Getting rid of sink stink

ike the holiday season, my out-oftown guests have come and gone. I enjoyed their company, but now it’s time to get back to “normal.” I started by taking down holiday decorations (sigh) and doing a thorough cleaning of my place. As much as it pained me, I threw away uneaten treats. I scrubbed, dusted, vacuumed and wiped down nearly everything in sight. I could finally relax, or so I thought. Soon, I found myself asking, “What’s that smell?” It turned out that smell was coming from my sink. Spotless as it was on the outside, the inside reeked, and the smell was creeping up the drain and into the kitchen. I found out that the problem could be many things. Luckily for me, the

solution was simple. I didn’t consider that the drain needed cleaning, too. I even had a homemade recipe for drain cleaner. I guess my head

was still stuck in holiday mode. All you need for this type of cleaning is baking soda and vinegar. Pour baking soda into the drain. You can use 1 tablespoon or up to a 1/2 cup, depending on the severity of the problem. My sink was extra stinky, so I used 1/2 cup. Next, pour 1/4 cup to 1 cup of vinegar down the drain, depending on how much baking soda you used. Cover the drain with a stopper. If it’s a double sink, put stoppers in each. Then, let the mixture sit for 15 to 30 minutes. The baking soda and vinegar will react, and the mixture will put force on any blockage inside, which is probably the root of the stench. Finish it off by removing the stoppers and running hot water through the drain. I let my hot water run for about one to two minutes. The stink is gone, but to keep it from

coming back, I’ll have to add drain cleaning to my weekly routine. If this doesn’t work for you, or if the smell comes back too soon, you may have a larger issue. The problem could lie in your P-trap, which is the P-shaped fitting under your sink. It is designed to trap water in order to create a seal, blocking sewer gases from creeping up your sink. Check it to ensure it’s clean and free from debris. Other problems may lie in your vent, overflow drain or even your faucet. In any case, it is always best to consult a professional for serious problems.

Start anew with free flowing water features N ow that it’s a new year, it’s a new you! Let water flow into your life to create tranquility, enhance “qi” (life energy), reduce stress and improve your outlook. According to a study published in Psychology Today in December 2010, spaces with water elements are more restorative than green spaces without a water feature. “With the hustle and bustle of the holidays behind us, why not begin 2013 by creating a renewing, relaxing space to call your own?” said Andrew Dedrick, Geobunga

beauty of a water garden. Contrary to what their stunning beauty might imply, they are fairly simple to maintain for experts and novices alike. “I have a water lily on my front step that has bloomed every day for over a year,” said Dedrick. “It’s so simple to care for — I periodically snip off old flowers and fertilize monthly. Anyone can enjoy the beauty of these plants, anywhere they have access to sunlight.” And at Geobunga, there is no need to stress over the price of adding one of these beautiful features to your garden. Geobunga offers water features priced from as little as $150 to $700, with grand features ranging from $800 to $2,800. Geobunga turns the ordinary into Since 1935

The ‘people’s choice’ in remodeling contractors F ounded by president Carl Gaumont in 1987, Pacific Isle Contractors Ltd. has been building and remodeling homes in the Islands for a quarter of a century. Gaumont described the company as a small contracting business that has found its niche in residential remodeling. Projects range from kitchen and baths to large-scale renovations, additions as well as new-home construction. While Pacific Isle Contractors has completed many additions and renovations over the years, older homes built in the 1930s and 1940s are some of its favorite projects. “We renovated a number of older homes in the Nuuanu and Manoa areas and appreciate the architecture of that era,” said Gaumont. “Some of these homes were considered ‘tear downs’ by other contractors, but after careful inspection, we

found them quite structurally sound. “You need to put things in perspective. If you’re going to spend the money on a large scale renovation and 10 percent of that cost is necessary for repairs to the structure, you’re probably ahead of the game once you figure in the replacement costs of one of these beautiful older homes.” Oftentimes the clients will be living in the home while work is being done, so they are kept abreast of scheduling and the scope of work to be performed at any given time to minimize disruption to their daily lives. “Communication is a high priority,” Gaumont said. “We want homeowners to know what to expect on any given day, so we can address any issues that might arise. Our goal is to help you attain your dream home.” Here is feedback from clients: It has been eight years since Pacific Isle

The politics of what’s at stake for homeowners change in home values could weaken the economic recovery and perhaps drive the nation’s economy back into recession.

BY KAREN NAKAMURA ational policy has acknowledged the importance of the home in American family life for almost a century. But despite the fact that most Americans want change that will mend the housing market, create jobs and boost the overall economy, policymakers are proposing radical changes that threaten the dream of homeownership for millions of current and future Americans. The policies that are being considered could negatively impact Americans’ ability to buy a first home, keep their current home or enter into the move-up market.

Mandating downpayments The national Qualified Residential Mortgage standard that is being proposed by federal agencies would require a minimum 20 percent downpayment and other stricter qualifications, which would keep homeownership out of reach for most first-time home buyers and middleclass households. According to estimates, it would take 12 years for the typical family to save enough money for a 20 percent downpayment on a median-priced single-family home.

Mortgage interest deduction Eliminating or limiting the mortgage interest deduction would impose a huge tax increase on millions of middle-class home owners and discourage prospective buyers. Changing the deduction would cause after-tax housing costs to increase, and housing demand to decrease. The reduced demand would depress home prices. Such a

Creditworthy borrowers denied opportunities Creditworthy borrowers are being prevented from buying homes by overly restrictive lending standards which is slowing the housing recovery and hurting the economic recovery.

Restoring the flow of credit to qualified home buyers will boost the housing market, help put America back to work, and strengthen the economic health of communities across the country by providing tax revenues that local governments need to fund schools, police and firefighters.

Where clients are part of the family BY SARAH PACHECO n the past year CV Construction LLC has built a strong reputation among its clients as a trustworthy company that provides honest, reliable service for a great value. “We always try to give that extra and make sure the client is happy, and by happy, I mean to the extent that we’ve done our job right,” said project manager Victor Yeung, the “V” in CV Construction. Victor, whose background is in sales, met future business partner Chuan “Sam” He (the “C” in the company’s name) six years ago, shortly after returning home to Hawaii after some time spent living in California.Victor began by working part-time with Sam’s former construction business, eventually joining the company full-time in 2009. Sam, who has an extensive 15-year background in commercial and residential construction on Oahu, Maui and the Big Island, decided in early 2011 that he wanted a new partner with whom to launch a new company that would better meet the requests and needs of his clients. He chose Victor as that person and within a few months, CV Construction was created. Since opening in March 2011, CV Construction has worked on more than 60 projects here on Oahu, including doctors’ offices, dental offices, financial institutions and restaurants. However, the majority of business revolves around residential projects, from kitchen and bathroom remodeling to home additions and other large-scale residential renovations. CV Construction doesn’t just build houses, according to Victor. “We get invested with our clients and develop a vested interest in their future, because we don’t just consider it a project — we’re dealing with people’s homes, we’re dealing with their livelihood, we’re dealing with what they live in. After we leave, they still have to deal with it day after day after day,” he explained.

“We’re family-style, family-oriented, and we take care of our clients just like we’d like to be taken care of. Everybody we have in our company is family.” That extends to CV Construction’s employees, all of whom are either relatives or friends from Sam’s native village of Fujian, China. The company rarely, if ever, will rely on a subcontractor, which gives CV Construction control over the cost and timeline of the project, ultimately saving clients undue stress and money. The Unwell Home Feeling a bit moody these days? Here’s “proof” positive that your surroundings have a profound effect on your well-being

Alice Inoue

QUESTION OF THE WEEK: I notice that the state of my environment does affect me, but I’m curious as to whether or not there have ever been studies done about this. Is there any “proof” that the environment influences our well-being? I’m more of a skeptic, I guess, and would appreciate any information you can offer.

n 2005, I went to the feng shui world symposium where close to 100 of the world’s leading experts gave presentations on their areas of expertise. The majority of presenters discussed various aspects of feng shui application. However, what I found most interesting were those who introduced disciplines complementary to feng shui. I loved the scientific information about dangerous EMF’s (electromagnetic frequencies from electrical items) and Baubiologie (the analysis of a building’s “health” and how unseen toxins adversely affect the occupants), but the lectures on environmental psychology interested me most because, like you, I craved “proof ” beyond what I already knew that the environment affects us.

What is environmental psychology? Environmental psychology is a direct study of the relationship between the environment and its inhabitants. Hundreds of peer-reviewed studies have been documented since the mid-’80s, showing multiple correlations and confirmations of the principles I speak about in feng shui. These studies show conclusively that a home’s most important value is its fundamental role in the physical and psychological wellbeing of its inhabitants. The studies also showed that without a comforting home, people aren’t prepared to optimally meet the challenges of everyday life.

Comfort is key In my consultations, I often tell clients to choose furniture for their home that is aes-

thetically pleasing, reflects their taste and feels good. Recent research supports this. If the seating in the home makes people feel warm and comfortable, their social experiences while in that space will be warm. The influence of your surroundings on your mood is significant because mood determines how we think, and our thoughts and how we convey them to others define us as human beings. A positive mood tends to broaden our thinking, and broader thinking has broader repercussions, especially in shared family spaces. For example, if we are in a positive mood, we tend to get along better with others, make

better decisions, and are better problem solvers, more creative and mentally efficient, more flexible and understanding of others, and more generous and socially responsible. Environmental stress In a feng shui consultation, my goal is to create a stress-free environment so that the client can be more productive. One study showed how environmentally induced stress eats up the mental processing power at our disposal. When stressed by things in our home, we tend to focus on trying to figure out what’s happening in the world around us and how to manage it. For example, an image in the home, such as Edvard Munch’s painting, “The Scream” (a scary image of a person with both hands on her face, mouth agape), can trigger unconscious insecurities and fear, creating unnecessary stress. An image of a jungle may seem innocent enough, but, because so many survival-compromising things can happen there, such images are considered a no-no because of what they can trigger subconsciously.

Identifying environmental stress in your home What is stressful for one person may not be for another, and some of the stimuli that either stress or soothe are highly individual and can vary even among members of the same family. In the previous example I gave, if the Munch image was purchased by your loving spouse during an especially happy time of your life and you loved Munch’s work, the effect may be positive. On the other hand, if your husband purchased the painting as a gift to cover up an affair that you found out about, its effect might be negative. Research can show us typical stress reducers, but it’s important to be conscious of items in the environment as they relate to guests. If you know your guests intimately, you may know that an item that pleases you may make someone else feel uncomfor table. You can temporarily remove the item. If in doubt, place the more “personal” things in the private areas, keeping public areas for more universally positive images.

Environmental psychology supports feng shui When I found out that studies were done on the impact the environment has on its inhabitants and that those studies supported feng shui, I found the confirmation I was looking for. It also helped me understand on another level why it was important to be more conscious of what I have in my home. I hope it does the same for you!

Use luxury, glamour to create an affordable bathroom spa T here are showers, and then there are luxurious “showering experiences” that wake you up in the morning, and refresh you after a long day of work. It’s one thing to enjoy a spa-like setting when actually in a spa and paying spa prices, and another thing to know you can saunter into a spa each and every day in your home for a mental and physical energy-boosting experience. Bathrooms are usually the smallest rooms of the house, but also the most frequently used, which is why developing this space into a spa-like setting is a good idea. Homeowners can affordably bring glamour into their bathrooms with color, patterns, textures, fixtures, lighting and accessories. Colors Find colors that inspire you. For some people, the bold hues of reds and browns emit energy and happy feelings, while other people prefer calming purples and blues for a spa setting. Bring these colors into your bathroom via paint on the walls, linens, floor coverings and even the countertop on the vanity. Patterns Elements of design add a lot of elegance to smaller spaces like bathrooms. You can incorporate designs into the decor in many ways, including the linens, the floor decoration or even the shower door patterns. For example, Sterling has designs in Templar, bishop’s lace and creekside

patterns for both silver and nickel-finished shower doors that can add emotion and ambiance to the room.

Textures Replace your towels, rugs and bath mat with thick, highquality textures that will have your toes sinking deep, providing a cushioning feeling that takes a bathroom from functional to glamorous. Your bare feet will especially appreciate the extra comfort and protection.

Fixtures When a busy schedule limits the time needed for a long soak in the tub, don’t feel like you’re missing out on your spa treatment. Retrofit your bath with a large, roomy shower with the Sterling Ensemble Curve shower enclosure. Complete with a curve design on the back wall, this shower has multiple shelves to hold all the products you need for the ultimate shower experience.

Lighting Lighting enhances the mood of a room from bright and glorious to subdued and reflective. Determine what sort of ambiance you would like to create in your bathroom space, and then find light fixtures and bulbs that match those surroundings. Some homeowners prefer tempered colors, and use shades to filter the light, while others look for brighter lighting, which can bring out a

warm and cozy feeling. Accessories There is nothing more spa-like than enjoying the relaxing feel of rain in the shower. Kohler Co. has developed an external shower column that allows homeowners to bring the rain shower into the shower, without having to change the plumbing behind the walls. This external shower column allows homeowners to incorporate glam into the bathroom without any major construction costs, making it an affordable remodel. The HydroRail combines a rain shower with a handshower, offering flexibility and customization for the preferred style.

Three simple steps to a more satisfying shower

he routine you follow in the shower is a personal one and studies show it can serve a number of different purposes. From getting clean to warming up, from relieving pain to simply relaxing, we shower for many reasons. These simple and cost-effective tips can help you make the most of your shower experience: Update your showerhead If your shower leaves something to be desired, it may be time to replace your showerhead. The Delta In2ition two-inone shower is a showerhead and handheld shower in one, combining the soothing comfort of a drenching shower with the convenience of a handheld shower.

Incorporating elements of these factors into your bath will help enhance the comfort and quality, bringing you the perfect spa setting that you can enjoy day and night. As you settle into your renovated bathroom, you’ll discover you’ll never want to leave the luxury of it again.

each day. For example, soaps infused with rosemary and eucalyptus may help soothe sore or tired muscles. Amplify your shower with sound There’s a reason many people enjoy singing in the shower; music can help elevate your mood. According to a 2011 report from The Mayo Clinic, music can also offer certain health benefits, including reducing pain or helping boost memory. This article is courtesy of Brandpoint.

A Call for Cohesiveness When decorating, color, texture and style are the keys to creating flow between rooms

ast week, I gave you some tips on how to remodel or fluff up your space in 2013 using easy tips of three. This week I’m going to continue with the Discovery Bay unit I remodeled for a client from Canada. I believe that when designing or decorating a space, you should try to keep it cohesive. Colors, textures, styles. Whatever room you’re in, you should feel that each room is part of the same space. The exceptions are powder rooms and kids’ rooms. (Kids love those princess-pink and dinosaur themes!) So here are some tips on how to keep it cohesive but still interesting. Cohesiveness is especially important when dealing with a smaller space. Having too many different colors and textures can chop up your rooms and make your overall space seem even smaller. Flow and transition are key. Remember last week, the flooring material I chose was dark? I used the same flooring throughout the unit, including the bed-

room and bathroom, since this luxury vinyl does very well in damp spaces. And because there was no break in the floors, it made the space feel more open. Use of pattern also enhanced cohesiveness. In the bedroom, I chose a very bold geometric pattern for the headboard, JUSTIN DOTSON PHOTO CREDIT

which I placed high enough that I didn’t need art on the wall. I put a coordinating geometric pattern on the pillow and left the rest of the bedding in neutral bronzes and creams. Now, do you notice the geometric pattern in the shower curtain in the nearby bathroom? And in the view from the bedroom to the lanai? There’s also a bold geometric pattern on the wall plaque. You may not notice at first why the spaces work well together, but because they’re in such close proximity, keeping the repetition in pattern helps create a flow from one space to the next. The added interest comes from the fact that no pattern is used twice. Another way to create cohesiveness is with color. Remember last week, the accent color in the living room and kitchen was orange? Does that mean I need to carry orange through the entire apartment? Absolutely not. But I wanted colors that would carry an island feel and tie in with the orange and my dominant neutral colors. In the bedroom, I chose a warm green for the accent wall behind the headboard. In the photo it looks bronze, but it’s really

a warm sage green that is picked up in the orchid on the bed tray. It’s also picked up in the accent pillows on the lanai furniture. And missing from the photos is wall art that’s also green. So green tied the bedroom to the lanai, all anchored by a continuation of neutral colors. Did I have to keep going with the green? No! As with the orange, keep some things the same in transitioning from room to room, but change at least one thing. In the bathroom I switched the accent color to purple. For those who are regular readers, do you remember my tip from last week about elements? Another important element is materials, so glass, wood and ceramics are present in every room. To keep it cohesive, mentally walk through your space and think what can you incorporate from one room to another to make it flow. But don’t get stuck there — incorporate new elements to keep it interesting. Good luck and go with the flow!

Safe and effective orange oil treatment for the new year A kamai Pest Solutions has treated more than 200 homes in 2012 and looks forward to treating many more in 2013. The company also works with property managers and commercial business owners to take care of any termite problems involving all commercial properties — even boats. Homeowners and business owners are so grateful that they don’t have to move out or close their businesses to get termite treatments done. They don’t have to bag food; stay in a hotel; risk roof, gutter and plant damage; and they certainly don’t have to hire a security guard to keep their homes and businesses safe from burglary. XT-2000 orange oil is designed to wick through wood and kill drywood termites and their eggs. It’s an organic treatment, so it’s a safer alternative for children, pets or anyone who has health concerns. It’s also better for our environment. Akamai Pest Solutions also does ground treatments for nasty Formosan subterranean termites. For this termite, we have to use a regular termiticide, not one that is organic. Many of our customers have used Akamai for both of their termite treatments. The process begins with a very thorough inspection of the structure. The inspection will tell the pest experts where the termites are. The next step is to treat all the infested areas with XT-2000 orange oil. Again, treatments can be done while a homeowner or business owner is present. Akamai Pest Solutions then warranties the structure for a period of time, usually two years. It also does annual inspections to make sure no new infestations have occurred and that re-treatment isn’t necessary. After two years, the

warranty can be extended annually so the client never has to tent his or her structure again. Give Akamai Pest Solutions a call and talk to one of its professionals about your termite problems. The company services Oahu, Maui, the Big Island and Lanai.

Home builder turns dreams into reality BY KYLE GALDEIRA hether constructing a residence from scratch or creating an addition to an existing structure, homeowners desire the “wow” factor that comes from seeing their dwelling exceed expectations. For those clients that have trusted their homes to S. Tanaka Construction, the “wow” factor stems from the exceptional professionalism provided by the experienced building firm through every step in the process. The home builder has served Hawaii for more than 28 years and “aims to please,” as it takes pride in the referrals it receives from satisfied customers that are delighted with the constant communication, quality work and the fact that their projects are finished on time and at or under budget. “Our main forte is brand-new homes or additions,” said S.Tanaka’s owner Ryan Tanaka, who also noted that the company is well suited to handle specific renovations to kitchens and bathrooms. “We’re a design-build operation, so we work with the customer as far as coming up with the layout of the house and executing its design.” The company got its start 28 years ago when Shinya Tanaka began the process of

S. TANAKA CONSTRUCTION contact // 848-5010 web // helping Oahu’s residents out of a humble office/warehouse space on Ward Avenue. While the company has grown, and now occupies a more functional locale in Kalihi, S. Tanaka Construction still makes it a priority to provide stellar customer service, including flexible appointment schedules for its clients. Customers can plan consultations during evening hours and on weekends — schedules are created to accommodate the needs of clients. When planning an addition to a current

structure, Tanaka reminds customers that the cost per square foot can actually outweigh that of a new building because of the additional costs involved with retrofitting or tapping into existing infrastructure, and linking it to a brand-new project area. S. Tanaka Construction provides free estimates that aren’t necessarily based on a per-square-foot basis, as different amenities and other desires will create inaccuracies within the quote. For example, when a homeowner chooses to add options such as air conditioning systems

or upgrade bathroom fixtures, lighting fixtures (e.g $10,000 chandelier), cabinetry, countertops, flooring etc., the cost of the project will increase while the square footage of the building remains the same — thus, what other companies would have offered as an estimate based on cost per-square-foot would then be skewed. For instance, a 2,000-square-foot home that costs $300,000 would equal $150 per square foot. Now, lets add photovoltaics, which would cost $30,000 and increase the contract price to $330,000, equaling $165 per square foot. “We don’t charge by the square foot. Some companies do, but we don’t because there are too many variables. Every lot condition is different and the conditions vary regardless of the home’s square footage,” Tanaka explained. “With additions, we have to deal with the existing structure, everything from walls to windows and concrete needs to be factored in, and that affects the cost — and a lot of people don’t realize the extra work involved as opposed to starting from scratch.” Whether you have a vision or you’re in the brain-storming process, get your free consultation at S. The easy way to hardwood flooring By Kyle Galdeira s it continues to transition from its original Kalihi location to a new home down the road at 1727 Republican St., Hawaii Hardwood Flooring is offering up to 70 percent off a wide range of flooring products and accessories. So, as the company moves into its new digs, customers can move some high-quality flooring upgrades into their homes and still have enough money left over to tackle other home improvement projects planned for the new year. New customers are shepherded through the pre-planning and consulting process by the friendly staff at Hawaii Hardwood Flooring. The skilled experts are also offering a Floor Refinishing Special, as home or business owners can refinish an existing flooring system for just $4.75 per square foot. Hawaii Hardwood Flooring brings more than 30 years of experience to every flooring project it takes on, and President Chris Brenna makes it a priority to offer customers a multitude of residential and commercial flooring options. The company features three installation teams and three sanding and finishing teams that take the

contact // 842-7755 address // 1727 Republican St. web // worry, stress and mess out of the installation process. If a brand-new flooring system is not feasible, Brenna suggested refinishing any existing wood flooring to extend its life. He notes that it will usually take a week for his team to sand and refinish 500 square feet of flooring, and the floor will need 30 days to harden after the refinishing process, as the floor will cure and become scuff-resistant. “If you live in an older house with existing flooring that is looking pretty old, you can refinish the floor with our dustless sanding and finishing process that typically takes a week to do,” said Brenna, who also recommends putting protectors on the bottom of furniture pieces to lessen their impact on the floor. “The process will make your floors look brand new for company coming over.”

Hawaii Hardwood Flooring also has some tips for homeowners looking to brighten or spruce up their living space as the new year shifts into full gear. For those homeowners with aging carpet who have been considering switching

to a hardwood flooring option, Brenna suggested pre-finished engineered or solid hardwood floor types as a quick and effective solution, as installation normally takes one to two weeks. While pre-finished hardwood flooring has grown in popularity, Hawaii Hardwood Flooring is one of the few local flooring businesses also offering sand-and-finish and unfinished materials. The wide variety of flooring choices coupled with their corresponding installation procedures and distinct appearances provide customers with a wealth of choices throughout each project. Hawaii Hardwood Flooring offers peace of mind with a price-match guarantee, two-year warranties (as opposed to oneyear guarantees offered by most competitors) and the user-friendly company is also able to assist with the moving of furniture and cleaning. Additionally, the company offers free cleaning kits with each flooring system purchased and installed. “Updating your flooring is just one of the ways to spruce up your home,” Brenna said. For more information, call 842-7755. To speak with Brenna directly about the best flooring options, call 306-3374.

How to spruce up your home in no time L ooking for simple and quick ways to add some spice up your abode? Get your home looking its best with some easy home improvement projects and seasonal inspirations. By making a few simple updates and adding new design pieces to your home, you can give your home that makeover its been needing:

Add a splash of new color Painting is the easiest way to make a dramatic and instant impact on a room. Consider areas of your home that’ll get the most notice, like your dining room, kitchen, guest bath, foyer and even guest bedrooms. If you’re interested in a quick project, consider painting one wall of a room as an accent wall. You’ll create a new focal point for the room that can be easily achieved by going a shade darker, brighter or complementing the existing wall color.

For the best results whether you’re painting entire rooms or just couple of walls, pick up a Purdy White Dove roller cover. A highdensity cover created to produce smooth and lint-free results, White Dove covers work with all latex- and oil-based paints and stains and are available in a variety of lengths and thicknesses. With a lint-free design, White Dove covers reduce the worry of shedding, while the woven Dralon fabric adds to the smooth and uniform finished appearance. Using the right tool reduces the amount of time spent painting so you’ll be done with this project in a flash.

Brighten up Consider updating your current light fixtures or bulbs to brighter ones to increase the lighting in your home — both inside and out. Adding ambient, candlelight will also make your home feel cozier, helping you to unwind after a long day. Candles don’t have to be limited to sitting on table tops or in hurricanes — install wall sconces and decorative wall art pieces containing tea light candles for additional style. For added safety and mobility, chose battery-operated lighting options for homes with children and pets. These not only work great during powerfailures and storms, but also illuminate dark areas such as closets that may not have electrical lines for installation. By taking the steps, you’ll find more time to enjoy yourself at home. This article is courtesy of Brandpoint.

Decorate cheerfully To quickly accent neutral- or solid-colored furniture, add colorful, patterned throws and pillows. The additional throws will provide warmth and bright pillows will increase the personality of any room.

A forward-thinking firm that educates, helps homeowners A s one of Hawaii’s premier design+build companies for the past 21 years, Graham Builders is a leader in identifying new building trends and keeping up with ones that trickle down from the commercial sector. Graham Builders uses this knowledge to educate homeowners while encouraging them to think realistically about their home building or renovation needs. With green building entering a mature stage of development, the latest buzz words in building are “disclosure” and “transparency.” This translates to how manufacturers, designers and builders should integrate design, specifications and installation methods in construction projects and establish standards on how to best communicate and validate the benefits of those decisions. “Many companies promote proprietary products or materials based on stated benefits, but are the claims genuine and verifiable?” said Evan Fujimoto, Graham Builders president. “Homeowners can be easily swayed by what is the hottest trend or based on hearsay, even though it might not be the best option given long-term economic, environmental and health impacts.” A forward-thinking company, Graham Builders provides more value to homeowners by giving them additional information about the products, materials and methods that are being used for their home and an explanation of the benefits based on budget, need and life-cycle analysis. A second trend, as identified by the American Institute of

Architects (AIA), is the bottoming out of home sizes. With the housing downturn coming to an end, residential architects report an increase in requests for bigger houses. “People build homes of sizes they think they need, which is often overstated or over-estimated,” said Fujimoto. “Big homes often result in underutilized spaces. Homeowners need to recognize over-building will give them a temporary heightened perception of increased enjoyment and value, but the real costs of construction, maintenance, furnishings, debt service and underutilization will diminish that perception over time.” To many of its clients, Graham Builders is a breath of fresh air as the company encourages homeowners to consider their needs before the start of each project. Oftentimes, people don’t realize that bigger homes do not necessarily translate to long-term happiness or satisfaction. Homeowners interested in learning more about the latest trends in design and renovation, including Graham Builders’ expertise in multi-generational living, can visit Graham Builders’ booth at the 2013 BIA Home Building and Remodeling Show at Neal S. Blaisdell Center Exhibition Hall, Jan. 25-27. Follow these steps to make any renovation a success I t takes dedication, organization and determination to deliver quality products day after day, and week after week. The same is true in our personal lives and in the way we go about planning and delivering for our families and loved ones. Whether you are ready for the new year or not, it has arrived. Another year in the rear view mirror! Have you been thinking about adding an extra room or remodeling your kitchen all year long, but haven’t gotten around to making the call? Maybe you are expecting a baby or your adult children are returning to live at home and you need an extra bedroom? Or has the ohana outgrown that small family room? Putting your plans into reality sounds easy doesn’t it? For many of us, though, it is difficult to get going. Prepare to launch your ideas by formulating your thoughts on paper; write them down. This gives you an opportunity to study and change plans as you think it through. What will the room consist of and where is the best location to construct it? What will the architecture, window style, floor covering, paint and lighting look like? The second step is to visualize the end result. To accomplish this, do your research. Cut out photographs and post them up where you can view them daily. Reflect on the project at hand.

The final step is to take action. Pick up the phone and call a licensed contractor who can help. That way, you can have a great construction experience this year. Lower your electric bills with CIS panels C rystalline photovoltaic (PV) panels are considered to be an older technology in the PV industry. The next, or 2nd generation, in PV panels are copper indium selenium (CIS) panels. Solar Frontier is the top CIS producer in the world. Based out of Tokyo, Solar Frontier is a subsidiary of Showa Shell Sekiyu, which has more than 110 years of experience in energy and more than 30 years of experience in solar. The company houses offices in Tokyo, Munich and Santa Clara, California. CIS modules provide greater energy harvest than crystalline modules. This is because of the crystalline’s vulnerability to real world conditions. CIS panels are also less sensitive to variables such as shade, low-sunlight conditions and degradation in performance due to temperature. Credit Suisse, a world-leading financial services company, published an independent study testing panels made by 10 companies — Kyocera, Itogumi Motech, Suntech Power, Kaneka, Mitsubishi, Canadian Solar, Panasonic, Solar Frontier, Yingli Green Energy and Sharp. The data, which spanned a 12 month period in three

different locations, revealed superior performance by Solar Frontier CIS panels in 10 of the 12 months! Solar Frontier CIS panels are able to absorb a wider range of light wavelengths than crystalline silicon (solar cells). And, as a result, Solar Frontiers continue to generate electricity in the early morning, late afternoon and during over-

cast days when conditions are less than ideal. In comparison to other thin-film PV panels, Solar Frontier modules possess unique qualities. The panels are environmentally friendly and leave a smaller carbon footprint than crystalline, since they are leadand cadmium-free and require fewer raw materials and production steps to manufacture. Selling your home? A great deck heightens curb appeal I f your home’s outside appearance is starting to look a bit shabby and could use some manicuring, it might be time to think about adding curb appeal, which is an integral part of selling a home. Smart sellers know that taking extra steps to care for and present a home’s

exterior is a worthwhile investment, particularly during the real estate off-season. There is one improvement you can make that will help boost your home’s outdoor appeal no matter what the season: a deck. You can enhance your deck, and therefore add to your home’s overall appeal,

by adding simple touches and accessories that include:

• Staging a tiny deck or a rarely-used balcony off a master bedroom as a romantic getaway with cozy, cushioned seating and a raised fire pit. • Adding designer style while safeguarding your deck with Latitudes Deck Stones, 16-inch interlocking square tiles made of natural slate or granite.

• Incorporating deck railings into your design to add both safety and visual appeal. Decorative railings with ornate balusters, post caps and post covers can give virtually any wood or composite lumber deck a distinctive look for a modest investment. This article is courtesy of Brandpoint.

New home requires creative solutions Experienced design-build professionals meet the challenges of constructing a multigenerational house in Kalihi hen Homeworks Construction project coordinator Sarah Van De Vanter first met with her clients to plan their new multigenerational home, they presented her with a photo from a magazine they had been saving for eight years. Homeworks had designed and built their “inspiration house,” which incorporated features the family knew they would want in their own home when they were ready to build. “The family ... a middle age couple and older parents ... had very specific wants and needs, some requiring very creative solutions on our part,” Van De Vanter said. “They owned homes on two lots, back to back, with access on two different streets. The new home would occupy the site of a 60 year old home on a 5,000 square foot lot, which we demolished. “The outdoor covered lanai was to be placed at the back of the new home facing the gardens with the garage and main entryway in the front. The main living area opens to the lanai and gardens, so even for a small home on a small lot in an urban neighborhood, there’s a sense of indoor-

outdoor ambiance. Since parking is scarce in this Kalihi neighborhood, we created as much on-premises parking as possible. At the same time, we had to maximize interior space and design for two generations, one utilizing a wheelchair.” Homeworks was able to incorporate two master suites in the approximately 1,700 square foot space, one with a

wheelchair accessible shower and grab bars. Alcoves for large items such as a TV, had to be created to facilitate easy access throughout the home. The open floor plan includes a main living/dining/kitchen area with space to accommodate a large, movable dining table. “Although we needed to stay within a tight budget, we managed to provide a

number of upscale finishes such as quality, solid hardwood cabinets. A special request from the patriarch of the family was a window in his master suite overlooking the garden and a beautiful, fruit bearing avocado tree he had planted years ago.” Van De Vanter noted that she and the entire design build team will be available in the Homeworks Construction booth at the BIA Home Building & Remodeling Show at Blaisdell Center Jan. 25, 26, and 27 to review prospective projects with attendees and discuss their “wish lists” both for renovations and new custom homes. Homeworks project coordinator Kim Green will conduct a free seminar on “Home Modification for Multigenerational Living, Aging in Place and Disabled Family Members” Tuesday, Feb. 5, 6 to 8 p.m. at the Homeworks Construction Showroom located at 2111 S. Beretania St., 2nd floor. One on one consultations with “Thrive for Life” owners and occupational therapists Catia Garell and Damian Sempio will be a special feature.
