For many years, a big show of success for a campground was a “No Vacancy” sign on a Friday afternoon. But in today’s market, where rising operational costs and tighter margins are the new reality, high (or full) occupancy is only half the battle. To truly grow, park owners should focus on yield, which is filling the right sites, at the right prices, with the right guests.
Strategic digital marketing is the key to moving beyond the weekend rush and maximizing every inch of your property.
A park that’s 100% full on Saturdays but 20% full on Tuesdays is missing out on important dollars. Digital marketing (marketing and advertising online) allows you to target your outreach.
Instead of blasting your message to everyone, you can advertise “digital nomads” or retirees with mid-week “work from nature” specials. Reconnect with past guests who have stayed with you during peak season by offering a “quiet getaway” discount to return during the week.
By using SEO (search engine optimization) to rank your website content for keywords like “quiet weekday RV spots” or “extendedstay RV parks near me,” you attract the right demographic to fill your calendar during the lulls, increasing your total revenue without needing to build anything new.

with a sign in your office window is a great start for current guests, but digital marketing helps you reach a wider audience who hasn’t booked yet.
Think of every new amenity as a brandnew product launch. Texas park operators who are upset about skyrocketing property tax increases need to make their concerns known to the people who run for local property tax appraisal district boards, according to Kelly Hancock, acting comptroller for the state of Texas.
“That appraisal board can impact you the most,” Hancock said Tuesday (April 21) as he kicked off the Texas Association of Campground Owners’ Spring Meeting and Tradeshow at the Lone Star Convention & Expo Center in Conroe.
Hancock noted that appraisal district board candidates who are favored by cities, counties, school boards and other government entities may have their support because of their willingness to secure as much revenue as possible for them. It, therefore, behooves park operators to get to know these people and make their concerns known.
“You do have a voice,” he said.

Skyrocketing property taxes have been a problem in Texas for many years, with some park operators complaining about annual property tax increases of 100% or more.
Appraisal district board members do not determine property taxes, but they select the people who do, as well as the people who determine whether to lower property values when people contest their assigned property values.
The Texas Tribune wrote a report documenting the appraisal process in 2024, when a new Texas law gave voters the ability to elect appraisal district board members in counties with more than 75,000 residents. But the new law only applies to 50 of the state’s 254 counties, the Tribune said. Additionally, only a portion of the seats on appraisal district boards are elected by the people. The other seats are appointed.
In terms of positive news, Hancock said he expects to see an increase in tourism in Texas in 2026 compared to last year’s figures. He also encouraged park operators to check out the TexStats Economic Dashboard on the State Comptroller’s website, which provides detailed economic statistics in every region of Texas in addition to statewide figures. Hancock said park operators could use that data to identify trends that could help shape their business and marketing decisions.
Other speakers on Tuesday included Chris Bornemann, senior director of government affairs for the RV Industry Association (RVIA), who noted that the association is forecasting “healthy growth” this year.

RV shipments are expected to increase to 349,000 units this year, he said, compared to 337,000 in 2025, citing statistics from ITR Economics.
RVIA’s Spring Travel Intentions Survey also estimates that 34 million Americans plan to travel this spring, up 23% from last year’s figures,
Bornemann said. That said, Bornemann said it’s important that every segment of the RV industry — manufacturers, dealers and campgrounds — work together to ensure the continued success of the industry. “We recognize that the RV consumer does not separate our industry into silos. They think about that one experience. This means our success is tied together,” he said. “From our perspective, we need to stay aligned with consumers and continue speaking with one voice about the recreational value of RVing and camping.”
Tuesday’s seminar lineup featured several industry experts, including Jayne Cohen, of the Campground Consulting Group, who talked about the latest trends in the campground industry and how park operators need to adapt.
Cohen and other speakers spoke at length about the importance of guest reviews and how the volume and content of these reviews not only affect a park’s online visibility, but also consumers’ decisions about where to camp.
“People generally no longer trust businesses. Everybody looks up your reputation before doing business with you,” Cohen said, adding that today’s campers place a high value on the experiences they have at your campground.
“You not only have to provide the site, but you have to provide the experience, and that’s where it’s changing,” Cohen said, adding that park operators need to provide the types of experiences that will entice people back to their parks again and again.
For park operators, this not only means providing a welcoming environment but also empowering staff members to quickly
address guest concerns.
“Camping is all about hospitality,” Cohen said. “Listen to your campers. They will tell you the experience they want, and what they are willing to pay for it.
“Can your staff solve problems at the front desk without your permission?” Cohen asked. “Empower your reservationists. Do you enable your reservationists or disable them? This business is all about hospitality. No matter how much we embrace technology. Customer service is not a department. It’s a philosophy to be embraced by everyone in an organization. You must teach, train, coach and lead. Teach and train your staff on the technicalities of their positions. Don’t assume they all know how to give good customer service.”
Cohen also warned park operators to pay attention not only to first impressions, but to the last impressions.
“How a guest feels when leaving your business is what they remember. Last impressions count,” she said, adding that 78% of people say they will switch to a competitor if they have one bad experience with a business, no matter how many good experiences they had at the business before they had the bad experience.
“Who is your weakest link?” Cohen asked.

On April 20, 2026, the full TACO Board met at the Homewood Suites in Conroe, TX. The business of the Association was conducted by a combination of in-person attendees and members joining via teleconference. Following tradition, the Board began with a roundtable discussion regarding the business outlook for parks across Texas. Almost all members indicated that 2026 has started stronger than 2025, and the outlook for the summer season is very encouraging.
The Board reviewed and approved the second-quarter financial statements, including a Profit & Loss Statement for the period of October 1, 2025, to March 31, 2026, along with a Balance Sheet as of March 31, 2026. The Association’s finances are currently in line with or exceeding the 2025-2026 Budget approved during the July 2025 board meeting. The approved 2025 year-end financials will be voted upon at the TACO general membership meeting in Conroe on April 21, 2026.
Brian Schaeffer reviewed the upcoming Spring Meeting & Tradeshow agenda and award winners. The event is expected to feature the largest tradeshow in the association’s history and a strong campground presence with a high percentage of first-time attendees. Brian updated the group on the Texas Travel Association’s (TTA) Travel Counselors meeting in El Paso and TACO’s sponsorship of a coffee break for attendees from across the state. TTA is also hosting an industry Unity Dinner in Round Rock, TX, one week after the TACO conference; several TACO board members and park members will represent the association at its annual table.
On the national front, Terry Munoz provided an update from the national association (OHI) regarding their legislative agenda. He also noted that their annual conference will be held in Fort Worth, TX, this November (details at www.OHI.org). Michael mentioned that he and Randall will attend a legislative conference in Washington, D.C., in June, spearheaded by RVIA. This trip will also include a meeting of state executives from across the country, known as CAMP.
The meeting adjourned, and the Board met for a Mexican dinner later that evening—a great period of fellowship that included TACO’s only living founding members, Jim and Martha Rowley. A wonderful time was had by all. ✪

The Texas Association of Campground Owners (TACO) presented its annual awards for top parks as well as the association’s Supplier of the Year, according to a press release. A relatively new award (third year) was also presented to the person who best represents TACO’s spirit.
TACO Executive Director and CEO Brian Schaeffer announced the awards on Tuesday (April 21) during the first day of the association’s annual Spring Meeting and Convention at the Lone Star Convention Center in Conroe, Texas.
TACO’s Large Park of the Year Award, for parks with more than 125 sites, was presented to: Lagoon Ranch RV Resort in Onalaska: This park opened in April 2025 with 194 RV sites and 24 custom cabins. The resort has 1,000 feet of waterfront along Lake Onalaska as well as a 180,000-gallon lagoon-style swimming pool with a swim-up bar. The resort also has an on-site restaurant.

TACO’s Small Park of the Year Award, for parks with fewer than 125 sites, was presented to: River’s Edge Campground in Johnson City: This 57-site campground is located on the Pedernales River in the Texas Hill Country. The 100-acre park features majestic oaks, wide open spaces, and a variety of camping options, including RV and tent sites, cabins and covered wagons. Each space is unique and has been thoughtfully designed to fit into the hills and trees in a way that maximizes privacy, views, and a beautiful camping environment. Amenities include a 9-hole disc golf course, sports courts for volleyball, pickleball and cornhole, as well as a playground and a giant chess game. Other activities include fishing, swimming, tubing and kayaking on the Pedernales River.

TACO’s Glamping Resort of the Year Award was presented to: Camp Quitcherbichen in Lake Bridgeport: This full-service RV and cabin resort has a mile of waterfront along Lake Bridgeport, along with pontoon boat, kayak, paddleboard and pedal boat rentals. Camping options include 48 RV sites and a variety of rental accommodations, including two 1977 Airstream trailers, four covered wagons, 12 large site-built cabins and 10 futuristic “vessels” with floor-to-ceiling windows, smart mirrors, electronic skylights and heated floors. The resort also features several on-site food venues, including Joe Mama’s Italian Kitchen, Trailer Park Tacos, Sacred Cow Burger Co. and the Honey Hole Saloon. The park also has a “Chill Station” with different types of coffee, sweets and ice cream as well as an event venue, called Delilah’s Ballroom, which is fully equipped with a commercial kitchen and bar.

TACO’s Supplier of the Year Award was presented to: Wild Energy: Wild Energy provides technology and software that enable private park operators to sub-meter their electric and water utilities and charge guests for their consumption. Wild Energy President and CEO Mike Sorensen said it’s difficult for park operators to guess how much electricity their guests will consume and build that cost into their rates because people have different power consumption habits. Other wildcards include weather cycles and variable utility rates. Metering utilities help parks transfer these costs to their guests, based on their water and power consumption.

TACO also presented its annual Spirit Award to Terry Munoz, of Campground Consulting Group, in recognition of his many contributions to the private park industry. Including multiple years of service in separate stints on the TACO and OHI boards, and volunteering as an instructor at the George O’Leary National School of Outdoor Hospitality.
Munoz is currently chairman of the OHI Foundation, which provides grants to help cover the costs of park operator education as well as emergency assistance to park operators who are victims of natural disasters.

Most RV park owners do not underprice on purpose. It happens the honest way: you set rates based on last year, adjust a bit for rising costs, sanity-check a competitor or two, and move on because operations are relentless. But here is what we see repeatedly at Campground Consulting Group. The biggest revenue leak in many well-run parks is not occupancy. It is the rate gap - the difference between what you are charging and what your market (and your inventory) would support with a more intentional pricing system. This is not about jacking up rates. It is about treating your sites like the assets they are and using proven revenue management tools to match price to demand, site type, and booking behavior.
And if you are thinking, “We are already close to peak season, so it is too late,” it is not. There is still meaningful revenue to capture this season if you tighten the right levers now.
A single nightly rate for “full hookups” can feel fair. It can also create two problems at the same time:
• Premium sites sell at standard rates to guests who would have paid more.
• Value-minded guests who would have stayed with you don’t book because you did not offer a true entry-level option.
Our goal is a strategic pricing strategy that gives guests choices and protects your best inventory. It keeps you from making reactive decisions later, when you are already busy and the calendar is already booked.
Not all sites are the same product.
Inside your park, guests aren’t just buying hookups, they are buying experiences. A tight back-in near the entrance is not the same product as a premium pull-through with privacy, or a waterfront site with a view.
Before you change rates, segment your inventory into clear “zones or categories”. Keep it simple enough to manage, but meaningful enough to price.
A common structure:
• Premium: waterfront or view, oversized pads, upgraded patios, best privacy, best location.
• Standard: the core of your inventory, solid experience, average location
• Value/Economy: smaller pads, tighter turns, noise exposure, older utilities, limited rig fit
• To build a true rate ladder you must stratify your inventory into categories. Without this stratification you unknowingly give away your most profitable sites.
• The rate ladder: tiered pricing that increases revenue
• A rate ladder is simply a structured price progression that reflects increasing value from Value to Standard to Premium.
• A good ladder does three things:
• Creates easy-to-understand choices for guests
• Encourages site upgrades naturally (without pressure)
• Prevents premium sites from selling out too cheaply
• One of the most common mistakes is pricing Premium Sites too close to Standard Sites. (Don’t be afraid to stratify your rentals in the same manner). Owners worry about pushbacks, keeping the gap small. The result is predictable: Premium sells out early and first, and the rest of peak season, the bulk of your inventory, sells at rates that do not reflect remaining demand.
• Tiered pricing is not about charging everyone more. It is about aligning price with experience and letting guests select.
• Most parks have “summer” and “winter” rates. That is better than nothing, but it often leaves money on the table because demand does not move in two big blocks.
• Instead, define rate periods based on demand drivers:
• Peak: holiday weekends, weekends within peak periods, prime vacation weeks, major local events
• Shoulder (high): strong demand with different guest mix (often retirees and remote workers), higher demand periods within the season
• Shoulder (low): transitional weeks where booking behavior changes
• Value/off-season: lower demand, but still a chance to win with smart tactics
If your market books summer weekends months in advance, waiting to “see how busy we get” is a dangerous strategy. By the time you realize demand is high, the guests willing to pay your highest rates have already booked elsewhere- at someone else’s prices. You haven’t just missed a rate increase; you have missed the entire booking window for your most valuable inventory. That said, it is still not too late. Even inside peak season, you can capture meaningful revenue by tightening ladder gaps, improving restrictions, and yielding your remaining inventory correctly.
When used correctly, stay restrictions are one of the most powerful tools in campground revenue management because minimum stay restrictions manage the booking patterns that drive both occupancy and ADR.
WHAT STAY RESTRICTIONS ARE FOR
Stay restrictions protect high-demand nights, preventing your calendar from getting “broken” in ways that block longer, highervalue stays.
Common problems restrictions solve:
• One-night bookings on Saturday that prevent a two-night weekend stay
• Gaps (or “orphan nights”) that are hard to sell
• Peak holiday periods getting fragmented into short stays BEST PRACTICES FOR USING RESTRICTIONS
Use restrictions surgically, not universally:
• Apply minimum stays only where demand supports them (holiday weekends, peak weekends, high-demand weeks)
• Set restrictions early for destination demand (when guests book far ahead)
• Avoid blanket minimum stays across the entire season; it can suppress bookings unnecessarily
• Use arrival rules to protect patterns (for example, limit Saturday arrivals on certain peak weeks if it reduces calendar fragmentation)
• Release restrictions strategically as the date approaches to avoid leaving inventory unsold
A simple example: if your typical guest wants Friday and Saturday on a summer weekend, allowing a one-night Saturday booking can block the two-night stay and force you into a partial weekend. A minimum two-night stay for that window is not “restrictive”; it is calendar protection.
The key is to match restrictions to your park type and booking behavior. A destination resort has very different restriction needs than a highway transient park.
Different parks have different booking calendars.
• Destination/resort parks often book prime weekends far in advance, benefitting from setting rate periods and restrictions early and protecting high-value patterns.
• Transient/highway parks often book close-in benefitting from same-week yielding and careful discounting rules to avoid empty nights.
• Mixed-market parks need the most intentional approach, because one rate sheet is trying to serve multiple guest types at once.
• Seasonal/Long-Term Parks book multiple month blocks or full-season contracts. Their strategy is less about nightly yield and more about correctly valuing the seasonal package, setting renewal incentives, and managing the transition timing between seasonal and transient guests.
If you treat these park types the same, you will either underprice your best demand or over-restrict your weaker periods. It is not too late

• Use yielding principles with clear guardrails instead of reactive changes
Every week you operate with a rate gap, you are giving away revenue you cannot recover later. The season moves fast. The earlier you get your pricing system working, the more of the season it has time to pay you back.
