Key Terms When Buying A Home

How I Can Help BUYER INTERVIEW:

During our first meeting, we will talk about what you desire in a home or property. This information will help us identify neighborhoods and homes that meet your criteria.

HOME SEARCH ASSISTANCE:

We will immediately setup a search in the NWMLS with the criteria you have identified. You will automatically be notified of any new listings from the Portal. Further, we can add to our list any properties that have caught your attention either on-line or while driving around town.

HOME TOURS:

After determining which homes you would like to see, we will set up showings so that we can go and tour them. If we need to tour several times or revisit previous homes, that is perfectly fine! Also, there may be times where you are outside a home and want to see it right away. If so, just give me a call. If I can get you in, I am happy to do so!

MARKET DATA AND ANALYSIS:

During our search, I will provide you with data analysis to help you better understand the current market. By reviewing recent sales and current active home statistics, I can help you determine the market value of the homes you are interested in.

CONTRACT WRITING:

Once you determine the home you want to pursue, I will prepare a contract on your behalf and submit it to the listing agent. During this process, we will discuss how to best write the offer to increase the odds of achieving your goals.

CONTRACT NEGOTIATIONS:

Once I submit an offer, I will work on your behalf to negotiate the best price. This involves providing the other broker with data and information that supports your offer.

CONTRACT NAVIGATION:

WALK-THROUGH:

Once our offer is accepted, the escrow process is started. This process involves obtaining a loan, reviewing title work, finding insurance, inspecting the home and many other tasks. I will diligently work with you to keep things on track. This process involves bringing in many other experts to assist us along the way. I will provide you with a list of other professionals that will help us get to the finish line.

Just prior to closing, we can tour the home to ensure its condition and verify inspection items were done and repaired.

APPRAISAL

PRE-APPROVAL LETTER

Report highlighting the estimated value of the property completed by a qualified third party.

A letter from a lender indicating you qualify for a mortgage of a specific amount.

Lenders rely on appraisals to validate a home's value and ensure they're not lending more than the home is worth.

This is a critical step in today's competitive market.

CLOSING COSTS

CONTINGENCY

The fees required to complete the real estate transaction. Paid at closing.

A provision in a contract requiring certain acts to be completed before the contract is binding.

Ask your lender for a complete list of closing cost items, including points, taxes, title insurance, and more.

In today's highly competitive market, some buyers are minimizing contingencies to make their offers more appealing.

CREDIT SCORE

AFFORDABILITY

A number ranging from 300 - 850 that's based on an analysis of your credit history.

A measure of whether someone earns enough to qualify for a loan on a typical home based on the most recent price, income, and mortgage rate data.

Helps lenders determine the likelihood you'll repay future debts.

As prices and mortgage rates continue to rise, that will impact how much home you can afford.

DOWN PAYMENT Down payments are typically 3-20% of the purchase price of the home. Some 0% down programs are also available. Ask your lender for more information

MORTGAGE RATE CLOSING:

I will review your closing documents to make sure the details are correct and then will attend the closing with you to see it to completion.

POST CLOSING ASSISTANCE:

The relationship definitely does not end at the closing table. Not only am I available to answer any questions or troubleshoot for you, but I usually become good friends with my clients. So, hopefully the closing table isn't the last time I see you!

The interest rate you pay to borrow money when buying a home. The lower the rate, the better.

EQUITY The value in your home above the total amount of liens against your home.

With current home price appreciation, many homeowners are realizing they have more equity than they thought and they're using it to move.

1.

Buying a home is one of the most significant purchases in a lifetime. It is essential to have an experienced agent in your corner, always looking out for your best interest. A buyer agent?s fiduciary responsibility is to represent the buyer and to ensure that they are protected.

After all, a seller has someone in their corner. A listing agent has an allegiance to the seller. Their goal is to get the seller top dollar for their home. There is incredible value in having someone working for YOUR best interests when buying a home.

GETTING YOU IN THE DOOR We will narrow down the homes that fit your unique wants and needs and get you in the door! I look at dozens of homes every week, and I can help you identify potential problems within a home.

STAYING ON TOP OF THE PAPERWORK Buying a home involves many types of documentation. I have the experience and knowledge to navigate real estate contracts. Ensuring that nothing is overlooked, and that you truly understand what a paper means before ever signing on the dotted line.

ON YOUR SIDE A buyer?s agent will represent your best interests. With a pulse on the local market and a sound understanding of how various amenities effect the value of a home, we will make sure we submit a competitive offer on the right house for you.

NEIGHBORHOOD EXPERT I work daily in neighborhoods with inspectors, contractors, and negotiating with sellers. I have the market knowledge you need to get you the home of your dreams at the best price! Understanding the local real estate market is essential when it comes time to make an offer on a house.

Problem Solver I will work hard to protect all of your interests and take on any issues that may arise throughout the entire process. I work tirelessly to make sure buying a home is a fun and stress-free process.

Get Pre-Approved

Prepare Finances 2.

Prepare finances by keeping a good credit score, calculate your debt-to income ratio, save money for a down payment and closing costs, gather income, financial account and personal information and contact more than one lender.

Being pre-approved, unlike being pre-qualified, means you've actually been approved by a lender for a specific loan amount. You will need to provide documented financial information (income, statements, assets, debt & credit reports etc.) to be reviewed & verified by the lender.

3.

Conventional Loan

HOW MUCH HOUSE CAN YOU AFFORD? Mortgage lenders recommend you do not buy a home that is more than 3 to 5 times your annual household income. If you are not purchasing a home with cash, you will need a mortgage pre-approval provided by your mortgage lender. A lender will work with you to get a loan that meets your needs. Some buyers are concerned with keeping their monthly payments as low as possible, others want to make sure that their monthly payments never increase.

SAVE CASH FOR A DOWN PAYMENT & OTHER EXPENSES In order to make your dream of buying a home a reality, you will need to save cash for your down payment, earnest money, closing costs & home inspector. -

Down Payment is typically between 3.5% & 20% of the purchase price. Earnest Money is money you put down to show you?re serious about purchasing a home. It?s also known as a good faith deposit. Closing Cost s for the buyer run between 2% - 3% of the loan amount A Home Inspection costs $500 - $600
