UNIVERSAL DESIGN
The site plan (in-progress) is a conceptual starting point depicting the potential of creating a series of open spaces to link the campus and provide complementary program/uses to offer a full range of amenities for tenants, residents and visitors.
1. MAXIMIZE ACCESS INTO SITE WITH ELEVATED + AT GRADE CONNECTIONS + TRAILS
2. CREATE A SERIES OF OPEN SPACES FOR WELLNESS + FLEXIBLE PROGRAM
3. GENERATE REVENUE IN THE LANDSCAPE/RECREATIONAL PROGRAM + ENTERTAINMENT(PUBLIC TO PRIVATE CONNECTIONS)
4. FOCUS ON SUSTAINABILITY (WELL STANDARDS, SITES STANDARDS AS A GUIDE TO APPEAL TO CAMPUS TENANTS)
5. CAPITALIZE ON VIEWS WITH INDOOR + OUTDOOR CONNECTIONS
The site’s existing relationship to finished floor elevation and adjacent grade presents an opportunity to create elevated memorable connections between buildings directly to adjacent Trinity Strand Trail. that interact with nature.
Likewise, the connections draw tenants/residents and visitors into site if desired for maximizing success in private development.
Trails and elevated terraces will have exceptional views to Downtown Dallas, toward the Trinity River and the site’s landscape features.
Soil that is excavated for construction on site can be utilized as fill to construct elevated trails on grade and create interesting terracing with topographic features.
THE DELTA
CENTRAL PLAZA
THE RESIDENCY
The landscape of The Residency is a connective wellness open space that captures the dynamic movement of the Old Trinity Meanders .
The Meanders bridges connections through the campus both at-grade and elevated, framing views to Dallas, The Trinity River and the campus itself while carving out spaces at its bends for experiences of wellness, health, activity, connection, community, ecology, nature, play, and sport.
