THE JOURNEY
BEGINS Aligning your goals with the HOME-SELLING PROCESS.
04
GETTING STARTED I begin by matching your objectives and priorities with the process of marketing and selling your house. THE FIRST FEW STEPS TOWARDS SELLING YOUR HOUSE ARE: • Clarifying and prioritizing your expectations. • What is your perception as to what a good agent will do for you? • What is the most important thing to you in choosing an agent? • Defining the story of your house and neighborhood. • Agreeing on a process—how we’ll work together.
SETTING EXPECTATIONS Let’s review and prioritize the following topics to help us understand what’s most important to you in the sale of your property. COMMUNICATION How often do you prefer we talk? What’s your preferred method for communicating? MOTIVATION Why are you selling your home at this time?
TIME FRAME How soon must you sell your home?
MOST APPEALING FEATURES What attracted you to buy this home?
PRICE Within what range do you expect to sell your home?
DIFFERENTIATING FEATURES What makes this property unique from similar properties?
HOME-SELLING DECISIONS Tell me about other possible factors affecting your decision to sell now.
UPDATES AND RENOVATIONS Have you made any improvements to the property since you bought it?
MARKETING PLAN What aspects of marketing and advertising your home most interest you?
THE NEIGHBORHOOD What do you regard as the most attractive features of the surrounding neighborhood?
PREVIOUS HOME-SELLING EXPERIENCE What was the most important thing you learned the last time you sold your home?
SPECIAL TERMS OR CONDITIONS Do you have any issues regarding the sale of your property I should be aware of (e.g., items of personal property to be excluded, items which must be disclosed to prospective buyers, etc.)?
RELOCATION ASSISTANCE Are you curious about home buying options in your new location?
UNIQUE SELLING POINTS
POTENTIAL ENHANCEMENTS What changes would you suggest to make your property as salable as possible?
You know your house best. Let’s discuss how we’ll market its special features and location in the surrounding neighborhood.

THE PRICING
STRATEGY
How to determine the VALUE OF YOUR PROPERT Y.
14
UNDERSTAND MARKET VALUE
DETERMINE YOUR HOME’S MARKET VALUE
Pricing your home for the current market is important for maximum exposure and, ultimately, a satisfactory sale.
An impartial evaluation of market activity is the most effective way to estimate a property’s potential selling price.
THE EXISTING POOL OF PROSPECTIVE BUYERS DETERMINES A PROPERTY’S VALUE, BASED ON: • Location, design, amenities and condition. • Availability of comparable (competing) properties. • Economic conditions that affect real property transactions.
• Have recently sold. This shows us what buyers in this market have paid for properties similar to yours. • Are currently on the market. This shows us what kind of properties will be competing with yours for the attention of available buyers. • Failed to sell. Understanding why these properties did not sell can help us avoid disappointment in the marketing of your property. • Online valuation tools such as Zillow, Realtor. com, Northstar-MLS RealAVM Report, local area stats from MAAR (Mpls Area Association of Realtors™).
FACTORS THAT HAVE LITTLE OR NO INFLUENCE ON THE MARKET VALUE OF A HOUSE INCLUDE: • The price the seller originally paid for the property. • The seller’s expected net proceeds. • The amount spent on improvements. THE IMPACT OF ACCURATE PRICING: • Properties priced within market range generate more showings and offers, and sell in a shorter period of time. • Properties priced too high have a difficult time selling.
• Fewer buyers will be attracted and fewer offers received. • The property attracts “lookers” and helps competing houses look better by comparison. • If a property does sell above true market value, it may not appraise and the buyers may not be able to secure a loan. • The property may eventually sell below market value.
KNOW THE DANGERS OF OVER PRICING An asking price that is beyond market range can adversely affect the marketing of a property. • Marketing time is prolonged and initial marketing momentum is lost.

PREPARING YOUR
PROPERTY Tips for showing your house AT ITS BEST
18
YOU ARE THE KEY TO A SUCCESSFUL SALE No one has a more important role in the homeselling process than you do. Here are some ways your participation can contribute to a successful sale: • Maintain the property in ready-to-show condition. • Ensure that the house is easily accessible to real estate professionals (lock box and key). • Try to be flexible in the scheduling of showings. • When you are not at home, let me know how you can be reached in case an offer is received. • If approached directly by a buyer who is not represented by a real estate professional, please contact me. Do not allow them into the property unescorted. • In case of last minute showing, always remove or lock up valuables, jewelry, cash and prescription medications.
KNOW HOW BUYERS VIEW YOUR PROPERTY It is important for a property to make the best possible impression on prospective buyers. The following can interfere with a buyer’s appreciation of a property:
EXTERIOR • Clutter. • A lawn in need of mowing. • Untrimmed hedges and shrubs. • Dead and dying plants. • Grease or oil spots on the driveway. • Peeling paint. • Anything that looks old or worn. INTERIOR • Worn carpets and drapes. • Dirty windows, kitchen, baths. • Clutter. • Pet and smoking odors. • Clean out & organize closets. • Peeling paint, smudges or marks on walls.
INTERIOR • Make beds, clean up dishes and empty wastebaskets. • Remove clutter throughout and put away toys. • Set out “show towels” in bath. • Freshen the air with potpourri or by baking bread, deodorize pet areas and set the thermostat to a comfortable temperature. • Do a quick vacuuming and dusting. • Arrange fresh flowers throughout the house. • Turn on the fireplace (when appropriate). • Play soft background music.
ALWAYS SHOW YOUR HOUSE AT ITS BEST These tips can help your house make the best impression when previewed by sales professionals or shown to prospective buyers: EXTERIOR • Remove toys, newspapers, yard tools and other clutter. • Tidy up and pick up after pets. • Park vehicles in the garage or on the street, leaving the driveway clear. • Add color with flowers and potted plants.

BUILDING LASTING RELATIONSHIPS “I felt it was time for my daughter to buy her first house, and so, I encouraged her. It was by accident we found LeeAnna. We saw her name on a real estate sign, called her and once we made contact she was with my daughter every step of the way. She is not only a total professional but she has a loving and generous heart and is dedicated to the wants and needs of her client. I knew from the beginning of this journey that my daughter was in good hands and LeeAnna helped my daughter find a perfect place. I recommend her highly and I will direct other folks to her as often as I can. Thank you, LeeAnna. You’re the best! ” — Sandra / H H H H H “Dear LeeAnna, hope your holiday is going well also. I thought you had created beautiful brochures, sourced very talented people for the staging and were overall a responsive person to work with. Best regards.” — Stephanie / H H H H H “We feel in our own opinion real estate can be stressful, emotional and exciting all at the same time. LeeAnna listens to her clients, she’s patient, caring and understanding. Overall she’s hard working and above all professional. We had a wonderful experience with her as did our friends and family that we referred to her. We are truly dedicated to LeeAnna for all our real estate needs. Sincerely.” — Todd & Jill / H H H H H “LeeAnna is a lifesaver! Due to a career change, we needed to quickly sell our home and had no idea where to begin. LeeAnna made the process and decisions easy as she walked us through everything we needed to do. We had an offer in less than 24 hours which was a huge relief. However, we then had a complicated septic issue, on top of a ripped pool liner and she was cool, calm, and collected through the entire stressful situation. LeeAnna made the sale and closing happen in a perfect timeline for us and we could not be more grateful to have her professional experience!” — Rita & Dave / H H H H H “LeeAnna was introduced to us by her next door neighbor, our daughter. She knew she would be a great fit for us and we couldn’t agree more. We were selling our house of thirty seven years and moving into senior living. We weren’t in a hurry moving forward and LeeAnna was with us at our pace, there when we were ready and never forcing any issues. She anticipated our needs and had names of people to help if needed. We took her up on her handyman and wished we had discovered him years ago. When we were finally ready to put our house on the market, everything unfolded almost magically. LeeAnna used an excellent photographer and stager. Her presentation of our house on line, we are sure, accounted for the multiple showings and four offers that first week. Our first offer was $20,000 over our asking price. After viewing our house on line, we wondered for a moment whether we should move. Our house was sold at the end of the first week on the market. We were out of town and LeeAnna patiently walked us through all the details on line. At our closing, LeeAnna presented us with an original watercolor of our home created and beautifully done by her niece. It was a very personal and caring way to end our relationship as client and Realtor.” — Mary & Al / H H H H H L a k e s S o t h e b y ’s I n t e r n a t i o n a l R e a l t y
