From our New Home Sales Professionals guiding you through the new home selection process to our Design Studio Consultants assisting with the styling.
You will be guided through the entire process, from choosing the style of your new home, to receiving regular updates from your Pre-Site & Buiding Co-ordinator throughout the building process.

Your New Home Sales Consultant will guide you in selecting the perfect home and facade type to best meet your needs.

PREPARING YOUR PROPOSAL
Your Sales Consultant will prepare an itemised new home proposal, including a site plan, that reflects all your choices.
3 FINALISING YOUR CONTRACT
As soon as you have paid your contract preparation fee – which will make up part of your deposit – we will arrange a soil test and site report.

SELECTING YOUR COLOURS
One of our experienced Design Studio Consultants will help you decide on the entire colour scheme for your new home, based on your new home journey.
CAN I CHANGE MY SELECTIONS?
It is important to note that any changes after your colour appointment are likely to cause delays or incur additional charges. We recommend being prepared to finalise all items on the day.
5 SIGNING YOUR CONTRACT
Once the contract is signed and the balance of your deposit is paid we apply for a building permit on your behalf.
6 GETTING YOUR PERMITS
We will lodge a building permit application, pay the associated fees and arrange sewer and mains connection on your behalf.
7 PLACING YOUR ORDERS
We will get everything ready to start building, including meeting your Project Manager, making sure all the necessary permits have been obtained and ordering materials.
8 BUILDING YOUR HOME
Your Orbit Customer Service officer will keep you informed of the progress and arrange any site visits you require.
9 MOVING IN
We’ll present your new home to you, explain all its special features and arrange a time for the final handover.
10 STAYING IN TOUCH
As you settle in, we’ll stay in touch to make sure you’re totally happy with your new Orbit home.

CHOOSING YOUR CARPET: STYLES AND TEXTURES
Carpets are designed and manufactured in a range of styles to provide different appearances and textures.
LEVEL LOOP PILE
This kind of carpet is made of level loops of the same height, which are not cut. Carpets made in this style are particularly hard wearing and easy to clean, making it a popular style for most commercial polypropylene carpets. Level loop carpets are less likely to crush or leave tracking marks, providing a more consistent looking floor.
MULTI-LEVEL LOOP PILE
Multi-level loop carpets are manufactured to provide a sculptured appearance, and different loop heights can be used to create some beautiful, modern pattern designs such as diamonds, squares and circles within the carpet surface. This style of carpet is easy to care for and looks fantastic.
Cut pile carpet is the most common carpet used in Australian homes, and is one of the most appealing styles. Cut pile carpets can either be the velvet plush pile or the chunkier twist pile, and while this style of carpet is characteristically known for shading and retention of footprints, choosing the twist pile rather than the velvet plush pile can reduce these effects.
TWIST PILE
Twist pile carpet is highly twisted pile that lies in different directions with a luxurious feel. It is hard-wearing and less likely to show footprints or tracking so is perfect for high-traffic areas.
