he nicest bedrooms exude a warm and intimate vibe. And that’s exactly what clients Beatrice and Philippe sought for their own boudoir. The couple, who live in a large home with their two children, spent three long years renovating their house. But they ran out of steam when they got to their master bedroom. The space was cold and cavernous — and they couldn’t figure out a way to bring any warmth to the space. I decided that a restful, monochromatic design was the ideal solution for this project. And I selected an ethereal, neutral color palette of cream, beige, gray and vanilla to help me along. While some people think that monochromatic schemes are boring, the truth is that they can have great impact if executed properly. The secret to creating a stylish and interesting monochromatic design is to incorporate a mixture of patterns and textures; this will deliver the visual and physical comfort. The bedroom had a vaulted ceiling that I wanted to showcase with a great lighting fixture. So I kicked things off by visiting one of my favorite lighting showrooms and selecting a magnificent polished silver-and-crystal chandelier. I then painted the space in a warm

s 2011 enters its final quarter, activity in the solar energy market is literally heating up. This includes the triedand-true solar-powered water heaters and the newer grid-tied photovoltaic (PV) systems. It’s imperative for consumers to get their systems installed before the end of the year to qualify for the generous renewable energy credits offered by both the IRS and state of Hawaii taxing authorities. The cost of these systems is essentially subsidized by the government up to 65 percent of the purchase price. This not only makes it affordable, but from an investment point of view, a “no-brainer.” Solar water heaters can save upward of 30 percent to 40 percent of a home’s electrical energy costs, while PV systems have been known to eliminate nearly all of the utility bill beyond a minimum connection charge of around $18 per month. Contrast that with typical energy expenses of $300 to $400

per month or more. The rate per kilowatt hour (kWh) has risen by more than 30 percent from a mere year ago. Various factors must be considered to determine the right systems to install. These include the energy consumption based on the number of household residents, lifestyle habits, geographical location of the home and orientation of available roof areas. Often, a combination of both solar water heating and PV would achieve the homeowner’s goals at an economical outlay. One size does not fit all. This is the philosophy practiced by Hi-Power Solar’s partners, Ron Romero and Matt Adams. Ron has more than 20 years of experience in the solar business and Matt has 16 continuous years with system installations. Hi-Power uses proven components in its customized system designs from manufacturers such as Sanyo, Samsung and Solar World, which are among the most produc-

tive PV modules available today. The numbers are in and the decision has been made. You want to “Go Green” and commit to solar. The next questions are: “What are the dynamics of the energy credits?” and “How can systems be financed?” Assume that a typical two-system PV design has

a gross price of $30,000. The federal tax credit is 30 percent, or $9,000, and the state credit of 35 percent is $10,000 as there is a $5,000 limit per installed system. The net cost after credits is $11,000. Let us also assume that the energy output will reduce electrical usage by 660 kWh per month. Multiplied by a rate of $0.30 per kWh, the home-

owner can realize a saving of $198 per month, or $2,376 annually. This represents a 21.6 percent rate of return and a payback period of four years eight months on the net cost of the system. Many homeowners might not have funds readily available in cash or cash-equivalents. They may need to access funds through a home equity line of credit (HELOC) from their bank or credit union. Many are available with attractive initial interest rates under 2 percent for the first 12-18 months, with current variable rates of 4.5 percent. Interest paid is generally a deductible item as mortgage interest on Schedule A. Many HELOCs may permit the conversion of the loan to a fixed-interest second mortgage at a later time. Other financing, such as special “green loans” are standard second mortgages with fixed interest rates typically higher than the initial HELOC rates. An area of difference is that repayments to HELOCs reopen the credit limits as the loan balance decreases, whereas this does not happen with standard second mortgages. The interest charged also qualifies as deductible mortgage interest expense. Some individuals may

have access to pension funds with special loan provisions. These loans are not included as current income: 401(k) plans, 403(b) tax-sheltered annuity (TSA) plans available to public school system employees (Hawaii’s DOE and University of Hawaii system), and 501(c)(3) plans for hospitals, nonprofits, charitable and scientific organizations. Loans will be limited to the lesser of $50,000 or 50 percent of the account value. In addition, there is a loan term of five years with required repayment on at least a quarterly basis. Should the required repayment become delinquent, those sums in default transform into reportable income for the applicable tax year. Depending on the age of the employee, additional IRS penalties may also apply. The interest paid on these loans is generally not deductible as mortgage interest. Joining the solar revolution is likely to provide a financial bonanza for the consumer. It pays to be a little cautious in choosing the most appropriate system design and to explore the financial options available. Let Hi-Power Solar help you Go Green! More ways to ensure a positive experience with your general contractor

f you intend to build, repair or renovate your home, it helps to have some practical guidelines to protect you from common pitfalls. I provided a few tips in a previous issue of Hawaii Renovation, and I hope you found the guidelines useful. Here are more of the issues I’ve encountered as a general contractor in Hawaii — tips I hope will be equally helpful to you.

• Check on the contractor with the Department of Commerce and Customer Affairs (DCCA) and the Building Industry Associa-tion. Check the Better Business Bureau to see if there were any negative reports or complaints with the contractor. Look for logos on the contractors’ card,

Good signs are if the contractor is BBB-free of complaints, insured, bondable and licensed. • Feel free to ask the contractor questions. I can’t stress enough how important it is to communicate with the contractor on all levels. How long has he been in Hawaii?

Across from the bed, by the room's windows, I created a seating area with a stone-colored sofa, a creamy armchair, a tufted ottoman and a round wooden table. I chose a multitude of accent fabrics in stripes, dots, solids

and other patterns for the pillows and drapes, and put down an ivory area rug with a geometrical pattern. Beside the seating area, I created a little vanity area, which includes a beautiful walnut writing desk, an ornate mirror and a white cane chair. I then flanked the table with sparkling silver-and-crystal sconces that echo the style of the distinctive chandelier. All that was left to do was find some stunning

accessories. So I headed to a shop known for its eclectic mix of global goodies and chose a variety of accent pieces, including an amazing, white feather headdress from Cameroon that I hung above the couple's bed. A monochromatic design really needs a touch of the unexpected to provide some intensity. I always say “design is in the details,” and that was certainly true of this

project. By playing with texture, pattern and a few dabs of shimmer and shine, I created a dramatic space using a single color palette. The oncefrosty bedroom is now a restful retreat where Beatrice and Philippe can relax, share some quiet time and turn up the heat. I am in the process of totally renovating my home. I use the same subcontractors on my home that I use on the jobs that I acquire. This shows that I trust the subs and am willing to have them do the work in my own home. It’s critically important for the client(s) to trust the workers, because many times the owners leave the home to get out of the workers’ way and to escape the construction noise. Trust is also important, as it frees the owner to go about his or her business without worrying about the crew. Sometimes, if the owner is there when the crew is working, he or she may slow up the process and add to the confusion and distraction. In a previous issue of Hawaii Renovation, I mentioned that it’s prudent to obtain several quotes from different contractors before deciding on one. I also mentioned

that the lowest quote or the cheapest quote is not necessarily the best one. Many times my quote will be slightly higher than other quotes from different contractors. I like to submit my estimates in more detail by costing out the various stages of construction and itemizing the quote. Many contractors will not do this and will submit a quote in more general terms, making it difficult for the client to fully understand where the higher costs will occur. I have had clients who selected Paragon Builders as their contractor simply because of trust, even though my quote was higher than others’ quotes. ince statehood Hawaii’s population has almost doubled. The tropical weather and aloha spirit make Hawaii a desirable and expensive place to own a home. Hawaii homeowners have been spared the substantial loss of home values seen across the country, but many are losing the battle against the islands’ corrosive environment. The higher relative humidity, heavy rains, intense sunshine, wind and salt, help speed the deterioration of the home. No one is spared, and areas with heavier rainfall or proximity to the ocean suffer the most. Greg Kemp Contractor, a reputable Hawaii builder with 30 years custom home building experience, has

developed a “checklist” of five areas of consideration that are primary in dealing with Hawaii’s harsh elements.

ROOFS: Most important in protecting home and contents. Trees that touch or overhang a roof may increase debris and deterioration. Plumbing vents should be made of lead, and most roof types should have copper or stainless steel flashing. There is a wide range of roof types and styles as well as prices so let common sense, taste and budget prevail. Lighter colors usually last longer and are cooler. Do research on product warranty and check reviews. All fasteners should be stainless steel.

Wood is great for windows and doors; it gives a nice look and feel and can portray qualities of framed art. Unfortunately, the elements are destructive to wood and unless homeowners are diligent with cleaning, protecting and periodic refinishing of all wood surfaces and joints, decay will begin. Exterior wood doors need extra protection at the unseen top and bottom edges that seldom get painted or

repainted. There are some “wood clad” vinyl and composite windows and doors available which give exterior protection with interior wood finish look. Greg Kemp Contractor suggests that vinyl should be cleaned and protected periodically with an “Armor All” type product, not harsh detergents. Use only stainless steel hardware.

PAINT: Exterior oilbased primer is superior, but there are some good water-based primers as well. Latex can go over oil but not the reverse. Do research and check reviews. Check “Consumer Reports” for the best finish paints. Use a latex/elastomeric caulking or equivalent at all joints.

FASTENERS: Hurricane strong-ties are standard on all new construction and additions. Depending on exposure, function and aesthetics, select from good, better, best: E.G. (electro-galvanized), M.G. (mechanical hot-dipped galvanized) or stainless. Nails come in the same grades. Greg Kemp Contractor uses only M.G. for framing and stainless steel for exterior and all trim work.
