Draft Day Surprise By Julie Levin

iovanni E stevez has been a fan of the M iami Dolphins ever
since he was a young boy, growing up in Little Havana in the shadow of the Orange Bowl. But recently the Miramar postal worker had the chance to hold a unique spot for the ‘Fins during the N.F.L. Draft in New York. Estevez won the opportunity to announce the team’s fourth-round draft pick at Radio City Music Hall for all the world to hear. “It is going to be great,” he said. “Hopefully, it will be an easy name to say because I’m sure I will be nervous.” The 30-year old Estevez won his once-in a-lifetime NFL experience as part of a Fin Club promotion. The team planned to fly him to New York and hand him the card containing the name of the team’s fourth round pick. The task of announcing that selection is usually left to a team representative. “He will actually be on stage and actually read the name that no one else had seen that is on the card of our selection for the fourth round pick,” said Claudia Lezcano, the Chief Marketing Officer of the Miami Dolphins. Estevez, a season ticket holder since 2002, said it was a thrill to be picked, especially since like most fans he usually watches the draft from his own living room. Lezcano said even the players picked up on
the excitement. Starting Wide Receiver Brian Hartline recently tweeted about the program, because he too was a fourth round selection who has gone on to great success with the team. The Fin Club, the first loyalty rewards program of its kind by an NFL team was started in 2012. Fin Club members are able to earn points towards exclusive rewards, access and VIP experiences for Miami Dolphins related activities. While the team has made the honor available to members of their volunteer ranks before, it is the first time it was offered to a member of the Fin Club. “There is such a passion for football fans around the draft, that moment when their favorite team makes a selection. So we are excited to present an exclusive opportunity to our Fin Club members,” Lezcano said. Estevez received round-trip airfare for two, hotel accommodations, spending money, as well as a photo at the draft table. The real score though was his chance to be part of the Dolphin’s draft. “I’ve put in for some of the rewards and I haven’t had any luck, but this is the best one out there and I wound up winning it,” he said. Summer Fun Awaits at Local Day Camps By Julie Levin

t is hard to believe , but the kids will be
out of school next month and looking for a way to stay busy. The City of Miramar is offering a slate of summer camp activities designed to provide a summer filled with adventure, learning and fun. Here’s a look at just some of what is available.
Miramar Kids Club Rockin’ Sockin’ Summer Camp
Camp is designed to keep campers learning and engaged. Each week rockin’sockin’ jam-packed themes will include field trips, special guests, crafts, games and enrichment activities. The Kid’s Club Summer Camp locations are licensed and nationally accredited. For the first time, the camp is also adding a “character check” component to its already packed curriculum.”Camp is fun and good way to stop that summer brain drain,” said Karen Lewis, Social Services Early Childhood Superintendent. Camp runs from June 10 to August 16 at the Miramar Civic Center, Vicki Coceano, Silver Shores and Sunset Lakes Child Care Centers. Children must have completed kindergarten and turned age 5 by September 1, 2012.
M.O.S.T Summer Program
This free Summer Day Camp is being offered at the City of Miramar Fairway Park Program through M.O.S.T. or Maximizing Out-Of-School-Time, a CSC Grant Funded Program. The summer program provides a safe and positive environment for youth. “The

program promotes academic enrichment as well as social and developmental skills,” said Lewis. Campers are busy with physical fitness activities, nutrition education, self esteem, citizenship and positive peer interaction and more. Camp fees are based on a sliding fee scale utilizing the CSC’s sliding fee scale. CSCfunded programs are intended to serve economically disadvantaged children residing in Broward County Title I public schools targeted communities. Camp dates are June 10 through August 9th.
Sports and Fundamentals Camp The Sports & Fundamentals Camp is designed to introduce campers to a variety of sports to help develop skills and techniques. A different sport will be featured each week where campers will learn the history and basic fundamentals of the sport through drills, games, and tournament play. Campers will also have the option to attend weekly field trips and swim trips.
Tween -2 Teen Camp Campers ages 13-16 years old can be on the go with the Tween-2 Teen Camp four days a week. Each camp day includes a fun field trip as well as special classroom activities. The program runs June 10-August 15 at the Miramar Youth Enrichment Center.
Youth in Action Summer Camp
Another option for older kids is the Youth in Action Summer Camp, administered by Harmony Development Center. The academically focused camp is designed to keep kids on track during the summer. Fun recreational activities are also provided. The camp is free to middle school age children, but priority given to children who are currently enrolled in the Youth in Action afterschool program. Celebrate Haitian Culture at New Outdoor Festival By Julie Levin
T
he sights , sounds and joy of Haitian culture will come to life
this month at a first of its kind festival at the Miramar Branch Library. The library is hosting the first Festival D’Haiti 2013 in hopes of turning it into an annual signature event. “We are going to offer a taste of all things Haitian, including music, dance and fun,” said Lisa Jackson, Supervisor of Adult Services at the Miramar Branch Library. Library planners are expecting up to 300 people to turn out for the festival, which will be held May 11 from noon to 5 p.m. in the parking lot of the library, which is located at 2050 Civic Center Place. There will be food vendors, storytellers, artists, crafts for the kids and live entertainment from 3 p.m.to 5 p.m. Among those scheduled to perform will be DJ MC Luckner Plaisir, Nicole Moretta and her Butterfly Dancers, Singer and soloist Yvette LeBlanc, Ernest Regis and Trio Calebass, storyteller Lucrece Louisdhon-Louinis, Saint Rose Rara Group, and more. “It’s going to be a fun day of dancing and music. You are going to be able to learn a little bit about Haitian culture through the foods that we will have, children’s crafts, and the guests that will be on hand,” said Jackson.
Organizers decided to put the event together because of the large number of residents of Haitian descent in Miramar Branch library community. Jackson said she would often hear that the only Haitian-themed events were held further south in Miami-Dade county. “We wanted to offer something that I don’t think has been offered on this scale with the library system,” Jackson said. The date was selected as a pre-celebration in advance of Haitian Flag Day May 18, which is a major national holiday tightly linked to a history of struggle for freedom. “With this event, we want to bring the local Haitian community together along with the local community at large,” Jackson said. The event is being hosted by the Broward County Libraries Division, along with the Haitian Unity Foundation. Other groups helping with the program include Friends of the Miramar Library, Community Access Center and Le p’ti Club. There will also be books and other resources on Haitian culture inside the library. Festival D’Haiti 2013 will be held May 11 from noon to 5 p.m. at the Miramar Branch Library, located at 2050 Civic Center Place. There will be live entertainment from 3 p.m.-5p.m. Admission is free. Get Ready for “Groundbreaking Reads” with Library Summer Program By Julie Levin
I
f you are already thinking about what
you and your family are going to do over the summer, make sure you pencil in plenty of time to read. The Broward County Libraries Division is again sponsoring a summer reading program for all ages, and programs are already being planned at the Miramar Branch Library. “It is a time when we encourage people to read with their kids. Even people that don’t have kids, summer is always a fun time to read,” said Lisa Jackson, the Supervisor of Adult Services at the Miramar Branch Library. The Miramar Branch Library will be participating in the Adult Summer Reading Program from June 8 Aug 3. The kick-off celebration for both the children’s program and the adult program will be held June 8 at the library, beginning at 11 a.m. This year’s adult theme is “Groundbreaking Reads.” Every week the library will feature a different theme with suggestions for books to read and listen to, movies to watch and music to listen to that follows that particular theme. “We encourage them to read to the theme, but really we want to just get people out in the library and checking out materials. We also want to get new folks in to use our library,” said Jackson. Patrons are then asked to write a short “review” of the materials they read/ listened to/watched. Each review will serve as an entry in a weekly contest, where the library will give away a bag filled with books and other goodies. There will also be prizes each week for children that read for a certain amount of time. The kick-off for the Children’s Program will feature a performance from “Billy Joe Bob”

Residents Encouraged to “Eat Slow-Eat Local” julie levin

wo well- known fresh food spots in M iramar recently took
part in an effort to get residents to know more about where their food comes from. Both the Miramar Community Garden and the Miramar Memorial Farmer’s Market took part in the week-long effort known as “Eat Slow - Eat Local,” which was organized by the Slow Food Glades to Coast Chapter. The project, which took part April 1-7 in Broward and Palm Beach Counties, highlighted the production and use of locally grown, caught, and raised food. “I think it is important for people to understand where their food is coming from, and to try and eat locally as much as possible,” said Scott Lewis, the Director of Education for Slow Food Glades to Coast, as well as a member of the Miramar Community Garden.

To help bring the message home, the group hosted a tour of its Community Garden, located at 3700 Largo Drive, April 6. Scott Halderman, the President of the Miramar Community Garden, led a small tour of guests through the garden explaining how the farm is both a network of healthy food sources, as well as a social network for garden volunteers who want to learn about the urban agricultural industry. Master Canner Jessica McCleary also hosted a food demonstration using fresh produce and herbs grown at the garden. The idea, according to Lewis, was to let residents see and taste just some of the advantages of eating locally-produced goods. “One of them is that the food is fresher, more nutritious, also you can cut down on transportation miles of your food and support your local farmers,” he said. The following day, Chef Luci Rosande from Elle’s Restaurant in Miramar created a vegetarian compote at the Miramar Memorial Farmer’s Market, using fresh produce from a local farm. Slow Food is an international group, that started its mission in 1986. The local Glades to Coast chapter was formed four years ago and frequently holds events to show residents the benefits of healthier, locally grown and sourced products. Lewis says he does think the message is getting through. “I do think people are taking more of an interest in what they are eating,” he said. Funds raised during the Eat Slow-Eat Local week through local restaurants will help support such Slow Food Glades to Coast projects including grants to community and school gardens, awards, scholarships and education. Get Back to Nature at County’s New Park Area in Miramar By Julie Levin

esidents looking for a great way to spend time
outdoors with their family now have a new option in Miramar. Broward County officially opened the first phase of its new Miramar Pineland Natural Area in early March and park planners says the new area provides a natural area unlike any other in South Broward. “The intent of the park was to add a nature center type experience to the south end of the County. The closest county nature centers are Long Key Nature Center to the west or Anne Kolb Nature Center to the east, although the building at Miramar Pineland will be a bit smaller,” said Carol Morgenstern, a planning and development manager at the Broward County’s Parks and Recreation division. The 156-acre recreational area is located at 3300 S. University Drive in Miramar and spreads out across an area that runs along University Drive just north of the Homestead Extension of Florida’s Turnpike. There are both passive and active recreation areas for guests to enjoy. For nature lovers, there are two nature trails. One 1,480 foot long concrete trail goes to and through the wetland. The other trail goes through the pineland, includes an overlook area near the wetland and is 3240 feet long. In the open space areas, there is a large playground with a shade cover, a splash pad, and three picnic pavilions for families to enjoy. Though open to the public, the natural area is not yet complete. Plans also call for the construction of a small nature center staffed by a naturalist who could lead nature hikes and classes. Once that is complete, Morgenstern said the County will host a
small grand opening to dedicate the area. According to Morgenstern, the original 98 acres of park property was bought in 1989 with funds from the 1989 Environmentally Sensitive Lands Bond program. In 2001, an additional 58 acres was bought through the 2000 Safe Parks and Land Acquisition Bond Program with funding from the Florida Communities Trust. Since purchasing, the county implemented restoration programs to remove invasive plant species and construct the wetland restoration area. For more information, visit http://www.broward.org/parks.

Miramar Teen Rising in the Tennis Ranks By Julie Levin
S
when her grandmother gave the active little girl a paddle and a little rubber ball. The 5-year old started hitting the ball against the house, over and over again--and wouldn’t stop until she eventually broke a bedroom window . “I knew then I had to find her somewhere else to play,” remembered Paula Liverpool, Sachia’s mother. From that moment on, Sachia began taking tennis lessons and has since become a steadily rising talent on the American tennis scene. Backed by a tremendous athleticism and determination, the Miramar teen, who turns 18 this month, turned pro when she was just 14 and is currently ranked number 302 in the WTA rankings. Once she is 18, her mother says she will no longer be limited on the amount of tournaments she can play, which should improve her ranking. “Her short term goal is to break top 200 to qualify to play the Grand Slams,” said Liverpool. The right-hander, who also hits a two-handed backhand, is in her last year of eligibility playing Sachia Vickery in the ITF Junior ranks, where she rose to a career high of number six in the world. Among her highlights, at age 12 she won the Easter Bowl in the U.S., one of the most prestigious tournaments in the nation, then added success at the Gator Bowl and Eddie Herr both top junior championships. A year later, she started playing ITF and won 5 ITF Junior titles. According to Liverpool, Sachia is currently training with former Professional Tennis Player Kathy Rinaldi, who is now a USTA National Coach in Boca Raton. Sachia, who counts Serena Williams among her idols, trains full time, playing tennis in the morning and afternoon, working in fitness training, and school work. “It’s tough on her physically, but I tell her nothing really good comes easily,” said Liverpool. She also spends a good deal of time on the road playing in tournaments. Her mother says she has already beaten girls in the top 100. “She is getting glimpses of girls ranked in the 60’s, and realizing she can compete with them,” Liverpool said. Athletic talent runs deep with Liverpool’s children. Her son Dominique Mitchell plays football for the South Carolina State Bulldogs. Liverpool says her daughter has a goal, and she has little doubt she will get there. “She wants to win the Grand Slam,” she said.

School Rock Band To Hold Benefit Performance for Twin Classmates By Julie Levin

n elementary school rock band is hoping to make beautiful
music this month to help the family of two classmates. The “Silver Eagles” band from Silver Shores Elementary School will host a benefit concert called “Wishes 2 Walk-A Concert for Avery and Donovan” May 10 in the school’s cafeteria. Their goal is to bring in whatever they can to help the family of Avery and Donovan Pollard, twin first-graders who are facing a long medical and financial battle. “We are always trying to find causes where we can use our music to help out with,” said Matthew Goldberg, the music teacher at the Miramar school.

Avery and Donovan, 6, were scheduled to have surgery in St. Louis in early April to undergo a procedure called a Selective Dorsal Rhizotomy. The twins have Cerebral Palsy and need walkers to get around. Mother Shannon Hutcherson said the procedure, if successful, could let them find a new freedom.”The hope is that by doing this they will walk independently and have less orthopedic problems later in their lives,” she said. Following the procedure, both boys are going to need intense therapy to help them learn how to stand and walk again, but their mother says they are up to the challenge. “They are tenacious, nothing stops them,” she said. “Even though they have been disabled since birth, they don’t let that stop them. They are in typical classrooms, have lots of friends and they love music.” The benefit concert will feature the Silver Eagles, a student rock band made up of 50 young musicians from the school who sing, play drums, keyboards, percussion and guitar. They are led by Goldberg, who will also perform with his own band, “Stirling Road”. The school’s PTA will also be selling food, drinks and snacks. They are hoping to raise as much as $2,000 for the family. “Hopefully anything we raise will help a little,” Goldberg said. Shannon Hutcherson says her family is touched by the band’s willingness to help, and says when her boys are old enough, they want nothing more than to perform with the Silver Eagles too. “I am floored. It is nice to see them go out of their way to help us. I didn’t even know they were planning it. I am astounded by the outpouring of kindness,” she said. “Wishes 2 Walk-A Concert for Avery and Donovan” will be held May 10, beginning at 6 p.m. in the Silver Shores Elementary School Cafeteria, located at 1701 S.W. 160 Avenue. TAG USA Gymnastics Brings Home Back-to-Back State Championships
I
f you want to be the best, you need to train with the best. That’s why so many young gymnasts are joining TAG USA Gymnastics in Weston. Owners Marissa and Michael Zoldan created structured classes for beginners, added the best equipment, and built the largest and most comfortable facility, putting TAG USA in a class by itself.

In 2011 and 2012, TAG USA won the Florida State Championships for USAG Level 3 and Level 4 girls gymnastics. From beginner classes to team, each class has a specific lesson plan and coaches evaluate each gymnast by skill. To what do you attribute TAG USA’s success and growth? Marissa: It all begins with parents signing up their young children in our classes. Our gym has a lot of space, equipment and we use qualified coaches to teach our beginner athletes the proper way of learning gymnastics. TAG USA has grown because parents believe in our program, love our facility, and see their children’s success. Michael: That success is evident if you look around the gym at all the trophies, including our back-to-back State Championships.
What do you consider your greatest accomplishments? Marissa: The success of our teams is a great accomplishment. We bought the gym four years ago with the goal to build a program that emulates the top gyms found in Central Florida and the Midwest. With State Champs, Regional Champs, Team Florida members, and National Qualifiers, we can be considered the best. The success proves that our class programs and team training methods work very well. Michael: This would not be possible without proper planning. We hired experienced coaches and managers who
organized our classes and created convenient schedules. Parents are very happy with our program and, more importantly, our gymnasts are learning and feel good about themselves.
What is the foundation of your training program?
Marissa: First, we train as a USAG gym. Second, our coaches safely train our athletes for higher skills and proper technique. As a Marissa and Michael Zoldan former Elite gymnast, I know that athletes succeed easier with inner core strength, proper conditioning, and repetition of basic skills. Our excellent coaching staff encourages gymnasts to progress at their own pace while learning higher skills. At TAG USA, we encourage progress.
What distinguishes TAG USA from other gyms? Michael: Most dif-
ferent is that, as owners, Marissa and I are always at the gym, talking with families and making sure that parents and children are satisfied. Anyone who walks into this gym is impressed. Our gym is 38,000 square-feet with plenty of comfortable waiting areas for parents and siblings. We also invested in proper equipment. Boys have all of the necessary equipment to learn all of the events in gymnastics. Tumbling and trampoline classes have five trampolines, three tumble tracks, and three spring floors at their disposal. Our huge training space and state-of-the-art equipment allows athletes to train more without waiting in lines. Marissa: TAG USA is known as the “Home for Champions” and we want all children to feel like champions. We award all recreational class children with a medal at the end of their session because we want to develop every child’s self esteem as well as their gymnastics skills. For convenience, all classes run at the same time so siblings can be in separate classes during the same hour.
In addition to gymnastics, what other programs do you offer?
Michael: TAG USA’s Saturday Night Open Gym allows kids to hang out, flip in the pit, and play sports, all closely supervised by our TAG coaches, while their parents go out for date night. Marissa: Our birthday parties are the most popular party packages around. Families get an hour and fifteen minutes of play time in the gym, including use of four giant inflatables, plus one of our three private party rooms for cake time.
Your Summer Sports Camp is also quite popular. What do you have planned this summer? Michael: Our Summer Sports Camp was
voted Best Summer Camp of 2012. For boys, we have indoor basketball and soccer in addition to the pit-flipping and trampoline flying. Our camp director makes sure that campers have non-stop action. Parents love our camp because they know their children are constantly active, safe, secure and happy. We perform background checks and fingerprint all of our camp coaches. Marissa: We offer ten weeks of summer camp with flexible options. You can buy a one day experience ($45) or one week package ($195). You can also purchase camp packages for five to ten weeks with significant discounts. We also do not charge a registration fee. TAG USA has a half day Preschool Camp for three and four year olds. ver the last few years many TAG USA families have been generous to donate food items, toys and money to support the efforts of the TAG USA Foundation. The charity was founded by Marissa Zoldan, a two-time cancer survivor herself, to battle the effects of cancer and support families that become afflicted with poverty or homelessness. Under Marissa’s guidance the TAG USA Foundation is organizing fundraisers and collecting donations not only to find a cure against cancer, but also to financially and emotionally support the families of cancer victims, which all to often are forced into a financial crisis due to the horrendous medical expenses associated with cancer treatment. Many families lose their income, their savings or their homes due to the costs of surgeries, treatments and medications. TAG USA Gymnastics recently hosted a Trampoline & Tumbling competition with 150 competing athletes from around Florida. TAG USA Gymnastics owners, Marissa and Michael Zoldan, took a portion of the entry fees and donated $1,500 to the Foundation. By partnering with Kids in Distress the charity holds annual toy drives and food donations to help under-privileged kids struck by poverty and homelessness. reports that over 7 out of 10 of the Americans that work each day from a computer monitor (about 143 million people) suffer from computer vision syndrome (CVS) or eye strain. Prolonged computer use can result in eye stress and effect typical vision processes in kids and adults. If you are working at a computer longer than 2 hours each day, it is likely that you will suffer symptoms of computer vision syndrome.
Signs of CVS

Eye fatigue from prolonged computer use is caused by the necessity for our visual processing pathways to adapt to processing text on a computer screen in a different way than they do for letters in print. While our eyes are used to focusing on printed material that contains solid black characters with sharp edges, they are less familiar with characters on a digital screen that lack the same degree of contrast and sharpness. Words on a screen are created by combinations of tiny dots of light (pixels), which are most luminous at the center and diminish in intensity toward the edges. Therefore it is harder for our eyes to focus on these images. Instead, our eyes reduce focus to the ‘’resting point of accommodation’’ or RPA. Our eyes involuntarily adjust to the RPA and then have to make a great effort to regain focus on the text. The continuous strain on the muscles of the eyes to focus results in the fatigue and eye strain that is sometimes present during and after use of a computer or digital device. CVS isn’t a matter of concern just for those who spend a lot of time on computers. Other electronic gadgets such as smart phones or tablets can cause similar conditions and in some cases even worse. Since mobile screens are often small, in addition to pixilated, the user often strains even more to focus on images.
Treatment for Computer Vision Syndrome and Eye Strain
If you think that you might be at risk for CVS, you should make an appointment with an eye care professional sooner than later. At a computer vision exam, your eye care professional will perform tests to detect any particular vision problems that might worsen symptoms of computer eye strain. Depending on the results of these tests, your optometrist may prescribe prescription computer eyeglasses to reduce discomfort at your screen. An anti-reflective coating is highly recommended for computer glasses. An antireflective coating lessens glare that may interfere with your ability to focus on images on your screen.
Ergonomics for Computer Vision Syndrome
Ergonomics, or changing your work environment to reduce strains in vision or posture, can help relieve some of the discomfort of computer vision syndrome. Proper lighting and frequent breaks will cause some relief. However, since ergonomics alone cannot resolve a visual problem, using ophthalmic computer eyeglasses is also necessary. Posterior Tibial Tendon Dysfunction, is a common ailment. It is the result of progressive lowering of the arch secondary to weakness or tearing of the tendons and ligaments that support it. Here is a closer look at the causes, signs and symptoms, and treatment options.

Physical therapy to strengthen the muscles that support the arch and lessen the inflammation in the tendon and joints. ▸▸ Anti-inflammatories to decrease the swelling and inflammation in the ankle and foot. ▸▸ Surgery to reconstruct the arch and prevent further damage if the condition has been unresponsive to conservative care.

So, how does a buyer get an offer accepted? Adhering to the following guidelines, in my opinion, will give the buyer an improved probability of getting an offer accepted: ▸▸ Place more money in escrow. Placing more money initially in escrow shows the seller that the buyer is committed and is less likely to back out of the transaction. ▸▸ Reduce the time of the inspection period. Typically, inspection periods range from 10 to 15 days. Shortening this period to 3 to 5 days normally gives the seller the opportunity to “move-on” if the buyer is not pleased with the results of the inspection and both parties are not able to negotiate the repairs, if any. ▸▸ Alleviate seller concessions. If you don’t need the seller to contribute to the buyer’s closing cost, don’t ask for it! Simply put, if you were the seller and had multiple offers on your property, would you entertain the offer asking the seller to pay for part or all of the buyer’s closing costs? ▸▸ Choose your financing wisely. If choosing the type of financing is an option and a buyer is able to choose between a Federal Housing Administration (FHA) mortgage and a conventional loan, go conventional. Both has its pros and cons. FHA mortgages are great for first time buyers short on cash but has some rigid requirements certain sellers refuse to entertain. ▸▸ Waive or negotiate the appraisal contingency. Did I just say waive or negotiate the appraisal contingency? Yes, I did. By this, I am not suggesting that one just should just offer an unreasonable price for a property and waive the contingency. More times than not, if a buyer is working with a professional Realtor, the buyer will have an idea, within a range, of how much the property is worth. Waiving or negotiating the appraisal contingency (i.e. Buyer will pay “X” amount of dollars above appraisal value if the appraisal falls short of the Contract sales price) demonstrates the level of commitment by the buyer. If you were in the seller’s position, would you entertain an offer waiving or negotiating the appraisal contingency? Using one or all of the above should be able to give a buyer an edge when making an offer on a property. In a deep seller’s market, buyers have to give in order to receive. New Loan Modification Program Launched in South Florida By Omar J. Arcia, Esq. Foreclosure Defense and Bankruptcy Protection Attorney
C
ommunication failure between lender and borrower is the
principal reason why more loan modifications are not successful. After much anticipation, on April 1, 2013, the all new Loss Mitigation Mediation (“LMM”) Program was launched in all South Florida Bankruptcy Courts to combat communication failures. This new program is in direct response to the frustration experienced by many homeowners who have tried to modify their home loans time and time again without success. A similar program was recently launched in Central Florida bankruptcy courts, resulting in an 85% modification success rate. If you are in foreclosure, or behind on your mortgage payments, and have tried to modify your mortgage to no avail, here are the reasons why you should now consider participating in the LMM program.
First, under the LMM program, the foreclosure process stops immediately and any foreclosure sale date is automatically cancelled the moment you file your petition. Unlike a traditional loan modification, the LMM program is completely court supervised. This means that a United States federal judge will ensure that your lender “plays by the rules,” that all loan modification negotiations are concluded, and a definitive response to your application is provided within short, established timeframe. In addition, under the LMM program, you will participate in mediation, which is a formal negotiation meeting with a representative from the bank that has full authority to modify your loan, and settle your case. Another unique feature of the LMM program is that it completely eliminates the “lost document” scenario. Anyone that has attempted to modify their home loan has certainly felt the frustration every time their lender claims they never received certain documents, even though they were already sent by the homeowner. Under the LMM program, all required financial documents for a loan modification are uploaded to a single digital portal so that all parties concerned timely receive and have access to the documents in a confidential setting. If the lender refuses to provide a timely response to a complete loan modification application, after having received all the necessary documents electronically, the homeowner now has the right to enforce a prompt reply from their lender through the court. Under this new scenario, a United States federal court judge has the authority to impose serious monetary and other sanctions on a lender that fails to timely comply with the LMM program guidelines. In short, the new LMM program is an excellent new alternative for homeowners that provides justice, and evens the playing field in the otherwise unpredictable world of home loan modifications. Great food and drink was the focus of the 9th Annual “A Sip of Wine, A Taste of Heaven” event March 16 at the Miramar Town Center. The food and wine tasting began nine years ago as a fundraiser and networking event for the Miramar Pembroke Pines Regional Chamber of Commerce. Guests mingled while enjoying food prepared by the chefs from local restaurants, as well as drink supplied by Premier Beverages. They also enjoyed music by “Brass Evolution.”
