Here’s a pot-of-gold idea

I live in a small space, and when you combine that with extra people and lots of luggage, you begin to realize just how precious an inch or two here and there can be. It’s made me think about opportunities for space overhead, especially in the kitchen. While my cabinets are full and the shelves are stocked, some clever rearranging may make

all the difference. Pot racks, for example, have a way of commanding attention without weighing down a room, as they allow for light to shine through empty spaces. Pot racks are also relatively easy to install. First, find the joists in your ceiling.This is the

most important step. Use a stud finder. Remember, a pot rack is designed to hold pots and pans, so it will need to support some heavy weight. Installing it into drywall is not recommended. Measure the distance between the joists and purchase a rack based on this measurement. When looking at placement, remember to account for height. There should be ample room for people to walk or work underneath the rack without hitting their heads. Also, make sure there is enough room around the pot rack so that it doesn’t obstruct cabinet doors. After you purchase and put together your rack, measure where you will hang the rack along the joist. Mark the spots off with a pencil. Make sure to pay attention to the manufacturer’s instructions as well. Some say to add a 2-inch-by-4-inch piece of wood to the

joists for extra support. Next, drill pilot holes for the eye hooks and twist them in until the threads go behind the wood. Once these are in, hang the rack using the ceiling hooks.Then, hang your pots and pans and enjoy your extra space. The entire process can take up to a half a day or more, so remember to plan ahead.

Preserving pavement where it matters most N early six months ago, Mayor Peter Carlisle joined the Department of Facility Maintenance and the Hawaii Asphalt Pavement Industry to demonstrate several pavement preservation methods the city will evaluate as part of its effort to improve road/parking lot conditions. The goal of pavement preservation is to treat a road/parking lot that is in good condition to extend the life of the asphalt pavement. As Mayor Carlisle put it, he would like to “protect our roadways to help stop potholes and other problems before they even start.� Since then, the city has been using these methods to better Hawaii’s asphalt.

Alakona continues to slurry in the Mililani Mauka area A slurry seal is a mixture of aggregate, emulsified asphalt (cationic quick set emulsion, CQS-1h), fillers and additives.This surface treatment can be used on newer or older pavements. It will fill the surface cracks, stop raveling and improve skid resistance. Additionally, it will waterproof the surface and reduce oxidation deterio-

ration. This product becomes the wearing surface and “slave� to vehicular traffic.

Crack filling The Department of Parks and Recreation has started using pavement maintenance including two projects at Hanauma Bay. It applied hot crack filler and two coats of OptiPave Plus sealer. The upper parking lot was applied by Alakona and the lower parking lot by Walker-Moody Asphalt Maintenance. Crack filling is the most basic of pavement treatments. Once moisture penetrates the asphalt, it will deteriorate the underlying layers, eventually causing failure. SealMaster Hawaii provides cold- and hotpour materials that can be used as a first defense against pavement deterioration by stopping moisture. Seal coating A seal coat is an application of asphalt emulsion — often mixed with coarse angular sand — to an existing asphalt surface. In addition to providing a protective barrier to stop water penetration, MasterSeal Ready-To-Use or OptiPave Plus sealers will also protect

against oxidation, oils and gases, and it will beautify your asphalt by providing a uniform black color to the surface.

The Department of Education (DOE) also started maintaining pavement recently at Pauoa Elementary School. The application of a seal coat on this project will prolong the investment lifetime. The project also involved applying hot crackfiller and two coats of MasterSeal Ready-to-Use sealer. All products used in the demonstration and by the city, District Performance Review and the DOE are available at SealMaster Hawaii. These pavement maintenance techniques have been used in the private sector for a number of years and SealMaster is happy to provide its products to the city, county and state.

Avoid home break-ins during the holidays BY KAREN NAKAMURA

his year’s holiday season promises to be full of shopping, gift-giving, decorating and celebrating with friends and family. Unfortunately, it’s an equally busy time of year for home burglars. Nearly 400,000 burglaries occur in the United States in November and December each year, according to the FBI. The National Crime Prevention Council recommends homeowners take extra precautions to protect their homes at this time of year. “During the holidays, homes are often filled with expensive gifts, the good silver is out and people are in a festive mood — they aren’t thinking about home security the way they should,” said John Heppner, president and CEO of Fortune Brands Storage and Security including Master Lock Company LLC. Follow these tips and enjoy a safer and happier holiday season: • First and foremost, lock up! Whether it’s a short trip to the grocery store or a longer haul to finish some holiday shopping, make sure your doors and windows are securely locked. Never leave boxes from expensive gifts laying on the curb for trash pickup. Consider crushing them and placing them in a large, black garbage bag.

• Remember that nothing is more effective at deterring a burglar than the impression that the home is occupied. Make it look like it is by installing timers on your lights. • Keep your garage door closed at all times. Keep the door from your garage into your home locked as well. • Be sure that your trees and shrubs don’t hide windows and doors. Blocked entrances can make it easier for burglars to get into your home unnoticed.

he middle of the holiday season is the easiest time to consider conscious change in our environment because our homes go through a shift in energy when we put up our trees, menorahs and other decorations. What are you ready to move or let go of in your home? Ponder that over the next week or so. What you decide will help you tremendously in the upcoming year. You don’t want stale energy to follow you into 2013, do you?

Moving the energy During the holidays, we reorganize our homes to accommodate festive decorations, so the energy gets moved around. Not only does it refresh the environment, but it helps us get into the holiday spirit. Usually Christmas or Chanukah changes made to the home are uplifting and positive for all in the environment.

Change and flow Feng shui’s underlying theme is based on change and flow. Many homes I visit are beautifully arranged and decorated, and some might even say “feng shui perfect,” but they have looked the same for dozens of years, not necessarily supporting change for the inhabitants. I like to remind my clients that everything in our lives is in a state of constant flux. We evolve and grow in so many ways throughout the years that we are more than likely not the person we were five years ago, last year, or even last month. If your environment stagnates because of a lack of change and rigid structure, you lack the foundation to flourish and support

that space, can I put something new there? • What can I change at the entry of my home so that all who enter are greeted with a sense of renewal? What intent do we want to set for the new year and how can I symbolize this?

Here are a few things to consider over the next couple of weeks, especially when you are putting away the holiday decorations and “getting your house back to normal.” No time is better than the present to consider new options. (Prepare for this by keeping some large boxes and bags available to pack things in, and remove them from the house before the 31st.) • When I remove the Christmas tree or the menorah or other holiday décor, rather than put back what was originally in

You may have had the perfect duvet, a wall color that suited you, pillows that matched perfectly with the painting on the wall, a new carpet, even new plants, but whatever it was, it was perfect at that time. It is important to acknowledge change in our lives. It keeps us in the moment and mindful of our journey. Things are always great until it is time to change. Even our concept of what is perfect changes as we do. Are you now tired of the color on your walls or of your bed linens, or have the pillows lost their appeal? Stay present and make choices that better align with who you are in the now. If you find yourself making many changes, it just might mean that you are evolving at a rapid pace. Use your home to support your life. Change doesn’t have to be dramatic; even the smallest bit of change counts. Give yourself the gift of support through your home!

Shiny, happy home Go with the glow this season with the introduction of metallics to your surroundings

s a little girl, I was always attracted to shiny objects. Maybe that was because I grew up in a workingclass family and there wasn’t much money for those pretty things that I wanted oh so badly, especially during the holidays. Since then, the glow and shimmer of gold metallics and warm candlelight have always brought to mind Christmastime. And the cool, bright glisten of silver gets me excited about the new year and new beginnings. So in this two-part series, I’m going to give you tips about how you can incorporate a trend that’s hot in home décor: the unmistakable sparkle of metallics. First up is Christmas! Gold, antique gold, bronze: All these metals are warm in nature and work beautifully with warm colors. Remember those? I’ve talked to you about the color wheel, something we all learned about in school. How can you incorporate warm hues of red, orange brown and earth tones into your home not only for the holidays but throughout the year? When we remodeled the Vavuls’ home in Diamond Head, we chose to accent one wall in the sitting area off the master bedroom not with paint, but with a cork wallpaper that has a glint of gold peeking through. It’s from Phillip Jeffries of Architectural Surfaces in Gentry Pacific Design Center. The wallpaper creates a warm and interesting backdrop for our punee and ties in well with our gold lotus lamp. The warm colors that accompany this range from reds to chocolates and a soft black. It’s an ethnic, modern space that glistens with the right amount of gold highlight. Other possible gold elements for a room? Think accessories, drawer pulls, candlesticks and yes, even wallpaper. And how easy is it to bring in some pillows or re-cover a seat cushion? Yes, you can choose a warm color, or you can go lit-

eral with a yellowish-gold fabric. But why not do it in a metallic? There are so many amazing textiles out there now that can give you the warm glow you’re looking for, like a gold metallic basket weave print, crocodile or snakeskin prints, or even ikat prints with a splash of gold. These textiles are super-hot, and it’s easy to create one-of-a-kind pieces from seat bottoms to seat backs or bolster cushions or even ottomans.

If you don’t want to go quite so big, how about making changes in small ways? Look for some gold tea lights or candlesticks. Don’t have them in gold? Paint them! Especially if you find something affordable in wood, the easiest thing to do is take a can of spray paint and paint on your metallic. If you want it to look a little more weathered, then while the paint is still wet, take a cloth and brush a little off. Voila! And how about some organic branches?

Get some very simple curly willow or other natural branches, spray on a coat of gold paint and suddenly you have a tall, dramatic natural centerpiece for just pennies. So there you have it: ways to add the glow and glisten of gold so that a touch of Christmas magic will make your house sparkle all year long.

It is widely believed that the Hawaii State Legislature may be contemplating revisions to the tax code, which will restrict and/or reduce energy tax credits in an effort to combat the state’s budgetary shortfall on tax revenues. A reduction from 35 to 25 percent is rumored to be in the works. Some believe that any such action in the 2013 session will take effect in 2014. According to a recent news article, the Hawaii State Tax Department unilaterally implemented limits to the tax credits that homeowners can claim starting in the 2013 tax year. While legislative action is necessary to reduce the percentage or dollar amount of the allowable credits, the department has limited the number of photovoltaic (PV) systems that may be claimed per qualified residence per tax year. The department has placed a limit of one PV system with a cap of $5,000. At this point, there is little time left for consumers to take advantage of the nation’s most generous tax credit program. Consumers contemplating PV systems in 2013 and beyond would be wise to consider this: even without tax incentives, PV electrical systems are still attractive from a financial perspective. A $30,000 system that saves $200 per month equals an 8 percent annual rate of return ($2,400 savings divided by a $30,000 cost equals 8 percent). The less competitively priced designs still return at least 5 percent annually — have you checked the rates on money-market funds or treasury bills lately? The more efficient and aggressively priced systems can return nearly 10 percent. The fact remains that even at reduced incentives, returns are extremely high. With a current federal credit of 30 percent ($9,000) and a $5,000 state cap, the return on the above example is $2,400 divided by $16,000, which equals 15 percent. There is nothing shabby about that kind of result. Consumers who undertake action as quickly as possible benefit by saving on their utility costs sooner rather than later. After all, every dollar paid to the power company is money that will never be recovered. But don’t deceive yourself. Hasty action has the effect of not doing one’s “due diligence” in making the wisest choice in contractors available. In the end, the “wrong” choice could cost the consumer thousands. Is it time for consumers to “pull the trigger” and “go green?” Emphatically, yes! If the homeowner is financially able, “beating the clock” for higher tax credits after doing one’s “due diligence” makes a lot of sense. There is one caveat: Based on increased advertising on television, radio and print media, it seems that many current solar companies are new players that were not in the busi-

ness a year ago. A good number of them are likely marketing organizations that subcontract their installations.The fullservice contractors seem to be a dwindling breed. Besides seeing the flying termite swarmers, or “alates,” during the spring or even late fall, ground termites create underground tunnels or above-ground mud tubes made of mud, feces or debris, which can usually be found along your exterior

foundation wall, floor joists or interior walls. These mud tubes protect them from dehydration as they travel from their nest in the soil to their food source — your home. Q: How can these termites be contained around my structure? A: Termites can be controlled in two ways — with a termite baiting system or a “conventional” liquid treatment. Both are lethal and non-detectable by termites — controlling the ground termites through ingestion and contact — but are safe for children and pets. Q: What is a termite baiting system? A: Termite baiting systems take advantage of the termites’ natural foraging behavior. Baited stations are placed in the soil around the structure and monitored for termite activity. Station installation requires no drilling (into the concrete that may be around your home), and is suited for homes on hillsides, homes surrounded by concrete

or slate tiles, or homes located very close to water. An annually renewable service warranty comes with the termite baiting system. Q: What is a “conventional” liquid treatment? A: A liquid treatment involves applying a termiticide mixture by spraying directly on

the soil and/or deep into the soil (where termites live) through holes drilled or trenching done along the foundation walls of your home. This creates a continuous treatment zone around the structure. Q: When should I decide to have my house treated for subterranean “ground” termites? A: Don’t wait! You should invest in a treatment if you’ve noticed signs of ground termites or even if you haven’t, to prevent them from infesting your home in the future. The liquid termiticide mixture has been proven to remain in the soil and be effective long-term. Q: Why should I choose Islander Pest Solutions?
