Simple storage closet solutions

’ve mentioned this before, but I’ve gone on quite a few trips this year. From graduate school visits to bachelorette parties, weddings and showers, I’ve logged more than 40,000 miles of flying time. To say my luggage has taken a beating would be an understatement. To start, my hard-case suitcase is a hand-me-down, which has already had its fair share of fly time. Now, it’s been beaten so badly it fights back. My other half, Scott, even cut himself gripping the handle, which has been stripped down to the metal. The good news is that ditching this piece of luggage will open up a tremendous amount of room in our storage closet. Just thinking about it has got me thinking of other items that can

catchall for things that don’t have a place anywhere else. It’s also always been an eyesore, but now that it’s gaining some extra space, it’s finally time to

Veteran PV company debuts new solar option for homeowners

lternate Energy Inc. (AEI) is excited to announce the return of Discount Solar Co., a division of AEI. It’s a new, extremely affordable solar PV option from one of Hawaii’s oldest and most trusted solar companies. Discount Solar Co. was established in 1993 by the founders of AEI to provide homeowners with superior solar water heating systems at a reasonable price. Now, the company has been reborn to offer price-conscious homeowners the ability to purchase quality, brand-name PV systems at a moderate price point — expertly installed by AEI’s highly trained technicians. “With our state’s record-high electricity rates and year-round sunshine, generating power from the sun is a perfect energy solution for Hawaii,” said Bruce Ekimura, president and founder. “Today with Discount Solar, we are proud to be able to make PV ownership a reality for even more businesses and homeowners than ever before.” The lure of a bargain can be a major factor when considering solar for your home, but Ekimura cautions customers on “going cheap” with untested panel manufacturers or fly-by-night installers. Discount Solar Co. features solar panels from trusted, well-established and diversified manufacturers like LG and Hyundai. These are companies that are known for producing reliable solar elec-

A

tronics products at an affordable price point, yet they are not associated with the questionable-quality products that the industr y has seen coming out of China and other similar regions. For instance, with more than 50 years of experience as a global pioneer in electronics technology, LG Electronics is backed by 25 years of intense research and development far surpassing industry standards. World-renowned partners supply all of the

materials for LG Electronic modules, and LG applies rigid standards to material procurement, solely targeting products that have undergone previous technical analysis, laboratory tests and field tests. Panels are uniquely designed to offer the quality, fieldtested performance, durability and reliability customers the world over have come to expect from LG. In fact, its warranty program includes a 10-year product warranty and a linear performance warranty that

guarantees a minimum power output of 80.2 percent after 25 years. Discount Solar Co. is housed in AEI’s new, expansive headquarters in Mapunapuna, sharing overhead, technical crews and customer service to keep costs down while quality remains high. The large, secure space allows the company to house plenty of inventory, too, which means it can purchase in bulk and pass that savings along to customers as well. Combined with the terrific financing packages available from many local lenders these days, Discount Solar Co. customers can actually own their own PV system while paying even less per month than they were paying to the electric company. Discount Solar customers say they appreciate being able to pair affordable products with the unmatched customer service and installation expertise Hawaii has come to expect from AEI — a great solar energy solution at an attractive price point. Ekimura said he knew there was a niche for a PV provider like Discount Solar, but even he was surprised at the immediate success of the company. “We re-launched Discount Solar Co. just a few months ago, and already we’ve seen a huge demand from a broader customer base than ever before,” Ekimura said. “It’s gratifying to be able to help so many more families make their dreams of owning a solar system come true.” Celebrate the return of Discount Solar Co. with a free solar consultation. Call 3698150 or visit www.discountsolarhawaii.com. The company offers quality, affordable photovoltaic systems and expert installations backed by the AEI guarantee.

KAPILI ROOFING

A roof that’s built to last BY KYLE GALDEIRA mere three days after graduating from Pearl City High School, Mike Leong went right to work with the ultimate goal of providing local families and business owners with high-quality roofing solutions. Armed with practical experience and on-the-job training gleaned in part by working for his uncle, a well-respected veteran in the construction and roofing industries, Leong started Kapili Roofing nearly six years ago. He chose Kapili to represent his business, as the native Hawaiian term means “to build, put together, or “to mend, repair or construct — the perfect theme for what Leong strives to offer customers. Since building Kapili Roofing in 2007, Leong has expanded the business from one group of a few employees to four crews composed of 20 skilled workers, while increasing sales 16 fold. As the licensed and bonded business approaches its sixth anniversary in September, Kapili Roofing continues to rely on the invaluable word-of-mouth referrals stemming from satisfied customers who are reassured by Leong’s commitment to building his business for many years to come. Kapili Roofing handles a variety of projects ranging from residential roof construction, repair, painting and waterproof-

A

ing, commercial and government jobs, complete roof construction and preventative maintenance. Recently, the company applied a new roof coating on the Schofield Barracks PX department store — a job that demonstrated full well Kapili Roofing’s flexibility and concern for the needs of its customers. The roof needed to be coated in “zones while Leong’s employees remained aware of staggered shutdown times so the air conditioning system could continue running without affecting customers within the building. Leong’s business was honored recently by Building Industry Magazine, which placed Kapili Roofing atop its list of Top 5 Most Improved roofing contractors. And, last month, the Hawaii Historic Foundation presented Kapili Roofing with its Historic Preservation Award for delicate restoration work performed on a mural at Fort Shafter. Kapili was also selected by Pacific Business News as one of Hawaii's Fastest 50 growing small businesses. When consumers notice leaks, water stains or other signs of roof deterioration, including missing shingles or detached granules, Kapili Roofing is standing by to provide solutions that meet the needs and budgetary ranges of property owners. Leong uses high quality products, including White Lava products among others to waterproof while keeping the

structure cool in Hawaii’s tropical climate. Kapili Roofing has earned the highest Select Shingle Master Credential from CertainTeed, and its employees have been tested and passed to become CertainTeed’s Master Shingle Applicators, the ultimate in roofing construction. This distinction will give Kapili Roofing the ability to offer the 5-Star extended warranty, which includes an unsurpassed 50-year, non-prorated warranty — a significant promise of quality considering that roofs typically last 30 to 40 years. Additionally, the 5-Star coverage also covers a 25-year workmanship warranty, which goes leaps and bounds beyond the usual seven years of coverage offered by most roofing contractors.

HUA XIA CONSTRUCTION

Getting the job done BY KYLE GALDEIRA hether it’s building a brand-new home or implementing an addition to an existing structure, Hua Xia Construction is poised to handle the job. The family business is equipped to assist customers with everything from additions of full rooms or levels to kitchen and bath renovations, which represent some of the popular requests in recent months. Hua Xia also takes pride in its smooth finishing techniques, especially on various flooring applications, where experience and professional quality are vital. Xiang Feng Cao got his start in the construction industry while working as a carpenter in China. He eventually opened his own business and workshop there before deciding to move to Hawaii in 2000.The skillful craftsman worked for various local companies until deciding to build his own construction team. Cao, with the help of his son, Andy, formed Hua Xia Construction in August 2008.The company draws inspiration from historic construction projects in China and Japan that have withstood the tests of time and remain solid structures today. Hua Xia aims to help its customers build or remodel their homes in similar fashion and brings a desirable combination of style and durability to each job. As Andy explained, Hua Xia’s team of experienced workers receives a great deal of business via positive referrals and by prospective customers noticing other

finished projects. Hua Xia will handle the design and permitting process all the way through completion of the project, building quality structures from the ground up — or in some cases, from the inside out. From minor renovations to multi-million dollar projects from scratch, Hua Xia is poised to handle the task. “We provide customers with a 3D layout of their project so they can visualize what their home will look like, Andy said. “Customers appreciate the quality of work that we provide and a reasonable estimate beforehand that is usually met upon the completion of the job. Customers agree that Hua Xia’s services are more than satisfactory. According to homeowner Mike Matsukawa, “We recently found ourselves in need of a building contractor to remodel our bathroom shower. Not having any contractor in mind, I called Hua Xia Construction LLC along with several other companies to inquire about this type of work. After receiving a number of quotes, I settled on Hua Xia Construction LLC based upon Mr. Andy Cao’s (manager) willingness to work with us on the shower design at a cost that fit our budget. “Given that Hua Xia Construction LLC does not utilize sub-contractors to perform each stage of the renovation, the work was scheduled and completed on a timely manner. Andy, along with his dad, Mr. Xiang Feng Cao, visited the job site on a daily basis to check on the quality of the work.

Step into an outdoor oasis C

oming home from a long work day to a place of peace, quiet, relaxation and even harmony is a dream for many homeowners. And by creating an outdoor sanctuary in the backyard, this private place of solace will become the first destination for all members of the family when they need a break. Backyard sanctuaries incorporate peace of mind with a spalike atmosphere. Some do this with plant features, others with water. Here are some tips to build an outdoor sanctuary in your own backyard. Create a walkway A beautiful walkway around your backyard, through different scenic zones, can help you to clear your mind of troubled thoughts. This walkway can be a paved path or composed of stepping stones or gravel and woodchips. Consider planting different gardens close to the walkway, inviting walkers to immerse themselves within the blooms and scents wafting from the flowers. Incorporate a seating area This space doesn’t have to be large, but give it a sense of ambiance with an arbor made of cedar to allow plants to grow taller, or a pergola to provide shade and that wonderful natural aroma that cedar gives off. Natural materials like Western Red Cedar weather naturally and are rot-resistant, giving homeowners a durable and long-lasting material to enjoy for years to come. In this seating space, place a bench, outdoor patio furniture or even comfortable lawn chairs to encourage family members to stop for a rest and settle their thoughts for the day. If the family is into yoga or meditation, consider keeping mats in a nearby storage container for quick and easy access. Once your backyard sanctuary is built, your family will have a place handy where they can escape for some peace of mind. This article is courtesy of Brandpoint.

and shelving, make sure you know what you’re working with. This will save you from back-and-forth trips to the store and help you map out a plan before you attack.

• Take advantage of every available space. This includes the wall and the back of doors. Mount brooms, dusters, rackets; anything that can be hung should be mounted.

• Start by designating a spot for the largest item(s). In my case, that would be my and Scott’s sets of golf clubs. For smaller items, such as toiletries and paper goods, freestanding drawers work well.

The storage closet, although capable of attack, will always be a work in progress. Keep in mind that it may never be perfect, and realize that it’s OK.Tackling it slowly and periodically will help keep it in control between overhauls.

• Add clear or decorative bins. They’ll keep smaller odds and ends organized and give the space a cohesive feel.

•Think about how often you use different items. Everyday or weekly essentials, such as cleaning products, should be kept at eye level and

Baby boomers lead new housing trends BY KAREN NAKAMURA he largest American generation is either retired or quickly nearing retirement age. Baby boomers, the generation born between 1946 and 1964 and who count more than 76 million, may be getting older, but they are definitely not ready to head to the retirement home! The boomer generation is active, has a more sophisticated style and wants options and choices in their homes. Some features that remodelers are seeing as they begin to cater to the boomers include:

T

Home offices Some boomers are choosing to work past the age of 65. As they transition from a traditional 9-to-5 job, however, they want home offices for flexibility. A second career or parttime employment often eliminates the hassle

of commuting while keeping them active and bringing in supplementary income. Tech/media centers The tech-savvy boomer generation wants top-of-the-line amenities for their homes such as a media room with surround sound and central control systems, which manage all media sources in one location. The house may include a wireless home network (Wi-Fi), remote control lighting and security features. Wider doors and hallways Designing a home that is livable now but can transition and be functional as the occupant ages is important in ensuring that the home will be a good long-term investment. Wider doors and hallways are useful for moving larger furniture today, and will also be wheelchair accessible tomorrow.

Better lighting/bigger windows The need for more lighting usually increases as we grow older. To accommodate this, builders are adding more windows and making them larger to let in more natural light. They are also adding more light fixtures in areas including under cabinets and in stairwells. First-floor bedrooms and bathrooms More than 40 percent of new homes have master suites downstairs, a 15 percent increase from a decade ago. Boomers not wishing to go up and down stairs with bad knees

and aching backs have helped fuel this trend. The bedrooms are also bigger, with larger walk-in closets and bathrooms that have a separate tub and shower and dual sinks.

To find a designated Certified Active Adult Specialist in Housing (CAASH) or Certified Aging-in-Place Specialist (CAPS) builder or remodeler in your area, contact Building Industry Association of Hawaii at www.biahawaii.org. Karen Nakamura is CEO of the Building Industry Association of Hawaii.

DISCOUNT WINDOWS & DOORS

Protect your home with hurricane-proof windows P rior to 2008, all windows sold in Hawaii were designed and built on the Mainland and were less than ideal for use in the Islands. The Makai range of windows, developed by Discount Windows & Doors, is the only window specifically designed for Hawaii. Existing vinyl frames frequently would yellow or become brittle with age, the thickness of glass used was woefully inadequate for use in a hurricane zone, not one company utilized 100 percent stainless steel hardware in their windows, the screens used were of poor design and did not last, and thermal efficiency was something used on a freezer — not a window. In 2008, all of that changed — using state of the art technology, Discount Windows & Doors developed a window system designed for the 21st century and beyond — its Makai series of windows and doors. The company not only improved every facet of existing windows, but also developed a window system never used in Hawaii before. Hawaii has some of the most extreme UV exposure on earth, capable of destroying all but the very best vinyl. Pure virgin vinyl, with its high percentage of titanium dioxide, is the only vinyl able to stand up to the harsh exposure of Hawaiian sunshine. Hawaii is in a hurricane zone — meaning it is likely to experience a direct hit from a hurricane in the near future. Most existing vinyl windows will be all but destroyed when that happens. The vinyl frame of the Makai window series has a high-impact profile able to withstand considerable im-

pact without failing. To complement the strong frame, double strength glass is used, which is twice as thick as the common glass used in the vast majority of replacement windows. A combination of these sturdy frames and double-strength glass enables these windows to endure winds of up to 180 mph. In fact, the Makai range of windows is so strong that it is commercially rated and is frequently used in high-rise condos. The majority of homes in Hawaii experience varying degrees of salt exposure. The combination of high humidity and salinity in the air combined with tropical temperatures creates an extremely corrosive environment, which most people can attest to. The Makai range of windows and doors addresses this issue by utilizing the highest grade of stainless steel hardware available. Salt can also be problematic on glass, causing etching and constant staining. It also attracts moisture and dirt. By using Cardinal NEAT Self Cleaning Glass, the problem is eliminated. Virtually all homes in Hawaii have an area of the home that is hot at some time of the day. The solution is to use

Cardinal 366 Low E, one of the most energy efficient glass types available in North America. By using a combination of Cardinal 366 Low E with argon and NEAT Self Cleaning Glass, well over 90 percent of heat can be reflected out of the home. Finally, screens are the first item to deteriorate in most windows because of their poor design. Discount Windows & Doors has developed a strong screen system that can be removed from inside the home and, in most cases, with one hand. To learn more, contact Discount Windows & Doors at 673-6656.

Smart spending tips for your next home improvement I f you’re like most homeowners, you have a list of home projects you want to accomplish. Some will be small, economical do-it-yourself projects. Others may require the services of a professional and a greater monetary investment. However you accomplish your home improvement plans, it’s important to do so as cost-effectively as possible. To make the most of your home projects, take these steps: Define what you want to do Be precise and detailed in exactly what you want to accomplish. Going into a home improvement project without a clear vision of the end result means you’ll be making decisions on the fly — and that’s the type of decision-making that can become costly. Knowing exactly what the scope of your project will be can help you better estimate the costs and stay on track with your budget and objectives. Decide if you can do it yourself or need to hire a pro Yes, DIY can save you dough, but only if you can do the job right the first time. Fixing mistakes can cost more in the

long run than hiring a professional. Be honest with yourself about your DIY capabilities, and if a project is beyond your scope, look for a pro to help. Make sure you’re hiring a reputable contractor While the majority of home improvement contractors are honorable and just trying to earn an honest living, there are also less reliable ones out there, too. Doing business only with companies or contractors who are licensed and bonded can help you weed out the scam artists. Always seek independent reviews of any contractor you may hire. Create a budget for your project Make sure your contractor understands you’re committed to staying on budget. Good contractors know how to balance quality concerns and cost constraints and will work with you to avoid cost overruns.Your budget should lay out how much you will spend on materials and labor, with some “wiggle room” left over to cover emergencies or necessary changes. SURFACE SHIELD ROOFING

12 JULY 28 • 2013

A combination of solar and roofing services A t the moment, Hawaii’s roofing industry is experiencing a remarkable period of growth. Seventy one percent of roofing companies that responded to a Building Industry Association of Hawaii (BIA-Hawaii) survey reported revenue increases in 2012. Despite a sluggish economy and limited residential development, the demand for “green solutions” has led to a sharp increase and interest in energy-efficient roofing products and solar energy. Surface Shield Roofing is among the companies committed to providing a full spectrum of roofing services, including solar “PV” panel installation, maintenance and restoration. The company has been ranked as one of BIA-Hawaii’s Top 10 Roofing Contractors for three years in a row, and was noted in the Top 5 Most Improved in Revenue for 2012. With the ability to install and service all manner of roofing materials, Surface Shield is now established as one of Hawaii’s premier roofing contractors. “We enjoyed a great year,” said Surface Shield president and CEO Shon Gregory. “We experienced an increase in public, commercial and government projects. Ad-

ditionally, the growing interest in photovoltaic has led to our commitment to PV installation and maintenance.” One reason for Surface Shield’s success is its ability to offer a one-stop choice for all your roofing and solar needs. As vice president and partner of United Pacific Builders LLC — a licensed general contractor — Gregory said, “We can offer the full spectrum of contracting services — from the installation of solar or a new roof to the construction of a new home or building, we have you covered! “We have found this to be the ‘marriage’ people have been looking for, especially regarding solar installation and roofing. We warranty the roof, the solar and the penetrations that are made into the home or building, all under one company.” The company’s commercial customers include Island institutions like Local Motion, City Mill, Love’s Bakery,Y. Hata & Co., Honda Windward and many more. Surface Shield serviced more than 200 residential customers in 2012, with jobs ranging from minor repairs to roof installations, solar repairs and PV panel installation.

SURFACE SHIELD ROOFING contact // 739-9599 web // www.surfaceshieldroofing.com email // surfaceshield@hawaii.rr.com Part of the reason for an increased demand for PV services is the fact that many of Hawaii’s solar systems are in a state of disrepair. Improper installation and a need for maintenance and repairs have led to roof leaks in many homes and buildings. Surface Shield specializes in addressing those concerns. “We’ve kept abreast of advances in PV technologies, and that makes us able to effectively evaluate our customers’ needs and develop cost-effective and reliable, long-lasting solutions,” said Gregory. New developments in the solar and roofing industries happen quickly and often, and

Surface Shield has been able to adapt to those changes efficiently — and without undue costs to the customer. When Surface Shield needed to significantly increase its labor force last year, Gregory was keenly aware of the demands of his industry and its potential for sustainable growth. “The growth of our company is definitely positive, but our vision is for the long-term,” he said. “We want to see growth throughout the industry. This equals jobs for honest, hard-working Americans. We’re doing our very best to make that happen.”

Food for Thought In our homes, refrigerators are centers of nourishment. Here are some ideas to consider for achieving balance in the fridge — and your household

rule is, “If you wouldn’t eat it today, it is time to throw it away.” Remember, stale food equals stale energy in your life.

with

Alice Inoue

QUESTION OF THE WEEK: I know that feng shui applies to the environment, but is there such a thing as “refrigerator feng shui.” Our refrigerator definitely has “bad feng shui,” and I think I need some advice.

• Step four: Clean it up. Using warm soapy water, clean the shelves, walls, bins and doors, and include the outside and the handles too.

he refrigerator is a big part of feng shui. The energy of the food you eat becomes the energy your body uses as fuel, and if your food is stored in an “unhappy,” chaotic environment and you put it in your body, well ... you get the idea! In the same way I’ve heard my favorite chef say, “Happy cooks makes happy food,” I will add to that by saying, “Happy refrigerators store happy food.” Below are some “refrigerator feng shui” guidelines you can follow.

T

The yin and yang of the kitchen Feng shui is based on yin and yang, representing the two opposite principles in nature, a fundamental concept in traditional Chinese medicine. Yin is feminine energy, and yang is masculine energy. An example of yin and yang energy is the moon (feminine) and the sun (masculine). In the kitchen, we can look at the two main appliances — the refrigerator and the stove — as being either “yin” or “yang,” or feminine or masculine. In feng shui, the refrigerator is considered the feminine element in the home. It represents nurturing, the traditional role of the female. We ask the refrigerator to “hug,” hold and sustain our food, trusting it to provide us with nourishment.

Refrigerator symbolism A cluttered refrigerator symbolizes inefficient use of your energy where nurturing yourself and others is concerned. You may find that your focus is so tied up in other people’s problems, wants and needs that you lack the time to do the things for yourself. On the other hand, a refrigerator with nothing in it symbolizes a lack of energy and abundance, and can relate to diminished op-

portunities to grow or a love life that is lacking in some way.

home. The following is a simple method to clear and organize your refrigerator.

Respect for the refrigerator Keep the refrigerator in the best possible shape to maintain feminine balance in the

• Step one: Empty it out. Take everything out of your refrigerator. • Step two: Sort it out. On your kitchen counter, sort everything into the following categories: drinks; dressings, sauces, condiments and miso; eggs and butter; dairy, such as yogurt, milk and cottage cheese; fruits; vegetables; meats; lunch meats and cheese; and leftovers. • Step three: Toss it out. Toss out anything that is expired, old or stale. When you are unsure of whether or not to keep it, the

• Step five: Put it away. Put everything back in your refrigerator using the following concepts as a guide. The warmer door is good for condiments. Since the refrigerator door is exposed to warm air the most, store items there that do not spoil quickly in warm air, such as some condiments, sauces and dressings. You can also store those items on the top shelf. Store items that are used less and have a longer shelf life in the back corner of a designated shelf. It’s coldest above the crisper. Assuming you will eat them that day or the next at the latest, store your meats where it is coldest, usually on the bottom shelf, otherwise they should be stored in the freezer. Group like items together. This will help your family find things quickly, cutting down on energy-wasting “open door” time. Put things in their “right” place. Your refrigerator is made to store certain items in certain places. Use the crisper for vegetables, and put cheese and lunchmeats in the bin designated for those items. Designate one shelf for leftovers to minimizes the possibility of wasted food. Finally, before you go grocery shopping, clean out your refrigerator regularly. Get rid of older leftovers, put things back in their proper places, and do a general wipe down.

These habits will allow you to keep your refrigerator organized and feel good when you have a place to put everything. Create a happy refrigerator so you can enjoy happy food.

Creating a focal wall till love the overall design scheme of a space, but feeling a little bored? The best way to breathe new life into it — without revamping the entire area — is by creating a new focal wall. Instead of a decal, stencil or pricey artwork, make a statement that’s one-of-a-kind with a little creativity and painter’s tape. Heavy patterns on every wall can be overwhelming; adding zest to just one is your best bet to make a positive impact. Before you begin, scan the room to determine the best wall to update. When you enter the space, where do your eyes naturally gravitate? If it’s an area that you love, amp up the style to make it really stand out. But if it’s something that

S

catches your eye for all the wrong reasons, pick a different side of the room. Repositioning the focal point will draw attention away from the elements you don’t like or can’t easily change, like architectural features, window placement or heating and cooling returns. Once you’ve determined where you’re going to paint, it’s time to think about what you’re going to paint. Here are a few easy ideas to get the creativity flowing. Awesome artwork Purchasing oversized artwork can be pricey — ranging anywhere from hundreds to even thousands of dollars. Don’t shell out a ton of cash to add personality to an empty wall when it’s easy to make your own art. Bring your design ideas to life with new FrogTape Shape Tape — a painter’s tape cut into unique patterns that allows you to quickly and effortlessly create works of art on walls, accessories, furniture and more. The three Shape Tape patterns — Wave, Scallop and Chevron — can be positioned on surfaces in various ways to achieve different results; by staggering the tape or varying the placement widths, you can make your own impressive designs. Best of all, patented PaintBlock Technology on the edges of FrogTape Shape Tape helps prevent paint bleed and leaves precise lines, keeping your artwork looking sharp. For more information, visit frogtape.com. You can create one oversized piece of art directly on the wall, or paint a number of smaller canvases that can

be arranged as a DIY gallery. Whatever you choose, you’ll have a new focal point that will surely serve as a conversation starter at your next get-together. Natural touch Creating a mural on one wall is extremely popular, especially one that helps bring the feel of the outdoors inside.Trees are an easy element to paint on any wall. For a sophisticated look, keep it simple with silhouettes. Use painter’s tape to create the outline of birch trees from the floor to the ceiling, leaving six to 12 inches between each trunk. Paint all the trees using the same color. Be sure to use a shade that coordinates with the rest of the room, or a neutral like white, gray or beige delivers a crisp look.

Fabulous faux framing If your house is lacking interesting architectural features like decorative molding, you can mimic the look with paint and painter’s tape. Measuring and installing the real deal can be time-intensive and tedious, but using paint is an easy way to dress up a space without the cost and labor of installing numerous pieces of trim. From crown molding to wainscoting, using paint to imitate intricate trim work will add high style to your home. For a stunning makeover, apply FrogTape brand painter’s tape three feet up from the floor along the entire wall to emulate a chair rail. Then, add additional squares and rectangles in a repeating pattern below. Apply a fresh coat of paint in a color that coordinates with the original wall color; and once you remove the tape, you’ll have crisp lines that look like molding, without all the work.

oving to a new house, condo, or apartment this summer? Before filling your home with furnishings, there’s something you might want to do first: paint. Experts of every stripe say that one of the best times to do interior painting is just before moving into a new home. Here are three reasons why, according to Debbie Zimmer, paint and color expert for the Paint Quality Institute:

Next time you’re looking to spruce up a space, think beyond painting your walls a solid color. With a little imagination and painter’s tape, you can design eye-catching rooms throughout the entire house.

Reason No. 2. It saves time. Painting can take a lot longer when you have to cover and uncover things, move them back and forth, etc. It’s better to paint just before moving and short-circuit these time-consuming and unproductive steps.

Three reasons to paint before you move in

M

Reason No. 1. It’s easy now. Interior painting is a very simple project — and not at all physically demanding — when you can move freely within a room.

Reason No. 3. It can save you money — lots of it. If you’re using a professional painting contractor, he or she can complete the work far faster in rooms that are empty. This article is courtesy of Home Improvement News and Information Center.

The White Stuff When it’s time to elevate your space, go ahead and incorporate this season’s trendiest color, eye-popping white, in your overall design

space, but it feels interesting and alive because of movement in the wallpaper, and the flowing wedding dresses on display.

JUSTIN DOTSON PHOTO

pen up any home décor magazine and you’ll find spaces designed and decorated in layers of white. White is white hot! It can be soothing, soft and romantic. It can also be electrifying and sexy. So I was thrilled when my client, Sayumi Anthony, who owns Sayumi Bridal, asked me a year and a half ago to design her new salon at Waikiki Beach Marriott Resort. She wanted a very different kind of boutique showroom: chic, like something out of San Francisco or New York. Contemporary. Minimalistic. And primarily white, with only one pop of color. In other words, Sayumi Bridal is the perfect opportunity for me to show you how to transform your favorite room into a white-hot space. Let me give you a quick description of the salon. This place caters to Japanese couples who fly to Hawaii to get married. The salon prepares them for beautiful wedding photos. They have their hair and makeup done, the bride chooses her gown and bouquet

Tip 2: Enhance your primary color with a contrasting neutral. With so much white, I chose to go with black flooring. It gives the salon a sense of drama and heightens the white throughout the space. The silver and pearlescent flecks in the flooring add sparkle and movement and will also minimize the wear and tear that you get in a commercial space.

and the groom chooses his tuxedo, then they get a limo to their chosen locale and have beautiful photographs taken. This isn’t your typical bridal shop, where relatives accompany brides to shop, so the salon didn’t need a lot of furniture.

The existing space was outdated with wood paneling; dark wood trim on the ceilings and walls; and colorful, weatherworn carpeting. With Sayumi’s instruction of keeping the walls void of art and fuss, I decided the remodel would incorporate >> Before layers of white texture for interest. Sayumi’s inspiration for the overall look was the W Hotel. Enough said! I knew that the pop of color would be apple green, just like the green apples that greeted me at the front desk the last time I checked into the W in New York City. Now, how can you take what I did at Sayumi’s Bridal Salon and incorporate it into your space? Tip 1: Create movement with your color. If everything in a monochromatic room is flat and one-dimensional, it can feel very cold. Here we have a minimalistic

Tip 3: Light it up. A fantastic way to elevate your space and enhance your color is with lighting. In this setting, the detail and texture of the focal wall are absolutely enhanced by the wall washers shining down on it to showcase its lines. The beautiful new ceiling is highlighted by elegant light fixtures from Honolulu Lights, which add an artful element and mimic the softness of the wedding dresses.

This month, Sayumi Bridal celebrates one year at the Waikiki Marriott. Congratulations, Sayumi! Her clients love the look of her space, and you’ll love yours too, if you follow these tips to create your own white-hot space!

Bright ideas to get your home ready for guests S ummer and vacation season are underway. With the kids home from school and family and friends anxious to visit, you can expect the stress of getting your home ready to be in full swing. Here are a few helpful tips that will make you a successful host and give your guests a warm welcome. Create a comfort zone No matter what size the room, the one thing you can never compromise on is comfor t. A few hospitable touches will make it feel welcoming to your guests. Make sure you’re stocked with the essentials, clean sheets and a choice of firm or fluffy pillows — then add a few extras like bottled water and specialty chocolates to take it to the next level. For a final touch, display any photographs you may have of you and your guests to bring back fun memories. Remember that bathroom comfort is just as important as the bedroom. In addition to providing any toiletries guests may need, make sure they have plenty of fresh towels. Try following the three towel rule; leave one large towel for showering, one hand towel and a washcloth in the guest room for each person. If visitors will be sharing a bathroom with other members of your family, be sure to properly plan for the morning rush so guests don’t feel as if they are intruding on your daily routines.

Freshen up Take the time to make sure your home is ready for visitors and conduct a thorough pre-cleaning. Pay special attention to the kitchen, entryways and other high-traffic areas to ensure you can spend more time playing hostess, rather than housekeeper. Once you are expecting guests, one of the most important rooms to clean is the bathroom. On an unprotected surface, bacteria can double in number every 20 minutes. To ensure your bathroom’s visual cleanliness, a new faucet can make all the difference. The new Moen Ashville two-handle bathroom faucet featuring Microban antimicrobial protection will help guard against stain- and odor-causing bacteria, mold and mildew. Microban technology is built-in to the faucet finish, so it works continuously, even between cleanings. In addition, the Ashville bathroom faucet comes in Moen’s Spot ResistBrushed Nickel finish to resist fingerprints and water spots — helping to make cleaning for guests less of a burden. With a few extra steps you will lessen the stress of having guests and welcome the good times. For more information about Moen products, visit moen.com.

JULY 28 • 2013 21

Consider maintenance before starting a landscaping project W hen designing the layout and type of vegetation you want in your yard, don’t forget to plan for the maintenance that you will need to keep your plants looking beautiful after they are grown. Whether you opt for a tropical landscape with flowers you can cut to beautify your indoors or keep in your outdoor environment, your landscaping decisions will determine the type and amount of maintenance you will need.

This in turn will factor into the cost of your service and whether it is once a week or once a month. Maintenance can be costly but you can plan for how much you will want to spend and do by yourself. Hedges are an example of how your planning decisions will affect maintenance. Some hedges grow fast and require lots of cutting and shaping in order to look full, while slower growing hedges need less trimming and shaping. Groundcover is another major consideration. If you choose grass, some grow slowly and need certain fertilizers to help them along while faster growing grass can require cutting as often as once or twice a week. Weed mats can keep weeds to a minimum as can black cinder, which works well to prevent weeds in hot areas. You can use pre-emergent herbicides that prevent weeds from coming up, or if you prefer organic, you can spray salt water on weeds to shock them without killing them. Another groundcover option is riverbed rocks, which are beautiful, artful and still allow for vegetation. LanaiScapes will help you design your LANAISCAPES landscape with functionality in mind and contact // 255-1048 let you know how much maintenance web // www.LanaiScapes.com you can expect, whether it is through a

The way to adore your front door our home’s front door is more than a portal for family and friends — it makes a statement about your own personal style. Home designers often list the entry door as one of the most cost effective ways to dress up the front of your home for “wow” curb appeal. This Old House magazine notes that since the front door is the first and last thing we touch when entering and leaving our homes, “it’s easy to understand why many of us still like our doors to be made of wood — nothing else matches the material’s warmth and satisfying heft.” “People choose wood entry doors first and foremost for their beauty; it’s a fine piece of furniture on the front of your home,” said Brad Loveless of Simpson Door Co. For homeowners who enjoy the beauty of wood entry doors, options are now available to stand up to any climates. Following are three ways to have the wood door you want and to ensure it will look great for years, no matter what the climate throws at it.

Y

Bring your dreams to life With doors available in hundreds of wood species, and

numerous designs and glass options, it can be hard to envision how a particular door will look like on your home. Short of hiring an architect to make a sketch, most people have had to rely on their imaginations. Recently, easy-touse, free online tools have become available to simplify the door selection process. For example, Simpson’s “Test Drive a Door” enables people to upload a photo of their home and view different door options on it. This allows a homeowner to be sure before they buy.

If the door is exposed to sun, it is generally better to use lighter color paints or stains as those absorb less heat from damaging UV rays. This article is courtesy of Brandpoint.

Go for performance People are used to looking for high performance when shopping for new cars or computers, but might not realize the same approach can apply to doors. Manufacturers have developed high-performance wood doors with superior weather resistance that last in the most demanding exposures, including coastal homes with no porch or roof overhang to protect the door. One high-performance option to consider is choosing wood species that perform best in moist conditions, as this varies among wood types. Species that have been shown in laboratory testing to have natural moisture resistance include Douglas Fir, Black Locust, Nootka Cypress and Sapele Mahogany, among others. In recognition of the use of such species and advanced joinery techniques, Window & Door magazine selected Nantucket Collection doors from Simpson as its “Most Innovative Door.” A strong finish With any door, whether made of wood, steel or fiberglass, it is crucial to finish it for long-lasting protection from the elements. Doors are sold either factory finished or unfinished. If unfinished, the door must be finished by the door dealer, a contractor or the homeowner. Manufacturers provide step-by-step instructions for best results from finishing, and those steps typically must be followed to ensure warranty requirements. Chief among these are to finish all six

SOLAR ENERGY + WIND ENERGY

sides — front, back and all edges. As no wood surface should be left unfinished, finish should also be applied to the cut-outs for the handle and lock set, as well as any other openings, such as for mail slots or pet doors.

ISLAND BATH WORKS

JULY 28 • 2013 23

Safe home upgrades for seniors any design aspects of houses turn into dangerous obstacles for people with limited mobility. The everyday task of getting in and out of the tub presents challenges for many of Hawaii’s seniors whose homes were built without aging or accessibility in mind. Previously, the only way to achieve a safe bathing environment was the time-consuming and costly route of tearing out and replacing the existing tub with a walk-in shower. Island Bath Works now offers Walk-In Tub Conversions, which modify existing tubs for safe and easy access. With hundreds of successful tub conversions, Eric Thompson, CEO of Island Bath Works, empowers seniors to live safe and independent lives regardless of what type of tub is installed. “Tub conversions can be done on all types of tubs regardless of material composition, age, shape or size,” explained Thompson. “Cast iron tubs are the most common type of tub found on Oahu, are built like a tank, and people are always in disbelief when they see a perfect entrance cut into the tub.” The walk in conversion process is extremely versatile. The entryway can be made to various widths and be located at whichever location would best suit the needs of the homeowner.

The typical 14-inch high bathtub side wall can be reduced to a mere 4 inches — as low as most showers. Since no major demolition or plumbing work is required,

the job takes just one day of work, and is ready to use the following night. Tub conversion offers tremendous value to homeowners looking for a safer bathroom. “The cost and time spent on full bath remodels can add up quick due to labor and material costs. Walk in tub conversions saves thousands of dollars while achieving the same safe and accessible bathing environment a shower offers,” said Thompson.

BIG ROCK

JULY 28 • 2013 25

How to ‘Rock’ out in your back yard ave you visited the most beautiful showroom on Oahu yet? If not, make some time to drop by. You will be pleasantly surprised and pleased that you did. Big Rock Manufacturing has been making rock products here on Oahu for more than 30 years. The owners, Bonnie Cooper and Brian Joy, first opened a small shop in March 1983 where they made lightweight stone veneer. They have since expanded the stone line to include all manner of stone garden and pond products. Big Rock was the first place here to offer homeowners a way to easily and inexpensively create their own ponds and waterfalls for home gardens without digging a hole for the pond. The above-ground pond trend was not intentional at the time, but rather a necessity, as Big Rock needed to find a way to display its ideas for ponds using the concrete showroom parking lot areas it inhabited. The owners decided to build up (rather than dig down) using concrete blocks to make the shape of the ponds. To make waterfalls, the duo simply used some of the many light-weight boulders they had cast, and it worked like a charm. All customers needed to do if they wanted to make their own pond was to go home, lay out a shape on the ground using a rope or hose, measure the circumference, length and width and bring that back to Big Rock. Bonnie or Brian would then calculate what was needed, and from these simple three dimensions, ponds star ted springing up in yards across the Islands.

H

BIG ROCK contact // 834-7625 address // 1050 Kikowaena Place web // www.bigrockhawaii.com The average pond — 5 by 8 feet — only takes a weekend to construct and is a wonderful, fun family affair. All you need is a CMU block, a heavy-duty rubber liner, and some moss rock veneer to cover the cement block, a

submersible pump and a waterfall boulder. Add a few affordable tiki torches and you have tropical tranquility in the garden. Big Rock sells all the gear you need: liners, pumps, underwater lighting, filters, foggers to add the misty look and, of course, the cast stone to make it look natural. Add a few moss rock stepping stones leading up to the pond and you are done. Above-ground ponds have many advantages: grass clippings from mowing the lawn don’t fly into the pond, and you have a little area to sit and watch the fish. You can add small fish and a few water plants for a clear, healthy and naturally well-balanced pond. There’s no chance of mosquitoes, either, because the fish take care of that. Ponds are a wonderful addition to any home, and if you are ready to do the work yourself, they do not cost much. Something small with a nice waterfall makes all the difference in the world and adds life and music to your garden area. Drop by the showroom in Mapunapuna. You will see two ponds and many other displays for garden water features, such as water-boulders, Japanese garden bowls and many pre-cast waterfalls. There’s a map online if you are unfamiliar with the area; just search Big Rock Hawaii or call 834-7625. VISIT ENERGYPROHAWAII.COM FOR MORE INFO

Cool your home with these tips s the temperature rises, so do home cooling costs, making many homeowners dread the arrival of their monthly electric bill during good ol’ summertime. Fortunately, with a few simple strategies, it’s easy to cut down on cooling costs so you can enjoy summer, even through record-high temperatures. “Air conditioning is the main way homeowners cool their home, but it’s far from a one-size-fits-all solution,” said Laura Johnson, home economist for LG Electronics USA. “How you choose to cool your home can make a big difference in comfort levels and energy costs.” Here are her suggestions. If you have an existing system that doesn’t seem to be cooling your home as well as it should, it’s time to explore other options. If your HVAC (heating, ventilation and air conditioning) system is more than 12 years old, it’s likely not working as efficiently as it could. Have a professional HVAC contractor evaluate the system. A tune-up may help the system work better, or reveal that it’s time to consider a replacement. Heating and cooling costs the average homeowner about $1,000 a year — nearly half the home’s total energy bill, according to EnergyStar.gov. When researching new air

A

conditioners, always look for the Energy Star label. If your air conditioning unit is more than 12 years old, replacing it with an Energy Star qualified model could reduce cooling costs by 30 percent. A variety of air conditioning systems are available. If you have an existing duct system, installing a central air conditioning system is

a good option. Those without ducts aren’t stuck choosing between inefficient window units or extensive construction — newer duct-free systems provide efficient cooling with high energy-efficiency ratings. For example, duct-free systems like ArtCool models from LG, allow you to cool your entire home or just a single room

without the need for invasive ductwork. There’s no tearing down walls or altering your home’s appearance. In most cases, a professional contractor gets the job done in less than a day. The contractor will help you determine if you need a single- or multipleroom system. Be sure to research your contractor carefully, because proper installation is key to achieving maximum energy efficiency. Plus, some duct-free systems qualify for a tax credit of $300 if you install your system before Dec. 31. No matter what air conditioning system you choose, be sure to check the “SEER rating.” SEER stands for Seasonal Energy Efficiency Ratio, and is the industry-wide performance rating. The higher the number, the more efficiently a product will perform. The average air conditioner rating for an Energy Star-qualified window unit is a 9 to 11, while duct-free systems like the Art Cool Premier have SEER ratings up to 28, which can translate to bigger energy savings. “By evaluating your air conditioner and taking a few efficiency-improving steps to cooling your home, you’ll stay comfortable and help lower your energy bills,” said Johnson. Efficient appliances benefit your home, the environment T he relentless rise of energy costs and environmental concerns has homeowners in constant search of steadfast solutions to conserve energy with a positive environmental impact. Home appliances are considerable sources of energy consumption, accounting for roughly 30 percent of an average household’s energy use. For appliances dating over a decade in age, consumption is even more substantial. Fortunately, Energy Star program was established by the U.S. Department of Energy to convenience homeowners with more than 300 energy-efficient products and practices. Energy Star-qualified appliances guzzle 10-50 percent less energy than standard appliances, ultimately cutting costs and reducing emissions of air pollutants and greenhouse gasses. The use of quality components and advanced technology specific to Energy Star appliances increases product longevity, and often results in extended warranties. 85-90 percent of materials used in manufacturing Energy Star products are also eco-friendly and recyclable.

• Refrigerators/freezers. Energy Star refrigerators consume 75 percent less energy than models produced in the late 1980s — and up to 40 percent less than models produced in the early 2000s — up to $150 in annual savings based on existing models.

• Clothes washers. Energy Star washers consume roughly 50 percent less energy and 55 percent less water than current federal minimum standard washers. That’s roughly $50 in annual savings. • Dishwashers. Energy Star dishwashers consume at least 41 percent less energy than the federal minimum standard dishwashers. That accounts for roughly $30 in annual savings. Homeowners should recognize the inevitable rise in energy costs and prepare for

Turning your design vision into reality

eciding whether to renovate or rebuild your aging home can be a hard decision to make. If you’re one of the many homeowners in this predicament, S. Tanaka Construction would be the place to start. It is a local design/build company that has been guiding many Oahu homeowners through this tough decision for almost 30 years. The biggest spike of homes built on Oahu fell in the 1960s and 1970s, thus making many homes on the island 40 to 50 years old or older. While some of the homes built from those decades are well-maintained and in good condition, others would be better off being torn down and reconstructed. This is where S.Tanaka Construction thrives. Since 1984, the company has re-built more than 250 homes on Oahu from Pearl City to Hawaii Kai. Once you give S. Tanaka Construction a call, you’ll encounter three main phases. The first one is the consultation phase. An estimator will meet with you at the office or your property to go over your ideas and advise you on what may or may not work. If you aren’t sure what you’d like to design, the estimator can also come up with some suggestions and work with you going forward.

Depending on the condition of the property and the scope of work, many times the decision is made to start new. This is usually due to forseeable problems, such as having to work with aging conditions and the time involved in trying to fix or salvage what may be better off demolished. The second phase is the planning and design phase. S. Tanaka Construction can work with you and any ideas you may have to help you design the perfect home for your lifestyle and budget. Does your family need four bedrooms or perhaps 10? Would you like an additional wetbar? Or, maybe lots of storage? These are all things that can be taken into consideration when designing a custom home. In the end, your family will end up with the ideal home that fits your specific wants and necessities. Once the design phase is complete and everything has gone through proper permitting, the third phase, which is the construction phase, can now begin. For some, this is the most exciting part of the journey. For others, it is a tad stressful. But in the end S.Tanaka Construction has

a reputation for constructing quality homes brought about by good workmanship and customer service. Homeowners end their experience on a positive note. This is reinforced by the volume of repeat business the company receives as well as the amount of

work generated based on referrals and recommendations from previous clients. If you’re interested in scheduling a meeting with S. Tanaka Construction, call the office at 848-5010 or visit the website stanakaconstruction.com.
