ome values have increased nationwide, with the median price showing the strongest annual growth in nearly eight years, according to the latest quarterly report of the National Association of REALTORS®. The rise in property values is good news for homeowners, especially those looking to renovate their home or qualify for an equity loan. “More non-traditional methods to purchase property can be considered,” said Joy McLaughlin, First Hawaiian Bank Senior Vice President. “For example, a Home Equity Line of Credit, or ‘HELOC,’ on an existing property can be obtained at little or no cost to purchase other property. Often a HELOC is faster to process and quicker to obtain allowing the borrowers to take advantage of the heating real estate market. “We are seeing an increase in homeowners tapping into their equity and for a variety of reasons ... to

consolidate debt, pay tuition, purchase a business, buy land, or make a down payment on another property.” For Verna Chow and her husband, an interestonly Home Equity FirstLine from First Hawaiian Bank enabled them to downsize into a new single family home in a competitive market. “We were at a stage in our lives where we needed to downsize, and we found out quickly that there are a lot of other seniors doing the same,” Chow said. “We wanted a single-level home, and they turned out to be scarce. When you find them, there are often a number of other seniors competing for them ... many with cash in hand from the sale of a previous home.” Chow and her husband considered selling their home first and renting, so they would have cash available when they found something suitable. However, they wanted to take advantage of low interest rates and stay ahead of escalating prices.

So rather than sell, they opted for an Equity FirstLine, which provided them with the cash for a down payment. “By utilizing our equity in our existing home, we were ready to go when we found the right home to fill our present needs. I was surprised how much we paid for a house half the size of our house of 38 years. With cash from our equity loan, we were able to offer more than asking and able to outbid the other 10 offers that came in,” Chow added. Help for the First-Time Homebuyer

f you’re considering owning your own home for the first time, it’s natural to feel a little stressed. You may have heard that home prices in Hawaii are going up, or that low inventory is expected to continue throughout the year, or that mortgages are harder to come by. However, there is help standing by: The Hawaii HomeOwnership Center (HHOC), in conjunction with the Honolulu Board of REALTORS®, is making the dream of homeownership a reality for many Hawaii families. “We recently passed a major milestone by helping more than 1,000 first-time buyers successfully navigate the homebuying process. Barriers to even entering the market can be

complicated and overwhelming, but our staff is well-equipped to help people from all economic backgrounds chart a path to reach their goal,” said Dennis Oshiro, executive director of the Hawaii HomeOwnership Center. “We strongly believe that giving families the pride of owning their home will only make the fabric of our community even tighter.” The HHOC focuses on families with low and moderate incomes, but helps any family that is dealing with these common issues: an income that seems too low compared to the high cost of housing; problems with high debt or poor credit history; a lack of money for a down payment; or simply not knowing where to begin in the

homebuying process. With education and training in financial literacy, the HHOC takes the mystery out of the homebuying and financing process. “We start by helping people understand the basics like fixed- and adjustable-rate mortgages, what it means to be ‘pre-approved for a loan,’ and how to calculate monthly payments,” continued Oshiro. “After that, we connect them with trusted professional services and offer postpurchase advice. We are with them through the entire process.” The organization works closely with the Honolulu Board of REALTORS® to ensure buyers are offered sound, quality advice. REALTORS® are not just experts in

the housing market, they also adhere to a Code of Ethics, which guides their daily activities in real estate business toward the best practices on behalf of their clients. “Working with buyers through the HHOC is very rewarding for our members, because successfully placing a family in the first home they own is an unparalleled experience,” said Rochelle Lee Gregson, CEO of the Honolulu Board of REALTORS®. “As recent trends show, home prices will continue to rise. he Aloha ‘Aina REALTOR® Awards program was established by the Honolulu Board of REALTORS® in 1998 as a way of recognizing and rewarding REALTORS® for extraordinary service to their clients, colleagues and the community. The six Aloha ‘Aina REALTOR® Awards judges had their work cut out for them this year with more than 800 submissions to evaluate in order to

select the winners. Settling on the 10 winners required long deliberation and serious consideration. The judging was “blind,” so the names and company affiliations of the nominees were not known to the judges. Strict confidentiality was maintained. The clients, who turned in documentation of their experience with the REALTOR® they nominated, were asked to comment on the

performance of the REALTORS® for their noteworthy experiences, in-depth knowledge, high levels of integrity, keen objectivity and accomplished negotiation skills. Excerpts from their comments, which were highly detailed and several hundred words in length, appear below and continue on pages 14 and 15, with photos of each of the 10 winners. Profiles of this year’s judges are provided on page 10.

Colleagues and clients have long praised Belinda Barnes for her professionalism. A REALTOR® familiar with Barnes’ performance in several transactions stated, “Once you put your home in Belinda’s care, you can relax because she handles everything, and I mean everything. She preps and stages the home to maximize its appeal.” He added that several Barnes family members are involved in real estate as well as maintenance and, if needed, will work as a team to handle clients’ needs, which in one case involved removing a large above ground pool on short notice to satisfy buyers. “My wife and I could not imagine anyone doing more for us than what Belinda accomplished ... I have referred three of my friends to Belinda with complete satisfaction.” A first-time homebuyer she represented was amazed by Barnes’ responsiveness to every inquiry regardless of time of

day or day of the week. “She never failed to respond immediately to my concerns and never made me feel like any of my novice homebuyer questions were silly. I was treated with respect, kindness and understanding. At the same time, she was forthright and never sugar-coated anything just to make the sale.” Barnes also provided advice on the transaction that resulted in the client commenting, “I got many extras I would not have thought to ask for. She worked closely with both the lender and escrow to ensure everything went smoothly. Belinda upholds the highest levels of integrity in her field.” A buyer concerned about the quality of the homes she was considering noted that she was particularly impressed with Barnes’ in-depth knowledge of construction and financing, including VA loans. “I would recommend Belinda to anyone I know who may be looking to either buy or sell property,” she said.

David Kucic’s record of service to a large and loyal military clientele is highlighted by numerous transactions requiring critical timing and broad knowledge of local and national real estate markets. A couple he represented in a first home purchase noted, “We had no knowledge of the U.S. property buying system and no idea where to start. He spent a great deal of time showing us properties in various neighborhoods and advising us on the pros and cons of different property types to help us hone in on what we were really looking for in a home. We couldn’t have dreamed of a better first-time buying experience. The brother of a Hawaii property owner, who had passed away without a will, realized that as an out-ofstate resident, he would need the services of a Hawaii REALTOR® to settle the estate. The deceased brother owned properties on Oahu and Hawaii Island. Allison Lum was chosen to handle what turned out to be a complicated process.The first step taken by Lum was to obtain information on how to proceed with an expedited court order and the appointment of the surviving brother as the personal representative of the deceased. Thereafter, Lum prepared the Oahu property for sale by sorting, donating and discarding unwanted personal items and cleaning the unit. Any valuables found in the process were inventoried and returned. Her client couldn’t have been more pleased with her performance. “She had achieved all this, plus repairs to the unit, and had the Oahu

property sold within a month,” he said. “I then asked her to sell the 16 Big Island properties. She brought the same efficiency and problem-solving ability to a situation that was riddled with personal issues, valuation differences, vandalism, deferred maintenance and problem tenants.” He noted that she maximized cash flow by screening hundreds of prospective tenants, selecting those who were suitable, tracked misapplied real property tax and fielded hundreds of seller financing inquiries. She also advised her client on his obligation to disclose any property issues, followed up with receipts and quotes, provided accounting on rents and repairs, and kept him up-to-date on offers and counter-offers. “Whenever Allison was faced with a multitude of complex problems, she weighed the options, sought a solution, and always asked for my opinion. She helped me above and beyond my expectations and for that I am grateful.”

Kim-Nakagawa Coldwell Banker Pacific Properties The Nakagawa team has demonstrated the rare ability to deal with transactions involving complicated family relationships. One seller was preparing to sell a property owned by three related elderly couples, in Hawaii and out-ofstate, which required a special kind of dedication in terms of explaining details to individuals who were not familiar with much of the technology involved. The Nakagawas patiently answered all questions. They were instrumental in putting the seller in touch with a financial institution to set up a cash management account to take care of payments to a care home. “With our property valued at more than a million, the Nakagawas wisely sent out notices to other

REALTORS® who might have clients in the market for an old but incomeproducing property. The strategy worked well ... we ended up selling our property for more than the listed price.” A couple with a property to sell consisting of a main house and two rental cottages owned by three siblings and their spouses recognized that their choice of a REALTOR® would be critical. After hearing “about the Nakagawas from our son” and completing suggested improvements by the Nakagawas, they put the property on the market, anticipating that it might take a year to sell. But a sale was finalized in less than two months, at a higher price than expected. “The Nakagawas are a winning couple,” they said.

Two first-time buyers who admittedly knew little about the homebuying process relied heavily on Denise Miyahira to help them make the right decisions. The couple recognized that buying a home would be one of their biggest purchases. Denise made them feel confident and comfortable about working with her, and after one meeting they came away impressed by her “positive attitude, enthusiasm and great knowledge.” During a year-long search, she kept them motivated and gave them hope that they would find a home to fit their budget. It turned out to be a house built in the ’50s with roof and termite problems. However, these and other issues were solved to their satisfaction and in their financial favor through Denise’s negotiation skills. “To this day Denise keeps in touch with us, just to see how we are doing and how

our home improvements are coming along. We highly recommend her to family and friends looking to purchase a home.” A couple who met Denise while she was pursuing a certificate to become a private pilot were impressed by her “determination and passion for flying.” They decided she had the kind of drive and determination that would apply to helping them achieve their real estate goals. Five years ago she represented them in the sale of an apartment and then the purchase of a single family home. Her detailed market analysis and advice were so valuable that they asked her to represent them in another purchase of an older home that had not yet been inspected. In a walk-through they stopped short of looking into a crawl space above the ceiling, but, “Denise said she was willing to crawl in ... and discovered that a bird had made a nest there. She then made arrangements for the nest to be removed.”

She was always several steps ahead of us and earned our utmost confidence and respect,” was the comment of clients who had made frequent moves over a 40-year period and were ready to buy their “dream home.” She guided them through a complex series of steps that involved selling a previous home and finding a suitable interim rental before moving them into their new and present home. She assisted with improvements to the home they placed on the market and was able to minimize open house days leading up to a reasonable closing date for both buyer and seller. Prior to closure, she

was successful in finding the clients a rental that would accept them with their dog close to where they planned to live. When a water main broke in the neighborhood and flooded the house, she came to their rescue along with the utility company and helped with the mop-up, showing once again that “she cared.” When they finally moved into their dream home, she was able to refer them to various vendors and services, all of whom proved to be “honest, hardworking and charged a fair price ... this was the icing on the cake,” they said. Even after five months in their new home they still ask for her advice, and every referral has been spot on. “Cindy Nash is the best, and her passion, initiative and genuine care show she loves what she does ... with her REALTOR® acumen, tenacity and sharp business intellect, she made our dream come true.”

The sale could not have been more complicated and difficult. The owners of the home, military members who were tenants in common, were underwater with their mortgage and one had declared bankruptcy. “I was on deployment when I found out and was two weeks from getting out of the military ... there was no way I could afford to keep the house,” said the seller, who decided to list the home and contacted Hillary Sibley. Within two days she had placed the home on the market and in one week the owners accepted an offer. However, because of complications and delays with a VA Tenants-in-Common short sale, the buyers backed out. This scenario continued through seven more offers over a threeyear period, during which Hillary was able to delay foreclosure proceedings

by the bank and the AOAO. “Finally, Hillary helped convince the Bankruptcy Court of Maryland to abandon the property, which got rid of the court as a factor,” the seller said. “She also worked tirelessly with the bank to wade through all the misinformation they were providing and was eventually able to get real answers and make real progress with the sale. We finally sold the house in July of this year. Furthermore, she negotiated with the bank with the result that I no longer owed nearly $200,000 ... they completely forgave the debt. Without her work ethic, loyalty and persistence, the home would surely have been foreclosed on and I would be bankrupt. I will be forever grateful to her.”

Two couples who now own their dream homes in Mililani Mauka give total credit to Priscilla Walthouse for the success of their transactions. “The home was a short sale and sure to draw multiple offers in such a competitive market,” said one buyer. “I wasn’t too hopeful in getting it, but we made an offer and received a counter-offer. After what seemed like forever, I got a call from Priscilla. ‘You got the house!’ she exclaimed. I was speechless ... it seemed like the impossible had happened. by the need to sell a house prior to purchasing a new home found Walthouse’s assistance and persistence above and beyond what they would have expected. She drew up an offer that the seller accepted with the contingencies. “Long story short,” said the buyer. “She was able to time our move with the sellers to rent their home to store things, keep paperwork going with the buyers of my fiancee’s house, keep track of our loan to pay the sellers of our new home, and all while I was away on a business trip. Her tenacity in dealing with detail and keeping people on time and on track is what floored us. She is efficient, an outstanding negotiator and a good listener. Needless to say, we got our new home and love it!”

Linda “Dusty” Woodstock’s performance as a property manager, as well as a sales agent, was praised by clients ranging from local families to Mainland investors. Many have retained her as a manager for as long as 20 years.
