In my view… Matthew Peacock Partner at Brooks Peacock
AT BROOKS Peacock we have always found the autumn months of September, October and November surprisingly busy when it comes to agreeing house sales. Viewing figures are always reduced from the spring market and new instructions can be fairly thin on the ground but those buyers who are still looking, together with those sellers who are seriously trying to sell combine to create a high ratio of property transactions. There are certain caveats surrounding such a prediction, including the property being marketed at the correct guide price reflecting the current market conditions and when agreeing sales, buyers and sellers need to be realistic when planning timescales – for example, few people want to move ten days before Christmas. With the prospect of continued low interest rates, 2016 looks set to be a similarly buoyant market to 2015, with a limited supply of properties coming to the market and a fair number of buyers chasing them. Don’t necessarily wait in the expectation that the spring market will always be better – sometimes the best market is right under one’s nose. www.brookspeacock.com 01892 531199

However, it does not report on actual faults in the property. For many, a Home Buyer’s Report, which will expose problems such as damp, dry rot and subsidence, is adequate but if you are buying an older house or unusual home a full structural survey will be a wise investment. 30 PROPERTY HOW-TO-DO-IT TIP
Five tips which could help sell your house
Thinking of moving on? Why not follow these easy steps to making your home more attractive to potential house-buyers… By Julia Gray
1
IT’S said that neutral decor sells homes and, of course, it does. It’s tough to be offended by neutral colours, and if buyers want to inject colour and pattern, it’s not hard to do so. Neutral doesn’t by any means have to be bland and boring – it’s all about how you put the look together with accessories, flooring and furniture. Neutral colours, especially white, also help make rooms feel lighter, brighter and more spacious. The Dulux Light +
Space matt range (from £20.99 for 2.5ltr, www.dulux.co.uk) has the same intention. These neutral and pastel colours use light-reflecting particles, and work especially well in gloomy, north-facing rooms.
2
You might live with unfinished DIY jobs, but once you’ve decided to put your home on the market, dodgy DIY is a big no-no. It can put buyers off and make them think they’ll need to spend more time and money finishing the work
than they necessarily will. If you can’t do the jobs yourself, get a pro in – it will be money well spent. Even if you’ve finished the DIY, you need to keep on top of it because things deteriorate. Common problems include marks on walls, hairline cracks that keep opening and chipped woodwork. Things like this make your home look shabby, so going from room to room with a fresh eye and putting right the problems is worth the effort.
3
It’s also worth scrutinising the outside of your home. Exterior maintenance is easy to overlook, but it’s something a buyer’s surveyor will pick up on, so it’s worth preempting any remedial work, as it could save you time, money and hassle. Not maintaining the exterior can also lead to problems inside, such as damp caused by missing or slipped roof tiles, or faulty guttering. And don’t forget kerb appeal – making a good first impression from outside your home is essential. Inside, a neat and tidy hallway also creates a good first impression – ensure there’s enough storage for coats, shoes and scarves, etc, preferably out of sight.
Wednesday 11th November 2015
4
Giving your home a really good clean – and cleaning, airing and tidying it before every viewing – is a must. If you have masses of personal items on display, consider packing them away. While making your home look too sterile won’t help sell it, a cluttered home will put buyers off. Remember, they may look in cupboards and wardrobes, so stuffing them full of things isn’t the answer because it shows you don’t have enough storage space. Instead, create more storage, preferably built-in or in the loft or garden, or get the stuff out of your home and into a storage unit.
5
Make the most of the space you have – put a dining table in the kitchen (as long as it isn’t a squeeze) to turn it into a kitchen-diner, and put the biggest bed you can comfortably fit in each bedroom. If you have a study or home office and the room would be more valuable as a bedroom, swap the desk for a bed, at least while you sell. The trick is to make your home easy for buyers to imagine as their home, and to move on emotionally so you can move on physically.
Work lights are invaluable when the days are shorter, but they’re really bright and can cause you to see imperfections you wouldn’t normally see in either daylight or artificial light (depending on the type of artificial light in the room). This can mean you end up doing more work than you need to, if, for example, you’re filling walls and woodwork. Directing the light away from where you’re working helps, so you benefit from the light but it’s not directly illuminating what you’re working on. Work lights are also brilliant for drying things quickly, including paint and filler, and give off a surprising amount of heat, so they can be used to warm up a room in preparation for painting. Paint shouldn’t be applied in temperatures below 10C, but in winter, it can be hard to make rooms warm enough if the radiators have been removed for replastering.
PRODUCT OF THE WEEK It’s getting dark earlier and earlier, which doesn’t make things easy when you have decorating to do. Decorating in poor light often results in a poor finish, and most artificial lights aren’t bright enough to make much of a difference. This is when a good work light or two is essential, and the Wickes 400W portable work light (£12.99, www.wickes.co.uk) is a great buy. Unlike some work lights, it’s small, lightweight and easy to move around, with a sturdy tubular-steel frame and comfortable grip handle. The 400W bulb has an average lifespan of 1,000 hours and gives off lots of light and heat. Another great thing about this work light is that it’s rainproof, so you can safely use it outside, even if the heavens open.

STYLE ME UP
“The boutique hotel look was born out of an increased interest by our customers in products which bring a sense of luxury back into their homes,” says Pip Prinsloo, designer manager, Home at John Lewis. “This demand is for striking pieces that are beautifully designed and use the best materials to stand the test of time. From luxurious textiles to opulent finishes and
prints, boutique hotel has a polished feel that aims to impress and stimulate the senses.” Lustrous and dramatic, rich textiles can transform a room, especially when they’re mixed with dark decos and anything ornate; and they can withstand wear and tear more than you might think. “Velvet is a fabric which speaks sartorial volumes. It screams luxury, but also comfort, as nothing can compare to the silky tactile softness of this fabric’s unique pile,” says Alison Cork, founder of WITHIN Home. “This is why it’s superb for any item of furniture we
Along with glitzy hotels, designers have also drawn inspiration from elegant city living that reflects the glamour of a Parisian apartment, New York pied-a-terre or a bygone age of opulence, and more formal entertaining, when cocktails would be served before dinner. “When it comes to creating a luxurious, opulent interior scheme, the materials used are crucial,” says Kate Mooney, chief executive of Houseology.com. “Rich timber, crystal and metallic finishes are perfect for creating a look that exudes decadence.” Designers cite copper and brass as the most popular metallic finishes for autumn winter 2015, as they add warmth, which is wonderful for colder months. Also key to your luxe look are throws, cushions and rugs in wool, cashmere and velvet, to make sure the finishing touches are as inviting and comfortable as they are stylish.
DARK DESIRES
“I adore mixing and matching different textures to add surprise and interest, it creates a delightful layered look,” says Annabel Astor, co-founder of furniture store OKA.

“Black is an incredibly flexible colour, it works with everything. It can transform a room into an extraordinarily glamorous space – just don’t be too afraid to try.” One of the most underrated colours in design, black works as a neutral and helps tie everything together. If you’re feeling flamboyant, the bedroom is where you can really go to town.

Top tips for tenants in the lead-up to winter AUTUMN is upon us and winter fast approaching, now is the time for tenants to consider any works which will need to be undertaken to rented properties to adequately prepare for colder weather. Jade Carter, head of lettings at Savills in Tunbridge Wells, provides a checklist tenants should take into consideration… GUTTERS AND DRAINS Most common tenancy agreements put the responsibility for clearing drains and gutters with the tenant. It is therefore vital you ensure these are cleared and free-running throughout the winter as landlords will be justifiably entitled to claim compensation for any damage done to the house as a result of block drains and gutters.
BLEED RADIATORS A long cold snap will inevitably increase heating bills substantially, so you should check your heating system is working efficiently by regularly bleeding the radiators. If a radiator is cold at the top and hot at the bottom, it will need bleeding, but take care to put down a rag under the radiator to avoid a dirty spill or spray damaging the floor. FIND YOUR STOPCOCK Even a small split in a water pipe can cause a huge amount of damage, so if you do not know where the main stopcock is you should find it as soon as possible. By quickly switching off the water supply in the event of a leak, you could significantly reduce damage.
EXPERT Jade Carter of Savills
Wednesday 11th November 2015
HOLIDAY PERIODS If you are planning a holiday over the winter, you should ensure you make adequate arrangements for somebody to check on the house, and make sure that you keep the heating on low to avoid freezing pipes. A landlord could claim from the tenant for costs in the event damage occurred.
CHECK OIL/LPG LEVELS The last thing you will need in the depths of winter is an empty oil or LPG tank. Particularly in snowy conditions, when fuel deliveries are compromised, you should regularly check the levels and refill well before you normally would. EMERGENCY KIT AND GENERAL SUPPLIES High winds and flooding can cause long power cuts, and heavy snow can mean you are unable to leave the house. You should prepare in advance an emergency kit for such occasions, including candles, logs for the fire, bottled water, tinned food, salt for paths, and so
on. Particularly if you have a family, being isolated in a rural location can be distressing so plan in advance to minimise problems if the worst does happen. CHECK ALARMS Smoke and carbon monoxide alarms should be checked regularly to ensure they are in working order. Do test them and replace batteries if necessary. If any alarm is not working, after you replace batteries, you should contact your landlord or managing agent who will arrange a replacement. CLEAN CHIMNEYS Chimneys should be swept as often as necessary, but at least annually even if the fire is not often used. Blocked flues are not only inefficient, the poor draw of smoke can cause damage to the property as well as health issues. Sweeps are often busy heading into winter so book early. “Apart from helping maintain the property, this will help to ensure a tenant remains warm and dry in even the most adverse weather conditions and thereby relieve a lot of the stress and strain in dealing with breakdowns,” said Jade. “Tenants do need to be aware that, under the terms of their tenancy agreements, not all aspects of property maintenance are covered, including the items listed above.”
