STRENGTH TRAINING FOR CHRONIC CONDITIONS
PERSONAL TRAINER IGOR KLIBANOV WEIGHS IN Igor Klibanov is a certiFied personal trainer with a very specific expertise. The focus of his business is helping people with chronic conditions heal themselves through strength training. The following health and wellness interview was originally published in The Tonic, summer 2024. Interview By Jamie Bussin. The Tonic T T What do you think the role of a personal trainer is in your clients’ overall health? Igor Klibanov IK The personal trainer may be the most impactful person on a client’s healthcare team, for the simple reason that they’ll spend more time with a client than anyone else. Even if a client trains with the trainer just once a week, that’s 52 hours per year. Combine that with specialized knowledge into exercise and nutrition for chronic conditions, and the impact is in some cases, life-changing, and life-extending. The way I see it is that a personal trainer has two jobs: safety: in the short-term, to make sure that the client is doing all the exercises with good technique. In the long-term, it’s to make sure they don’t have any strength or flexibility imbalances. Effectiveness: to make sure the client is making prog- ress towards their goal. T T How would you define strength training? IK The definition of strength training is both simple and complex: it’s anything that makes you stronger. It’s not about the equipment. You can use dumbbells, kettlebells, TRX, your own body weight, resistance bands, and more. None of those makes an exercise ‘strength training’. What does qualify an exercise as strength training is the effort. The force output. You have to cross 70% of your maximal force output for a sufficient number of repetitions in order to get stronger. That’s the minimum threshold. Anything below that is not strength training (not to say that it’s not beneficial – but it’s not strength training). You can lift weights that are light, but it’s not strength training. Likewise, walking is not strength training because it’s too easy (again, not to say that it doesn’t have benefits. But it’s not strength training). T T Can everyone strength train? IK Not everyone, but the vast majority of people. The people who shouldn’t strength train include those who’ve had a recent surgery (depending on the surgery). Wait until the surgeon clears you to
exercise. People with heart or brain conditions should also get clearance from their doctor. T T What are some of the collateral benefits of strength training generally? IK The first benefit is better weight maintenance after weight loss. It’s often said that weight loss is 80% nutrition, 20% exercise. That’s not 100% true, but the concept is correct. However, when it comes to weight maintenance after losing weight, exercise plays a much bigger role. More like 40-50%. People who successfully maintain weight loss in the long-term exercise 4-6 days per week on a regular basis, with no long stretches of inactivity. Sleep is for both mental and physical restoration. You need to tax your body in order to have something to restore. If you tax your body through strength training or cardio, you’re giving your body something to “work on” while you’re sleeping, hence your sleep will be deeper and more restful. If your exercise sessions are progressive – meaning that you try to do something ever so slightly better than the previous workout, it carries over to other areas of your life. You gain confidence and therefore, you can be better in other aspects of your life – financial, relationships, career, etc. Exercise has the potential to improve mood by balancing neurotransmitters. I wrote an entire book about this, called The Mental Health Prescription. And of course, lower risk of chronic conditions (especially the “big 4” that my team and I deal with) so if someone already has chronic conditions, exercise results in better management of them. T T How did you come to focus your work on strength training for chronic conditions? IK Early in my career (around 2006-2009) I was working in both a community center and a country club. Most of my clients were over 50. Many of them wanted to use exercise to improve chronic conditions. This wasn’t taught to me in either my kinesiology degree or my personal training certification. There were also no standalone certifications that covered exercise
for chronic conditions. I had to do the research myself by digging into the medical literature on the topics. The literature is actually quite robust, but nobody is teaching it. That’s why I started teaching it to other personal trainers at personal training conferences, and why I wrote books on those topics. Unfortunately, very few personal trainers understand training for chronic conditions. Usually, people from the general public who read my books about chronic conditions have more knowledge about exercise for that condition than the trainer training them. T T What are the chronic conditions that you focus on, and why? IK The four chronic conditions that are the focus of my work are: osteoporosis, osteoarthritis, Type 2 diabetes and high blood pressure. Those are what people come to me with. I have a strong drive to be the best. Not just good enough, but the best. I can’t be the best by giving my clients average programs and results. When I get a client with a condition that I hav- en’t helped before, I do a deep dive into that condition to get very good, very quickly, with that particular condition. I need to know the fine details. After all, it doesn’t take any more time to do the right thing vs. the wrong thing. Additionally, it’s very satisfying to reverse a condition that they thought was irreversible (and have been told by doctors the same thing)! T T Can you actually cure a chronic condition? IK There’s an important difference between reversing a condition and curing it. A cure suggests it’s gone for good. With some chronic conditions, exercise and nutrition can lead to meaningful improvement or remission, but maintaining those gains takes ongoing effort. If someone’s Type 2 diabetes goes into remission, for example, returning to old eating and activity habits can cause it to return. That’s why I encourage clients to think beyond a short-term result. The real goal is to find a way to stay strong and active that works for the rest of their lives.

Dr. Lisi first found the mass on her colon when she was having a colonoscopy. He came into the recovery room and said the words “mass” and “tumour” and “between stages two and three cancer,” she remembers. “And I gulped.” Then he asked if she had children. When she told him she had two daughters, he said to make sure they have colonoscopies. Heffron then asked if he had children, and he replied, “Yes. I have triplets.” Then he fast-tracked Heffron for surgery. The day after the operation, he not only came to give her good news— he had successfully removed the entire mass—he brought his three young triplets with him for her to meet! It was 10 years later that she once again experienced severe abdominal pain. She went to the hospital, and “Boom. Once again, Dr. Lisi was on duty,” she says. “I don’t think Dr. Lisi is ever off duty!” It turned out she had a blocked and twisted colon. “He did that surgery at 2 in the morning on a Saturday night!” Then two years later, she once again experienced abdominal pain. She called an ambulance and eventually ended up in Collingwood—via the hospital in Meaford—where she was scheduled for surgery on a hernia and a blocked intestine. “I was wide awake when Dr. Lisi came in to perform the operation,” she says. “And he said to his staff: ‘Now we have a patient...who is an author and she has a book (Bear With Me) in which she refers to our emergency room and certain staff.” In other words, she was a person, not a number.

Heffron laughs remembering it. “As an author, I think: ‘OK, if I don’t survive this, I’m going away happy!’” She recalls that the next day when he visited, he said, “Dorris, we have to stop meeting like this.” She knew that was his gentle way of telling her that at 81, it would be dangerous to do any further operations. “So, I said to him, ‘I understand. The next time you see me it will be on the street saying, ‘Hi, Dr. Lisi!’” It’s that kindness, care and humanity that spurs patients to donate to the hospital and the fundraising for the new hospital planned for Poplar Sideroad and Raglan Street. Indeed, Heffron held a party—even as she was still recovering—to raise money for the hospital to add to her own donation. “I had a little gathering about books, and I said, ‘Over here is a big jar, you can put something in it for the hospital if you wish.’ And there was a significant amount put in there.” Gilleland, too, says that the extraordinary care his wife got, “triggered our decision to donate some money.” Clearly, every little bit adds up! Donations for the new hospital have reached $85 million of the $150 million goal. “I see every day what our teams accomplish despite the limitations of our current facility,” says Dr. Lisi. “A new hospital will transform what we can provide for our patients—but we need our community behind us. “Together, we can build the hospital our community deserves.”

Establishing Roots in the Tree Streets How a move from Toronto and the renovation of an 1885 Collingwood home became the foundation for lifelong friendships. BY NICOLE HILTON // PHOTOGRAPHY BY ANYA SHOR
I
f there’s a house with a story to tell, it’s Barry Goodwin and Rob Hope’s home in the heart of Collingwood. Built in 1885, just after the community shifted from wood-frame to brick construction, this historic residence has quietly witnessed generations of life in Southern Georgian Bay. It’s easy to imagine a shipbuilder’s family gathered around the dining table, sharing homecooked meals and stories after a long day’s work. More than 140 years later, those stories continue to draw people back. A former owner has even stopped by, eager to step inside once again and revisit a place that still holds a piece of her personal history. While much has changed through a thoughtfully planned renovation, this Regency cottage has never lost its original charm. Goodwin and Hope preserved many of its features while creating a 3,200-squarefoot space that suits modern living. Since moving into their newly transformed home shortly before the pandemic, they agree that putting down roots in the Tree Streets neighbourhood has been one of the best decisions they’ve ever made. The large, bright living room invites cozy conversations around the home’s restored centrepiece, the hand-carved fireplace.

One of the home’s most treasured features is the hand-carved wooden fireplace in the living room. Throughout the extensive renovation, it never left its place.
The formal entryway opens into a sophisticated living room and a refined dining space. The home features stunning original light fixtures, dating to the early 1900s.
FIRST IMPRESSIONS
From the street, the house has a timeless elegance. Its full-width front veranda is a defining feature of the original cottage and establishes its classic curb appeal, while the distinctive hip roof creates perfectly balanced proportions. Keeping the roofline was non-negotiable during the renovation. “We didn’t want to change the appearance of the front at all,” says Goodwin. “We were able to make the addition at the back half of the house less visible to the street, which is one of our favourite features.” They worked with architect Kevin Crozier, who was familiar with the property and specializes in seamlessly integrating additions into older homes. Together, they chose to keep the original footprint while replacing a poorly constructed 1940s extension.

Two guest bedrooms, a laundry room and the guest bathroom complete the original portion of the home, where ceiling heights were raised to an impressive 11.5 feet. The light-filled addition features an openconcept kitchen and family room with a staircase leading to a private primary suite above. The relationship between old and new allows the spaces to complement, rather than compete with, one another. In the backyard, the design continues to unfold. A generous terrace overlooks lush gardens with a fountain built from the home’s original bricks, creating a peaceful setting for quiet mornings

A detached garage, accessed by a laneway, leaves the traditional streetscape untouched. “We spend the majority of our time in the family room or outside on the patio in the summer,” explains Hope. “When it becomes fall, and it gets darker outside, we love to spend time in the living room. We click on the fireplace and have a cocktail before dinner. It’s very cozy.”

For Goodwin and Hope, restoring the home was never about re-creating the past; it was about respecting it. Every decision balanced heritage with modern living, ensuring the house could evolve without losing the character that has defined it for so many years. “Part of the appeal to me was some of the original features, like the woodwork, lights and doors,” says Goodwin. “We knew we wanted to keep those elements and revive them. That was the whole appeal of the neighbourhood. To have an entirely modern house never occurred to us.” One of the home’s most treasured features is the hand-carved wooden fireplace in the living room. Throughout the extensive renovation, it never left its place. Because it was built into the structure of the home, the surrounding brickwork was carefully removed from the exterior, allowing the fireplace to be updated without disturbing its original craftsmanship. Their vision allowed for one of the home’s oldest fixtures to remain the centre of their everyday modern life. The same respect for history guided countless smaller decisions. Rather than replacing original doors, Goodwin and Hope restored and reused them wherever possible. “The doors don’t exactly fit. They’re not perfect,” Hope remarks. “People tried to talk us out of it, saying we should just put in nine-foot doors, but we didn’t want a new build. We like the character.” They also retained several of the home’s stunning light fixtures, dating to the early 1900s when electricity first arrived in the house.

Restoring a historic home was only part of the journey. The real reward has been filling it with friends and family. Designed to flow effortlessly from room to room, the house has become a gathering place where old and new connections come together. “Entertaining is actually really important because it helps us feel part of the community,” says Goodwin. “We just love to host, and I love to cook.”

“We like to have formal dinners in the dining room,” he adds. “Sometimes we put out a buffet in the kitchen, and people can easily pick up their food and take it to the patio or dining table depending on the season.” The special progression through the home was intentionally planned. Whether they’re hosting an intimate dinner party, a festive holiday gathering or a casual evening spent outdoors,
the layout makes entertaining feel seamless. The kitchen naturally becomes the hub of activity, ensuring no one is ever far from conversation, food and libations. When Goodwin and Hope moved to the Tree Streets, they immediately felt welcomed by their neighbours. Before long, they became part of the Tree Street Shuffle, a monthly neighbourhood cocktail party where neighbours take turns hosting to share stories, spend time together, and meet new friends. Beyond their neighbourhood, the pair have become immersed in the greater Collingwood community. Every year they host a garden party on the Saturday of the Collingwood Pride Parade. “The first year we hosted the party, if we talked to you on the street, we invited you,” shares Hope. “The party has just taken off. It’s a mix of neighbours, gay friends and straight friends. It’s become a favourite tradition that people expect.” Through the Bay Boys, an informal social group that has fostered lasting friendships, and Goodwin’s leadership with the Collingwood General and Marine Hospital, including his recent term as board chair, the couple has embraced opportunities to give back to the town they now call home. For both of them, the house has become much more than a beautifully restored piece of Collingwood’s history. It’s the backdrop for new traditions and connections that lay the foundation for its next 140 years.

New, purpose-built luxury rental buildings are popping up across Southern Georgian Bay, serving a growing number of young professionals and retirees seeking to avoid the hassle—and financial uncertainty—of home ownership.
W
hen Tracy Sheridan was in her 20s, she thought she would eventually own a home, because her parents had always told her that buying was the route to financial security. Now in her 40s, the young professional, who was born and raised in Thornbury, says that when she is listening to her peers talk about how difficult it is to sell their home in this market, she is grateful she didn’t choose that route. “When I think of homeowners, I think of the stress of the unknown, the risky real estate market,” she says. “And when I think of renting, the two things that come to mind are freedom and flexibility.”

She is not alone. Sheridan now lives in one of the many new luxury apartment buildings dotting the Southern Georgian Bay region that are being constructed with two major target markets in mind: young professionals who don’t want the hassle of owning a home—never mind selling one in markets that rise and fall like carriages on a roller coaster—and retired seniors who feel the same way. To meet that demand, local builders have turned their attention from condominium and single-family home projects toward constructing purpose-built rentals that will fill a void that has been ignored since the ’60s and ’70s. Collingwood, alone, has 740 apartments that have been approved or conditionally approved,
of which 322 are now under construction. Among the recently completed are Dunncap’s Riverside Apartment Homes, a three-building, 52-unit development in south Collingwood; the first stage of Skyline Living’s Silvercreek Apartments, a 187-unit development in Collingwood’s west end; and a 50-unit rental apartment building in Balmoral Village, also in Collingwood’s west end. Soon to be on the market are the 129 new rental units for seniors and retirees at Living Waters Resorts Retirement Residence in west Collingwood, and Kingsley Management’s sixbuilding, 224-unit Harbour West apartment complex, due to open its doors on its first building this November on the harbour in Owen Sound.

Young at Heart and Carefree
Sheridan lives in Riverside, in a light-filled, high-ceilinged unit with quartz counters, in-suite laundry and free high-speed internet—and a view to die for over a meadow, a riverside trail with willows, and a treed park across the street with a pond that attracts herons, swans and egrets. Where she once wanted to own, Sheridan now espouses the joys of renting. Not only did she not have to commit to a mortgage, but she also doesn’t have to worry about property maintenance or purchasing large appliances. She also says she loves the “vibrant, friendly community of strong women who are just living their lives” in her building, as well as the surrounding family-friendly neighbourhood. And unlike a lot of condos, purpose-built apartments are pet friendly. That was a prime consideration for Sheridan, who owns a sweet black lab named Harper. Sheridan notes, too, that she is not alone in choosing to rent over buying—there has been a broad shift in social values. First, a lot of people aren’t getting married, so they can’t share the cost of home ownership. Second, “the whole stigma of renting is now shifting from not that you aren’t financially able to buy, to that people are actually choosing to rent even if they do have the finances, because of the flexibility.” Lock it and leave” is how Jennifer Muller, vice-president of marketing at Kingsley Management, describes this lifestyle. Residents can travel and not have to worry about the mail

piling up, cutting the grass, snow removal, or any other exterior maintenance that might give away an absent owner. “We’re targeting empty nesters or retirees, where the next step in life is you want to downsize your space but upgrade your lifestyle.” And that attracts young professionals too, she says. And because Kingsley’s Harbour West development is on an old industrial site rather than in a suburb, amenities such as the grocery store, coffee shops, restaurants and galleries are only a five- to 10-minute walk, Muller says. And there are nearby medical units and pharmacies, as well as concert series in the summer at the nearby Marine and Rail Waterfront Museum.
Where Life is a Party
Being able to get a condo-like lifestyle without buying another property was just one of the big attractions for June Russell, who recently moved into the luxury apartments at Silvercreek Apartments. After selling her home in Meaford, she had been looking at condos when one of her friends suggested she look here. She says she was impressed with the high-quality finishings in the units—including upscale, full-size Samsung washers and dryers—and amenities including a pickleball court and a spacious, fully equipped gym, plus underground parking and storage units. Best of all, the development has a spacious party room with generous sofas facing a gas fireplace and a big-screen TV—plus dining tables, a huge, fully stocked kitchen, and a billiards room. The room can handle parties and dinners for up to 150 people, and looks out over a spacious terrace with more seating, barbecues and a hot tub. has similar developments under construction in Trenton, Goderich and Lindsay, and another one open in Gravenhurst—says the party room is a focal point of all the company’s rental properties, and important to building a sense of community. Russell, who has only lived there a few months, but already made lots of new friends, agrees. Plus, she loves her spacious two-bedroom, twobathroom, two-balcony corner unit, which faces south towards the Escarpment and a nearby marsh that attracts swans and other waterfowl. “It feels like a house to me,” says the former real estate agent, speaking of how spacious it feels because of the layout. “And the buildings are only four storeys high, so you’re in the trees!” Organ repeats the message that new rental properties are filling a need and responding to social trends: “A lot of retirees are hitting an age where they don’t want home ownership anymore. They want carefree living.” Home maintenance, at about $2,200 a month, costs almost as much as renting, Organ observes. “So, you take your equity, invest it in something else, and let it create income for you.” And renting also means easier estate planning—you don’t have to worry that your kids will be stuck selling your home in a tough market.

Organ says that the units are also perfect for working professionals who don’t want to own a home but want something of a higher quality. But there is also a third target market for purpose-built luxury rentals in this region, says Organ: people who normally rent chalets for the winter. They can rent at Silvercreek year round— on a property close to the mountains, Georgian Bay, golf courses and backing onto trails—for the same cost as a seasonal rental. For all three of those markets, renting isn’t so much an economic choice as a lifestyle choice, he says. “You can take off for a month in Florida and not have to worry about somebody to check on your house. And if something breaks, you call us and we will fix it.”
Condo Convenience Without the Fees
That is exactly how Silvie Von Gymnich, who now lives at Riverside, but is moving to Silvercreek before the snow flies for the underground parking it provides, planned out her retirement. “It’s a stage of living,” she says. It just makes sense to sell your home for the income it can provide. “This is the first time in your life that you have an income and you’re free and you can travel and your rent is paid!” Like Sheridan and Russell, she also loves the carefree aspect of renting. And there is more financial security, she says. There are no maintenance fees and you don’t have to worry that there will be a “special assessment” on your condo if a major repair is needed—as happened

recently at one Collingwood condo where owners were each assessed tens of thousands of dollars for new glass-panelled balconies and a parking lot. And Von Gymnich, who has worked in the fashion and interior design businesses her entire life, dismisses the notion that rental units don’t feel like “home.” “You can make anything a home,” she says. Her living room is decorated with an emerald green sofa with tangerine pillows, and an eclectic mix of modern pieces and antiques that are family heirlooms. Building a community where seniors can make friends and live through every stage of aging is what Thomas Vincent, the founder and president of Global Hospitality Inc., wanted to create when he bought a property in Collingwood’s west end 20 years ago. The first homes he built in Balmoral Village were bungalow homes, condominium suites and a retirement residence. But just over a year ago, construction was completed on a 50-unit rental apartment building. “Nine out of 10 investment advisers will basically tell people in their 70s that they should rent rather than buy,” he says of his move into that market. While the Balmoral apartments are higher priced than others in the region, targeting the seniors market, he says, residents in all the

buildings can access amenities including the 8,000-square-foot recreation centre, with its gym, exercise rooms for fitness classes, bars and lounges, golf simulator, billiard table, and swimming pool, as well as the on-site restaurant and the privately run bus service. It’s a place that seniors, like him, who have been coming up to the South Georgian Bay to ski and swim and hike for decades, can choose to live in their retirement years, Vincent says. It sure sounds a lot easier than cutting a lawn and raking leaves on a property in Toronto, fighting traffic, paying taxes, and worrying about floods and leaky roofs. Sheridan, Russell and Von Gymnich would agree they are not just renting lovely apartments, but they are living la dolce vita.
