9th Founder’s Day – The City of Cooper City will host the 60th Founder’s Day Parade and Festivities, with plenty of activities for the entire family to enjoy all day long. The morning events kick off with the 5K Color Run (7:30am) and One Mile Fun Run (8:30am) held at Cooper City High School (behind the cafeteria). From 7:30am-10:30am, enjoy a pancake breakfast, sponsored

by Boy Scout Troop #118. Tickets will be on sale at the door. Face painting and music begins at 10am on 90th Avenue outside of the Community Center, followed by the Founder’s Day parade and float competition at 10:30am. There are a variety of events planned for the afternoon at Brian Piccolo Park. The festivities begin at 1pm with a car show, food booths, community performances, Bingo, arts and crafts show, Cooper City Business Expo, bounce houses, BSO Police and Fire Expo, children’s activities and much more. At 7pm, the winners from the Cooper City Pageant, held at Cooper City High School on February 19, will be announced. From 6pm to 8:30pm, residents can relax as they listen to live music during a concert in the park. They are encouraged to bring lawn chairs and picnic blankets to listen to the music. At 8:30pm, they can watch a fireworks display. Schedule is subject to change. For information, visit www.coopercityfl.org.

It is for Cooper City resident teens in 6th, 7th, and 8th grades at the Pool and Tennis Center. During the free funfilled event, teens will use flashlights to hunt in the dark for special hidden eggs. Participants must bring their own baskets and flashlights. There is no charge for this event, but teens must pre-register by April 16 to participate.

Children Test Their Creativity at the Egg Drop Contest

hat is the best way to prevent an egg from breaking when it is dropped from the top of a Davie fire truck ladder? On March 27, from 10am to 5pm, kids of all ages will do their best to figure out the answer during Young At Art Museum’s Annual Eco-Eggstravaganza! Egg Drop Contest held at the Davie Museum, which is celebrating its 30th anniversary. The contest is a creative way to teach children and adults inventive ways to reuse, reduce and recycle and also demonstrates how art can be an instrument for positive environmental change.

To protect the eggs, children will use their creativity and ingenuity to create cradles or parachutes from the building materials included in a $2 kit, such as tape, paper bags, cotton balls and more. The egg shelter design must incorporate a recyclable “challenge material.” The material will not be announced until the day of the event.

At 2pm, fire personnel from Town of Davie Fire Rescue will carry the eggs up an engine’s extension ladder and release them one at a time to see if they can survive the 50-foot fall without cracking their shells. In past years, the crowd has sported original signs that read “SPLAT!” and “EGG-cellent!” while

want to give credit where credit is due. So, perhaps a confession can help clear the air so there’s no misunderstanding. Before I talk about my confession, though, let me say a few other things first.

Let me start by explaining the photo in this letter. You know, when I meet people in town they usually say, “Oh, yeah, I know you, you’re Dr. Rick. I’ve seen your ad with that picture of you and your family.” Well, I’m the guy on the left.

Twenty-five years ago something happened to me that changed my life forever. I was a junior in high school and I started getting migraines. I had suffered from intense headaches since childhood.

Over the years, I consulted many medical doctors, and specialists.

Town of Davie Crowns Queens in Miss Orange Blossom Pageant

he Town of Davie has some new queens! During the Miss Orange Blossom Pageant, judges were looking for young ladies that represent the culture and diversity of Davie. The winners, who will represent the Town at events throughout the year, have already had a taste of their responsibilities. The crowned Queen in each age group had an opportunity to ride in the Orange Blossom Parade last month and made appearances at the Orange Blossom Festival and Rodeo.

“This pageant helps to build confidence and provide these young ladies with an opportunity to interact with other young women,” said Leona Henry, Town of Davie Public Relations Coordinator. “It helps children to think on their feet and encourages them to engage in public speaking.”

The pageant was open to girls, ages 2 and older, who are Davie residents or attend a Davie school. Over 60 girls and women participated in the event.

The girls competed in a party dress of their choice, as well as the western wear of their choice. One queen and two princesses were selected in each age division.

Five Ideas to Help Sundowning Syndrome

S

undowning, or sundown syndrome, is a common symptom of Alzheimer’s disease and other forms of dementia that can affect your loved one’s behavior during the transition from day to night. Symptoms of sundowning can include confusion and disorientation at nightfall, with behaviors that range from pacing to irritation and yelling. As a loved one, it can be difficult to watch someone you care about become distressed each night, but thankfully there are things you can do to help curb the symptoms of sundowning.

Maintain Consistent Lighting

The transition between day and night is when sundowning symptoms can become most aggravated. For this reason, one of the best things you can do is create an environment for your loved one where there is limited exposure to dusk lighting. Make sure the lighting inside your home is bright, and be sure to turn on lights well before dusk. If you notice your lighting in specific rooms create long shadows, consider switching out light bulbs for brighter ones and close blinds if possible.

Avoid Stimulants

Steering clear of stimulants in the afternoon is a great way to ensure that your loved one is set up for a restful night. By avoiding things like caffeine, sugar, alcohol, and smoking after noon, you can help reduce triggers that can lead to a stressful night for both you and your loved one.

Create a Relaxing Environment

Create a soothing area where your loved one can enjoy their nighttime routine. Choose activities and sounds that are calming, like reading a book together, watching their favorite television program, or listening to relaxing music. Whether it’s a few short walks, or an engaging puzzle, keeping stimulated is good for the mind and body. Observe and Go Slow

The best thing you can do to better understand the effects of sundowning syndrome is observe your loved one’s behaviors. Some people find that keeping a detailed log of their loved one’s routine can help, as it can pinpoint triggers. You know your senior family members and loved ones better than anyone, and by watching their behaviors, you will be able to identify what can easily soothe them or what seems to set off their symptoms. Keep in mind that it’s important to make changes to routine slowly to prevent further confusion and anxiety.

Celebrate Cooper City’s 60th Birthday at Founder’s Day

ixty years ago, Morris Cooper dreamed of turning a few acres of orange grove and cattle grazing land into a thriving and vibrant community.

On March 9, the City of Cooper City will host the 60th Founder’s Day Parade and Festivities to celebrate his success. There will be plenty of activities for the entire family to enjoy all day long at the Community Center and Brian Piccolo Park.

“Founder’s Day is a family friendly event with activities for everyone to enjoy,” said Felicia Trainor, Recreation Specialist. “It is an opportunity for the community to come together to celebrate what makes Cooper City Someplace Special, our residents.”

The morning events kick off with the 5K Color Run (7:30am) and One Mile Fun Run (8:30am) held at Cooper City High School (behind the cafeteria).

All proceeds from the event will benefit Cooper City/Davie Relay for Life. From 7:30am10:30am, enjoy a pancake breakfast, sponsored by Boy Scout Troop #118. Tickets will be on sale at the door.

Face painting and music begins at 10am on 90th Avenue outside of the Community Center, followed

by the Founder’s Day parade and float competition at 10:30am. The parade will travel south one mile along SW 90th Ave. from the Community Center to Cooper City High School. Participants will include City

Participants are encouraged to decorate their floats in the “Through the Decades” theme. Winners will be announced at Brian Piccolo Park during the main event around 7pm.

There are a variety of events planned for the afternoon at Brian Piccolo Park. The festivities begin at 1pm with a car show, food booths, community performances, Bingo, arts and crafts show, Cooper City Business Expo, bounce houses, BSO Police and Fire Expo, children’s activities and much more. At 7pm, the winners from the Cooper City Pageant, held at Cooper City High School on February 19, will be announced.

From 6pm to 8:30pm, residents can relax as they listen to live music during a concert in the park. They are encouraged to bring lawn chairs and picnic blankets to listen to the music. At 8:30pm, they can watch a spectacular fireworks display.

The celebration continues next month, with the Annual Founder’s Day Golf Classic. The event, which is hosted by the Cooper City Optimist Club, will be held on April 28.

Mr./Miss Southwest Ranches Pageant Winners Announced

esidents of the Town of Southwest Ranches recently had an opportunity to showcase their poise, grace and talent – all for a great cause.

The Schools and Education Advisory Board for the Town of Southwest Ranches held its 3rd Annual Mr. and Miss Southwest Ranches Scholarship event at Rolling Oaks Barn.

Young people from nine months to 21 years

old competed to win a crown and fund the SEAB Scholarship program. The one-night event raised over $16,000, which will be awarded to eligible students in June. A standing room only crowd cheered the kids on as contestants competed in categories such as Poise, Q & A, Talent and Fundraising. They competed for divisional titles, as well as the highest honor of the night, the Toll Brothers Community Involvement Award.

Fretting About Colonoscopy? New Prep Is Easier to Swallow.

When your doctor says it’s time to schedule a colonoscopy, do you start thinking up excuses to put it off? You may be concerned about unpleasantness and inconvenience as you prepare for the exam. But it’s time to stop worrying – the prep process is much easier these days.

• Switch to clear liquids. The day before the procedure, consume only clear liquids. “It’s important to keep patients hydrated and flush the prep through the intestinal tract,” advises Dr. Maric. “The clear liquids aid in that process.”

Yes, one of the keys to a successful colonoscopy is the “clean-out” beforehand. But improvements – in the liquid you drink, the amount you must drink and the timing – make the whole process easier to swallow.

Bowel residue polyps are a precursor for Leyla Maric, MD cancer, and they can be overlooked if the colon lining is not clear of solid and liquid. “Many people fear drinking the laxative prep to cleanse the bowel more than the colonoscopy itself,” says Dr. Maric. But it’s a key part of the procedure.

Three steps for a good prep: • Cut out fiber. Two days before the exam, start a low-fiber diet.

A better-tasting solution “The liquid bowel-cleansing agents now taste better and less of the liquid is consumed. This means that the prep is, quite literally, easier to swallow,” explains Dr. Maric. Those two factors, combined with the split-dose approach, improves the experience for patients.

Davie Residents Celebrate MLK Day

avie residents recently had an opportunity to honor the dreams and vision of Dr. Martin Luther King, Jr. The free event was sponsored by the Town of Davie and Davie Parks, Recreation & Cultural Arts. This year it was held at a new location Davie Town Hall.

“The Town of Davie hosts this event to celebrate the work and legacy of the great Dr. Martin Luther King, Jr. with our residents,” said Simone B. James, CPRP, Special Events Coordinator.

Over two hundred people attended the celebration, which included light refreshments, youth entertainment, guest speakers, a poetry contest and kids’ activities. Bishop Dr. Fedlyn Beason was the guest speaker. Some of the performances included the Davie Community Worship Center and Metropolitan Baptist Church, as well as soloists Steve Higgins, Mercedes Ferrer and Sherry Ann Wiltshire.

All schools and non-profit groups in Broward County were invited to participate in the Town of Davie’s MLK poem contest. Entries included any type of poem, from haiku to sonnet. They were a reflection

of Dr. King’s dreams and vision. The winners were announced at the celebration.

Anyone who entered a poem had an opportunity to read it aloud at the event. Several students from Silver Ridge Elementary School read their poems, including Landon Spellberg, Ashley Glodich, Grace Giol and Ethan Freeman.

Prenatal Oral Care and Your Child

BY DR. MARIA MARANZINI-GROSMAN hat does your personal oral care have to do with your newborn? More than you think.

Unaware of its importance, many women avoid regular dental care during and immediately after pregnancy. In addition, uneducated dentists may not stress its importance and may even be less willing to provide certain services during pregnancy. This is very unfortunate for there are definite implications of poor oral health in pregnant women, their pregnancies, as well as their children.

Multiple studies have shown links between periodontal disease (infection of the gums and bones supporting the teeth) and adverse outcomes in pregnancy including preterm deliveries, low birth weight babies, and preeclampsia. Children born to mothers with poor oral hygiene and high levels of certain oral bacteria have a significantly higher risk of developing cavities at an early age. This may be one of the causative factors in a child’s development of a condition called early childhood caries or ECC. ECC is a complicated situation in which cavities occur rampantly at an age in which needed care may be difficult to deliver. Fortunately, most of the causes of both cavities and ECC are preventable.

Cavities are caused in large part by having high levels of certain oral bacteria. Although children are not born with these cavity causing bacteria, they are eventually transferred by caregivers to children. This can occur, for example, by blowing on a hot spoon of cereal. It is not natural, or possible, to forever eliminate these bacteria. However, the longer it takes to transfer, the decreased risk of cavities in general and ECC specifically. The way of accomplishing this would be to eliminate cavities in the mouths of mothers (and all caregivers for that matter) and reduce the amount of plaque through regular dental checkups, cleaning and application of topical fluoride (in toothpaste and rinse).

It would be easiest to complete all dental work prior to pregnancy.

However, it is important to keep in mind that most dental procedures can be accomplished during pregnancy. The safest and most comfortable time to accomplish dental work during pregnancy is the second trimester. We recommend using this time not only to receive services, but also to obtain tips for oral care for mother and baby. There are many special circumstances during pregnancy. For example, nausea and vomiting can create some difficulty in controlling the acid levels in the mouth, which can increase the risks of both enamel erosion as well as cavities in mother. You would be surprised at the creative strategies which can be used to overcome many of these challenges.

CCHS Basketball Game to Raise Money for Scholarship Fund

he boys’ and girls’ basketball teams at Cooper City High School have been practicing for their big game against school’s faculty – and all for a good cause. The game will raise money for the James & Lindsay Layer Scholarship Foundation, which awards scholarships to Cooper City High School athletes. It will be held on March 14, at 7pm, in the Cooper City High School gymnasium. Tickets are $5 per person.

“We would love to have the entire school and community attend the game and be part of this exciting night of basketball and special event for a great cause,” said Ron Ziccardi, guidance director, who has known the family for 29 years and helps organize the event.

“All money raised goes to the students for scholarships toward college.”

The scholarship was started in memory of two siblings who graduated from Cooper City High School. Both were athletes who died at the age of 19 in separate automobile accidents. James passed away on August 2, 2001. He played football, golf, basketball, baseball and soccer. Lindsay passed away on August 24, 2005. She was a swimmer and also played water polo, basketball, soccer, and softball.

Family and friends started the scholarship fund in the siblings’ memory, but it quickly ran out of money.

fundraiser and it has become an annual tradition.

Approximately 250 students, community members and alumni typically attend to watch faculty and staff play against the students. During half time, the cheerleaders, drum line, and others entertain the crowd. The school’s CTV crew films the event and shares it with the rest of the school. There are many other clubs, teams and organizations that support the event, including Best Buddies, NJROTC and the school newspaper.

All of the money will be awarded to Cooper City High School senior athletes. Since the effort began, it has raised $30,000 for 30 students. Last year’s event

raised $4,000 for four student athletes who were awarded scholarships of $1,000 each. To apply, the athletes must complete a questionnaire that asks about the importance of family. The siblings’ mother, DonnaLee Layer, will work with a committed to review the applications and select the winners. The scholarships will be presented at Senior Awards Night.

“The staff/student game is a way to connect with students in a positive manner for a good cause,” said Dr. Carla Hozebin, 9th grade administrator, “Extracurricular activities keep kids involved, organized and on track for graduation. I am willing to do anything to support that.”

Nova Middle School Teacher Nominated for Teacher of the Year

roward County Public Schools’ Caliber Awards program provides the opportunity for the District to recognize employees who have excelled as teachers, principals, assistant principals and school-related/District employees. Five teachers were named finalists for the BCPS Teacher of the Year award, including Kristin Murphy of Davie. Murphy has spent the last three of her 20 years in education at Nova Middle School, where she teaches world history and pre-law.

“Parents call to request her class, not only because they know their children will have the best law education possible, but also because they know Ms. Murphy will provide her students with the necessary tools to be successful in the workforce,” said Principal Rayner Garranchan.

Murphy says she makes sure that the kids can relate to the content to keep them completely engaged.

She uses videos and stories and frequently brings in guest speakers.

“I teach by the philosophy that, if what I’m planning wouldn’t be interesting to 12-year-old me, I change the plan,” said Murphy. “My goal is to make every lesson fun. I want each student to leave each class with a smile on their face. Every student is unique and everyone learns in a different way. I try to discover each child’s potential and work with him or

her to achieve that potential, never accepting less.”

In her world history classes, she often provides art materials to build, sculpt or create at least one thing the students study in every chapter. As a licensed attorney, she has several friends in the legal industry that volunteer in her pre-law classes. She has brought in public defenders, judges, law school professors, law students and college professors. She also holds mock trials, when the kids get dressed up in busi-

ness attire and other classes participate as jurors and audience members. In order to participate, students have to pass the mock bar exam. Once they pass, they get “sworn in” by a real judge in a mock swearing-in ceremony in front of their parents.

Murphy also uses a reward system to keep her students motivated. They earn reward tickets by answering questions correctly and making good choices in class. At the end of each quarter, she opens the “reward ticket store,” which is comprised of kidfriendly items she has accumulated throughout the quarter. The students vie for reward tickets and look forward to the store.

When Murphy is not teaching, she participates in a variety of activities that her students love to hear about in class. She competes in CrossFit and won 2nd place in a two-day competition last summer. She also races dragon boats, which are human-powered canoes with anywhere from 12-22 people in them.

In 2009, she competed on a team that took a world championship title. She recently got a team of teachers together from her school and they won 3rd place in a local race. She participates in community musical theatre and has performed in several musicals around town. She was also once on Wheel of Fortune, but hit “bankrupt” several times, leaving with nothing but the parting gift.

Divorcing After 12/31/18

BY EVAN BARON eading up to the end of 2018, there was a race not to the Courthouse but out of it. Spouses who had already filed for divorce, whether recently or those who had long pending cases, and who would be responsible for paying alimony were actively racing to finalize their cases prior to the end of the year. The reason: the changes to the tax code implemented by the 2017 tax law.

For decades, a long-standing staple of alimony negotiations was the subsidizing effect of payments that were tax deductible to the paying spouse and taxable as income to the spouse receiving alimony. This dynamic helped facilitate negotiations that are often difficult for the parties, both financially and emotionally. Previously, the deductible nature of alimony incentivized a paying spouse to agree to a larger number because doing so would result in a tax benefit down the road for the length of the alimony award. This was especially useful when trying to reconcile each spouse’s perception and preference as to what number was fair and reasonable based on the couples’ particular circumstances.

Individuals seeking to dissolve their marriage in a post 2018 landscape will be some of the first to experience negotiations that exclude this useful incentive. However, it is important to keep in mind that while the paying spouse will no longer have the option to deduct their alimony payment, the spouse receiving the alimony award will no longer have to claim these funds as income.

Previously, a rationale for asking for a higher alimony award was due to alimony being taxable to the receiving spouse. This meant that the number agreed to on paper, depending on the individual’s tax bracket, could constitute a very different net amount once taxes were considered.

Under the new tax code, the number agreed to will be the amount that will be paid to the receiving spouse. There is no longer an ambiguity as to what these funds will look like at the end of the year. It is possible that this dynamic too may rise to be a useful aspect of the new tax laws when spouses are negotiating the topic of alimony.

The 2017 Tax Law brought with it several changes that will reverberate in countless ways across all economic classes of individuals. The same is true when applied in the legal arena of family law. The deductible/taxable nature of alimony was not the only change to come about. For example, the new tax law has eliminated the previously existing exemption for dependents, while also increasing the child tax credit. It is important for individuals considering divorce to educate themselves about the new changes and, prior to seeking legal counsel for their dissolution of marriage, speak to an Accountant, financial advisor or requisite professional to gain awareness of any resulting implications in order to determine what financial strategy is best suited for his or her circumstances. Doing so will alleviate the stress of the unknown and will assist individuals seeking divorce in providing their Family Law attorney with information necessary to help accomplish the financial goals a spouse hopes to attain in their family case.

Service = Reward

BY SHERIFF GREGORY TONY or years, I’ve kept a now tattered and coffeestained note affixed to my computer monitor. It serves as a daily reminder for why I devoted my career to public service and how to conduct my life in general.

It’s a simple message. Just two words. But these small words had massive and profound impact on my life and are the guiding principle for every decision I make and for every action I take. The message: “SERVICE = REWARD.” Far too often, we put attaining the reward ahead of service. We work because we want a new TV, a nicer car or a bigger house. We forget the higher purpose. To live the fullest and most productive life, we must each focus on providing the best possible service to others ahead of all else. The rewards will come later — often when we least expect it.

These words have been a driving force since I was a little boy growing up in inner-city Philadelphia. My mother largely raised me by herself - my father left when I was young - and she worked multiple jobs to make ends meet.

Surrounded by gangs and drugs, I quickly understood I needed to work hard and stay on the straight and narrow to pave a path to success.

That led me after high school to move to Tallahassee with just $500 to my name, but with the dream of playing football at Florida State University under legendary coach Bobby Bowden. People doubted me at every turn. But I worked hard, proved the doubters wrong and achieved my dream.

After graduating from FSU with a degree in criminology, I put my belief in service into practice. In 2005, I became a police officer with the Coral Springs Police Department. From my first day on the job, I focused on providing the type of diligent and selfless service the residents deserved. That dedication helped me break through the color barrier to become that agency’s first black sergeant.

In 2016, I left the department and took a risk to focus full-time on a higher cause. All too aware of the numerous active shooter attacks in the US and mass bombing tragedies throughout the world, I relocated and formed a company to provide both the public and private sector with active shooter and mass casualty training. I’m proud of the work we performed and had planned to be there for years to come.

That all changed last year on February 14, with the tragedy at Marjory Stoneman Douglas High School. I headed back down to Broward from my new home in South Carolina to assist the families and community affected by the mass shooting. I sat through every MSD Commission hearing and studied all their reports to determine what went wrong and, most importantly, to find ways to prevent this type of tragedy from ever occurring again.

Because of that experience, I was honored and humbled when the governor afforded me this incredible opportunity to help protect the 1.9 million residents of Broward County. As sheriff, I’m here to serve. My pledge to you is simple and clear: I will always provide you with the best leadership and service I can. The reward will come in the form of a safer Broward.

The Shift

Homes listed today are staying on the market longer. Increase in listings means more competition.

Anyone looking to sell his home now has to consider “I’ve got to price it right.” The listing agent must focus on setting a compelling price.

Sellers who are pricing their homes too aggressively may end up selling just below their original prices and even below market value, because the home lingers on the market for a longer period of time.

We have been living in an environment for several years where you could overprice a listing and the market would catch up. You cannot overprice a listing and hope that the market catches up. You cannot hope that there are so many buyers that there is a bidding war and you will sell the house for more than list price.

Therefore, home sellers must become more realistic in 2019. There are obvious signs of a slowing housing market. Seventy-seven percent of current listings will likely sell below the original list price in the first quarter of 2019.

Sellers who are pricing their homes too aggressively may end up selling just below their original prices and even below market value because the home lingers on the market for a longer period of time. Ninety-two percent that stay on the market two months or longer sold below list. On average, these homes sold for 1.5 percent less than the overall market.

There’s going to be some softening of appreciation in 2019. There will be more houses to sell, which is good news for Buyers. However, buying power will be affected because interest rates will rise.

Interest rates have gone down four weeks in a row - a three-month low. NAR Chief Economist Lawrence Yun stated in a podcast that mortgage rates have since fallen, providing a “second-chance opportunity” for buyers. However, interest rates are slated to rise (maybe three times) in 2019.

Home prices have risen in excess of income growth over recent years which has left buyers frustrated. Home prices are up about 5 percent year over year.

Consumers may be upbeat about the economy, but that has not translated into a boost in home sales because incomes are not keeping pace with home appreciation.

High student loan debt over the past decade for over 400,000 young adults is another cause for the shift.

The news and social media create doubt and tension. On the eve of Masters, a reporter asked Tiger, “What about the wind conditions tomorrow?” Tiger’s answer: “This is why I worry about wind. Wind can create doubt. Doubt can create tension, and tension can affect my golf swing. So, the wind doesn’t bother me. The doubt and the tension the wind creates might affect me.”

Sellers need to be prepared that we are now in a “shift” in the marketplace.

This means pricing is key now more than ever before. Homes will sell if Sellers are realistic in 2019 moving forward. The good news: Even with the shift, we are still experiencing a healthy market.

BY BRUCE IDEN, ESQUIRE ost people want to avoid the need to probate their estate as the process is expensive, time consuming and public. Yet, there are commonly held misconceptions surrounding this topic which often lead to uniformed decisions resulting in the need to have an estate probated. While the best way to avoid probate is to discuss your situation with an experienced estate planning attorney, let’s take a look at just a few probate and estate planning myths: I’ll leave my home to my children through a will to avoid probate. This is the most common estate planning myth! The truth is that inherited property cannot be retitled, or sold, without the participation and approval of the probate court, which requires probate administration for the deceased.

Adding my child to my deed is a great way to avoid probate. While your property will indeed pass without probate after you die, there is much risk when adding someone to your deed. The child’s interest in the home is not shielded from creditors via Homestead protection if it is not their primary residence. A fractional interest in the property owned by a person who does not reside there will not qualify for Homestead tax benefits, so your property taxes will increase. What if your child has creditors or is involved in a lawsuit? Or what if he or she divorces?

Finally, as your child is listed as an owner, they must participate and sign off on any decision to sell or refinance the property.

I like to save money. Can I obtain the necessary forms and handle the probate of an estate myself without the expense of an attorney?

In Florida, almost all probate cases require an attorney.

There is a narrow exception for very small estates where the amount of assets is only sufficient to pay for the funeral and final expenses of the decedent.

My cousin’s estate was settled in just a few months in Michigan, so I’m expecting the same experience. In Florida, most simple estates can be probated within a year. But keep in mind that because of staffing shortages and backlogs in Miami-Dade and Broward counties, the process can easily take as long as 18 months. More complex estates, taxable estates, or estates with disputes among family members may take several years to settle.

I created a revocable living trust, so I am not concerned about probate.

A revocable living trust can help you avoid probate, but only if your trust is fully funded. With some important exceptions, all of your real property, personal property and business interests should be transferred into your trust while you are alive. If your trust is not properly funded, many assets may still have to go through a probate after your death before reaching your trust and its beneficiaries, causing delay, additional cost and avoidable complexity.
