Family-room

fundamentals

T

he old adage, “you can’t please all of the people all of the time,” doesn’t apply when designing family rooms. Generally speaking, these spaces must meet the needs of many individuals, so it’s a designer’s job to make sure everybody is happy. This makes tackling family rooms fairly difficult, and I was reminded of this during a recent project for my clients, Becky and J.D. They live with their two young daughters in a lovely, 1960s-era home. They longed for a comfortable space where the whole family could work, play and just be together, but they were stuck with a cold, dreary basement space that seemed stuck in a ’60s time warp. Using the fundamentals of family-room

design, I set out to transform the dysfunctional space into a beautiful, relaxing, family-friendly zone. Good design starts with function, and that’s especially true in a family room. The couple wanted the room to work on a few different levels — as a lounge, as a work area and as a play space — so my job was to cram heaps of utility into a relatively small area.

I started with some minor renovations and revamps. We installed a new drywall ceiling with recessed lighting. The walls were painted a light linen color, and I chose a gorgeous vinyl flooring that looks like wood but has the added advantage of being waterproof. So perfect for basements! I decided to create an attractive, kickback-and-relax lounge space at one end of the room, and used the wall with the fireplace as my focal point. I spruced up the dated brick with a dark mushroom tone paint, which really popped against the surrounding, lighter-hued walls. We also installed a clean, modern brushed-nickel gas insert and voila — instant face-lift. So much of what family rooms are about today is electronics and media. So, I flanked the fireplace with two storebought base cabinets, customized with original wood tops, that provide all sorts of media storage. Adjacent to this, beautiful new recessed cabinetry now houses a big-screen TV, a DVD player and the gaming consoles. The main seating in this space is a large, mocha-colored sectional that is comfy enough for the whole family — and acts as a room divider between the lounge area

and the work/play area. Linen ottomans and a round wood table can be used for entertaining or for play activities. Using carpet tiles in cream, butterscotch and a warm gray, we created a comfy, durable and attractive area rug. Not only do they help keep feet warm, these tiles are great for dealing with little messes — if chocolate milk gets spilled, say, you can remove the dirty tile, have it cleaned and put it right back in. On the opposite side of the room I fashioned a multipurpose work/play zone. Becky and J. D. needed a home office and the kids needed a place where they could do arts and crafts. So I put in a large, white, L-shaped work surface and chairs as well as a bank of storage underneath for art provisions, books and playthings. The family needed a place to showcase the children's masterpieces, so I used custom magnetic blackboard panels to create a practical feature wall. With careful planning, a bit of paint and some stylish furniture, I provided this young family with a multifunctional room that is truly all things to all people. Homeownership still top priority for Americans

BIA-HAWAII REMODELERS

BY KAREN NAKAMURA

A

mericans still consider owning a home essential to the American Dream, and Washington policymakers would be wise to keep this in mind in the coming election season. Proof of this statement is evident in a poll conducted earlier this year on behalf of the National Association of Home Builders by Public Opinion Strategies of Alexandria, Va. and Lake Research Partners of Washington, D.C. This

national poll reached 2,000 likely voters and asked them about their attitudes regarding homeownership and housing policy. The results could not be clearer. Despite the ups and downs of the housing market, and whether or not they currently own a home, voters overwhelmingly indicated they place a high value on homeownership as a core achievement in their lives. Of the poll respondents who are current homeowners, nearly all of them, or 95 percent, said they are

happy with owning a home, and believe such a decision is important. Almost three-quarters of the respondents who don’t own a home said it is a goal of theirs to eventually buy one. Equally telling, voters rated the importance of homeownership just as highly as the importance of being successful at their job or being able to pay for a family member’s education. “The bottom line is, even after years of economic turmoil and an unprecedented and prolonged

downturn in the housing market, homeownership is still a central goal for most Americans,” said Jim Byxbee, president of Homeworks Construction and 2011 BIA-Hawaii president. “It’s an undeniably deep emotional attachment that can’t be ignored by the politicians who are looking to address budget issues by cutting housing incentives in the tax code such as the mortgage interest deduction.” Americans also feel strongly about the financial benefits, and challenges of homeownership. Poll respondents said they considered owning a home their best investment, more than their retirement savings

program or stock market investments. And 75 percent said that owning a home is worth facing the potential ups and downs of the housing market. Meanwhile, non-owners identified saving enough money for a down payment and closing costs as the No. 1 barrier keeping them from homeownership, more than job uncertainty or concerns that the value of their home may drop below the purchase price. “Lawmakers need to put themselves in the shoes of the average American, and see that excessive down payment requirements and a reduction in housing tax incentives will keep

homeownership out of reach for most first-time home buyers and many middle-class households,” said Byxbee. “This would be a fatal blow to the American Dream for many, many families.” To learn more about homeownership and housing policy in Hawaii, the latest trends in residential construction and the upcoming 55th annual BIA Parade of Homes in October, contact BIAHawaii at www.bia hawaii.org. One of the funny things I see when I say “engineered wood flooring” is a wrinkling of the nose, as if an unpleasant odor had suddenly been noticed. Why this occurs is because people perceive the product as being cheap or substandard. But did you know that this funny wood flooring with the ply layers below the layer of oak or cherry is one of the best selling flooring products in the country because of the stability of the product and the costs it might save? The main purpose is not to skimp on wood but to offer a better form of wood flooring. And the main thing you need to know is that KAHALA FLOORS is the best brand of engineered—made especially for Hawaii! Learn about this and much more at our next seminar! Repairing and Recoating

Old Monier Tile Roofs after

M

onier concrete tiles are a great, long-lasting roofing system that has proven itself in Hawaii over the years. However, many of these roofs are now 30 years old and are starting to show their age. Do you need a new roof or will an expert repair solve your problem inexpensively? The answer to that question depends on exactly what is the problem with the specific roof in question. Here’s a list of some common problems, and solutions, with older Monier roofs.

Believe it or not, when Monier tiles were first introduced in Hawaii more than 30 years ago, they often were put down without any underlying roofing felts at all. This worked fine for a while — until the tiles cracked over time. When that happened, leaks occurred because the felts acted as a backup waterproofing system. Even the original Monier roofs that were put down correctly with the traditional 30-pound roofing felts — which were state-of-the-art at the time — are now completely burnt out after years of intense roof heat. They literally will crumble in your hands when you touch them. This is a serious problem that can be fixed — but it isn’t easy. The existing con-

crete tiles need to be taken off, set to the side, and then re-installed after a new Peel & Stick felt is put down underneath them. New heavy duty, reinforced roofing felts — such as the popular Peel & Stick brand — will last much longer than the old, flimsy 30-pound felts of the past. LeakMaster considers these felts to be a great insurance policy against cracked Monier tiles.

Solar company knows how to turn up the heat FROM PAGE 13

Takasaki worked for Asahi Solar, one of Japan’s largest solar companies. Today, he marks 13 years with Alternate Energy Hawaii. He is now considered one of the Hawaii solar industry’s most seasoned sales professionals, responsible for the installation of an estimated 2,000 solar modules for local families. What does Takasaki say about his track record? “It’s easy to have passion for your product when you have a good product. I’ve known Alternate Energy owner and founder Bruce Ekimura for 20 years. He’s been working in the Hawaii solar industry since 1972. He insists on using solar panels from the world’s most respected manufacturers, like Mitsubishi. He employs all his installers, not

subcontracting the work out. That means I can talk to customers with complete assurance that they are getting the best solar product and the best service money can buy.” Alternate Energy Inc. was founded in 1993 and is one of Hawaii’s first solar energy companies, specializing in the design and installation of photovoltaic systems, solar water heating systems and solar attic fans. It is locally owned and operated, with offices on Oahu and Maui. The company has been a HECO Approved Contractor (Hawaii Energy Efficiency Program) since 1999. Alternate Energy Inc. is located at 1111 Dillingham Blvd., #H3, Box 112, in Honolulu. tips will make your room look like a million bucks. • To help reduce moisture, mold, mildew and a hollow sound when walked on, put down a quality underlayment first. • Order 7 to 10 percent more product than you think you’ll need to allow for cuts and custom fits. • Order matching or coordinating molding and trim. “This finishing touch will set you apart,” says Valencich.

• Acclimate your laminate floor products before installation. Put unopened cartons in the room they will be installed in for 72 to 96 hours. This is important if you live in a very dry or humid climate.

• Make sure the concrete or wood subfloor is level before you start your installation.

Rolling in the ‘Deep’ with a painting pro P

ainting contractor Jimmy Suh has been called an “artist” and a “miracle worker” by clients who have seen him bring new life to their home or office with his special talent. His company, Deep Purple Painting, was one of the most sought-after painting contractors in San Francisco for nearly 20 years. The record of hundreds of vintage homes Suh transformed can be viewed on a DVD he makes available on request. Two years ago, Suh decided it was time to fulfill his family’s dream of living in Hawaii and moved the business to Honolulu. His reputation was quickly established as a first-rate professional, much of his new business generated by referrals from satisfied clients. In addition to working directly with homeowners, Suh also contracts with

builders and architects for new custom homes and remodeling jobs. “When new clients see my DVD or photos of my work, they always comment on the meticulous detailing we are capable of,” Suh said. “I understand color and the relationships between colors, how some colors complement others, and I can advise the client on choices if they want advice. There is also the matter of surfaces and textures — should a wall or trim be finished with flat or glossy paint, smooth or textured. There are many choices to consider, particularly if the client wants a whole new look. If all that’s needed is to refresh the interior or exterior of a home or office with a new coat of paint, same color, same style, we can do that, too. “Anyone who has been to San Francisco in recent years knows how the old neighborhoods are being

How to eliminate clutter at home T

he prospect of organizing your home can be an intimidating one. Who doesn’t get disheartened in the face of overflowing closets, jumbled filing “systems” and messy garages? But cleaning up that mess is a great way to save your family time and money. The National Association of Professional Organizers estimates that we spend one year of our lives looking for lost items. And a Harris Interactive poll reports that 23 percent of adults say they pay bills late because they lose them, incurring fees. “Generally, people dislike household organizational tasks such as record keeping and filing because

they are both inconvenient and time-consuming,” says Joanne Lang, CEO of AboutOne.com, a secure online family management system. “But with technology, it can be quick and easy, and perhaps even fun.” Here are some tips to help you get a handle on all those little details:

Make Room For That Car If there’s no room in your garage for your car, it’s time to do a massive overhaul. Install adjustable shelving and hanging tool racks. This will get toys and supplies off the ground. Use stackable, clear plastic containers with lids so your items are safe from garage dust, and rust, and easy to locate.

Stack frequently needed items toward the bottom and middle shelves, and the rest on the upper shelves. Don’t be afraid to stack high. After all, a garage is where you store your ladder!

Go Paperless!

“As a mother of four, I had several personal experiences in which I needed immediate access to our critical household information while at home or from on the road,” says Lang. “I decided to develop AboutOne to make it easier for busy moms like me to manage family life.” Find out how you can make digging through reams of paper a thing of the past at www. aboutone.com.

Solar W

hat do you think of when you hear the words solar power? For many, solar power means heating domestic water for the house, pool and/or spa, and creating electricity through photovoltaic or PV panels to power such things as attic fans, which help in lowering your energy costs. Solar power may be free, but you’ll need to purchase products in order to convert power from the sun. The most cost-effective solar product is a solar hot water system. If your house can support a solar hot water system, it is usually the best place

to start. The current HEEP rebate of $750, which is subtracted from the cost of the system, combined with state and federal tax credits, make purchasing a solar hot water system sensible for most people. Heating water with electricity, after all, is expensive and inefficient. Solar attic fans help to lower the temperature in your house. Even if you have air conditioning, a cooler attic will mean it costs less to cool your house. Attic Breeze attic fans are powerful units made in America, come with a lifetime warranty and are extremely quiet. Adding one or two of these fully automatic

fans to your house can lower temperatures significantly. The greater the heat from the sun, the harder these fans work at cooling down your house. Solar electric or PV systems are extremely popular right now. New products are constantly coming out that are more efficient and less costly. After state and federal credits are factored in, most residential systems pay for themselves within four to five years, and sometimes even less! Solar PV panels do not

last forever, however, but they are getting better. Some of the newer panels guarantee they will still produce 80 percent or more of their original rating after 25 years. Between increases in electrical rates and increases in efficiency, one would hope to make up that 20 percent difference over 20 years, especially if you can get 15 years or more of free electricity! Solar pool and spa heating also are options. They usually require larger surface areas for

panels, due to the large amounts of water in pools and HAWAII spas. Emphasizing the DesignBuild Process

H.K. Construction emphasizes working together with owners, architects and engineers in order to meet the goals of the design-build project. People often ask, what is design-build? It is the use of one company from the start of your project to completion. The chosen company handles every aspect of the project while maintaining open and honest communication and working as a team to ensure a successful and beautiful end result. During the design and construction portions of the process, homeowners receive free consultation, delivery and coordination of products and materials; project and budget planning management; design drawings; permit-ready drawings; inspections; building department approvals; and communication with homeowners regarding project schedules.

Reduce electric & water usage. Reduce maintenance costs. Reduce corrosion.

Seminars for You “The new ‘Building to Your Lifestyle’ second edition seminar is a comprehensive overview of the obvious benefits and potential pitfalls of a home renovation, remodel, room addition, rebuild and/or new home,” explains H.K. marketing executive Johnny Makiling. “We try to encourage, enlighten and educate our seminar participants in a positive, entertaining, sometimes humorous approach — in which our primary goal is to assist homeowners in making an informed decision, and define a clear path that best suits the homeowner and their proposed project.” H.K. Construction’s “Building to Your Lifestyle” seminars will be held from 6 to 8 p.m., Tuesday, Sept. 20, at the Pearl Country Club; Wednesday, Sept. 21, at the Koolau Ballrooms; and Thursday, Sept. 22, at the Ward Warehouse Kamani Room. BACKPAGECOVERSTORY

Making your

dream home come true H

awaii is a unique place to live — we all know this. But not many residents and homeowners know that Hawaii’s unique environment and micro-climates have an often unforeseen effect on the long-term results of their home renovations. For example, did you know that many Manoa Valley homeowners have special concerns about using Hickory wood for their renovations? Hawaii boasts 11 of the 13 climate zones in the world, each with unique ecosystems and weather characteristics. Factors such as elevation, pressure variations, rainfall, wind and topography combine to create distinctive conditions to be aware of. Because of the odd effects of the varied micro-climates of the valleys, hills, plains, beachfront and even desert that we find in our islands, not all materials work well everywhere. Working with specialized knowledge and experience is the best thing to rely on even before homeowners begin their reno-

vation project. To help you make the best decisions for your home projects, CS Design Builders (formerly The Cabinet & Stone Factory) hosts a series of workshops featuring specialists from around the islands. These experts teach homeowners what they should know before they begin to shop, so that homeowners can be equipped with the best knowledge and make the right decisions. Here are a few pointers mentioned at CS Design Builders’ last workshop: A solid flat wood door will become 1. problematic in Hawaii because of the humidity. If you want a slab door, a plycore (substrate) and a wood veneer of a wood species would work best. woods turn very dark over a peri2.Cherry

od of time in Hawaii. You’ll need to pay special care to properly coordinate your floor and countertop to get the best color scheme for the lifetime of your kitchen. Colors on different species of wood take on unique characteristics. For example, when you do a Maple door in a dark color such as burgundy, the color will be inconsistent — so match them well. Also, plan for your lighting to make sure you get the right results. Your kitchen will look different under sunlight and artificial light. CS Design Builders has been built on the reputation of quality service in taking homeowners through the entire designbuild process — from cre-

ating the initial design concept all the way to the final touches, with a single point of contact and accountability to make the entire project as streamlined and easy as possible. CS Design Builders also prides itself in ensuring that homeowners are taken care of during the entire process of their renovation; making sure homeowners get their dream renovations done right the first time; and making sure they are truly happy the first time they step into their newly renovated kitchen. “Knowing that we

helped someone make their dreams come true is one of the best reasons we are in this business,” says co-owner David Chang. “Come in for a free, noobligation consultation, and take the first step toward making your own dream come true.” To sign up for a repeat of CS Design Builder’s workshop “What you need to know about renovating in Hawaii,” call (808) 847-8711 or email info@CSDesign Builders.com.
