How to track down the right Realtor for you Buying and selling a home are multifaceted processes that often are made much easier with the help of a qualified real estate professional. Indeed, the complexity of a housing transaction inspires the vast majority of buyers and sellers to seek expert assistance. Data from the National Association of Realtors 2025 Profile of Home Buyers and Sellers indicates that 88 percent of buyers and 91 percent of sellers use a real estate agent to facilitate their transactions. However, one must first navigate the vast landscape of licensed professionals, and selection of the right professional is crucial. Here’s how to do just that. Seek personal referrals One of the first places to start is with friends, neighbors or family members. Housingwire says about 40 percent of people find their agents through a referral. A personal referral typically offers insight about real estate pros that can inform if the person is communicative and reliable. Superior negotiation skills also might be best advertised by former clients than online profiles. Prioritize experience A professional’s level of experience is important. The market often is saturated with part-time or inexperienced intermediaries because the industry typically has low barriers to

entry and relies on fixed commission structures. Although there are some anomalies, veteran real estate pros who have been active for many years tend to close sales more successfully than novices. HomeLight data suggests top-performing professionals can sell homes for up to 10 percent more than average. Look through online platforms Rely on platforms like Zillow, Realtor.com and others to review sales history, specialties and client feedback. Also read online biographies to narrow down prospects who seem like they will be the right fit. Prepare questions It’s wise to interview a couple of professionals before settling on one. The NAR urges individuals to prioritize experience, honesty and trustworthiness. When interviewing, ask about current client load, marketing strategies, experience, and how a professional handles challenges like bidding wars or low inventory. Pay attention to details to determine if a pro has a handle on local market knowledge, including current trends. Trust your instincts Sometimes buyers and sellers ultimately go with what their gut is telling them. If a professional gives off the right vibes and seems to gel with your style and goals, then that

Matching up with the right Realtor for your home search can make the process go smoothly.

may be the person for you. In short, buying and selling a home is made more manageable with

the guidance of a real estate professional who will be there every step of the way.

House hunting? Start with square footage

Shopping for a new home is an exciting experience. As prospective buyers shop around and attend open houses, they are likely to fine-tune their list of what they need and what they want in their next home. One choice buyers will be faced with is how much home to buy. Determining how much square footage an ideal home should have can be difficult. While many home buyers can envision themselves enjoying a palatial estate, square footage is a significant variable in regard to home prices. When trying to determine how much home to buy, prospective home buyers can ask themselves a range of questions to help make that decision. How much can I afford? Home buyers’ budgetary considerations should extend beyond the asking price of a home and into what they will be able to afford should they purchase a particular property. Projected monthly mortgage payments can be easy to determine, but utilities can fluctuate considerably from home to home. Energy prices are fluid, but the more square footage a home has, the higher utility bills are likely to be. When determining how much home you should buy, you first need to identify what you can afford, and that mock budget should include estimates regarding monthly utilities. In addition, upgrading and renovat-

ing a larger property is likely to cost more, so that’s another budget-related variable to consider when determining how much home to buy. How much home can I take care of? Seasoned homeowners know that the work required to own a home never ceases. First-time buyers must keep that in mind when shopping for a home. A home with lots of square footage will require more daily and long-term maintenance than a smaller home. If you don’t have the time, the means or the will to keep up with

maintaining a property, then perhaps a home with a small footprint in terms of square footage is for you. If taking care of the home is not a concern, then extra square footage may not be a deterrent. How important is ZIP code when selling a home? Another variable to consider when determining square footage is the ZIP code of a home. Selling might not be foremost on the minds of prospective buyers, but a large home in a town with a poor

school district and safety concerns is unlikely to generate as great a return on investment as a smaller home in a town with a reputation for great schools and little crime. However, the real estate market is forever in flux, so prospective buyers who prefer a larger home but don’t want to break the bank to purchase one are urged to work with a real estate professional to identify areas that might be up-and-coming and offer the best of both worlds. That’s no small task. How much home do I need? Of course, how much home a buyer needs is a unique and important variable. But this also is a difficult question to answer. Buyers who plan to grow their families will need enough space to accommodate everyone who eventually lives under their roof. Couples buying a home together who discuss how big a family they want to have can use that discussion to inform how large a home to buy. Buyers who like to get out and about can ask how much time they’re likely to spend at home and use that to determine how much square footage they need at home. The ideal amount of square footage in a home varies from buyer to buyer. Determining what suits you may come down to how you answer a variety of questions.

Did You Know? Predicting mortgage rates is no small task and involves consideration of a wide range of variables, some of which are impossible to anticipate. Mortgage rates became volatile upon the beginning of the conflict in Iran in late winter 2026, and that volatility continued throughout the spring. That volatility came after years of high mortgage interest rates, which the Consumer Finance Protection Bureau notes had dipped to 2.65 percent in January 2021 but rose to 7.79 percent in October 2023. All that volatility may have some in the market for a new home wondering

if rates are due to drop. Near the end of spring 2026, mortgage interest rates hovered around 6.5 percent for a 30year fixed rate mortgage, according to data from the lender FreddieMac. Mortgage interest rates are key variables for potential buyers to consider, and Yahoo! Finance projects that interest rates will remain around 6 percent for years to come but steadily decline between 2026 and 2030, by which time the forecasted rates are 5.7 percent. While those rates are always affected by both predictable and unpredictable variables, a dip in interest rates over the next half decade could benefit buyers.

Calculating your mortgage can be tricky when rates are sometimes influenced by world events.

CAR fills up car with networking food drive The Coastal Association of Realtors (CAR) demonstrated the power of community collaboration during its Networking for a Cause Backpack Food Drive, held Oct. 13, at CounterClox in downtown Berlin. Members and supporters came together for an evening of networking, generosity, and community service, collecting enough nonperishable food donations to fill a car and help provide meals for local children in need. The event was organized by the CAR Membership Networking Committee, co-chaired by Kate Deckenback and Pilar Burton, as part of the association’s commitment to creating meaningful opportunities for members to connect while giving back to

the communities they serve. Committee member Michelle Macia played an instrumental role in identifying the charitable organization in need of food donations, helping turn a networking opportunity into a community outreach initiative benefiting local children. Attendees were encouraged to bring prepackaged, nonperishable food items suitable for children to prepare and enjoy independently, without refrigeration or cooking. The overwhelming response demonstrated the generosity and compassion of CAR members, who arrived ready to make a difference. The Coastal Realtors Foundation supports charitable initiatives and

nonprofit organizations serving Worcester, Wicomico, and Somerset counties, helping strengthen the communities where CAR members live and work. “The success of this event is a wonderful reminder that Realtors do more than help people find homes. They are neighbors, volunteers, and advocates who genuinely care about the well-being of their communities,” said Terrence McGowan, President of the Coastal Association of Realtors. “When our members come together for a cause, especially one that supports local children, their generosity speaks volumes.” CAR extends its sincere appreciation to the Networking Committee,

particularly co-chairs Kate Deckenbach and Pilar Burton and committee member Michelle Macia, for their leadership and dedication in planning the event. Special thanks go to CounterClox for hosting the gathering, the event sponsors for their support, and every member and guest who attended and contributed food donations. CAR also recognizes Gussie Sholtis for her generous raffle contribution. The association looks forward to continuing its Networking for a Cause initiatives, combining professional connections with opportunities to make a lasting, positive impact throughout Maryland’s Lower Eastern Shore.

Don’t Overpay For Your Mortgage Bankrate compared 3.2 million loans against the lowest rates available in our marketplace at the time to measure the scale of mortgage overpayments. We found mortgage overpayment is a widespread issue across the country: 87% of borrowers overpay for their home loans, regardless of their credit score, income or where they live. The borrowers most likely to overpay are conventional loan holders, middleto-upper-income earners ($100,000 to $199,000), those with lighter debt loads and refinancers over 55. Our research finds that they’re losing thousands of dollars every year to inflated mortgage costs. It stems from a common scenario among mortgage borrowers: failing to shop around. Nearly half of buyers consider only one lender, according to a 2025 National Survey of Mortgage Originations. If you’re planning to buy, you can avoid overpaying by comparing mortgage rates and negotiating with your preferred lender if you see a lower offer, according to Joel Berner, a senior economist at Realtor.com. “If you don’t, you can find yourself overpaying,” he says. If you’re already a homeowner, you may be able to save money by refinancing if rates drop in the future — as long as you can avoid the costly mistakes of other borrowers. Bankrate’s research shows that bor-

rowers with less debt, higher earners and conventional loan holders overpay at the highest rates because they typically fall into at least one of three common traps: failing to compare lenders, relying solely on a lender referral from a real estate agent or sticking with a previous lender out of loyalty or convenience. They may feel less pressure to hunt for deals than borrowers who feel more financially pinched. Refinancers, particularly those who are 55 and older, are hit just as hard by mortgage overpayments – even without the pressure of a tight closing deadline. Bombarded by lenders eager for business amid slowing demand, most choose the easy route and stick with their current lender. That convenience comes at a price, costing them nearly $2,400 a year. One quick data caveat: Expect some overlap across these groups. Federal Reserve research finds a moderate correlation between higher incomes and stronger credit scores, and high earners and creditworthy borrowers are more likely to opt for conventional loans. Lower-income buyers, on the other hand, are more likely to turn to FHA loans for their flexible credit rules and lower down payments. Higher-income borrowers Making a comfortable income doesn’t mean you’re automatically offered a competitive mortgage rate. Households

earning $100,000 to $199,000 have a 90% likelihood of overpaying for their mortgage — the highest rate of any income bracket. Upper-income earners ($200,000 to $500,000) aren’t far behind, at an 89% overpayment rate, while lower-income buyers (under $50,000) fare better at 82%. Over the life of a mortgage, that adds up. Six-figure earners pay between $82,323 and $192,626, on average, in excess fees and interest over a 30-year mortgage. Housing experts say these differences likely come down to shopping habits. Lower-income buyers may be shopping around aggressively out of necessity and a fear of getting denied. Higher earners, however, may be prioritizing convenience and heavily relying on real estate agent referrals and trusting in their current bank. “People who don’t shop likely have an existing [lender] relationship or have the income to where a small difference in the mortgage rate really doesn’t mean that much to them,” Berner says. Borrowers with lower debt-toincome ratios Borrowers with less debt, or healthier cash flow, are more likely to overpay – with 92% of them locking in above-market rates. Mortgage overpayment costs borrowers with lower debt-to-income ratios (defined as 33.1% to 38% of

NOVEMBER 2026

monthly income going toward debt) an extra $3,876 every year on average. For borrowers with lower DTIs, getting approved may feel like a more sure thing and, in turn, they may feel less urgency to compare offers. What debt-to-income ratio do you need for a mortgage? Lenders usually stick to the 28/36 rule, capping your housing costs at 28% of your income and total debt at 36%. If you have a lot of cash reserves, it can push that ceiling up to 50%, but keeping your debt low is still the easiest way to qualify and potentially score a lower rate. High-debt borrowers (DTIs between 45.1% and 65%) overpay 85% of the time, compared to the 91% to 92% of borrowers with lighter debt loads. This isn’t because higher-debt applicants snag better interest rates. Rather, they more often secure the best rate available for their risk tier, which keeps their chances of overpaying a little lower. “It’s completely plausible that they request more quotes as opposed to someone who is super prime and is probably going to get a reasonable quote at the first place they call,” says Alexei Alexandrov, a mortgage industry researcher and former chief economist of the Federal Housing Finance Agency. Conventional loan borrowers Nearly 70% of buyers choose conventional mortgages, according to a 2026 report from the National Association of Realtors. But borrowers who opt for this type of mortgage are also more likely to overpay, Bankrate’s research finds. Conventional loan borrowers are

PAGE 13

Strong credit earns a good rate slightly more likely to overpay for their loans compared to the general population (89% versus 87%), spending nearly a quarter (23%) of their loan total on unnecessary rates and fees over time. That’s significantly higher than FHA borrowers (83% overpay, losing 17%) or VA borrowers (81% overpay, losing 18%). Housing experts say the gap comes down to who each loan program is designed for, how those borrowers behave and how each program prices risk. Buyers on tighter budgets have the least financial room to absorb inflated costs, giving them every reason to shop around for their mortgage. Buyers with lower incomes, less wealth and lower credit scores are also more likely to opt for FHA or VA loans because of their flexible credit and down payment rules, according to the Urban Institute. Unlike conventional loans, government-backed loans are exempt from risk-based fees known as loan-level price adjustments (LLPA). That means interest rates are more uniform for government-backed loans, though they still come with their own costs (mortgage insurance premiums and the VA funding fee). “Rates will vary across different mortgage companies, but within the same lender, there is no reason they should charge you more for a 645 credit score versus an 800 [for an FHA loan],” Alexandrov says, referring to government loans’ exemption from LLPAs. Conventional loans work differently. Their risk-based pricing trigger fees based on credit score, debt-to-income ratio, property type and down payment. Lenders tend to pass those costs to buyers as higher interest rates. So while a solid credit score will save you money on any mortgage, it plays an even bigger role if you’re opting for a conventional mortgage. Pre-retirement refinancers Millions of homeowners refinanced between 2022 and 2025, and the majority of them (79%) overpaid for that refinance. Refinancers 55 and older overpay at a slightly higher rate (81%) — a problem magnified by the fact that older adults now make up the majority of American homeowners. In theory, refinancing should come with a bit more breathing room than buying a home. You don’t have to jump on the perfect house, so you can set your own timeline, shop around for multiple quotes and push back on an initial rate. Yet older borrowers often stick with their current lender and don’t comparison shop, according to housing experts. “If I had to guess, a bunch of people who are refinancing are just refinancing with their current lender or servicer, and they don’t even think about it twice,” Alexandrov says. “So, from that perspective, I would expect them to shop less.” When asked what matters when picking a mortgage, nearly 6 in 10 buyers said having a prior relationship with the

lender was important, according to a 2025 National Survey of Mortgage Originations. That loyalty often comes with a significant price tag, especially when lenders and mortgage brokers count on long-time customers not pushing back. Older refinancers’ shopping behaviors can be especially influenced by aggressive sales tactics, according to Bankrate’s watchdog reporting. After speaking with more than a dozen loan officers, Bankrate found a consistent pattern: Older refinancers are often targeted by mortgage professionals using deeply personal sales tactics to coax them into expensive deals. “Being a full-commission loan officer, you’re just so driven to, ‘How can I get these deals closed? How can I take a deal from another loan officer?,” said Loretta Cetkovic, a loan officer who has worked for a retail lender, a bank and a brokerage during her career. “And how do I find the kind of loopholes that are going to let me close this deal?’” 1. Shop with at least three lenders. Most buyers accept the first rate they are offered, often out of habit or convenience with their bank. But interest rates and fees vary significantly from one lender to the next. Gathering at least three preapprovals from a mix of lenders – like a commercial bank, a credit union and an online lender – is the only reliable way to know what the market can actually offer you. Be sure to request your preapprovals on the same day for the exact same loan type to get an accurate comparison. As long as you cluster your preapprovals within 14 to 45 days, credit bureaus will treat them as a single inquiry, according to the Consumer Financial Protection Bureau. 2. Look past the advertised interest rate The annual percentage rate factors in most loan-related costs, giving you a full view of what you’re actually paying. With mortgage rates elevated, watch out for quotes that sit well below national averages – there’s usually fine print requiring you to buy discount points upfront to get that rate. If a mortgage rate looks too good to be true, it likely is. 3. Consider refinancing if rates drop Refinancing isn’t free; closing costs usually run between 2% and 5% of the total loan balance, even on deals marketed as having no-closing-cost. To figure out if a refinance makes sense, divide your total closing costs by your expected monthly savings to find your break-even point in months. Your break-even point (in months) = closing costs ÷ monthly savings If you won’t stay in the home long enough to recover those upfront costs – ideally within 18 to 24 months – a refinance won’t pay off. And watch out for the clock reset: refinancing into a new 30-year term lowers your payment partly because you’re stretching the loan out longer.

Seasons, schools influence the best time to sell a home Identifying the optimal time to sell a home involves careful consideration of seasonal trends, market conditions and shifting economic indicators. Home equity represents the largest component of personal wealth for most households, and miscalculating the market by even a few days or weeks can result in a substantial financial loss. Although there is no perfect moment to sell a home, the National Association of Realtors indicates data-driven insights can help maximize profits and minimize stress. The following are some factors that can determine the most advantageous time to sell a home. • The seasons are a strong influencer. According to a Realtor.com analysis of trends from 2018 to 2025, spring consistently is the strongest period for sellers. Mid-spring is a popular time to list a home because it brings higher buyer demand and lower competition. • The school year matters. Families looking to move will want to get into their new homes before the school year starts. The summer is a peak time for home sales, particularly when buyers can close on properties and move in before the kids start classes. The NAR says homes sell fastest in spring and summer, often in 31 to 35 days, with sales rising through June.

• Timing is localized, too. Some markets do not follow the typical seasonal trajectory. For example, home sales in San Jose, Calif., peak during the first two weeks of February, according to Zillow. The Silicon Valley market and surrounding areas feature chronically low inventory, so this early selling window allows sellers to capture highly motivated buyers. Other markets around the country challenge conventional wisdom as well, and relying on a knowledgeable real estate profession can help sellers list at the best time in their markets. • Financial and market factors play roles. Market conditions will often matter more than the calendar when it comes to the real estate market. The NAR forecasted a 14 percent increase in existing home sales for 2026 due mortgage rate stabilization and an increase in inventory. Sellers benefit most when inventory is tight and buyer demand is solid. Zillow says 78 percent of sellers cite major changes like job relocation, family size shifts or lifestyle needs as driving decisions to move and buy. Ultimately the right time to sell a home is when personal needs coordinate with reasonable market strength. Analysis of local data and reliance on local professionals can help homeowners sell on their terms.
