The Finest in

Cabinets, Countertops at Ohana Building Supply

hen Ohana Building Supply was chosen to do the cabinetry and granite in this fully renovated home on the island of Kauai, the opportunity presented itself to showcase the practicality as well as elegance of the cabinets and countertops that you will find at Ohana Building Supply. The homeowner chose to go with the popular and contemporary “Espresso Oak,” which are made from 1/2-inch plywood boxes and 3/4-inch solid wood face frames and MDF slab doors. This is one of the standard cabinets that Ohana Building Supply has in stock. From ready-made cabinets to custom-made pieces, they are built with endurance and beauty in mind. Along with Espresso Oak, Ohana carries Shaker Style cabinets that come in Dark Cherry, Light Cherry and Maple. For a more modern-style cabinet, Ohana Building Supply also stocks a frameless-style

W

cabinet in Dark Cherry, with a choice of either a raised panel or a slab door. The Espresso Oak choice of cabinets really complements the White Galaxy granite that the homeowners chose for their countertops. This natural stone really brightens the area, making the openness of the kitchen stand out even more. At Ohana Building Supply, you’ll find over 20 styles of granite — all with a unique look to each piece. These prefabricated panels range in price and are stocked locally. Continuing the stylish look of the cabinets, the homeowners extended their vision into the bathrooms as well. Storage is no problem with their long and multifunctional vanities. They gained extra counter and storage space by utilizing kitchen sized cabinets in the bathrooms. These too are capped with granite, giving the whole house a very warm, elegant and open feeling. For the homeowners, this

BUILDING NEW OR RENOVATING?

Educate Yourself First

Design-build firm Graham Builders offers free educational seminars that focus on building basics, multigeneration and aging-in-place features, sustainable design and construction

raham Builders, Hawaii’s most experienced design and build firm celebrating 20 years in business, prides itself on educating Hawaii homeowners on all aspects of the design and construction business. “Our top priority is to educate Hawaii residents about the entire process – what to expect, what to look out for, questions to ask, financing options and scheduling as well as cutting edge trends in sustainable design, multigeneration home options and accessibility,” said Danny Graham, CEO. “After nearly 18 years of hosting these seminars, we are able to give homeowners the facts they need to

ensure a smooth project.” One local homeowner first attended a seminar in August 2007. They had inherited former farmland in Manoa, and were interested in building a home that would grow with them. After attending the seminar and interviewing several firms, almost one year later they chose Graham Builders. After meeting with the couple to better understand their needs, Graham Builders set to work designing a 1,600-square-foot, three-bedroom home with a loft. The outside design draws on the Hawaii architectural style of the 1960’s blending harmoniously with the Manoa neighborSEE PAGE 11

New

Life for

bathroom

surfaces

estoration, sometimes called refinishing or reglazing, has been around more than 30 years, and it’s even used by Hawaii’s hotel industry. Homeowners can now have their damaged bathroom and kitchen surfaces repaired and restored, thanks to the professionals at Advantage Restoration, which makes old, hard-to-clean bathtubs look new again. Even damaged and offcolored shower stalls, surrounds (tub/shower

walls), vanities and kitchen countertops can be repaired and recoated to give new life to old surface. Whatt can n be e restored? Bathtubs, showers, surrounds (tub/shower walls), countertops, vanities, pedestal and wall hung sinks can be restored. Kitchen and utility sinks can be restored but aren’t practical, since they take a lot of abuse (impact and chemicals). Vanity sinks can be restored but, in most cases, replacement is a more practical option.

Whatt can n be e repaired? Repairs can range from filling in chips, screw holes and missing grout to patching rust holes, cracked fiberglass bottoms, damaged cultured marble and laminated surfaces. They also include replacing missing, cracked and loose ceramic tiles as well as water-damaged backer boards. However, Advantage Restoration does not do spot repairs . Who o can n benefitt from restoration? Hotels, property managers, real estate/rental agents, apartment owners/managers, landlords and new homeowners on a budget can benefit. Hotels and rental agents utilize restoration because it’s quick, less expensive than replacement and is a renewable. Realtors restore bathrooms and kitchens to make their properties more attractive at a fraction of replacement. Homeowners restore their worn and damaged fixtures when the cost of replacements isn’t an option. Whatt iss the e process? Clean and prepare the

If cleansers and harsh chemicals (bleach or drain cleaners) are used, it can dull and deteriorate the finish, just as you’d expect if these chemicals were used on a new fixture. While a restored surface is not as strong as a bakedon factory finish, the restored finish is quite durable under normal use. Warranties run from one to five years for owner occupants. Depending on care, 10-plus years of longevity is not realistic. Residential customers sometimes are unrealistic and expect a product that is

Free Hot Water: Too good to be true? he solar photovoltaic (PV) market has really started to take off, and the idea of generating your own electricity for free is a great one. Did you know that it takes approximately 18 solar PV panels to off-set the cost of heating the hot water for a typical household? By far, the most costeffective way to take advantage of solar power is to install a solar hot water system. The return on investment for a typical residential solar hot water system is currently a little more than two years and two months, with the existing tax credits factored in. After that period, you will have paid for your system and you will continue to save money for

Cool Roof Sale, Seminar at

Green Energy Outlet ne of the problems with old-fashioned roofing — whether it’s a flat roof, metal roof, or asphalt shingles — is that it needs to be torn off and replaced when it gets too old. Or does it? In the last 10 years the roofing industry has seen a huge resurgence

O

of roof coatings that are designed to go over existing roofs without the huge expense of a messy roof tear off that clog up our precious landfills. Some of the many benefits of these fabric reinforced systems are: lower roofing and A/C costs, a cooler

home, 100 percent protection from UV damage, and a permanent roofing system that never needs to be replaced. Simply re-coat ever 7 to 15 years using only a fraction of the original coating. There’s no need to reinstall the primer, fabric or base coats. While coating generally is fairly simple, there are definitely "tricks of the trade" that save you time and money. bath “plug in” revolution. Throughout Hawaii at Big Box to neighborhood home centers, hardware stores, and specialty houses and numerous natural stone, tile, and floor-

ing distributors, there is now good quality, reasonably priced off-the-shelf items, which HPS has made a concentrated effort to source and install. To name a few: Pre assembled kitchen cabinets, bath vanities with matching tops and built-in sinks, pre-manufactured granite and other composition and laminate counter tops, tub-to-walk-in shower conversion kits including shower pans and wall waterproofing components, medicine chests, replacement tubs, glass block shower and decorative walls, shower doors with floating handles, modern and efficient lighting and plumbing fixtures, including remarkably low price water saving toilet all-inone packages, and much more. The best of these items are not available at any one place, so before the demo/remodel/upgrade work actually begins, HPS often “goes shopping” with its clients to help identify which items are best for a given budget and where to get them. The key to cost-effec-

tive kitchen and bath improvements, according to Gerald Peters of HPS, is to reject notions that you have to move drains and other plumbing or electrical, neither suffer through drafting/plans and permits cost and time agony and frustration, to get a really nice looking, modern and functional kitchen and bath. “Cost effective quality is the 2010/2011 mantra and probably forever,” says Peters. “And, we have found, this approach seems to work financial wonders for those who have rental properties and units, many of which are getting along in years and wear and tear. It helps landlords maintain/increase rents and quality of tenants, and thus has an excellent investment to payback period, along with reduced maintenance costs associated with letting a rental property deteriorate until costs of damage repair like water leaks from fixtures, toilets, shower walls, etc. start to rear their ugly heads. “And, for owners residing in 20- to 50-year-old

properties, whether intending to stay or sell, kitchen and bath upgrades have always been proven to both significantly improve quality of daily living enjoyment, and to usually return more than dollar for dollar on the investment in appraisal values,” Peters adds. HPS says depending on the level of change, and whether there is current water or other damage, these upgrades can be gotten for $3,500-$8,500 for baths, and $9,000-$15,000 for kitchens, as a general scope of pricing range. HPS Construction Services Ltd. is a member of the Building Industry Association of Hawaii, and rated A-plus from the Better Business Bureau of Hawaii. Peters is general manager of HPS, and also on air co-host and content producer of Fixitfridays Home Improvement Radio, aired weekly from 3 to 4 p.m. Fridays on The Mike Buck Show, News Talk Radio KHVH 830AM. hood. Yet the color scheme is modern; soothing grey exteriors punctuated by red mahogany doors and privacy screens. Inside the home seems much bigger than the square footage due, in part, to the ceiling that rises from 9 to 12 feet and numerous windows that make the space bright and airy. The dining room and lanai are separated by french doors that allow for true indoor-outdoor living and provide many options for a group social gathering or an intimate dinner for two. Meanwhile, the open kitchen has plenty of counter space and includes an island that seats three. “What’s most exciting about this home is that is it designed so

that the family can add on to it in the future should they need more space,” said Evan Fujimoto, Graham Builders President. “The current staircase to the second story loft will be ready to access a full second level.” The next "Building Your Home For Life" seminar is Saturday, Jan. 15, 2011 from 9 to 11 a.m. at the Honolulu Country Club. Seminars are free, but reservations are required. For a full list of 2011 seminars or to register, visit www.gra hambuilders.com or call 593.2808. AN EASY WAY

TO SAVE ON N UTILITY Y BILLS

aving money around the house continues to be a major pursuit for homeowners nationwide. And with a focus on going green, savvy homeowners are looking for ways to cut energy use to reduce utility bills and their home’s carbon footprint. There are dozens of ways to curb energy use around the home. Sealing drafts by applying caulk and weather-stripping around windows and doors, and applying foam sealer around drafty outlets and piping leading outside can save up to 5 percent on heating costs alone. Most important, installing the proper amount of attic insulation with the proper airflow is generally the best way to save on

home energy use. If you are among the millions of Americans who enjoy do-it-yourself home improvement projects, installing a radiant barrier in the attic space above your home is one of the most effective energy-saving projects to consider. While radiant barriers are not a new concept, new products on the market are making it easier for homeowners to install them and realize reductions in their energy bills each month. Overall, a radiant barrier can save an average homeowner up to 15 percent on utility bills. The benefits of installing a radiant barrier have long been known by professionals in the construction, roofing, heating and cool-

ing and energy industries, says Rick Jordan of EcoRite Products, a major radiant barrier manufacturer. Only recently have products been manufactured specifically for the DIY installer market. Jordan explains that a radiant barrier is a product that is installed in the attic — between the rafters on the underside of a roof — to reduce the radiant heat gain that permeates a home when the sun is beating down on it. Radiant barrier, a particularly effective product for summer months, also reduces heat loss from a roof during the winter and lowers your heating bill. Early, less-effective versions of radiant barriers included spray-on metallic paint, reflective chips or products known simply as “attic foil.” Installation was cumbersome, often requiring special tools, adhesives or multiple installers, and the low flash point on the older type of foil created added dangers in the event of a house fire. It’s important to choose a radiant barrier that is Energy Star-approved and

can translate to 30 degrees on a hot summer day,” says B.J. Damstra of Universal Forest Products, one of the nation's largest building products manufacturers. Jordan says adding a radiant barrier in the cooler months makes installation

made of metalized film, not perforated aluminum foil. Today’s radiant barriers are far more sophisticated, yet some are so simple to install that no tools are required. Enerflex Radiant Barrier is an example of new radiant barrier technology. The product is available nationwide through a network of lumber and building materials dealers, as well as through major retailers. The product is Energy Star-approved and was named one of the “Best New Products of 2010” by Professional Remodeler, a leading trade magazine. Enerflex Radiant Barrier comes in rolls or panels, precut for 16-inch and 24-inch widths for installation ease.

The radiant barrier panels literally flex or “snap” into place between the rafters, with no tools needed. This makes it possible for installation to be a simple, oneperson, do-it-yourself job that can be completed in a matter of hours. “Studies on installed radiant barrier products show that attic temperatures are typically reduced by a full 30 percent during the summer months, which

safe and more comfortable for the installer. Radiant barriers are a safe, proven tool for reducing energy bills and reducing the strain on a home's HVAC system. And when you can spend a few hours over a weekend and complete a project that saves money month after month, it's hard to ignore the benefits. Visit www.enerflexfoil .com for more information.
