All RVs Entering the Park are Subject to Manager’s Approval.

All tenants must register at the office upon arrival. All guests must be registered at the office upon their arrival. Guest and visitors shall be the sole responsibility of the Tenant inviting the guest, and each guest shall be subject to the same Rules and Regulations as Tenant. Tenants are responsible for registering and paying the required “Guest Fee” for any guest(s) that stays more than a total of seventy-two hours in a twelve-month period. Such registration and payment shall occur immediately after the 3rd day of guest’s visit.

All rents are payable in advance, on or before the first day that your rent began. Your rent becomes delinquent on the due date at 12 noon. No partial monthly payments will be accepted without approval of Management. If rent is not paid by the end of the day of your due date, a $5 per day late fee will be charged in addition to your rent. If Tenant cannot pay the monthly rent, they must go to weekly or daily rents. If Tenant cannot pay the daily rate, Tenant must leave the park. NO RENT REFUNDS WILL BE MADE. All rents are compounded on a daily basis allowing for one or two people per space. There will be a $50.00 charge for each additional person over 3 years of age per month or $5.00 per day.

The monthly rate includes 900 kilowatts electricity. After 900 kw, Tenant is responsible to pay $0.12/kw. The meters are read on the 25th day of each month and bills are available on the 1st day of each following month. Added to your monthly rent will be a $9.50 administrative fee.

Each space is equipped with a backflow preventer. These devices are designed to leak, so do not remove it. Any space with a missing device will be assessed a fee of $25.00.

Security deposits are refunded within 5 days of your departure from the park as long as your rent/ electric is current, your space is clean and all equipment is on site and in working order.

All recreational vehicles must be fully self-contained. No tents or tent trailers are allowed for primary residence.

All sewer lines from RV/Trailer to sewer connection must have a minimum of a 3” (inch) drop; lines lying flat on the ground are not acceptable.

Quiet hours are observed from 10:00 pm to 7:00 am and Sunday is a quiet day (no Circular saw/ grinders, power tools etc.).

Restrooms and showers are provided for your convenience. Please help keep them clean.

For the safety of all residents, the speed limit is 5 mph and will be enforced. No raised voices, barking dogs, or TV/Stereo is to be heard outside of your rig that may disturb your neighbors.

PETS: Small pets are welcome but must be kept on a leash at all times while in the resort. All animal waste is to be picked up immediately! Pets cannot be chained outside unattended.

Pets are not allowed in the pool area or inside any park buildings except when getting your mail.

Please be considerate of your neighbors and control your dog’s barking and any other noisy pets. Owners of uncontrolled pets will be assessed a fee of $20.00 a month per pet or the rental agreement will be terminated at the discretion of the manager. No more than 2 large dogs (40 lbs. or greater) per space.

All vehicle repairs must be done at designated area west of cedar fence.

14. All vehicles must be licensed with current tags and proof of insurance.

15. POOL: No person under the age of 18 is permitted in the pool area without an adult. Special rules pertaining to the pool are posted in the appropriate area.

16. You are permitted to have one RV and two other vehicles on your space. Two cars are allowed where space permits and only if it does not interfere with adjoining sites. Emergency vehicles must be able to drive through the park without any obstructions.

17. No fireworks or the discharge of firearms allowed in the park.

18. No violation of any law or ordinance of the city, county or state will be tolerated.

19. Standard lawn furniture, bicycles, barbecue and storage shed are the only items permitted to be stored outside on the space. No household appliances outside the RV. For those that have sheds on their site, no electricity is allowed to the shed and all sheds must have prior approval.

20. The management will make every reasonable effort to provide a clean and safe environment.

However, we disclaim any responsibility for any losses resulting from fire, theft, accident or natural disasters. All units in storage areas are stored at your own risk.

21. When selling your Park Model or RV, the prospective owners will need to meet with management and meet park regulations and criteria prior to purchase if they desire to rent a space in the resort. The seller’s rent will be terminated when the new owners take possession at which time the new owner’s rent will begin. If you list your unit with a realtor, you will be responsible to make the realtor aware of these guidelines.

22. Do not walk or drive on sites that are not your own.
