While major undertakings might be the first projects homeowners think of to transform their home interiors, small projects like molding can go a long way toward remaking the look a feel of a home. New molding can have a dramatic effect and is well worth the replacement investment of time and effort, particularly if existing molding has begun to show signs of wear and tear. Replacement may be necessary when showing signs of rot or damage or when paint is peeling. Rotting molding may feel soft; while warping and swelling indicate the molding is damaged. Molding detached from the walls also may need to be replaced. Molding comes in many shapes, styles and sizes and helps to maintain cohesion in spaces throughout a home. Sometimes you only need to replace pieces here and there so it's necessary to identify the current type of molding that's in a home. When all the molding must be replaced, then you have more flexibility with your selection. Molding styles include colonial, ogee, cove, and step and double step. The height and thickness of the molding and material type, such as solid wood or PVC, determine the right product for your home. Working with an interior designer and contractor can help homeowners make the right choice when installing a new product. The cost of installing new molding will be determined by where the home is located, which materials chosen, which molding is being replaced (i.e., crown molding, baseboard molding, or both), and how much is being replaced. The renovation experts at Angi.com estimate that the range for a crown molding replacement project is between $600 and $2,100. Angi.com notes a similar price range for a baseboard molding replacement project, which typically runs between $800 and $2,250. Replacing fading or damaged molding can subtly but effectively transform interior home spaces. Homeowners are urged to work with a contractor to identify the right molding products for their homes.

DEMAND FOR SUNROOM ADDITIONS IS GROWING There is no denying the appeal of a sunroom. Sunrooms bring more of the outdoors inside by bridging the gap between home and yard. Demand is shifting, with more than 61 percent of homeowners now preferring four-season insulated rooms for year-round use, according to Market Reports World. A sunroom has the potential to offer a roughly 50 percent return on investment and can cost anywhere from $22,000 to $72,000 on average. A sunroom addition is a significant investment and a decision not to take lightly, as it changes both the interior floor plan and backyard space. To decide if a sunroom really is a worthwhile endeavor, it's important for homeowners to consider the footprint of their homes/yards, how they plan to use the space, and the amount of sun the home receives. Four-season rooms are fully insulated and tie into a home's HVAC system. This space will be functional all year long, but it is a more expensive undertaking as well. LIGHT EVALUATION The purpose of a sunroom is to benefit from the sun. The value of the space will depend entirely on which way the room faces. North-facing sunrooms have soft light with minimal heat or glare that likely can be used all day. Morning people can appreciate an east-facing sunroom while drinking coffee or reading, and the space will cool down in the afternoon. South-facing rooms will be bright most of the day and may need high-end HVAC hookups or shades to stay comfortable, even in cooler months. West-facing sunrooms are great for watching sunsets, but the hot afternoon sun must be considered. UV-rated glass to prevent floor fading and even sunburn likely will be needed. It is important to work with a company that specializes in sunrooms. Such firms are experienced in helping homeowners design and ultimately build these spaces to avoid common pitfalls, advises Champion, a window, sunroom and home exterior company. Asphalt driveways do not last forever. An unsightly driveway can adversely affect curb appeal and resale potential. Homeowners have the option of getting the driveway resurfaced, resealed or repaved, and each project is unique. Resurfacing is simpler and faster than installing a new asphalt driveway. With resurfacing, any cracks are filled in to create an even base. Then a new layer of asphalt is applied over the existing one. That new layer can range in thickness from 1.5” to 3”. A heavy rolling machine will then smooth and flatten the layers together. For minor pitting or cracking, then resurfacing can be a cost-effective strategy, as it may be a $3000 to $6000 job as opposed to a $5000 to $10,000 with repaving. Resealing a driveway, also call sealcoating, is another repair strategy. Resealing helps the driveway last longer. The driveway needs to be clean and dry, with holes and cracks filled prior to sealcoating. This project can be completed within two or three days if no precipitation is forecast. Repaving is a project best left to professionals. It typically involves the removal of an existing driveway and the installations of a new one.
Contractors also will assess soil and grading when doing work. The new asphalt driveway can vary in thickness between two and six inches, depending on budget and need. The contractor also can advise if fulldepth asphalt application or an aggregate base is practical. Assessing the condition of driveway can give homeowners a better ideal about which type of repair project best suits their property.
