I began typing up tasks I knew I would do anyway just so I could cross them off: go grocery shopping, unload the dishwasher, do laundry. It was then that I realized it takes me way too long to do laundry. Each load took two cycles to fully dry. I decided to look into probable causes. It turned out there were many things I could do to help alleviate the problem. Now I have a new checklist for washer and dryer maintenance. • Check and clean the lint trap before and after every load. Better yet, with the lint trap pulled out, use your vacuum attachment to suck up any stray lint not caught by the trap.

Product bankability is a new buzz word in the solar industry that customers consider because of the large expenditure and/or potential risk these projects expose investors or buyers to. Initially the evaluation focused on the financial strength of the manufacturer and the long-term value there is for warranties, etc. Bankability has taken on another value, as product quality is being considered because of a rising number of product defects. Since longterm service life is considered in the valuation and product defects need to be avoided, bankability considers both the financial strength of the manufacturer and also its ability to provide proven product quality. The industry has become enamored with “cost per watt” and the downward spiral in prices. Solar modules are being sold as if they are all equal or just a commodity. Experts are warning that the fallout from the price-per-watt mentality has manufacturers using inferior components to get to these price points and the consumer will have purchased equipment with a short life expectancy in the long run. The consolidation of the PV module manufacturing industry continues with

bankruptcies of manufacturer’s factories such as Suntech, once the largest solar companies in the world, and a warning by the Chinese government advising banks not to loan money to Chinese solar manufacturers because of the credit risk. The crisis in the solar manufacturing business affects consumers when the long term warranties they believe in are no longer valid, and when quality issues arise as manufacturers who are losing money place more value on trying to stay in business and less on the quality of their products.The financial health of the manufacturer of the solar equipment is a major concern for Pacific

Islands Solar and it believes that its customers should only be provided with solutions from financially sound sources. Pacific Islands Solar believes that a company like Kyocera, a Japanese company that has been manufacturing solar modules for more than 37 years and is diversified in its industries, is the best choices for solar modules. Kyocera is among the select few solar manufactures that are profitable. These modules are not known to fail and aren’t returned because of failure. Enjoy windows made for island environment P rior to 2008, all windows sold in Hawaii were designed and built on the Mainland and were less than ideal for use in the Islands.The Makai range of windows, developed by Discount Windows & Doors, is the only window specifically designed for Hawaii. In fact, all of the Makai range of windows are so strong that they are commercially rated and are frequently used in high-rise condos. The majority of homes in Hawaii experience varying degrees of salt exposure. The combination of high humidity and salinity in the air combined with tropical temperatures creates an extremely corrosive environment, which most people can attest to. The Makai range of windows and doors addresses this issue by utilizing the highest grade of stainless steel hardware available. Salt can also be problematic on glass, causing etching and constant staining. It also attracts moisture and

dirt. By using Cardinal NEAT Self Cleaning Glass, the problem is eliminated. As another example, a 2,000-squarefoot home that costs $300,000 would come out to $150 per square foot. Now, add photovoltaics, which would cost $30,000, and increase the contract price to

$330,000, which would equal $165 per square foot. “We don’t charge by the square foot. Some companies do, but we don’t because there are too many variables. Alice Inoue QUESTION OF THE WEEK: I want to start saying “no” to others because I am beginning to tire of doing things for everyone else all the time and putting myself last. You always talk about using the home to support our new endeavors. Is there anything I can do to support this change in what I want to say? I feel like a doormat of sorts, yet I just can’t say “no” because I feel guilty if I do. I don’t know where to start. Can you help?

es, I can help. What a great question, and I’m sure you are not the only one who feels this way. Many of us face this challenge, and when you reach the point where you are feeling drained, it’s time to seriously address it. The greatest gifts you can give yourself are to recognize who you are and the value of your time. In my daily work with clients, I have noticed a trend toward becoming more focused on our own needs and looking for ways to make changes without feeling selfish or offending others along the way.

Practice saying no Your time is yours to spend the way you want, and no one has a claim on it, unless you allow it. William Ury wrote a wonderful book entitled, “The Power of a Positive No.” In it, he reminds us that the first “yes” should be to ourselves. It shows respect for your own time and space, allows you to embrace your own personal interests, and sets the stage for a positive no. The second “yes” is designed to keep the relationship mutually beneficial. That means showing the other person respect by treating him or her as you would want to be treated when someone says no. Finally, saying no should be a positive experience for you and the other person. A positive no means you encourage the other person’s strengths and ability to handle the situation, speaking from the heart, rather than reacting, building your own confidence in the process.

Engage your environment for support Once you are intent on a new course of action, start the process of change by engaging your environment for support. Subconsciously, we respond to the messages of our environment on an energetic level. The key here is to ensure that your environment supports the change you want.

Drawing stronger boundaries In order to support yourself in drawing stronger boundaries with others, look around your home or office and implement the following:

• Group any scattered or miscellaneous items in plain view. Put them in a decorative basket or pretty container, creating

constant visual support that you are “containing” your energy, not dispersing it all over the place. • Stack random magazines or papers in an orderly fashion, showing symbolic alignment, or balance, between what you are doing and what you are feeling. • Group like items, such as a collection of dog figurines, or decorative items that have the same color, for power, symbolically focusing your energy and ability to act from a strong sense of self. • Place images of strength—artwork of a bamboo forest, a strong tree or a shining sun—on your walls to remind you of your own inner fortitude and power. • Get a new doormat, one that is “healthy” and not worn down. People step on doormats before they enter the home, and a new doormat sets the intent to change the past. Dealing with feelings of guilt As for feelings of guilt, saying no is difficult because we feel responsible for others’ challenges, especially if they have come to depend on us, but if we look deeper, we may discover the positive side of saying no, not just for you, but for the person on the receiving end.

To get over some of the guilt, take the time to consider what you truly want. When you introspect to discover the benefits of saying no, you might discover that they far outweigh the negatives. Balancing Perceptions Consider the bigger picture. Balance your perception of the situation by making a list of the benefits of saying no. For example, ask yourself if it could possibly be an opportunity for someone who actually wants to help to step in for a change? Will it foster more openness in your relationship and diminish any resentment that could erode it? When you fail to even consider the benefits of saying no, you are probably focusing on the negatives: the disservice to the other person or the fact that you are being selfish. But the benefits can be far more inspiring: freeing yourself up to do the things you really want to do and

Saying no Creating the right energetic support and learning to say “no” clearly but fairly will help you heal the “disease to please” in a healthy and positive way. The more you know who you are and what you want, the easier it becomes to say no. It really is okay to choose yourself when you need to! Just remember to do it so that everyone feels better in the end.

very once in a while, a project comes along that’s extra special. Recently I completed a project for a sweet local couple who asked me to design the interior of their family beach house. It was their reason for undertaking this project, and their reaction when we revealed their new home away from home, that made this one so memorable. In the next few weeks, I’ll be sharing with you photos from this project, along with tips not on how to create your own beach house, but how you can take some of the ideas and translate them into your own space. Let’s start with my one tip for this column: how to turn a negative into a positive, and then personalize it. This was a house that had been in the family for over 40 years. My clients had decided to tear it down and build anew, which took a few years. My job was to select all the finishes and furnish the interior and exterior. When I met with them, the first question I asked was why they were doing this. Why

were they building a brand-new beach house? Their answer was they wanted a special place for their family to always come home to. Their children are grown now, and there are grandchildren.They love getting together with them at the beach

house. It’s their special time and place. That’s how I got my inspiration for a problem space in the house. The pantry cabinets in the kitchen are very tall, as are the ceilings. That left an empty stretch about 10 feet long and five feet deep to fill between ceiling and cabinets. I kept looking at the gaping space and thinking, what in the world am I going to do with that? I thought about going with a beachy theme and displaying a surfboard or a little outrigger canoe. But I wanted something that was more meaningful. And there was so much white in the cabinets, I needed something in a deeper, richer color to bring

depth to that side of the room. Then it came to me. On one of my buying trips, I saw these large letters that are three feet in height and instantly knew what I was going to do. I was going to turn that negative into a positive and personalize it. I bought some letters, had them painted in bronze and mounted above the cabinets to spell “ohana.” After all, that’s what this beach house is all about. Then, reinforcing the theme, I arranged the word “family” with their family picture on a nearby console, painting those letters white to tie in with the kitchen cabinets. Now every time the homeowners are in the kitchen with the ohana gathered around, whether they’re eating, playing or just hanging out, they’ll always remember why this home was built. When the construction phase was complete, I asked them to stay away and give me a few weeks to finish the house. We worked furiously in those weeks to perfect the house, then had them come back with their family for the reveal. The couple walked through the doors into their new beach home and saw the love and attention that had gone into creating something special for their family. Tearfully, the wife said, “You thought of everything, I can’t believe this is our home.” So take a look at your space. Is there a spot that’s a décor problem? Is there a way to turn that negative into something positive? Sometimes these challenges can turn into unexpected triumphs.

Builder, owner work to transform older home Part one of a two-part series ebuilding a 70-year-old Waikiki single family home was a challenging project for the Homeworks design/build team — the objective, to make the unique vision of the owner a reality in a difficult location with limited space. Owner Stafford Lau worked with Homeworks architect Mario Tadeo AIA, project manager James Mitchell and selections specialist Sarah VanDeVanter toward a successful conclusion — transformation of a single wall, board and batten cottage into an elegant stucco “Hawaiian/Tuscan revival” two story home. “I grew up in Waikiki when there were a number of single family homes with a Mediterranean look ... white stucco exterior, tile roof, wrought iron gates, arched windows and brick courtyards,” Lau said. “To get ideas for authentic detailing, we took a trip to Italy. Capri was particularly inspirational. The Homeworks designers and builders were able to interpret exactly what we wanted.” The 1,100 square foot home with 550 square feet upstairs and downstairs is

amazingly roomy and functional. A master suite and luxurious bath occupy the entire second floor, which offers views over the Ala Wai to the mountains. An office and reading space is being added. The ground floor opens to an interior walled courtyard and is designed as a great room with living room, dining area and open kitchen with dining counter. The design theme is established at the

main entrance to the home in a courtyard landscaped with Hawaiian and Mediterranean plants — olive and cypress are side by side with ti and bird of paradise. Above the portico style entry is a wrought iron step-out balcony; the doorway is framed by a modified Tuscan arch.

Interior detailing also carries out the Hawaiian/Mediterranean theme. Homeworks selection specialist Sarah VanDeVanter will elaborate on how compatible materials were chosen both for thematic features and easy maintenance in part two in a June issue of Hawaii Renovation.

“Arcing usually means there’s a bad connection in the switch someplace, that the outlet is aging. It’s a fire hazard because the outlet usually is near a source of combustion (the wall). “Surge protectors don’t protect an appliance from arcing; they’re designed to protect against a single surge of power.” However, many newer homes already have arc-fault protectors installed that are very sensitive to any sort of problem with the circuit. Also, with Hawaii’s warm climate playing host to a variety of rodents and insects, it’s important for homeowners to inspect the electrical wiring in their attics or basements at least twice a year for wear or exposure. “We had to re-wire one house in Central Oahu due to rats eating right through the wires,” recalled Ron. “We call it the ‘cheese grater effect’ because the damage looks like a piece of cheese. “It’s important for residents to keep

their wiring in good shape because rewiring a house can be costly — anywhere from $8,000 to $15,000.” Ron is dedicated to providing the best service possible, even when it means correcting another contractor’s mistakes to help the customer out. “At one house we were re-wiring in Hawaii Kai, the previous firm had put in too many ’90s (wires bent at 90-degree angles), so we had to fix that. “Then another problem we saw was that the earlier contractor had incorrectly connected the line for the solar system, which could’ve caused an overload. • Cost-plus contract. A contract between a contractor and home owner that is based on the accrued cost of labor and materials plus a percentage for profit and overhead — also known as a time-and-materials contract.

Whether it’s a small cosmetic remodel such as replacing bathroom fixtures, or a major down-to-the-wall-studs overhaul of your kitchen, understanding the terminology your professional remodeler is using can be very helpful to ensure you get the finished project you want. This glossary of common terms used by builders and remodelers will help you understand the language of your remodeling project — and help you avoid miscommunication with your contractor.

• Draw. A designated payment that is “drawn” from the total project budget to pay for services completed to date. A draw schedule is typically established in the contract.

• Plans and specifications.These are drawings for the project, and a detailed list or description of the known products, materials, quantities and finishes to be used.

• Bid. A proposal to work for a certain amount of money, based on plans and specifications for the project.

maintain the moisture from the previous wash and create a desirable environment for mold growth. This is especially true for front loaders. • Clean the washing-machine tub. Set it for the largest and dirtiest load you can, and use hot water. Add a quart of vinegar and a cup of baking soda while it fills. Let it mix up then open the top and leave it for one hour. Finish the cycle then run a cold one with a quart of vinegar to clean up any debris left behind. Do this every two to three months. For front loaders, run one large, hot cycle with 2 cups of vinegar, immediately followed by another with 2 cups of bleach.
