A bit of history on the Midtown Business Association 1980 – A small group of merchants, encouraged by Clarkson Hospital and the University of Nebraska Medical Center, met to spruce up the neighborhood. They organized as the MedCenter Merchants Association – forerunner to today’s Midtown Business Association – to urge companies to improve the appearance of their properties. Fast-forward to… Today – More than 130 members strong, the MBA continues to advocate for a healthy Midtown business community that stretches from 52nd Street to Interstate 480 and Cuming Street to Center Street. Some of Omaha’s most widely known neighborhoods exist within these boundaries, including the Blackstone District, Dundee, Gifford Park, Hanscom Park, Midtown Crossing and Saddle Creek. These areas are 24/7 destinations and a vibrant part of the Omaha metro.
Meet Ariel.
When Ariel was two years old, he needed a liver transplant, and for that, he and his family needed to be in Omaha, more than 1,000 miles from home. While Nebraska’s world-class medical teams cared for Ariel, his family was cared for at Ronald McDonald House Charities in Omaha. COMMUNITY INVOLVEMENT NEIGHBORHOOD IMPROVEMENT AWARDS Since its beginning, the Midtown Business Association has honored businesses that have gone the extra mile to improve the appearance of their property. The Neighborhood Improvement Award is presented two to four times a year in the form of a plaque and is done at our monthly luncheons. About 75 businesses in Midtown have received the award, and we continue to seek out worthy candidates. Businesses are selected based on interior and exterior improvements. The improvements can be a new building, as in the case of Security National Bank, or it can be the restoration/renovation of an existing space. Recent winners include Joslyn Castle for lighting the exterior grounds, Dundee Bank for its dedication to maintaining the historic value of the building and bringing it back to life, and Film Streams of Dundee Theater, which is a 501c3 nonprofit arts organization dedicated to enhancing the cultural environment of the Omaha-Council Bluffs area.
FACADE IMPROVEMENT GRANT OR SPONSORSHIP PROGRAM The MBA Facade Improvement Grant Program is available to assist business owners with improvement projects such as landscaping, new signage or other approved improvements. Grant awards are up to $1,000, and the business owner or tenant must be willing to contribute to the project. For more information on how to qualify, please view the Facade Improvement Grant brochure on the MBA website. The new Sponsorship Program is available to assist business owners

COMMUNITY INVOLVEMENT ENTREPRENEURIAL SCHOLARSHIP AWARD The Midtown Business Association Board of Directors is proud to launch a new MBA Entrepreneurial Scholarship Award, designed to strengthen the business skills of Midtown entrepreneurs. Selected recipients will receive free coaching by a Gallup-Certified Strengths Coach and Gallup EntreMatt Carper preneur Strengths Coach. Matt Carper, director of operations/owner for Meadowlark Management (Stirnella Bar & Kitchen, Butterfish, Red Lion Lounge), is the inaugural recipient of the award. “I am very thankful and grateful for this unique opportunity,” said Carper, who will complete Gallup-based evaluations and then receive a twohour coaching session. “It is exciting to learn from Gallup what areas I can grow and improve. I can’t say thank you enough for this award.” Any MBA business member (nonprofit or profit) is eligible to receive the scholarship award, which includes a plaque/trophy and a package worth $370-plus. Bringing life to buildings and neighborhoods

eceiving the 2019 Neighborhood Improvement Award from the Midtown Business Association didn’t come as a big surprise to Alex Jensen, CFO of Milestone Development. Milestone – a division of SL Jensen Construction Inc. – has renovated several apartment buildings in midtown Omaha’s Blackstone District. The restorative work, Jensen said, is largely about bringing neighborhoods back to life –

building by building. “It’s an honor for us to do the work we do – and get this award – because we really are breathing life back into communities by giving buildings – often historic or significant to the area – back to their neighborhoods,” Jensen said. “We seek out buildings in neighborhoods that are on the upswing, like Blackstone,” said Jensen, who joined his father, Larry, in the family business four years ago after attending college and living in New York City for several
years. “We also do some new construction when rehabbing the existing building isn’t an option.” Since its beginning, MBA has honored businesses that go the extra mile to improve their property. Both interior and exterior improvements are considered. The improvements can be a new building, as in the case of 2018 winner Security National Bank, or the restoration/ renovation of an existing space, as with Milestone’s work.

One recent building “brought back to life” is the West Farnam Apartments at 38th Street and Dewey Avenue. Regarded as the first luxury apartment building in Omaha’s historic Gold Coast for its elevator, the eight-story 1912 building was inhabited but in significant disrepair when Milestone acquired it in 2017. Along with necessary utilitarian repairs – the windows had bowed and vines had crawled inside a few upper-level units – Milestone did a top-to-bottom renovation and update of all eight apartment units, most of which are 1,800 square feet. Milestone also cleared the exterior of those overgrown, intrusive vines; updated the electric heating and cooling systems and made other repairs. West Farnam (as the 107-year-old building was originally known in the days of the West Farnam District) is one of many Milestone projects since its founding in 2014. Along with West Farnam Apartments, Milestone recently completed 3700 Dewey, a 24unit complex on the site where the fire-damaged Metz mansion once stood. The original plan
was to repair and renovate the mansion into apartments, but it couldn’t be saved and was torn down for new construction. The company embraces its calling to “fill in older properties with new housing that will bring excitement and help strengthen great neighborhoods.” Milestone accomplishes this by maintaining “architectural integrity consistent with the neighborhood” while incorporating high-end finishes for an urban look and feel. The interest in urban living is enhanced by growth at nearby University of Nebraska Medical Center, Midtown Crossing and, of course, the burgeoning Blackstone District. “We often find our projects simply by driving around neighborhoods and seeing buildings that need love,” Jensen said. “We see opportunities to bring pieces of Omaha’s history back to life. “We’ve definitely found our niche in renovating boutique apartments – the biggest is 24 units – and there’s a level of satisfaction in knowing that the work we do every day is restoring some of Omaha’s most historic and distinct buildings and neighborhoods.”

What do you most enjoy about being in the Midtown area? A. Watching the neighborhood change rapidly and the area get more recognition as an entertainment destination. Q. What has surprised you most about the neighborhood? A. How great everyone is about working together to achieve the same goal of redevelopment and keeping a clean neighborhood to enjoy and share with all visitors. Q. If you could enhance one thing about the Midtown area, what would it be? A. Sharing all there is to do with the rest of Omaha. We, as citizens of the metro area, get stuck in our ways. It is up to us to help those citizens explore what we have to offer in our great neighborhood. Q. What are some of your favorite places/spaces in the Midtown area? A. I am biased as all of our businesses are in Blackstone. But I truly think it is great that you can grab a coffee, get an early breakfast, go to a movie and explore restaurants that offer a wide variety of food, from quick sandwiches to sit-down meals, and they’re some of the best in Omaha.

The affordability of the area, the future plans for the area, and also the ability to design my own space since I was the first tenant to sign up for retail space below the Triangle Apartments at Urban Village. Q. What do you most enjoy about being in the Midtown area? A. The energy in the area. With UNMC, Creighton and Blackstone, there’s always something going on and the age group is young, and looking for creative, new things to do and eat. Q. What has surprised you most about the neighborhood? A. How quickly it is transforming! I love seeing all of the new projects that are coming about and how much safer and tighter the neighborhood feels even from a year ago. Q. If you could enhance one thing about the Midtown area, what would it be? A. The ease of connecting to UNMC, Blackstone and the Urban Village apartments. The scooters have been a really great improvement in making accessibility better for residents when parking can become a bit tight. Q. What are some of your favorite places/spaces in the Midtown area? A. Favorite places? I don’t even know where to start! Archetype for coffee, Nite Owl for drinks and food, Forno for pizza and pasta and Early Bird for brunch. Everything that I want to do happens in Midtown already and it keeps getting new spots.

I
t might seem weird to think that a plate of food (or a cup of ice cream) could define a neighborhood. But when it comes to Midtown Omaha’s lineup of diverse but food-loving neighborhoods, it’s not that hard. I’m bringing you a list of a dozen dishes in six Omaha neighborhoods that I chose for a simple reason:When I think of food in these areas of town, these are the first dishes I think of (and the ones I’ve eaten again and again).
BLACKSTONE DISTRICT Coneflower Creamery’s Blackstone butter brickle ice cream If the small ice cream shop’s flavor named after the neighborhood weren’t enough, this ice cream also happens to be delicious, studded with housemade chocolatecovered toffee bits. Nite Owl’s totchos Tater tots took over Omaha at the same time Nite Owl opened in Blackstone, and its giant tray of super crisp tots covered with queso, green salsa, queso fresco, crema, red onion and cilantro became an instant classic.

The Grey Plume’s charcuterie The neighborhood has one of the best vegan spots in town next to one of the best places to find a thoughtful, well-curated plate of meat. Coco’s Korean shortrib tacos One of the staples on the appetizer list at this Midtown favorite, these savory little bites have enough kimchi to cut through the rich meat, all wrapped in a tiny corn tortilla.

What has been the most pleasant surprise in recent years? A. I moved to Omaha in 2014 and have watched how Midtown has transformed into an increasingly vibrant destination for people of all ages. That same transformative spirit has taken place at UNMC, thanks in large part to Omaha’s leaders and generous philanthropic community who have chosen to invest in ways that strengthen our community and impact future generations. Q. By 2025, how do you envision Midtown Omaha? A. Midtown Omaha will become even more vibrant assisted by additional housing options near UNMC and multi-use areas that will bookend our campus’s east and west ends. It’s our hope that we’ll have additional public transit options for employees, students and visitors alike, and continue to find ways to enhance the area for all.

I’m biased, but the healing arts program at UNMC/Nebraska Medicine is the largest in the United States, anchored by the Chihuly Sanctuary inside the Fred & Pamela Buffett Cancer Center. Q. Midtown has become a vibrant place to live, work, play and thrive. What would
people outside the Midtown area be most surprised to know? A. I’ve lived many places, but Midtown — and Omaha, in general — is unique in that it has maximized public-private partnerships and investments to move ideas forward for the betterment of all. There’s a real can-do, rollup-your sleeves, “get-the-job-done” spirit here that enables all things to be possible.

A. It may not be immediately apparent to those coming from outside Midtown, but there is an outstanding collaborative effort between local neighborhoods and businesses to make this area a true destination. Everything we see happening around us – from Midtown Crossing to the rapidly growing Blackstone District – is the result of a very intentional effort by visionaries who understood the great history of this area and sought to bring it back to life in a very contemporary way.
A. Along with several of our neighbors, Mutual of Omaha was one of the leading companies to form Destination Midtown and cast a vision for what Midtown Omaha could become. That effort led to our significant investment in redeveloping our east campus and creating Midtown Crossing, which has been a catalyst for so much investment in this area. We’re extremely proud and honored to have played a part in helping Midtown grow and prosper.

As the area has evolved to a dynamic district with so many diverse businesses, it also continues to draw families who enjoy the charm of the tree-lined streets. There is something for everyone. Major initiatives include Destination Midtown (which helped launch Midtown Crossing), the ongoing redevelopment of the Blackstone District, and hundreds of millions of dollars in improvements on the Nebraska Medicine/UNMC campus. Q. By 2025, how do you envision Midtown Omaha? A. I see no sign of things slowing down anytime soon. I’m hopeful that we see continued improvements in mass transit (fingers crossed for the streetcar project) and residential density. Being from Boston originally, I appreciate a densely populated, highly vibrant area. Q.You’re entertaining out-of-town guests. What are some must-see spots in Midtown and why? A. I would certainly show them around Dundee, Benson and Blackstone. We have many diverse entertainment and dining options you can’t find anywhere else. We’re also nicely positioned to take advantage of the Old Market, the zoo, and cultural/sporting events downtown. Q. Midtown is vibrant place to live, work, play and thrive. What would people outside the Midtown area be most surprised to know? A. If you are able to do all three — live, work

and play here — you will maximize the benefit. Last year, I went from two cars to one. It has been a great adventure. I can do it because I live in Midtown and my office is just a half-mile from my home. In order: walking, Metro bus numbers 2 and 11, and scooters are my most common modes of transportation!
A. My firm encourages its associates to get involved and try to make a difference locally. It has been my pleasure to be involved in my neighborhood and business associations since I’ve come to Edward Jones in 2001. As the saying goes, “The rising tide lifts all boats.”
