Housing prices rise in Sept., as days on market declines (Lower Eastern Shore, Md.) The weather may be cooling off, but the housing market is not following suit.

September posted a historic high for home sale prices in the lower three counties, reaching a median price of $310,000. There was also a slight increase in inventory and days on the market, both of which are good trends to see.

September’s median price of $310,000 is up 21.6 percent from September 2020 and 11.1 percent from August of 2021. Currently, the tri-county area has 645 active listings as compared to this time last year, when there were 723, and 53 percent down from the five-year average of 1,371 listings.

Overall, in the three counties, new settlements during September were down 11.7 percent compared to the same time last year. Individually, new settlements throughout September were up by 10.7 percent in Somerset, held even in Wicomico, and were down 18.2 percent in Worcester.

New listings in September were down just slightly at 0.8 percent compared to the same time last year in all three counties. Individually, new listings were up by 3 percent in Wicomico, and 31.3 percent in Somerset, and down 5.2 percent in Worcester from

September of 2020.

Active listings in all three counties were down by 10.8 percent. Individually, there were 381 active listings in Worcester, 178 in Wicomico, and 86 in Somerset.

The Median Cumulative Days on Market (CDOM) for July was 11, or 26.7 percent less than the same time last year.

“The market is very strong, and it is still a wonderful time to sell your home, but we are also seeing good signs like increasing inventory and days on market, which are crucial in order to get back to a more balanced market,” said CAR President Grace Masten.

“Home prices hit historic highs last month and interest rates are still at historic lows so now is the time to both buy and sell.”

“We are also starting to see initiatives from local government partnering with private business to encourage residential developments. After talking about inventory for the last 18 months, it is clear that steps are being made to try and remedy the problem. All of these are great trends and if they continue into the new year, we should be able to get back to a more normal market in 2022,” Masten said.

Store lawn equipment, but prep for spring After your lawn gets its last cut before winter, it will be time to put away spring and summer outdoor power equipment, like lawn mowers, leaf blowers, and trimmers.

What’s next? Snow throwers, generators and other small engine equipment need to be readied for winter use. How and when you prepare your equipment for seasonal changes can save you time and money later, says the Outdoor Power Equipment Institute (OPEI).

With record-breaking sales of outdoor power equipment, homeowners

are spending more time during the COVID-19 pandemic working or renovating their family yards. This means more people are using outdoor power equipment, and OPEI reminds everyone the importance of proper outdoor power equipment storage, maintenance and safe handling.

“During this very challenging pandemic, we’ve learned our outdoor spaces are more important than ever,” says Kris Kiser, President and CEO of OPEI and the TurfMutt Foundation, which encourages outdoor learning experiences, stewardship of

our green spaces, and care for all living landscapes.

“Our yards, parks and schoolyards are our safe space for connecting with friends and family, acting as outdoor classrooms and offices,” Kiser said.

“Green space also contributes to the health and wellbeing of people, pets and wildlife, and having the right outdoor power equipment to take care of it is key. But preparation is everything — understanding how to store equipment and get it serviced, how to operate it safely, and how to ready your space to use that equip-

ment.”

He added, “Always follow your manufacturer’s guidelines, and remember to keep kids and dogs away from operating equipment at all times.”

Here are a few tips from OPEI to ensure your lawn mower and other spring equipment will be available for use when warmer temperatures return, and snow throwers and other winter equipment will be ready for use when the snow falls.

Maryland Realtors report increasing prices (Annapolis) Maryland’s October 2021 housing market continued its monthly trend of a decrease in units sold, down 8,665 in 2021, a 10.4 percent drop from 2020’s figure of 9,676.

In spite of this dip, the average sales price rose 7 percent to reach $431,461 as compared to 2020’s number of $403,226. The median sales price of $369,700 represented a 7.2 percent increase from last year’s figure of $345,000.

There are signs that suggest an easing of the market. While the num-

ber of units sold has decreased, prices are not rising as fast they were earlier in 2021. Median days on market—the number of days a house is listed before it is sold—has grown by a day over the last three months to 9 days today, versus 8 last year.

“With fewer homes sold, it certainly provides opportunities for people who weren’t able to get into the market earlier this year,” said Craig Wolf, 2022 president, Maryland Realtors. Regardless, the market needs more sellers.

“The number of new listings in Oc-

tober 2021 was 9,944 a 13.2 percent drop from last year’s figure of 11,451.

We still need more people wanting to sell their homes,” Wolf said.

About the rise in prices, Wolf noted that there are multiple factors at play. “Labor shortages, on-going supply chain challenges, and high material costs have all contributed to higher prices,” said Wolf. “The real estate market will continue to adapt as consumers shift to more remote work opportunities and changing spending habits.”

The market in Maryland, easing

from the pandemic highs of the past several months, supports the assessment made by the National Association of Realtors chief economist Lawrence Yun. " The housing sector's success will continue, but I don't expect next year's performance to exceed this year's," said Yun at the NAR Annual Conference in San Diego.

“With more housing inventory to hit the market, the intense multiple offers will start to ease. "Home prices will continue to rise but at a slower pace."

Store equipment for winter, prep for spring Continued from page 5 miliarize yourself with how to handle equipment safely. Lost manuals can be found online. Save a copy on your computer if possible, so it can be consulted when needed. Be familiar with your equipment, and all its features, including how to turn it off quickly and safely.

2. Service all equipment. Before storing spring and summer equipment, clean and service it or take it to a small engine repair shop. Drain and change engine oil and safely dispose the old oil. Service the air filter, and do other maintenance as directed by the owner’s manual. Check winter equipment and see if any maintenance and repairs are required.

3. Handle fuel properly. Unused fuel left in gas tanks over the winter can go stale and even damage equipment. Before storing equipment, add fuel stabilizer to the gas tank, then run the equipment to distribute it.

Turn the engine off, allow the machine to cool, then restart and run until the gas tank is empty. For winter equipment, buy the recommended type of fuel no more than 30 days before use. Use fuel with no more than 10 percent ethanol in outdoor power equipment. Use a fuel stabilizer if recommended by the manufacturer. Get more information

4. Charge the battery. Remove and fully charge batteries before storing.

Don’t store batteries on metal shelves or allow them to touch metal objects.

Store them on a plastic or wood shelf in a climate-controlled structure.

5. Shelter equipment from winter weather. Store spring and summer equipment in a clean and dry place

such as a garage, barn or shed. Winter equipment should be kept away from the elements, but be easily available for use.

6. Prepare, prepare, prepare. Make space in the garage or basement before the weather changes, so there is room to store larger yard items. Clean up the yard of sticks, debris, dog and kid’s toys and other items that can damage or destroy equipment. Clear the paths used regularly in your yard,

especially during the winter when snow can “hide” things.

7. Have the right weather appropriate extension cord for your generator.

Keep heavy duty weather proof extension cords on hand to use with it.

Ensure the length of the cord is necessary to operate the generator a safe distance from the house or building. Never operate a generator indoors, in a garage, breezeway or under an open window.

Exterior renovations boost value Renovating a home to improve its value can be a smart investment. Interior improvements, such as updating kitchens and baths, offer good return on investment, but there are plenty of exterior renovations that can add value to a home and give it that coveted “wow” factor.

Landscaping

Abundant and well-planned landscaping can instantly boost curb appeal. According to the landscaping company Lawn Starter, 71 percent of prospective home buyers say a home’s curb appeal is an important factor in their buying decisions.

for their dream homes, there’s no denying a beautifully landscaped, nicely photographed property can entice buyers to click and read more about a house.
