Housing Study Unveiled Economist to present findings Dec. 10 By y Karen n Nakamura he Building Industry Association of Hawaii is excited to announce its free upcoming presentation by Dr. Elliot Eisenberg, senior economist of the National Association of Home Builders (NAHB). Eisenberg will be traveling to Honolulu to present the findings of his study, “The Economic Impact of Housing in the City and County of Honolulu.” The free presentation will be held Friday, Dec. 10, at 10:30 a.m., at the Dole Cannery Ballrooms. and the author of more than 50 homebuilding industry articles. Eisenberg is frequently seen on television and heard on radio, and his research and opinions have been featured in Business Week, Forbes, Fortune, most national newspapers. The results of the study will focus on the income, jobs and taxes produced by the home building industry in Honolulu. Home building generates substantial local economic activity,

including new income and jobs for residents, and additional revenue

tures the effect of the construction activity itself, the ripple impact that occurs when income earned from construction activity is spent and recycles in the local economy, and the ongoing impact that results from new homes becoming occupied by residents, who pay taxes and buy locally produced goods and services.

Reservations are encouraged and interested parties should register online at www.bia hawai.org or call the BIA-Hawaii office at 629-7510. for local governments. Eisenberg’s report cap-

BIA-Hawaii commissioned Eisenberg to conduct this Oahu

study. This type of study has been successfully applied to construction in over 500 projects, local jurisdictions, metropolitan areas, non-metropolitan counties, and states across the country. Both Eisenberg and BIA-Hawaii representatives will be available for media inquiries immediately after the presentation. Chartered in 1955, the Building Industry Association of Hawaii is a professional trade organization affiliated with the National Association of Home Builders, representing the building industry and its associates.

HAWAIIRENOVATION cutting out a slice of the tub and using a shower curtain, is a heartache waiting to happen. Not only do they look awful, but the open sections allow water to rot the floors, rust the tubs, or create large amounts of mold. For a couple of thousand dollars extra, you can get the job done right, enhance your daily living experience and watch the resale value of your home or condo go up. The secret to cost-effective kitchen and bath improvements, according to Gerry Peters of HPS Construction Services, is to reject notions that you have to move drains and other plumbing or electrical parts to get a really nice looking, modern and functional kitchen and bath. HPS says that, depending on the level of change, and whether there is current water or other damage, these upgrades

Tub-to-

Shower Conversions

a Popular Option s a large segment of Hawaii’s population moves into its golden years, it’s wise for families to begin converting one of their bathrooms into a walk-in shower and adding assist bars to their walls to prevent injury among the elderly. Taking out and replacing one of the tubs with a low or flat threshold walk-in shower is preferred over ordering one of the socalled walk-in tubs, which usually cost more for the tub and shipping alone than the conversion job altogether. Furthermore, beyond unaffordable pricing,

A

these walk-in tubs are problematic relative to the swing in hatches developing leaks. You can install a built in bench in the walk-in shower and also a convenient sliding, adjustable shower head. This enables you to take comfortable, water saving showers and save thousands of gallons of water and many dollars to fill a tub. Most importantly, the walk-in shower is safer than a tub and roomier also. That’s because tubs have an inward slope that take up space. Options to have a hatchet job, which requires merely

can be had for between $3,500 and $8,500 for baths, including tub-to-shower conversions, and between $9,000 and $15,000 for kitchens, as a general scope of pricing range, saving up to 40 percent over the old approach of tearing tubs out and starting anew. Another major area of concern on choosing the right bid, is to determine how detailed the proposal is, and whether it addresses potential unforeseen hidden problems, such as termite and water damage. Another warning on upgrades, remodels, and repairs and bigger projects, is to watch out for “low ball,” “base” pricing to get you hooked, but then you get add-ons for things you thought were included, Peters adds. Unforeseen damage, clearly spelled out in advance, is a legitimate add-on, but only when it is really necessary. On the other hand, keep in mind that you, as a client, cannot add things in that weren’t discussed. Peters says that residents should never assume that a handyman or so-

called contractor knows everything about the projects or jobs you have for them. Remember that a state General Excise tax license is not a contracting license. Check and double check whom you choose

to do business with. HPS offers licensed handyman services in addition to kitchen and bath upgrades and remodels, plus other general contracting services. For more information, call 847-8400.

Life through Safer bathroom redesign

Making

edesigning your bathroom could be the most effective way to reduce the risk of a serious accident in your home. There are about 25,000 accidents in the bathroom each year in the United States — many of which occur when residents attempt to step into their tubs. To solve this problem in the traditional way, a contractor would take out the tub and change it into a shower pan, allowing for easy access that would cost thousands and normally take about one week to finish. You need to plan for the down time, mess and hassles associated with this type of job, which include the demolition of

R

walls and the removal of tubs. If you have only one bathroom, this could be a nightmare. At All Island Bath, we have a solution that is a fraction of the cost, takes only three to four hours, allows for the tub to be used a few hours after installation and comes with a lifetime warranty. It’s called a Cut Out. Our trained technicians cut out a section of your tub — 25 inches wide by 8-inches deep — leaving an easy-access opening that greatly reduces the risk of an accident. Thanks to our 20 years of experience using state-of-the-art restoration technology, All Island Bath has many creative methods that save Realtors, ho-

tels, property managers and homeowners time and money. Over the years, we have restored or lined over 30,000 tubs — which equates to 7.5 miles in height if you stacked the tubs atop each other. Here are some of the methods we employ in bathroom restoration:

• Bathtub and wall surround resurfacing. Resurface your worn or stained bathtub or wall surround, giving it a new look.

•Bathtub and Wall surround Acrylic liners. Fits a new tub over your old stained or rusted tub or wall surround in one day.

• Illusionite Simulated Stone. Transform your counter tops from laminate or tile to a granite- or corian-like look.

Free Hot Water: Too Good To Be True?

he Solar Photovoltaic (PV) market has really started to take off and the idea of generating your own electricity for free is a great one. Did you know that it takes approximately 18 solar PV panels to off-set the cost of heating the hot water for a typical household? By far, the most cost-effective way to take advantage of solar power is to install a solar hot water system. The return on investment (ROI) for a typical residential solar hot water system is currently a little over two years and two months, with the existing tax credits factored in. After that period, you will have paid for your system and you will continue to save

T

Need a unique or practical gift idea?

money for the life of the system. Even if you wanted to install a solar PV system, you would need 18 less panels if you had a solar hot water system! If you don’t have the money readily available to take advantage of the savings from a solar hot water system, First Hawaiian Bank is currently offering special financing for solar water heating systems, through their EnergySmart Loan Program. This gives you five years of interest free financing, as long as you use a Hawaii energy-approved contractor. You may visit their website or contact any local branch for details. A five-year loan at 0 percent interest would not only allow you to save money while pay-

ing for your system, it could allow you to take advantage of the tax credits before the system is fully paid for! We proudly install Heliodyne solar hot water systems. All of their components are made in the USA and Heliodyne has been in business since 1976. Receive a free quote today on a Heliodyne solar hot water system. If you’ve already got a system in place, we are happy to service any and all brands. We also install Solar PV Systems and provide many other energy efficient solutions, such as Tank-less Gas Water Heaters, Solar Pool Heating Systems, etc. Call EnergyPro Hawaii today at 377-6686.

of 1/4-inch cable, a 12 volt/12 amp battery backup unit with solar charge controller, and complete DIY installation instructions The AC power system will provide your home with natural, full spectrum lighting whenever needed simply by the flick of your wall switch. Homeowners also have the added benefit of maximizing their energy savings with the next generation of LED lights. For example, the Solaro 2200 lumens light fixture draws 12 watts of power while producing the equivalent illumination of two 100-watt incandescent bulbs. The basic kit includes a Solaro Day™ light fixture set-up for 100–240 volts. Installation of this fixture would be the same as for any AC light fixture. A licensed electrician is recommended. Multiple Solaro Day™ light fixtures can be connected to one solar panel. The solar panel size is determined by the number of light fixtures needed to illuminate the home. We recommend that you assess and plan your natural lighting needs to minimize cost and fully reap the benefits of this stand-alone lighting system.

All of the Solaro Day™ units are made in the USA. The units have a limited warranty of 25 years on the solar panel and 10 years on the light fixture. A new addition to the Solaro Energy lineup that is “growing” in demand is the Solaro Day™ Grow Light. These grow lights are designed to emit light wavelengths ideal for plant growth while consuming minimal power. They are available in two styles: 12-inch round and 2-by-2-foot troffer. These units are powered by the sun during the day and AC powered at night. Current state and federal tax credits of 35 percent and 30 percent, respectively, on solar/photovoltaic-powered units provide homeowners with an exceptional value on those made in the USA Solaro Day™ products. So what are you waiting for? Life is definitely better when it’s powered by the sun! There are a number of do-it-yourself projects that can help you prepare the kitchen and powder room for your next get-together. The kitchen often becomes the hub of activity during any home gathering, so give it a fresh look with a few quick, costeffective updates that don’t require help from a professional. Some easy DIY projects include changing your cabinet hardware, updating the paint color or replacing your window treatments. When looking for a paint color, choose one from a color palette that coordinates with your existing decor, and then hang window treatments to add the finishing touch. The kitchen is also where you will spend a lot of time cooking and prepping during the days leading up to a party. A new sink or faucet can instantly modern-

ize your kitchen and even help make your tasks easier. New designs, technologies and innovations, along with a new appreciation for the overall look in the kitchen, have made the faucet a more important component. Plumbing manufacturers continue to develop products that can make cooking a fun, effortless experience. Delta Faucet’s Touch2O Technology

makes it easy to stay clean and multi-task in the kitchen. The intuitive technology enables you to turn the faucet on and off with just a touch anywhere on the spout or handle. If hands get messy during food prep, then the flow of water can be controlled by a simple tap with a forearm or wrist, helping to keep the faucet clean while helping to reduce the potential for cross-contamination. The tap feature also makes it easier to turn off the water flow when it is not needed between tasks, potentially saving water. Touch2O technology is available on the Pilar Pull-Down Kitchen Faucet and the new Addison Pull-Down Kitchen Faucet.

The Addison faucet also features MultiFlow Technology, which provides the user with the opportunity to toggle between the standard flow of 2.2 gallons per minute and a more water-efficient flow rate of 1.5 gpm. “The best part about Multi-Flow Technology is that it helps users conserve water, without sacrificing their overall experience,” says Susan Fisher, director of brand management at Delta Faucet. “It provides you with the ability to use less water on a daily basis, while at the same time not be inconvenienced when you need to fill up a large vase or pot.” The powder room may seem to be the last room you need to update, but it can be a great place to showcase personal taste and style. With a variety of decorations and fixtures available, you can easily make the restroom a beautiful place. Many manufacturers produce full bath collections that offer coordinating fixtures, accessories and mirrors. If you are hesitant about installing a new lavatory faucet on your own, then check out helpful installation videos online for step-by-step instructions. Taking the installation into your own hands can not only be cost-effective, but also provide you with a sense of accomplishment. Guests will be using the powder room all throughout the party, so make sure it is a space that shows-off your DIY skills and intuitive design sense.

SAVE THOUSANDS WITH A LITTLE BIT OF CAULK

Over time the excessive use of a bathtub or shower can lead to cracks in your grout and caulking. These cracks are not only unsightly, but can cause greater leakage problems costing you thousands of dollars if not fixed immediately. The good news is this problem can be resolved easily and inexpensively. Manfredini recommends using silicone-based caulk, which ensures a fast-

Clearing your gutters is the link to a dry home and it’s important to clean them out at least twice a year. There are a number of options on the market that make the job easier. The Smart Screen 5 inch Aluminum Gutter Screen is a good option because it attaches to the front of the gutter, providing a permanent barrier to keep leaves, pine needles, debris, ice and snow from clogging. Another leaf blocking option is a flexible foam insert that blocks leaves and debris. Anyone with allergies knows that air quality is very important. This applies inside the home as much as outside.

A great way to prevent bad air circulating in your home — and make sure your equipment is running efficiently — is by replacing the air filters in your forced-air furnace. Manfredini recommends using pleated filters because they do a better job of filtering internal air. These filters are inexpensive and take about five minutes to replace.

or many, the new year means a fresh start and there is no better place to begin than inside the home. Your home is meant to last, but over time, simple wear and tear can result in inefficient systems and less-than-perfect conditions. To keep your home looking and operating like the day you purchased it, Ace Hardware’s home expert, Lou Manfredini, suggests a few easy maintenance projects that will make a big impact in the end.

grime, outdoor particles and plenty of dust. Not only are these items harmful to your health, they will wear down your carpeting, and do so quickly. While its good practice to vacuum on a weekly basis, cleaning your carpeting every 90 to 120 days will give you a cleaner home and prolong the life of your carpeting. Hiring a professional can be expensive, so Manfredini suggests you stop by your local hardware store to rent a carpet cleaning system for a fraction of the cost of having the work done professionally.
