s the year comes to a close, I’d like to acknowledge a couple of milestones for our organization. In 2012, we were pleased to celebrate 90 years of excellence in the real estate industry and in our community. pplying for a loan to purchase a home can sometimes be intimidating, particularly for firsttime buyers. Normally the process involves credit checks, appraisals, closing costs, qualification ratios and strict underwriting guidelines, not to mention mountains of paperwork to review. If you have been procrastinating about taking that big first step toward homeownership because of concerns about the difficulty of the loan process, please be reassured — it doesn’t have to be an ordeal. Having a personal banker from First Hawaiian Bank on your side can make all the difference in the world.

Putt and Susan Richards have purchased four homes and refinanced four times in the last 24 years. Recently they decided to refinance their mortgage to obtain a lower interest rate and contacted George R. Pascual, Assistant Vice President and personal banking officer at First Hawaiian Bank.

“The process was a bit more cumbersome than we had previously experienced due to today’s more stringent lending regulations,” Richards said. “The amount of paperwork had increased, but George was very good at explaining the changes.

us up to date on what was happening and how long each step would take. We live on the North Shore so sometimes it was inconvenient for us to meet downtown.

George messengered documents to us and even met us in Wahiawa for the closing.

He was great.”

“When I need information, I need it now from whoever can answer my calls,” said small-business owner C.K. Lam regarding Cobb’s excellent customer service. “Grace and her staff are always there to answer my questions, and she goes above and beyond to solve my problems.”

I

t’s been true for generations and it’s a fact that is not likely to change: The biggest financial investment most people make in a lifetime is the purchase of their home. Why do people continue to invest in real estate? Compared to other investment opportunities, such as stocks or bonds, real estate is generally considered one of the safest and most reliable in terms of value retention and even appreciation.

Unlike stocks or bonds, the individual who buys a home or investment property can personally improve their asset. You can upgrade a house or apartment and increase its value, either with a view to borrowing against it with, for example, a Home Equity Line of Credit, or in time selling it for a profit. It’s an investment over which you have a high degree of personal control.

Then there are the tax benefits of homeownership, including deductible mortgage interest and property taxes. These are two of the biggest deductions on most property owners’ tax returns.

Here in Hawaii, we have one of the nation’s most stable real estate environments. Despite the ups and downs of the national economy, Hawaii real estate has continued to appreciate over the long

term, benefiting in part from investor activity.

Although Hawaii has been ranked as one of the most expensive states in which to live, it offers a broad spectrum of real estate opportunities, ranging from multi-million-dollar beachfront properties and penthouses to condominium apartments priced at less than $100,000. First-time homebuyers can find opportunities to “get into the market” with a starter home in neighborhoods throughout Oahu.

REALTORS® are the best source of information on

the real estate marketplace for first-time and move-up buyers as well. First Hawaiian Bank Assistant Vice President Leonard Fernandes has been with First Hawaiian since 2010.

Previously the manager of the Mortgage Banking Department, he was appointed manager of the Residential Credit Department in July of this year. he Aloha ‘Aina REALTOR® Awards program was established by the Honolulu Board of REALTORS® in 1998 as a way of recognizing and rewarding REALTORS® for extraordinary service to their clients, colleagues and the community.

The six Aloha ‘Aina Awards judges had their work cut out for them this year with more than 800 submissions to evaluate in order to select the winners. Settling on the 10 winners

required long deliberation and serious consideration.

The judging was “blind,” so the names and company affiliations of the nominees were not known to the judges. Strict confidentiality was maintained.

The clients, who turned in documentation of their experience with the REALTOR® they nominated, were asked to comment on how their REALTOR® exemplified noteworthy

JUDY BARRETT, REALTOR®

Clients selling an old family home said Judy prepared it for showings as if it were her own, ensuring the home was clean and painted, dressed with new cabinet hardware and light fixtures, and professionally staged. “She assisted with complicated documentation, bringing the sale to a successful conclusion two days before the buyer’s loan ran out. Judy is a great negotiator and we consider her a friend.”

Judy demonstrated her persistence in finding just the right home for a client in a specific location after a long search.

“Judy found the perfect property for me in Kaaawa,” he said. “The transaction was complicated and I was in San Francisco at the time, but she was able to manage the entire process long distance.”

A couple selling their Kailua rental property was impressed with the way Judy coordinated showings with the tenants. “Judy took this in stride and

was always flexible and courteous to everyone,” they said.

Buyers with specific ideas on what they wanted, but with a limited budget, commented that “Judy was tireless in trying to make a match for us, calling us when houses in our price range were going on the market. When we looked at houses, her keen eyes found details we wouldn't have noticed.” When she found their dream home, the seller and his REALTOR® were traveling, but Judy “kept the communication flowing” and the buyers not only got the home at their price, but also a refund for items not up to standard.

A couple planning to sell their townhome and purchase a house said, “We had no idea how to handle the purchase of one home and the selling of the other, but Judy juggled the timing of the transactions with great skill.”

They credit her assistance with cleanup and repairs for a sale at over asking price and her knowledge of financing for saving them money.

SUSAN N. BOROCHOV COLDWELL BANKER PACIFIC PROPERTIES

A townhome owner living on the Mainland praised Susan for her handling of a sale involving extensive staging and coordination with the tenant and property manager. “She provided photos and estimates covering upgrades to the unit and kept it in top condition,” the client said. “When it came to items I didn’t understand about escrow and disclosures, she patiently educated me. I sold my townhome quickly and for a higher price than others on the market. Although my sale was not high-end, Susan gave it 110 percent!

Not only is she an exceptional real estate professional, I consider her a friend.”

Other Mainland clients renting out their Hawaii home were concerned about repairing and selling it while occupied by tenants. However, they noted, “Susan took care of everything” by helping them find another rental. “Her ability

to consider everyone’s feelings and leave no stone unturned exemplifies her professionalism.”

Susan also guided a Navy couple through a transaction complicated by military transfers and specialized funding.

When the couple had to postpone the sale of their Ewa Beach home, she found renters for the interim. Before placing the home on the market, repairs were needed, which Susan handled, later negotiating a settlement by which the property manager covered costs.

Showings resumed and in one week there were seven offers. However, the client’s HAP funding had to be settled before closing, and again Susan’s negotiation abilities saved the day.

“One day before our contracted deadline, we closed,” the client said.

“We were just blessed to have Susan as our REALTOR®.”

CENTURY 21 LIBERTY HOMES “Connie Carvill set a new high for exceptional service during the sale of our Kailua home,” said a military couple on tour of duty in Germany. The home had been a rental for 12 years and, when they decided to sell, it required extensive renovations.

“Connie undertook a thorough review of the property and provided a plan of action to bring it back to acceptable levels,” they continued. “She coordinated with contractors, tradesmen, inspectors and with us every step of the way, in spite of the 12-hour time difference.

She negotiated prices, scope of work and repair schedules to ensure the most efficient and cost-effective methods to save us money and heartache. Once repairs were completed, she staged the house and found buyers, a wonderful military family, then renting.

“Of course, that’s when disaster struck.

The rented home caught fire and was destroyed, resulting in the couple losing everything. Connie contacted us and explained what had happened with great empathy for us and the proposed buyers.

She guided us through releasing them without penalty and even provided help to them in our name as she looked for and found another buyer. She negotiated an even better price and a perfect closing date as the sale had tax implications for us.

“Her experience and integrity were not simply noteworthy, but above and beyond anything I have experienced.

The results often speak louder than the process and in this case Connie Carvill’s results had a profoundly positive effect on us as sellers, on the first potential buyers, and ultimately on the new owners who so enjoy the home.”

PRUDENTIAL LOCATIONS LLC Owners of a single family home that was successfully marketed by Mary Tess knew their home would not be an easy sale.

Although it was well-maintained and located on a cul-de-sac lot in a quiet and centrally located private community, it was built close to a vertical hillside where a rock-fall had taken place, and damaging a home and injuring a tenant.

“This incident was still fresh in the minds of prospective buyers and agents when we listed my home,” the owner said. “The damage to that home was visible to everyone who drove past it on the way to my house. Following a less-than-optimal appraisal, Mary Tess selected and scheduled a licensed geotechnical engineering consultant to identify potentially dangerous rocks and boulders directly above the house

for removal, which she supervised and documented. She did 100 percent of the coordination, leaving me to focus on my very demanding job. She was personally on-site on the hillside, actively engaged with the boulder removal crew very close to a drop-off, documenting work with her digital camera and making sure the crew removed everything they were supposed to.

“She is a trooper who isn’t afraid to get her hands and clothes dirty for a client. Her exceptional follow-through and commitment in this area was the linchpin to eventually getting a satisfactory appraisal, which was critical to selling the house. She worked diligently for almost a year during an unpredictable economy to secure a buyer and a selling price that put a smile on my face. The fact that she could sell it at all is a testament to her experience and in-depth knowledge.”

A client of Sally Cheeseman, whose financial situation made it imperative to expedite the sale of his Ewa Beach property, credits her expertise in market analysis for a sale within three months. “There were similar properties in better condition with more upgrades that are still on the market,” he said.

“The competitive pricing and incentives were key in being able to negotiate the full value of the property.”

A Washington couple represented by Sally in the sale of their Hawaii home praised her for skill, knowledge and experience, noting, “Besides all that, she had so much heart and compassion.

I appreciated that the most. She knew this sale was emotional and difficult for us and held our hand all the way. I cannot adequately express the excellence of her job. Without her, I think the deal would have fallen through.”

“Sally Cheeseman came to my home when I decided to put it on the market.

I knew from the moment I met her that she was capable and experienced, but what I really liked was her personality,” said a Mililani home owner. “She brought her own items to stage my home. I had never sold a home before and she walked me through the paperwork. The first offer fell through, and if it hadn’t been for Sally’s expertise, I wouldn't have had the backup offer that was better than the first. I got the full price.”

A couple in the U. S. Army decided to sell their home in Hawaii and remain on the Mainland after returning from Afghanistan. “Due to the housing crisis, the value of our home had diminished,” they said. “Despite knowing that the sale wasn’t going to be easy, Sally took on the job with confidence and lined us up with buyers in a month. She got up at 5 a.m. to call me in New York with updates.

Her dedication was unparalleled.”

PACIFIC INTERNATIONAL REALTY “If not for Melanie, I doubt that we would have sold our Waikiki condo,” said the owner of a tenant-occupied unit. “We had no idea we could sell while we had a lease with a tenant. Melanie knew the laws and worked well with her to show the condo.”

The unit had no parking, but Melanie found a stall to rent in a neighboring building. Soon they had a cash buyer at asking price moving from Japan. He had pets and wanted to enclose the lanai, requiring approval from the Board and management. The last hurdle was complication in the seller’s original fee purchase. All were problems Melanie was able to solve.

Sellers represented by Melanie praised her professionalism, punctuality, and efficiency. “She was sympathetic to our

concerns for privacy and how we value the house. We appreciate her hard work in screening clients for a serious buyer, not just people who are curious. She has exceptional negotiation skills and the transaction went smoothly. Melanie puts the client’s interest first. She is a woman with integrity and lots of aloha.”

A general contractor purchasing his third home with Melanie said, “I cannot believe I got a four-bedroom home in Hawaii Kai for such a good price.” Melanie notified him of the home the day it was listed, but the seller already had cash offers. When the buyer cancelled, Melanie had a new offer and pre-approval loan letter ready. “Our offer was accepted, probably because Melanie was so quick and smart in getting our paperwork done and submitted. Melanie has a strong knowledge of what is on the market. What was done on my behalf is still amazing to me.”

COLDWELL BANKER PACIFIC PROPERTIES A former Hawaii resident, who was represented

by Nani in the sale of her Hawaii property, said, “Nani was terrific. The home had been on the market with another agent for a year and a half. Nani helped me stage the property and brought new life to the house. She painted walls and cleaned it herself, making trips to the dump and beautifying it until it began to show like a little jewel. Her optimism was comforting and the before and after photos of my family home of 65-plus years would have made my deceased parents pleased that it was being restored to some of its former appeal. She remained enthusiastic and positive and helped me manage the upkeep of the property inside and out from a distance.

I felt that she respected the aina and integrity of the property and appreciated

the history behind this unusual Hawaiiana home.”

She added that Nani asked what it was like growing up in the home so she could better understand the background of the architecture and grounds and share interesting stories with her clients.

“Nani brought energy and life to an older home and helped people envision how they could restore it. She kept fresh flowers and plants around the house and was available within minutes to show it. She held brokers open houses every other week and an open house every other Sunday. Within three months of listing it, she brought me an offer and back-up.

AFFINITY REAL ESTATE GROUP LLC Condo owners moving to the Mainland considered Karen the best agent they ever worked with, noting they had bought and sold many properties.

“She helped us evaluate our property, took photos, monitored other listings in our building, checked them out and advised us. She designed a back-up plan to lease if we didn’t sell,” they said.

“Two days before we moved we received an offer. Karen moved quickly to lay out a plan to minimize our expenses.

We totally trusted her, which reduced our stress and anxiety. She kept the buyer’s agent on track with their banking and inspection obligations.

“Now, for the ultimate in exceptional service: After the deal closed, the underwriter for the loan for our new home in Arizona demanded documents

at the last moment from this Hawaii transaction. All our papers were in moving boxes. We called Karen who within two hours had the necessary documents to resolve this issue. Talk about a timely response … she was our hero.”

A buyer purchasing a home with a VA loan relied heavily on Karen to conclude the transaction while he was on the Mainland. She found a mortgage source and was “at his side electronically the entire way.”

“Once I settled on a place, Karen guided me through and brokered the price negotiation, settling on the time line and, literally, ‘hand-holding’ me through the very daunting process. Karen is knowledgeable, objective (she was straight up with me), showed superior integrity and is a keen negotiator. She handled everything professionally and with empathy for the seller. Buying a home with Karen’s help was a wonderful experience.”

Alison Soong made a deep impression on clients she represented in the sale of their condominium unit. In addition to helping clean and paint the apartment, she held open houses twice a week and followed up with every attendee. They remarked that Alison offered everyone bottled water and snacks, including pastries she baked, plus treats for pets to emphasize that the building is pet-friendly.

“She was a tremendous hit, not only with the people who came to open houses, but with the security guards and managers who work in our building. Alison is a very generous person who left a wonderful impression,” they said. “She continued with open houses until we recorded and received the money for the sale and told the buyer that three other potential cash

buyers were wait-listed should this sale fall through. Furthermore, the buyer was under pressure to finalize the sale. We have bought and sold real estate several times over 30-plus years, both in Hawaii and on the Mainland, but we have never seen a sale go so smoothly and be completed so quickly as Alison’s sale.

“She was there personally for every open house and available for every private showing for interested parties.

Meanwhile, she kept us informed of the comparables and took notes on the comments of people she showed the unit to. That way, we learned about other units in our building, as well as condos in other buildings in the same geographical area. She was highly informed about the competition. Alison’s dedication to servicing our real estate needs was phenomenal.”

FREDA J. YOUNG COLDWELL BANKER PACIFIC PROPERTIES For one of Freda’s clients, this was “no ordinary sale.”

“This property had been in my family since the 1950s, and my father had built this house literally with his own two hands,” the owner, now a resident of Atlanta, said. “It consists of a cottage near the top of Aiea Heights, which was unsuitable for occupancy due to neglect. Either it would be a teardown and rebuild project, or it would require extensive renovation before reoccupancy. A conventional mortgage was out of the question, necessitating either a cash sale or a construction loan.

“Before we took it to market, I consulted with Freda, and we agreed to price the property at the value of the land, emphasizing the great location and natural setting.”

Freda arranged repairs to the home,

landscaping, property survey and appraisal. Open houses with refreshments and door prizes drew high attendance.

A number of early offers, well below asking, were rejected.

But under Freda’s guidance, another offer, based on a 203k loan, was made and accepted. However, when the loan process determined the buyer, who made the original offers, couldn’t qualify for the required amount, “we conceded a reduction. Another price decrease rejuvenated interest and we immediately received more offers, one for cash. By now, we were less than a month from closing either way so I decided to let the original buyer continue. In the end his loan was approved and we closed ... a happy ending for all. This transaction demonstrates the value of having a highly experienced and knowledgeable real estate agent. Freda certainly deserves an award.”
