Farm Credit employee, Shane Platt was recently awarded with the Commissioner’s Agricultural-Environmental Leadership Award by the Commissioner of Agriculture, Adam H. Putnam.

Shane was among three winners to receive this distinguished award.

The Commissioner’s Agricultural-Environmental Leadership Award has been presented annually since 1994. The program spotlights the environmentally innovative farming practices of the state’s growers and ranchers. The winners will be recognized at the Florida Farm Bureau’s Convention at the Commissioner Ag Environmental Leadership Breakfast on October 25 at the Sawgrass Marriott in Ponte Vedra.

Shane Platt heads Kissimmee Park Properties, LLC, in St. Cloud. Kissimmee Park Properties’ goal has been to protect the ranch as both an economic source and as a sustainable wildlife habitat and ecological component to the region. The ranch has been under the same family ownership for 135 years and operates a 250 head cow-calf operation. The ranch has always operated in an environmentally and economically sound method to ensure the natural environment can be passed on

to the family’s sixth generation of ranchers. Kissimmee Park Properties recognizes both the economic and ecological value of a well-run cattle operation and represents Florida cattlemen well.

OSCAR PARTNERS WITH THE EDUCATION FOUNDATION OF OSCEOLA COUNTY TO AWARD 6 SCHOLARSHIPS MEDIA CONTACT: Nannette Cherry

OSCAR has partnered with the Education Foundation of Osceola County to further the scholastic ambitions of several local youths. The association was one of 57 donors who took part in the effort to provide scholarship funds to 153 Osceola County students.

For its part, OSCAR awarded 6 scholarships. Recipients of these awards are: Peter Gebauer, Alexandria Hines, Ashley Owens, Kimberly Meza, Alexandria Suarez, and Dustin Cisler.

Association Executive Carol Platt gave enthusiastic praise to the students, saying “These students are about to embark on a journey into bright futures. Education lays the groundwork for a successful career, and we at OSCAR are pleased to assist them towards this endeavor. “ The Education Foundation of Osceola County is a non-profit organization led by a 23-member Board of Directors consisting of parents, corporate executives, community leaders, and elected officials. Its goals are to help provide quality education to local youths. The scholarship program has been in effect since 1992.

I would like to sincerely thank everyone at OSCAR who made this all possible for me. Without this financial assistance it would’ve been a greater struggle to further my education. Fortunately, that is no concern of mine. I promise to make great use of such a generous gift.

IRS EXTENDS VOLUNTARY DISCLOSURE OF OFFSHORE TAX ACCOUNTS MEDIA CONTACT: Peter Pappas

The Internal Revenue Service (IRS) announced the indefinite continuation of an IRS amnesty program called 2012 Offshore Voluntary Disclosure Initiative (OVDI).

The program is available for taxpayers with unreported foreign financial accounts, entities, or income.

The OVDI limits the potential penalties associated with the failure to disclose foreign accounts, assets, and foreign income. The 2012 OVDI limits taxpayers with undisclosed offshore accounts and assets exposure to civil penalties.

If you do not participate in the OVDI program and are discovered with unreported foreign bank accounts, unreported foreign income, and certain undisclosed foreign assets you will be subject to criminal prosecution and the following extremely harsh penalties: 1. Failure to report a foreign account. This penalty is the greater of $100,000 or 50 percent of the total balance of a foreign account for each year held.

2.

A fraud penalty equal to 75 percent of any unpaid tax 3. Penalties for the failure to file information returns.

Individuals with undisclosed foreign income and accounts face the possibility of criminal prosecution.

Taxpayers who want to significantly limit their exposure to criminal prosecution and overwhelmingly burdensome penalties must act fast.

Offshore Banking is currently under great scrutiny by the United States Department of Justice (the “DOJ”) and the IRS. Offshore bank accounts and offshore income require special IRS and Department of Treasury reporting.

are required to declare and report any offshore bank accounts and income each year with their tax returns.

The Foreign Bank Account Report (the “FBAR”) is used to report a taxpayer’s financial interest in or authority over offshore accounts in a foreign country.

The willful failure to disclose offshore accounts, or to report all of the information required on an FBAR, can result in severe civil and criminal penalties.

The Osceola County Association of REALTORS® has recently bestowed a charitable contribution towards the Oklahoma Disaster Relief cause to support relief efforts in the wake of the devastating tornadoes that ripped through the state this past spring. The destruction unleashed on the state left many residents displaced, and the Oklahoma Disaster Relief organization exists to help these people relocate and rebuild their lives.

The Oklahoma Association of REALTORS® is working with local boards within the state as well as neighboring state REALTOR® Associations to help with the collection and dispersal of funds.

They further assist by compiling a list of REALTORS® directly impacted by the twisters and another list of potential rental

properties for them to re-establish themselves. These lists can be found on the website OKTempHousing.com which is manned by dedicated REALTOR® volunteers. More than five years after collapsing housing prices and rising levels of distressed properties led to a U.S. financial crisis, properties in some areas are returning to pre-recession values. That may bode well for economies outside of the United States too. Because of the global interconnectedness of finance, an improving housing sector here could be a boon for capital markets across Europe and Asia.

In May, average US home prices had returned to spring 2004 levels. New home sales have climbed to a five-year high in June, according to the US Commerce Department.

“There’s been a sharp turnaround over the last 18 months,” said economist Dean Baker, co-director at the Center for Economic Policy and Research, a Washington DC-based think tank.

It may not be only US homeowners that benefit from the real estate rebound. The shift may also translate into benefits for Denmark, Greece, Argentina, Norway and dozens of other countries in Europe and Asia that experienced similar real estate price collapses after the US decline, say experts.

For example, in Dublin, Ireland, which fared badly during a real estate bust, prices have risen by 8% since last year. In

the UK, July housing prices rose 1.9% year-over-year in June, their fastest pace since 2010.

With the housing sector making up a large part of the US economy, housing cycles in America can impact the economy on a global level because of the country’s size, said Susan Wachter, professor of real estate and finance at the Wharton School at the University of Pennsylvania in Philadelphia.

The impact of US real estate on the rest of the world is a relatively new phenomenon that came about in the 1990s as global markets became far more intertwined, said Wachter.

Nowadays, with real estate assets making up roughly 20% of private wealth and interest rates that are more closely matched set on a global level, real estate cycles around the world have become more correlated.

One key ingredient: the world’s integrated financial sector.

As the world’s largest banks, including US-giants JP Morgan Chase & Co and UBS return to profits, homeowners benefit on the margins.

“Their recovery indirectly affects their ability to lend not just in the US, but worldwide,” Wachter said.

Email marketing has been, by far, the best tool around for connecting with existing and potential customers. It’s also a tool that goes unused or used incorrectly by so many businesses. When you send email out to your existing customers or subscribers it makes your business seem more credible and adds that personal touch that is usually missing through electronic communication. However, before you can even nurture that connection, you will need to get the customers. This means creating emails that won’t get dumped in the spam folder and actually get read.

The phrase “The first impression matters” was never truer than it is with email subject lines. A perfect subject line will grab the users attention and entice them into wanting to find out more.

1. Cartavi Instead of wasting hours running paperwork to clients all over the place, you can keep all your documents in one place and share them online with everyone involved in a real estate transaction. Cartavi, owned

by REALTOR Benefits® partner DocuSign, allows agents to set up “transaction rooms” where they can store all the paperwork associated with a transaction, from appraisals to closing documents. A Cartavi user can grant anyone access to a transaction room to view documents and manage who is allowed to see which files.

Agents can share documents directly through Cartavi or e-mail or fax them from their mobile devices. DocuSign’s e-signature software is also included with some plans. www.cartavi.com Price: There’s a free plan, a basic plan, and a premium plan. The free plan gives you 1 GB of storage and lets you create only three transaction rooms. It does not include DocuSign e-signature or faxes. The basic ($10 a month) and premium ($20 a month) plans include DocuSign, an unlimited number of transaction rooms, and inbound and outbound faxes. With the basic, you get 10 GB of storage; the premium offers 20 GB of storage.

2. Ink Cut out a trip to the store for thank-you cards. Ink has a collection of more than 100 designs that you can customize by adding photos from your phone or iPad and choosing color schemes and photo filters. Once you’ve typed out a message, enter the recipient’s name and address, and the card will be delivered via U.S. mail in three to seven days. Janine Armata, an agent with Realty Connect USA in Huntington, N.Y., uses Ink for quick follow-ups after meeting new or potential clients. “After an appointment or meeting a new contact, I can immediately send out a note as soon as I get in my car,” she said. “I avoid getting distracted by everything else that is going on that day.” www.sincerely.com/ink Price: The app is free to download; each card costs $1.99 to send.

3. eKEY Supra Systems’ eKEY eliminates the need to carry any property keys around with you. Supra, which developed a line of electronic lockboxes, created the eKEY app to turn your smartphone into a lockbox key. A small eKEY

adapter that plugs into your phone uses an infrared or Bluetooth signal to open the lockboxes. Every time a lockbox is opened, the activity is recorded tothe eKEY app in real time so you can always be aware of how many showings have taken place at your listing. 4. Sales Calls on Fire Set your yearly goals and track your sales activity on the go. With a tap of the screen, you can update how many calls, appointments, e-mails, and sales you made for the week. You can update your status with a new listing or share real estate news and activity in your area with other agents. It’s a way to generate leads by keeping your network up-todate on your activity. OSCAR member Sue Vasquez, recently participated in the twoday Leadership Academy in Chicago, IL, on August 3rd-5th, sponsored by the Women’s Council of REALTORS® (WCR), a national professional development organization with 14,000 members. Vasquez is President-elect of the Osceola Chapter. of the WCR. More than 220 elected officials attended the annual, invitationonly Leadership Academy, which provides leadership and chapter management training for incoming WCR local and state chapter presidents and regional vice presidents. As a volunteer leader, Vasquez’s role is to deliver on the Council’s brand promise to provide education, business tools and support that meet the distinct needs of women entrepreneurs in the REALTOR® community. The Academy provided hands-on training in areas like team building, conflict management and effective meetings. Vasquez also learned techniques for developing superior education programs, providing business networking opportunities to chapter members and recruiting and retaining new members to the chapter.

The Supra CBS code is given to lockbox owners at purchase along with the shackle code and lockbox serial number. The shackle and CBS codes can also be obtained at www.supraekey. com if you have previously registered your lockbox on this website. By registering your lockboxes at this website you can track lockbox activity as well. If you are the owner of the lockbox, you can also call the Association for shackle and CBS codes.

For Association and REALTOR® insurance liability purposes, our Supra procedures require CBS code entry for Affiliates. REALTORS® are bound by Licensing and MFR regulations and the Code of Ethics while Affiliates are not bound to such REALTOR® or Licensing regulations/ethics.
