SUPPORTING SMALL BUSINESS STRENGTHENING COMMUNITY
At Occidental Management, we’ve always believed that strong properties start with strong businesses.
Small businesses play a vital role in shaping our communities. They bring energy, creativity, and purpose to the spaces they occupy. Across our portfolio, we see firsthand how locally owned businesses, nonprofit organizations, and growing companies contribute not only to economic activity, but to the character and identity of Wichita itself.
Our role as a property owner and manager goes beyond providing space. We work to create environments where businesses can grow, connect with their customers, and build long-term success. Whether that means investing in thoughtful buildouts, supporting tenant expansion, or helping businesses position

themselves within vibrant districts, our focus remains on long-term partnership.
This edition of our eZine highlights several of the businesses that help make our properties dynamic, engaged places to work and visit. From creative and mission-driven organizations to professional service firms and neighborhoodfocused concepts, these tenants reflect the diversity and resilience of Wichita’s small business community.
We are proud to support the entrepreneurs, leaders, and teams who choose to grow with us. Their success strengthens our properties, our neighborhoods, and the city we all call home.
Thank you for being part of the Occidental community and for continuing to invest in Wichita’s future.

ENVISION ARTS
ESTABLISHES A NEW UNIFIED HOME IN DELANO
Envision Arts entered 2026 with a significant milestone: the full transition into a new, unified space in Wichita’s Delano District, bringing learning, creation, and exhibition together in one accessible environment designed to better serve artists who are blind or visually impaired.
As of January 26, Envision Arts is fully operating out of its new location at 535 W. Douglas Ave., Suite 160, marking the first time studio classrooms and gallery space are housed under one roof. The unified home creates a more cohesive experience for artists, students, and visitors alike, with classes and exhibitions now happening side by side and strengthening the connection between learning and showcasing work.
The new space also allows Envision Arts to expand programming in ways that better meet participants where they are. Plans for 2026 include evening classes, weekend workshops, music programming, and dance classes—creating new entry points and opportunities for engagement.
“Relocating to Delano is a strategic step forward for Envision Arts, but most importantly, it’s a win for the blind and visually impaired artists we serve,” said Sarah Kephart, Director of the Envision Arts program. “Bringing our gallery and studio together in one space means people can more easily access the work, meet the artists, and experience art in an environment intentionally designed with accessibility and inclusion at the center.”
by Maria Rupp
That focus reflects Envision’s broader commitment to removing barriers and expanding opportunity through creative expression. The move supports Envision Arts’ ability to serve more than 100 blind and visually impaired students each year, with room to grow as programming continues to expand.
Located in a historic Delano building, the new Envision Arts Center positions Envision within a vibrant, community-focused district. Studio classes begin in early February, with momentum building toward a VIP Grand Opening and apublic grand opening on March 6 as part of First Friday. The move strengthens continuity, expands opportunity, and reinforces Envision Arts’ presence as the program looks ahead.

ART AT THE ICE HOUSE

Art at the Ice House Brings Local Artists and Community Together
The Ice House recently hosted two installments of Art at the Ice House, an event that brought together local artists, community members, and partners for an evening focused on creativity and connection.
The event featured work from returning Wichita artists including Robin Turnmire, Ed Langston, Brad Rupp, and Martha Wherry, whose pieces helped transform the Ice House into a temporary gallery space. Guests had the opportunity to view the artwork, meet the artists, and experience the building in a new way—one that highlighted the role art can play in activating space and bringing people together.

Robin Turnmire is a Wichita-based artist whose work often explores emotion, movement, and the human experience through expressive composition and layered detail. Her pieces invite viewers to slow down and connect on a personal level, making her work a natural fit for a space designed to bring people together.

Pieces from the showcase were also auctioned off during Occidental’s Annual Casino Night, benefitting the Wichita Children’s Home and extending the impact of the event beyond the Ice House itself.
Art at the Ice House was designed to showcase local talent while reinforcing the Ice House’s evolving role as a place for collaboration, culture, and community engagement in downtown Wichita. The industrial character of the building provided a unique backdrop for the artwork and demonstrated how flexible, creative use of space can foster meaningful interaction.

The evening also offered a look at the future of the Ice House as it continues to develop into a multi-use destination supporting professional, educational, and community-driven initiatives. Events like this reflect a broader commitment to supporting Wichita’s creative community and creating opportunities for people to gather, connect, and share ideas.
We appreciate the artists who participated and everyone who joined us for the event. We look forward to continuing to host experiences at the Ice House that highlight local talent and contribute to the vitality of our downtown community.

LOCAL IMPACT SPOTLIGHT

Reliable. Secure. Strategic. Technology Partnership for Small Business.
Who is Netability and how did it begin?
Netability was founded in 2012, growing out of a local family business with deep roots in Wichita. The Garvey and Cochener families, owners of CGCPI Cochener Garvey Capital Partners, built an internal IT team to support their expanding portfolio of companies.
CGCPI’s approach has always been about building better lives by investing in strong, profitable businesses. That mindset shaped what would eventually become Netability. You may already recognize some CGCPI-affiliated organizations, including Hotel at Old Town and Keycentrix.
As CGCPI continued to grow, it became clear that many small and mid-sized businesses in the Wichita area were facing the same IT, cybersecurity, and compliance challenges, without the internal teams or resources to manage them effectively. Rather than keeping that expertise in-house, the decision was made to spin the IT team into a standalone company. Netability was created to bring dependable, secure, and forward-thinking technology support to the broader business community.
Netability’s mission and approach today
Netability’s mission is straightforward: to be a reliable, secure, and strategic technology partner for businesses
of all types, supporting organizations from as few as two users to as many as two hundred.
Based in Wichita, Netability delivers fully managed IT services that span support, engineering, hardware, software, infrastructure, and security. This comprehensive approach allows clients to work with one trusted partner for day-to-day needs, long-term technology planning, and regulatory requirements.
As a Managed Service Provider, Netability functions as a growth partner. The goal is to reduce complexity, empower employees, and ensure technology decisions support business objectives. Reliability is non-negotiable. Calls are answered with a target of 30 seconds. Support is available 24/7. Work is never outsourced. The same local technicians clients work with during business hours are the ones available after hours.
Security and compliance are designed to work together. Netability helps clients meet regulatory and contractual requirements while keeping systems usable and efficient. The team supports organizations with compliance frameworks including CMMC, HIPAA, PCI, and other industry-specific standards. Rather than treating compliance as a one-time checklist, Netability focuses on building secure environments, documented processes, and ongoing monitoring that support audits and long-term risk reduction.
Another core focus is helping organizations fully utilize the technology they already own. By improving adoption and efficiency, Netability helps clients get more value from their existing investments while maintaining compliance.
Why small businesses need a Managed Service Provider
Cyber threats have risen steadily over the past five years. FBI Internet Crime Complaint Center data shows consistent growth in both reported incidents and financial losses, with phishing, ransomware, and business email compromise ranking among the most common attacks.
Small and mid-sized businesses are frequent targets because they often lack dedicated IT, security, and

IMPACT
compliance teams. At the same time, technology environments have become more complex, driven by cloud platforms, remote work, regulatory requirements, and an increasing number of connected devices. Reactive or part-time IT support is no longer enough.
A Managed Service Provider helps businesses move from reacting to issues to preventing them. Continuous monitoring, secure network design, policy alignment, and ongoing support reduce risk while keeping technology reliable and compliant.
Why a local MSP matters
Working with a local Managed Service Provider brings accountability, familiarity, and faster response times. Understanding the people, the business, and the regulatory environment leads to better decisions and quicker resolution when issues arise.

by Ryan Burke and Andy Rose

For small businesses, having a local partner focused on practical, usable security and compliance provides peace of mind. It allows leadership teams to focus on customers, growth, and community, knowing their technology and compliance obligations are actively managed.
Commitment to community and nonprofits
Giving back is a core part of Netability’s culture. The company is deeply committed to supporting nonprofit organizations. Each year, Netability donates 100 hours of professional IT services through advisory work, security assessments, compliance guidance, and technology projects.
Beyond that, the Netability Foundation provides grants to nonprofits doing meaningful work in the community, helping them strengthen operations and expand their impact.
Leadership behind the mission
Netability is led by President Ryan Burke, who brings more than 13 years of experience in IT management and consulting, alongside Technical Director Andy Rose, with over 20 years of hands-on engineering and leadership experience. Together, they lead a close-knit, local team dedicated to helping organizations operate securely, efficiently, and in alignment with regulatory requirements.

“ Netability provides comprehensive management of your IT systems.” – Ryan Burke
Looking ahead
Netability’s future is centered on growth without losing what sets it apart. By staying reliable, keeping security and compliance practical, and acting as a true strategic partner, Netability will continue helping businesses across industries operate with confidence and prepare for what comes next.

SETTLES INTO NEW OFFICE
by Maria
RuppSPACE
OCCIDENTAL MANAGEMENT
Conrade Insurance has officially completed its move into a new office space, marking an exciting milestone for the locally owned agency and reinforcing Occidental Management’s commitment to supporting long-term tenant growth.
As an independent insurance agency serving Wichita and the surrounding region, Conrade Insurance distinguishes itself through both expertise and heart. “The vast market availability and unique niches we serve” help set the firm apart, explains Colton Rothwell, Commercial Lines Risk Placement Specialist. “But just as important is our genuine care for the communities, businesses, and families of Kansas.”
That combination of technical capability and relationship-driven service continues to define

the agency’s reputation in the marketplace.
For Conrade Insurance, Wichita is more than a place to do business — it’s a community to invest in. “Wichita is an active, vibrant, and diverse community,” Rothwell says. “It’s a place where businesses can build real relationships and be part of a supportive local network.” That spirit of connection aligns closely with the agency’s long-term approach to serving clients and building partnerships.
The new office space reflects that same intentionality. “Our new office space provides a safe, healthy, and welcoming environment to operate our business,” Rothwell notes. Designed to support collaboration and client service, the updated space enhances both the team’s day-to-day operations and the overall client experience.

TASTE OF JAPAN
by Maria Rupp
HAS ARRIVED AT CENTRAL PLAZA A NEW
A fresh, locally owned dining concept is now open at Central Plaza, bringing grab-and-go Japanese cuisine to East Central Avenue.
Tokizo is the passion project of owner Emiko Togashi, who has spent years dreaming of opening her own restaurant. Born in Tokyo and raised in Hiroshima, Togashi brings both cultural roots and professional restaurant experience to the space, drawing on years spent managing restaurants in Indiana and Wisconsin before launching Tokizo.
The restaurant’s name is inspired by Togashi’s grandfather’s brother, a meaningful tribute that reflects the personal story behind the concept. That sense of intention carries through to the menu, which features freshly prepared sushi rolls, a variety of sushi options, onigiri rice balls, and select Japanese comfort dishes such as udon noodles.
Tokizo is located in Suite A at Central Plaza, occupying the west end of the center. Designed
as a grab-and-go restaurant, the space does not include customer seating, allowing the focus to remain on quality, efficiency, and fresh preparation. Togashi is hands-on in the kitchen and leads daily operations herself, preparing sushi and overseeing each order.
With its opening, Tokizo adds a unique and thoughtful dining option to Central Plaza and continues the center’s growing mix of locally owned, neighborhood-focused businesses. It’s a welcome addition for anyone looking for something quick, fresh, and crafted with care.

OCCIDENTAL MANAGEMENT:
COMMUNITY IMPACT
At Occidental Management, Inc., our mission has always extended far beyond commercial real estate development and property management. While we are deeply invested in creating strong, vibrant places where businesses can thrive, we also believe in strengthening the communities where we live and work, financially, socially, and through meaningful partnerships.
This deeply held value is rooted in our day-to-day operations and reflected in how we invest our time, resources and leadership in organizations and causes that make lasting impacts in Wichita and beyond.
Supporting Community Organizations That Matter
One key way we bring our values to life is by actively supporting local nonprofits and civic projects. Occidental Management leaders participate alongside community stakeholders to champion economic opportunity, cultural enrichment, and social support.
Create Campaign, Inc. – Our chairman, Gary Oborny, serves on the board of this organization dedicated to empowering urban entrepreneurs and fostering small-business growth in Kansas.
Wichita Children’s Home – Each year, we sponsor and host a Christmas benefit supporting this vital organization, which provides emergency, temporary, and residential care for children in our community.
Habitat for Humanity – Our team has participated in build projects with Habitat for Humanity’s Women Build, working side-by-side with families to create safe, quality homeownership opportunities.
In addition to these flagship efforts, Occidental Management gives time and support to a wide variety of organizations in the Wichita and Kansas City regions. These range from health and service groups — like the American Heart Association and Big Brothers Big Sisters of Kansas — to cultural institutions, chambers of commerce, and economic development associations.
by Maria Rupp
Bridging Business and Social Good
Our approach to community involvement is purposeful. We see strategic partnerships not as one-off gestures, but as opportunities to create long-term value. By working with organizations that serve youth, support entrepreneurs, promote arts and culture, and build economic capacity, we strive to make a positive, measurable difference.
Equally important is how we support the communities in which our tenants and customers operate, from sponsorships to volunteer engagements. This reinforces our belief that vibrant communities fuel strong businesses.
A Culture of Participation and Presence
Beyond financial support, Occidental Management encourages our team members to volunteer and engage directly with community activities and boards. This hands-on participation ensures that our involvement is grounded in real understanding, meaningful connection, and shared purpose.
Whether it’s through an annual toy drive, a collaborative build project, or an ongoing board role, we aim to be a partner that contributes tangibly and consistently to community well-being.
Looking Ahead
As we continue to grow and evolve as a company, our commitment to social responsibility remains one of our foundational pillars. We believe long-term success in business goes hand-in-hand with active community engagement, and we are proud to be part of the fabric that makes Wichita — and the region — much stronger.
