today ’s m arket Inventory today is the lowest it has been since 2007. Sales in 2011 were consistent with the few years prior. In 2008, 92% of sales were traditional sales (meaning not bank-owned). In the first quarter of 2012, traditional sales account for only 38% of the market. In 2007, if a home
was valued at $245,000, that same home today would be worth $160,000. Foreclosures and short sales are still driving the market and have
a severe impact on today’s sales. All indicators tell us that we have bottomed out the market. According to the “supply and demand” theory, limited homes on the market would drive the price up. This should have a positive effect on increasing today’s home values. Short sales are the new foreclosure in today’s market. Lending institutions are more willing to work with the buyer in lieu of having the property foreclosed on

under $150,000 are in huge demand and getting the attention of the first time home buyer. It will likely take years to fully recover home values. Looking back, I feel we have waded thought the worst part of the market and though recovery may be slow, we are in a positive market.
