Ocean Pines budget review process underway, assessments rise in fiscal year 2026-2027 By Sherrie Clifford ROC Edition Publisher The Ocean Pines Association has entered the formal budget review process for fiscal year 2026–2027, with committee and board discussions now focused on refining the proposed spending plan ahead of final approval in February. The Ocean Pines Association’s Budget & Finance Committee met on Dec. 18, followed by the association’s Ocean Pines Board of Directors on Dec. 19, to review the proposed
budget for the upcoming fiscal year. The budget is now moving through its question-and-answer phase, where assumptions, line items and assessment impacts are examined in greater detail before adoption. Final approval of the 2026-2027 budget is scheduled for the regular board meeting on Feb. 28. One of the most significant factors influencing the proposed budget is the increase in water and wastewater costs from Worcester County. Those increases are flowing directly into association expenses,
contributing to higher assessments paid by Ocean Pines property owners beginning May 1, 2026. According to the assessment summaries presented during the review, the proposed non-water lot assessment for FY26-27 is $915, up from $875 in the prior fiscal year. Waterfront lot assessments are proposed to rise to $1,580, an increase of $65. A zoning hearing on a proposed 150-foot cell tower near the Ocean Pines Golf Course is scheduled for Jan. 8, 2026, at the Worcester County Government Center in Snow Hill. The above schematic shows the location of the proposed tower.
Worcester County has scheduled a zoning hearing on a proposal to construct a 150-foot tall camouflaged cell tower on property owned by the Ocean Pines Association, according to notices issued by the county’s Department of Development Review and Permitting. The application, submitted by Milestone Towers, seeks a special exception under county zoning regulations to allow construction
of a telecommunications monopole within the R-2 Suburban Residential District. The proposed site is located at 98 Clubhouse Drive, west of the Ocean Pines golf course maintenance building. According to the notice, the case has been scheduled for a public hearing before the Worcester County Board of Zoning Appeals on Thursday, Jan. 8, 2026, at 6:40 p.m. at the Worcester County Government Center in Snow Hill.
