Swing for the Green Golf Tournament, hosted by Pembroke Pines City Vice Mayor Carl Shechter at Hollybrook Golf and Tennis Club. The tournament raised nearly $30,000 to benefit the City of Pembroke Pines Southwest Focal Point Senior Center. This brings the nine year total to over a quarter of a million dollars. The golfers teed off at 8am after a healthy breakfast. When they finished, they enjoyed lunch, followed by the awards ceremony and a raffle drawing for a variety of prizes. “The full field of golfers enjoyed a breezy morning tee-off,” said Jay Shechter Director of Community Services and Housing. “This event is always a sellout. There is a great camaraderie and friendly competitions, in addition to the terrific prizes, raffle gifts and great food. Local businesses are always generous, and this makes an enormous impact on the success of the tournament.” Although Vice Mayor Shechter and his wife were away on a 59th anniversary cruise, they sent good wishes and appreciation to all the participants. Now 85, Shechter has always had a soft spot for the Senior Center. Nine years ago, the avid golfer offered to organize a tournament to help raise funds to support the nonprofit organization, which provide programs and services that enhance the quality of life for the senior population. It offers adult day care services, health support services, social services,

As the only shade structure on the campus, the pavilion transformed a currently underutilized area into a central gathering place for the children and teenagers living at Children’s Harbor. The Open House event is one of the many ways the organization thanks friends for the gifts of time, money, services and resources that they provide throughout the year. The event included the ribbon cutting for the new pavilion, as well as home tours and music. Attendees met staff, volunteers and the foster children that live in Children’s Harbor’s commuHelping with the ribbon cutting were: (l to r) Sherry Stein (Ultimate Software, Board Chair of Children’s Harbor); Lisa Collins-Stamp (Paul Palank Memorial Foundation); Greg Purdy (Celebrity Cruises, Children’s Harbor Board Member): Dr. Audrey Robillard (Children’s Harbor Board Member) and Sue Glasscock (President and CEO, Children’s Harbor)

Preschool Students Donate Toys for Annual PPFD Holiday Drive

tudents at the City of Pembroke Pines West

Pines Preschool are learning the importance of giving at a young age. Last month, 114 students, ages 2-5, donated unwrapped toys to the City of Pembroke Pines Annual Holiday Toy Drive, conducted by the Pembroke Pines Fire Department. One by one, they placed their toys on the fire truck for children in need. The firemen were happy to help those kids that were too small to reach the truck. This is the second year that the preschoolers and their families assisted the Pembroke Pines Fire Department in the toy drive. “Our parents want their children to understand the importance

of helping those in need, and this is a perfect way to have the children participate in a lesson of giving,” said Holly S. Bonkowski, site supervisor of the West Pines Preschool. “Our children love that they are able to help others. This goes hand in hand with our daily lesson that it is important to help others and that to give is more important than to receive.” The City of Pembroke Pines West Pines Preschool, located at 18490 NW 8th Street, welcomes children ages 2-5 into its full-time or part-time programs. For information, call 954437-1134 or email hbonkowski@ppines.com.

Pediatric Foot or Ankle Sprain May Be a More Complex Growth Plate Injury

Are you pAying too much for your insurAnce?

By Robert H. Sheinberg, D.P.M., D.A.B.P.S., F.A.C.F.A.S.

I

njuries to the growth plate in children may cause

damage to the structures at the end of the bone, which allow a child or teenager’s bone to grow to full adult size. These injuries may be misdiagnosed as a simple sprain of the foot or ankle. However, a more complex injury may be present. Growth plates, which start to close between the ages of twelve and eighteen, can be damaged in incidents such as simple falls, sports injuries, automobile accidents or other major or minor traumas. If not recognized and treated early, a child’s growth plate injury can lead to shortening of the bone (growth stops) as the growth plate may close prematurely. Angular deformities of the bone (a curve) may also develop. Fractures into the joint can lead to arthritis as an adult. The severity of these deformities depends on the age at the time of injury, extent of the injury and the part of the growth plate that has been damaged. Certain portions of the growth plate may be injured affecting its growth while other parts grow more normally thus causing a bowing or curvature of the bone. Signs and symptoms of a growth plate injury may mimic a sprain. These injuries occur more frequently than realized. There will always be pinpoint tenderness on the bone’s growth plate and a degree of swelling that is proportional to the degree of injury to the area. The child will often limp and try to avoid the body part. The injured body part may often look deformed. Normal treatment for a sprain may involve simple observation and application of an ace bandage or brace. This treatment for a growth plate injury that is severe may be devastating. X-rays are always taken to visualize the bone injury. In some cases the x-rays may be negative for a fracture. However, the tenderness that is felt by the patient on the growth plate is always indicative of a simple fracture to the growth plate despite these negative x-ray findings. In more moderate to severe cases the bone injury may be easily visualized on an x-ray. CT scans may be needed to further evaluate the bone injury. Treatment Options (early diagnosis is crucial): ▸▸ Immobilization in a below-the-knee cast with or without crutches may be necessary if the growth plate is well aligned. These injuries will heal on their own within six to eight weeks. The younger the child, the faster the healing process. ▸▸ If the injury has caused misalignment of the growth plate it can sometimes be carefully manipulated back into place and then protected with a cast. The cast would be necessary for a minimum of six to eight weeks. Nonweightbearing would be mandatory for part of that time. ▸▸ If the misalignment is more severe and not able to be manipulated back into its normal position, surgery would be necessary to restore the growth plate to its proper position. Surgery can be minimally invasive in order to restore the growth plate to its proper position. This may help avoid later problems including malalignment or premature growth plate closure that may cause the extremity to be shortened and crooked. Injuries into the joint which can cause arthritis can be minimized or completely avoided. The most important thing is immediate diagnosis and treatment. Legally Speaking

Alimony and the Effect of a Supportive Relationship By Evan Baron

T

here are several categories of alimony which

1655 North Commerce Pkwy., Ste. 201, Weston, FL 33326 email: Law@DivorceBroward.com

are addressed by Florida Statutes. The primary factor which determines the type of alimony to be awarded is the length of marriage. Of course, this is only after a determination is made whether alimony is even appropriate, based upon a number of other factors, including the income of the parties and the need by one spouse. When one thinks of alimony most people think of “permanent alimony,” which is a payment received by a spouse each month. Permanent alimony usually only occurs if a marriage is considered long term, which is defined in Florida Statutes as a marriage of 17 years or more. There are, however, circumstances when permanent alimony can be awarded in a marriage with a shorter duration, but that is the exception to the rule. Permanent alimony will terminate upon the remarriage of the receiving spouse, or the death of either party. It is not uncommon for there to be a life insurance component to insure that the receiving spouse will be protected should the paying spouse die before his/her alimony obligation is terminated. There is another event which could either reduce or terminate permanent alimony. This is referred to in Florida law as a supportive relationship between the spouse receiving the alimony and a person with whom he/she resides. This is sometimes referred to as cohabitation between two parties. The law however is much more specific than just two parties cohabitating or living together. What the court may look to is the following: ▸▸ The extent to which the parties may hold themselves out as a married couple (without being legally married). This includes using a common mailing address, or using the same last name. ▸▸ How long have the parties resided together? ▸▸ Are the parties financially dependent upon one another? Have they pooled their assets? ▸▸ Have the parties jointly purchased any real or personal property, such as a home or a car? ▸▸ Is one of the parties financially supporting the other? These are a few of the criteria the court may use to determine if a supportive relationship exists. The burden of proof is on the paying spouse to prove the existence of this relationship. It is, in fact, a somewhat difficult issue to prove. The law was passed to prevent a spouse from continuing to receive alimony just because he/she did not get legally married. This law recognizes that a relationship, even without the issuance of a marriage license, can be the basis of a termination of an alimony obligation.

ach woman who considers breast enhancement

is a unique individual with personal appearance goals for surgery and her desired aesthetic appearance. This individuality demands a broad range of breast implant options including varying shapes, types, projections and textures. Since the invention of silicone breast implants in 1962, there have been significant advances in implant manufacturing, preoperative planning and surgical techniques. As a result, 316,848 breast augmentations were performed last year, making this procedure the second most popular plastic surgery sought by female patients according to the American Society for Aesthetic Plastic Surgery. Of the breast enlargement procedures performed, 70 percent of them used silicone implants rather than saline. The old adage “bigger is better” doesn’t universally apply to breast size. In order to achieve the ideal aesthetic result, it’s imperative that each patient is thoroughly evaluated pre-operatively with regard to desired outcome, including cup size, upper pole fullness, cleavage and shape. Proper assessment of base width, tissue stretch, and nipple to fold measurements must be taken into consideration. It’s the balance between desired outcome and individual anatomy that ensures the best results. Surgical planning should be based on the patient’s goals, the dimensions of their breast and body, and their tissue characteristics. In 2006, the FDA approved a new type of cohesive silicone gel implant, different from the previously manufactured Dow Corning implants in the composition of the gel, making it softer and less likely to leak, rupture or become encapsulated. Today there are three FDA approved silicone implant manufacturers: Mentor (memory gel), Allergan (Natrelle), and Sientra. Each of these implants has a different diameter and projection, and each offers various profiles (low, moderate-plus, high), as well as shapes. With all of these variations, implant selection should be individualized, based on the patient’s desired outcome and body type. The technique used to create the space for the breast implant has improved over the past several years as well. Utilizing meticulous dissection under direction vision decreases trauma to surrounding breast tissue and muscle. Previously, the space or ‘pocket’ was dissected bluntly. This more careful operative technique results in less bleeding, less post-operative pain, a quicker recovery, and theoretically, a lower rate of capsular contracture with less blood and inflammation around the implant surface. Smaller incisions can be used for insertion of the implant, as well with the development of the Keller Funnel. This device is a disposable, FDA approved, cone-shaped funnel with a special hydrophilic interior coating that allows the implant to be placed in the pocket, using a ‘no-touch’ technique with less trauma to the breast and implant. Plastic surgery is a combination of art, science, and surgery. Techniques and materials utilized need to be continually evaluated and enhanced to ensure the optimal outcome for each patient. Current trends in aesthetic surgery are focused on the use of autologous fat to reverse the signs of aging. Similarly, fat grafting and lipo-augmentation procedures have been utilized for breast enhancement, both enlargement and reconstruction. The effects of transplanted fat on mammography and potential breast cancer detection are still being studied, as the technique for breast enlargement with fat is improved. For now, the cohesive, and soon-to-be available form-stable, highly cohesive silicone gel implants are a safe and effective way to enhance the appearance of a woman’s breast. s the New Year begins, we have so much on our

minds. It is very important to always be on your guard against becoming a victim of fraud. Scams can occur at any time of the year. Here are some pointers that can prove valuable in protecting yourself from becoming a victim of fraud. Look for warning signs: ▸▸ Sounds too good to be true ▸▸ Promises usually high returns ▸▸ Requires upfront investment, even for a “free” prize ▸▸ Does not have the look of a real business ▸▸ Take caution when you are pressured to act “right away.”

There are other areas of vulnerability to scams and identity theft. Two percent of reported identity theft occurs through the mail. We also need to be aware of other worsening areas of vulnerability and try to protect ourselves accordingly: ▸▸ Your bank will never email or call you for your account number. ▸▸ Don’t wire money to people you don’t know. ▸▸ Be cautious of work-at-home job offers. ▸▸ Check out the company with Better Business Bureau. ▸▸ Foreign lotteries are illegal in the U.S., so avoid participating in them. ▸▸ Check your monthly bank statements for charges you don’t recognize. ▸▸ Order a copy of your credit report from each of the three national credit bureaus once a year from www.annualcreditreport.com. As we begin the New Year, another area of concern that has recently received much media attention is the fraudulent filing of tax returns using other people’s personal information, particularly social security numbers. With so many people going through financial hard times, the last thing anyone would want to hear is that they have been scammed, and their financial circumstances compromised further. If you are a victim of fraud within the Pembroke Pines jurisdiction, call the Pembroke Pines Police Department’s non emergency number 954-885-6085 to ask questions or file a report. On another note, I want to remind you that assistance for the victims of Hurricane Sandy is still on-going. Mayor Lori Moseley of Miramar and I have committed to partnering with the American Red Cross to encourage as many people as possible to join with us in the on-going efforts of raising funds to assist the American Red Cross. Quiet Title Actions – A Timely Solution That May Eliminate Your Mortgage By Omar J. Arcia, Esq., Foreclosure Defense and Consumer Bankruptcy Protection Attorney

I

n late 2007 and early 2008, we suffered one of the largest eco-

nomic collapses in U.S. history. The real estate market was the first to tumble, with property values depreciating hundreds of thousands of dollars in just a few short months. Overwhelmed with this financial collapse and a dwindling job market, many homeowners were either unable or unwilling to continue making their mortgage payments. Foreclosure proceedings began on most of those homes, but on some, the lenders have not initiated any foreclosure or collection proceedings, or started the foreclosure and then dismissed it before a final resolution. These are the types of cases that would qualify for a “quiet title action.”

A quiet title action is a legal action filed by a homeowner against the mortgage holder in order to legally eliminate the mortgage recorded against the home as of public record, or in legal terms, remove “cloud on the title.” The reason why a quiet title action is such a timely solution now is because under Florida’s statute of limitations, a lender only has five years from the date of default under the note and mortgage to initiate a lawsuit to collect the debt or foreclose on the home. Since many homeowners defaulted (i.e., stopped making payments) in late 2007 and early 2008 due to the economic collapse, 2013 marks the end of the five years that a mortgage holder has to initiate a foreclosure or collection action against a defaulting homeowner. If your lender has not initiated any foreclosure or collection action against you, or previously initiated an action and then dismissed it before a resolution, and five years have passed since your last payment (or the five year window is soon approaching), you are an excellent candidate to file a quiet title action in order to completely eliminate the mortgage on your home. Now that the mortgage is gone, what happens to the debt? In order to eliminate the debt, two options exist for homeowners once the mortgage lien is removed. First, a homeowner can wait until the lender files its untimely legal action to collect the debt, and effectively defend it on the five year statute of limitations theory described above. Second, a homeowner can file for bankruptcy protection after a successful quiet title action to wipe out any personal responsibility for the debt under the home loan. Detailed explanations of all options available to homeowners at risk of foreclosure are discussed in a new instructional DVD developed by the Arcia Law Firm entitled “Fight For Your Home.” If you mention that you heard about the DVD through this magazine you will receive a FREE copy during your appointment with a member of our qualified legal team. If you are struggling to make your monthly mortgage payments, or if you just received a foreclosure summons, don’t face this problem on your own. Contact the Arcia Law Firm today at 954-437-9066 to schedule a free consultation or visit www.arcialawfirm. com for more information about our law firm and services .

It’s Their Business

Slender Fit U Makes Dieting Easy

S

By Debby Teich

lender Fit U is helping clients turn their

bodies into fat burning machines. They are losing 1/2 to 2 pounds of fat per day without exercise, diet pills or packaged foods and keeping it off. The medically supervised program helps dieters modify their relationship with food and eating, resulting in an easily maintained, long-term weight loss. It is the last diet they will ever need to do.

Geri Kelleher, Owner and Program Director, answered some commonly asked questions about the program.

Why do people call you the “HCG Guru”?

I was one of the first people in South Florida to start using the real scientifically proven HCG diet. Six years ago, I lost 25 lbs. on the diet and it changed my life. For the past five years, I have helped thousands of people achieve their Geri Kelleher, Owner weight loss goals with and Program Director this program. The best part of my job is seeing people change before your eyes and watching them get their confidence back. How much can clients expect to lose with the Slender Fit U program? Patients can choose a 23-day program or a 46-day program. Women typically lose 15 lbs. in the 23-day program and up to 30 lbs. in the 46-day program. Men typically lose more - 20 to 25 lbs. in 23 days and 40 to 50 lbs. in 46 days. What is HCG and how does it result in rapid weight loss? HCG (Human Chronic Gonadotropin) is a complex amino-peptide protein that exists in every tissue of the human body, male and female, in miniscule amounts and is found in all living things. It is produced in very high levels during pregnancy. It almost completely controls the metabolic function through the hypothalamus throughout the pregnancy. In non-pregnant individuals, research suggests HCG similarly increases the metabolism. Is this a new diet? No. It has been used successfully for weight loss since 1953, when a British endocrinologist, Dr. A.T.W. Simeons, discovered its weight loss effects. What makes the diet so effective? Unlike other “diets,” this program reshapes and re-sculpts the body by releasing abnormal fat deposits. Every pound you lose is a pound of FAT, which is very different from losing a pound of weight. You are not losing muscle mass, or water. You also lose multiple inches and dress sizes and your shape changes. Do clients keep the weight off? I take great pride in the fact that 90% of Slender Fit U clients don’t regain any weight after successfully completing the program. After completing the Slender Fit U program successfully, you will have supported and

34

rebalanced your metabolism. In addition to losing unwanted abnormal fat, you will modify your relationship with food and eating, resulting in easily maintained, long-term weight loss.

Before

After

Before

After

Are clients medically supervised? Yes. Every patient has a comprehensive physical with the medical doctor before starting the program, as well as one-on-one counseling throughout the program. This is included in the price. Does the diet involve exercise? Exercise is not required and does not improve your end result. It is a scientific program and it is the combination of the HCG and the low calorie diet that produces the weight/ fat loss. However, those who want to exercise while on the program can do so. Is the diet easy? To quote one of my clients, “Besides being the most effective diet I have ever gone on, this was the easiest diet I have ever been on. People like instant gratification. That’s what you get on this diet. Almost every morning when I got on the scale, my weight would be down. No long workouts, no agonizing hunger pains. That’s how great this diet is.”

What do you eat on the diet? You are

eating real food from the grocery store that includes protein, fruit and vegetables. There are no packaged meals. Because you are eating real food, it’s an easy transition onto stabilization and then regular eating and regular life. Is HCG more effective than losing weight with a just a low calorie diet? Following a traditional 500 calorie-a-day diet will leave you fatigued and irritable, and within a few days you will start to retain water due to being “protein deficient”. Without the HCG, you will lose both fat and muscle just as if you were on any “normal” diet. With Slender Fit U›s program, your goal is to lose stored fat, not just weight. Is HCG safe for both men and women? It is completely safe for both men and women. In fact HCG is used to treat male and female infertility in very large doses. HCG used for weight loss is a very tiny dose. Are there any side effects from the HCG? There are no side effects reported while using HCG for weight loss. The amount of HCG used in the diet protocol is a very tiny dose. Because it is a natural substance, this program is completely safe. Are patients hungry on the diet? Eighty percent of people experience no hunger on the Slender Fit U program. They find even very tiny servings to be completely satisfying. This is partly due to your hypothalamus adjusting your metabolic rate, but largely due to the amount of calories circulating in

your system from the fat being released. HCG dieters usually feel as though they are stuffing themselves in order to reach that 800 calorie limit! Can HCG be purchased over the counter? No. There is no such thing as homeopathic HCG. Real HCG cannot be purchased over the counter. The HCG comes in both an injectable and an oral form from the pharmacy. How does Slender Fit U’s program differ from similar programs? My clients tell me that the difference between Slender Fit U and other places is the way we treat people. We stay involved with all of our clients; you are not just a number. If you miss an appointment, we call you. We make sure that every person doing our program gets the proper guidance and support throughout the program and achieves their weight loss goals. Also, we don’t water down the HCG. We give it in the strongest dosage for weight loss and we also give injectable prescription B12.

Consultations are free and by appointment. For information and to see more before and after photos, visit www.SlenderFitU.com or call 954-423-1376.

Dining Out

Coley’s Pizza Offers Fresh Food and a Warm Atmosphere

C

By Debby Teich

oley’s Pizza in Pembroke Pines is not

your average pizzeria. Family owned and run, Coley’s has turned the “mom and pop” concept up a notch. It offers something for everyone, including pizza making classes. The homemade recipes are vegetarian-friendly and healthy. The local pizzeria wins the hearts (and stomachs) of everyone who walks through the doors.

Owner Nicole “Coley” answered some questions about the restaurant.

Why did you open Coley’s? I was born and raised in Miami. I got my first job in a pizzeria in 2000. I started as a cashier and became familiar with every job, from dishwasher to pizza maker. I fell in love with the business and it became my dream to open my own pizzeria. I opened Coley’s Pizza two years ago and I have been living my dream ever since. What sets Coley’s Pizza apart from other pizza restaurants? We have our own spin on things. I want people to think outside the “pizza” box. The décor is spunky and modern. It is a place where people from all different walks of life can feel at home. Describe your staff. My crew includes my brothers (Jake and Josh), stepdad (Bryan) and mamma llama (she’s the glue). There is never a dull moment at the restaurant. We are always singing, dancing, laughing, and just having a good time. I could not have done it without them. They are not only my family, they are my best friends. We all work so hard, but the day goes by so fast. I am a firm believer that if you love what you do, you never “work” a day in your life. Do you know most of your customers? I have known most of my customers since I was 16. They are not only my customers, but also my friends. They have always believed in me and I am so thankful for their support. Are all of the recipes homemade? I love everything to be fresh. We make our own dough, shred our cheese, blend our sauce, roll our meatballs, etc. We even make our own marinade for the wings, as well as the wing sauces. Everything is made vegetarian, unless meat is added.

36

How many different specialty pizzas do you offer? I love my traditional pizza, but sometimes you get a craving for something different. We have 13 different pizzas. Most of them are just crazy creations I’ve come up with over the years. What are the most popular pizzas? It is tough to say, since everyone has their own favorite. The Smokehouse is very popular (BBQ chicken, onion rings, and bacon drizzled with BBQ sauce and smothered with a blend of cheddar and mozzarella) and so is Ode to the Queen (classic Margherita with freshly sliced tomatoes, basil and minced garlic, topped with mozzarella and parmesan cheese). My favorite is the Mamma’s Spinach Alfredo (sautéed spinach and minced garlic over a layer of Alfredo sauce, covered with mozzarella and topped with parmesan cheese). Before I opened Coley’s, my mom would always come in and request these ingredients for her own special pizza. Describe the wings. We use jumbo wings. We are known for our homemade marinade and sauce. It is thick, flavorful, and has a good kick. It is not like anything out there. Describe the Calzones, Strombolis and Pizza Rolls. Our Calzones, Strombolis and Pizza Rolls are large and in charge! The Calzone is in a half moon shape filled with our homemade seasoned ricotta mozzarella, with optional toppings. The Strombolis

are tube shaped, filled with mozzarella and any five toppings you would like. There are plenty of options, since not everyone likes the same thing. The Pizza Rolls are similar to a Stromboli, but with gourmet toppings. It is similar to a giant hot pocket. They are all topped with garlic oil and parmesan cheese, and served with a side of sauce. What are the most popular subs? Our most popular subs are the Philly Cheesesteak (made fresh to order and smothered with cheese), Chicken Parmesan and Meatball Parmesan. Describe the penne. I like things to be fresh, so I came up with an idea to have a section in the menu called Penne Remix. Everything is made to order, never frozen. One of the most popular is the Baked Penne with ground beef, which is our spin on traditional lasagna. What are some of the items on the kid’s menus? Some of the items on the kid’s menu include: spaghetti with tomato sauce, spaghetti with meatballs, tenders and fries, baked penne, penne butter and parmesan and penne Alfredo. Describe the pizza making classes. I wanted to offer a family event for a low price. The classes are every Saturday, at 2pm, for up to 10 kids. They learn the basics of making pizza and get to eat their creation at the end. It is educational and fun. The cost is $5 per child, which includes their personal pizza. Do you support the community? I think it is important to help one another. Several local artists have painted my ceiling tiles. We recently had a fundraiser here for leukemia. It was amazing seeing how the community got together for a great cause. Everyone has a dream or talent. If we work together, we can help them come true. Do you offer catering and delivery? We offer delivery and catering.
