Nadia Lim is a name that’s well known in many New Zealand households, whether you’ve seen her on MasterChef, use her cookbooks or subscribe to My Food Bag, the incredibly successful meal kit subscription service she co-founded.

Her most recent endeavour, though, is quite the opposite of the glitz of the TV world. Nadia and her husband Carlos Bagrie are now the proud owners of the expansive Royalburn Station, a commercially diverse, ethical and regenerative farm not far from the NZSIR headquarters in Queenstown.

The property is a slice of Southern Lakes history and features relics from as far back as 1887 when the farm was established. Today, Nadia and Carlos are incorporating some innovative farming practices to produce food on a large scale that’s both sustainable for the environment and ethical for the animals. You can read about their journey on page 6. At the other end of the country, we sit down with Auckland Business Chamber CEO Simon Bridges to discuss Auckland business and property, on page 12. Nadia Lim isn’t one to half-commit to a project. In fact, when we catch up with her at home – the expansive Royalburn Station near Arrowtown –you get the impression that the word ‘no’ is not something she uses very often.

It’s this inspirational go-getter attitude that has no doubt been integral to her success and captured the hearts of Kiwis.

Equally as energetic is her husband Carlos Bagrie, a fifth-generation Southern farmer. It was Carlos’ idea to pack up their Auckland home and buy the 485-hectare Royalburn Station – one of the oldest farms in the country – in 2019.

Since then, the couple have significantly transformed the property into a diverse large-scale commercial operation, producing everything from premium lamb and black Angus beef to pasture-raised eggs, honey, sunflower oil, malting barley, wheat, vegetables, and decadent wool blankets.

It’s clear the couple are fully entrenched in farm life in one of the most beautiful locations in the world. Yes, Royalburn is idyllic, but it’s also never-ending work. However, Nadia and Carlos’ natural inclination to challenge the status quo – and say ‘yes’ – has led them to develop innovative, world-leading methods in regenerative and ethical farming on this incredible property.

Where do you live?

Royalburn Station – an alpine farm on the Crown Range Road between Wānaka and Arrowtown. Who do you live with?

My husband Carlos and our three boys; Bodhi (seven), River (five) and Arlo (seven months), plus Winston the black labrador, Arthur and Milly the goats, a few thousand sheep and almost 5,000 free-range chickens.

Was it always a goal for you to move to the Southern Lakes and live on a station?

Yes, it was always the plan to end up here. In fact, it was on our second or third date back in 2005 that we started talking about it, soon after meeting during O-week in Dunedin. Carlos said that he’d always wanted to return back to his Southern roots and go farming one day – he’s a fifth-generation farmer so it’s in the blood. I’ve always had a strong interest in food that extended to primary production and farming, so we make a really good team.

Carlos had been keeping an eye on farms in Central Otago and when the opportunity came about for us to buy Royalburn, we knew it was time.

Royalburn Station produces everything from wool and meat to vegetables, grains, seeds and honey, and is one of only two farms in NZ with an on-site abattoir. How do you manage it all?

Well, it’s not a hobby farm, that’s for sure! We produce enough food here to feed about 20,000 people and we have an awesome team who manage different facets of the farm. There’s a team dedicated to looking after the chickens, the livestock, market garden, and we have five people working in the butchery. We also have a sales and distribution team, and the Royalburn Farm Shop staff. It started out very small with just Carlos and I, plus our manager Michelle and one farm worker, and now we have 32 people working in the business.

What’s your favourite feature of the property?

It doesn’t matter where we are standing on the farm, the landscape is amazing. We feel so lucky to live here in one of the most beautiful spots in the world. I love the history of this place – the original homestead was built in the 1880s. We renovated when we moved in but have kept as much of it as traditional as possible.

The picnic table out the front of our house is a favourite feature. It’s where we have family meals all year round and the tree above speaks of the seasons; the leaves change to a beautiful red in autumn, it’s naked in winter, the buds appear in spring and then it’s full and green in summer.

What is your favourite taonga or sentimental piece and what is special about it?

I’m not a person that needs much stuff and I don’t really collect things, but my owl salt and pepper shakers Oscar and Wilbur are quite sentimental as they were my Nan’s. They’d be about 70-80 years old now and feature in my cookbooks and on the TV series Nadia’s Farm. The landscape painting in our living area is also special – it’s by the artist Douglas Badcock.

Tell us about your interior design style – do you lean towards a particular aesthetic?

I gravitate towards things that have been repurposed and have a bit of a story behind them. When Carlos and I renovated the homestead we did a big collection around the farm, gathering scrap metal, timber posts …. basically junk, but not junk in our eyes. Our chandelier in the living room was created from naturally cast deer antlers and chains and scrap metal found on the farm. The old corrugated iron roof from our homestead was flattened and now forms the inner walls of the Royalburn farm shop in Arrowtown.

When it comes to homewares and furniture, do you prefer luxury, new pieces or vintage finds? Definitely old, vintage treasures. I try to avoid buying new pieces if I can. They just don’t make things like they did back in the day!

What is your favourite room?

The kitchen and dining room – this is usually where we all hang out together and cook and eat good food. I also love the Prohibition House, which is the old shearers quarters. We called it the Prohibition House because the farm has a bit of a history of workers sneaking in moonshine back in the Prohibition days around 1918. We recently finished renovating it and have just opened it up so people can hire it for special events and photo shoots.

Describe your perfect Sunday at home:

The boys are usually up by 6.30am, so it would be great to have a sleep in! But once they’re up we like to head down to the bike park to burn off some energy. The two older boys love the pump tracks at Lake Hayes Estate and Hanley’s Farm.

Then we would head home and collect food from around the farm – we need to be onto it with harvesting and making use of what we have growing each season. The kids might help pick berries or apples and vegies, and then we’ll make something delicious together.

What are some of your favourite projects on the farm?

Our 1.6-hectare market garden has always been a passion project, as well as the chickens. The happy chooks here produce hands down the best eggs ever.

We have a brilliant team and I still really like to get stuck in whenever I can. We’ve also just started Royalburn Weddings and Events, so people can hire out part of the station and Prohibition House for special occasions and corporate events. It’s an incredible spot with amazing views of The Remarkables and Lake Wakatipu. What are your plans for Royalburn Station in the future?

Our focus is producing quality food on a large scale that’s both ethical and sympathetic to the environment. It’s also about connecting people to their food, where it comes from and how it’s produced. We have an awesome opportunity to try to bridge that gap and help create a more resilient food system for future generations.

We also hope to complete our journey in becoming a carbon-zero business – although this is not straightforward in farming, it’s an important goal of ours as custodians of the land.

NZSIR managing director Mark Harris catches up with Auckland Business Chamber CEO Simon Bridges to discuss the highs, lows and the future of business and property in NZ’s largest city.

How are businesses in Tāmaki Makaurau holding up right now?

Simon: It’s pretty mixed. On one hand there’s been the big issue of a lack of workers. There are also issues around cost, inflation and interest rates. Plus, there’s uncertainty from a recession – even if that’s technical – and an upcoming election.

On the positive side, immigration has opened up again – that’s a good thing as far as workers are concerned. Many businesses are still quietly making money and it’s not all doom and gloom.

Mark: ‘Cautious optimism’ is one way to describe it. From the peak of the market in 2021, we’ve experienced a very gradual decline through 2022-2023. Just in the last couple of months the figures are starting to improve – we had a nine per cent year-on-year increase in June-July.

How have Auckland businesses and property owners coped with inflation?

Simon: Higher costs have been hurting businesses. It’s a similar picture for SMEs as it is for households – they feel the pinch and have to be careful. There is some light on the horizon, with inflation ever so slowly coming down. There’s also hope that those in positions that matter – in the Reserve Bank and Government – can, if they’re careful and they calibrate this right, engineer a soft landing.

Mark: Retail rates in the twos and threes jumping up to the sevens and eights does affect the property market – there’s a lot of uncertainly in a buyer’s mind, and a vendor’s mind on whether it’s a good time to list. It has been a flat market in Auckland for a little while but, with the OCR on hold and retail rates hopefully having levelled out, there are signs of stability.

How much do you read into economic forecasting?

Mark: We keep a close eye on it, the rates announcements and the OCR. The real estate market is a direct reflection of the economy. We also closely follow policy. National are talking about relaxing negative gearing and the bright line test, and these things play into the property market.

Simon: I follow it closely, but I don’t read it perfectly – it’s interesting how different banks and financial players will have varying views. They don’t always get it right so my advice is to follow it but not be ruled by it.

Are Auckland businesses still feeling the impacts of Covid?

Simon: It’s been a long slog and we’re still not entirely there. Whether it’s the CBD coming back to full throttle, or tourism and events, we could still do with some momentum. The last few years it’s been one thing after another with Covid and weather events, but there are some niche businesses in a variety of sectors that have quietly done very well.

Mark: NZ is still a very popular place for people to live and buy property. While it’s not the 2021 rush, expats are still looking to move home. Internationals are wanting to buy here – not that they can, which is something I think needs to be reviewed.

What areas of Auckland are selling well?

Mark: We’ve seen a few great sales in Remuera and downtown – some opportunities off the plan and partially-built projects. First home buyer interest is coming back to the outer-lying suburbs with the relaxation of LVRs, which subsequently fires up the inner-city suburbs with buyers wanting to trade up.

What challenges are Auckland businesses facing now and are these impacting the property market?

Simon: Our own mentality and attitude is a big one. We’ve faced a raft of crises in recent years and we’ve lost a bit of confidence, or mojo. To bring that back we need solid leadership – from the politicians and civic leaders but also from businesspeople, collectively. We need to look to the future with the mindset that, yes, we are out of that now, we are going to do some research and development, and we are going to invest because we can now make a return on it.

Mark: I agree that sentiment plays a massive role. That leadership and positivity needs to come to the forefront.

Simon: The weather also plays a part – a lot of people just need a warm, dry summer and that will have an economic benefit.

As leaders in your respective fields, how do you keep the motivation up during challenging times?

Simon: It’s about your own demeanour, staying upbeat and positive and talking to your colleagues. Recently, I asked a business leader what he regarded leadership as in a NZ business context, and he said, ‘humility with a ferocious will’. It’s very Kiwi – Humility is important but don’t forget to have that willpower.

Mark: You’ve got to be prudent through these times with costs but leadership is 100% positivity and setting goals – you need to go for them and the team needs to see that. It’s also a time to communicate and be a listening shoulder for people who are going through tough times.

What’s the outlook for Tāmaki Makaurau businesses and the property market for spring?

Simon: It’s glass half-full. Inflation will still be at higher levels than we’ve seen for some years but I don’t think it’s going to get any higher. We’ve seen immigration come back which means more workers in our economy and an election which will hopefully see some life injected into Wellington.

I think Auckland will come into a purple patch – we’ve got some great things coming, such as the City Rail Link and the International Convention Centre.

Mark: People are now seeing that the bottom of the market has been and gone but it’s still a great time to buy. We’re already seeing things pick up in the regions. Also, Sydney is really cranking along and quite often the Auckland real estate market follows it.

Pure and simple

Central Otago wine brand Felton Road is trailblazing biodynamic wine.

When Nigel Greening purchased Felton Road back in 2000, his intentions were clear: the quaint Bannockburn vineyard was to be a world leader in biodynamic wine production.

Nestled in the middle of the world’s southernmost winemaking region, the ripe soils of Felton Road are renowned for producing exceptional cool-climate pinot noirs. In fact, the winery has secured a top-20 spot on the list of the World’s Most Admired Wine Brands six times in recent years by Drinks International. “Literally on the first day, we decided to go organic, start biodynamics and permanently limit production to 150,000 bottles per year,” he recalls. “We wanted to own all the land we farmed and build the export until we offered our wine in every significant fine wine market in the world.”

Today Felton Road produces pinot noir, riesling and chardonnay from its four fully organic and biodynamic vineyards, exporting to more than 40 countries around the world. The largest export markets are Australia and the UK, followed by Hong Kong, Japan, USA, and a swathe of other European and Asian markets.

The Felton Road HQ is hidden near the end of Felton Road in Central Otago’s ruggedly beautiful Bannockburn. Magic has been brewing from the soils here since the 1860s – first it was gold, now wine. But the popularity of Felton Road has no doubt been accelerated by its exemplary organic viticulture methods.

“We never seriously considered the alternatives. If a wine is about a place, it has a ‘somewhereness’. Why on Earth would you introduce chemicals with their ‘somewhere-elseness’?,” asks Nigel. They walk the talk when it comes to sustainability; as well as adopting zero waste policies and bottling with lightweight glass, the Felton Road winery is largely solar powered and coexists with a range of animals and native birds. The next biggest task for Felton Road is to achieve genuine carbon-zero status – without offsetting – by 2030.

“It comes back to respect,” adds Nigel. “For the wine world in general, and the wide way we personally engage with it. For our people, who we pay exceptionally and value tremendously. For our land, where we invest heavily in its ecological future, and for our customers, for whom we supply wines at prices which have not sought to climb as demand has exploded.”

One of the most interesting insights into Felton Road as a wine brand is that, in a glittering industry that’s decorated with prestigious wine awards and coveted accolades, Felton Road chooses not to throw their hat in the ring.

“We don’t enter awards. Wine is not a competitive sport,” Nigel says matter-of-factly. “Fine wine isn’t about competing at all, it is about collaborating and helping everybody to make better wine and get it out there for everyone to enjoy.”
