Many people have followed the journey of Annabel Langbein over the decades, from watching her TV series to preparing Christmas lunch from one of her kitchen-staple cookbooks. But few are privy to explore the extent of her property, which sits in a spectacular position on the edge of Lake Wānaka.

Annabel and her husband Ted transformed the site from a bog with blackberry bushes to a landscape of orchards, vegetable gardens and ponds. The house itself was lovingly renovated from a barn to a home, with the kitchen taking pride of place as Annabel’s workstation and inspiration. You can explore this unique home on page 6.

Also in this issue, we talk to acclaimed furniture designer Ed Cruikshank about his royal connections, and former Black Cap Dion Nash about his revolutionary skincare brand.

As November 19 draws near, we are ramping up the training for the New Zealand Sotheby’s International Realty Queenstown Marathon. Fitness entrepreneur Kate Ivey shares her advice for running your bestever race at this year’s event on page 22.

Best of luck if you are participating – we’ll see you at the finish line.

Annabel Langbein’s stunning lakeside home was designed for both relaxation and celebration.

When Annabel Langbein first laid eyes on her 27-acre slice of paradise beside Lake Wānaka back in 1996, there was much to be desired. Smothered in bracken and blackberry, she describes the site as “a bog” and an unwelcome surprise purchase by her visionary husband Ted Hewetson.

Fast forward 26 years – and whole lot of dedication, commitment, and sheer hard work by the couple – the property is immaculate and thriving with numerous flower and vegetable gardens, orchards, a tranquil pond, a guest cabin and a barn-turnedresidence. It’s a secluded, peaceful sanctuary where Annabel indulges her long-held philosophy of living off the land, slowing down and entertaining friends and family.

Who do you live with?

My husband Ted. Our adult children, Sean and Rose, are now both living in Europe.

How long have you lived in your home and what initially attracted you to it?

There was absolutely nothing here when we bought the place all those years ago. One day Ted suggested a picnic by the lake, then we bush-whacked our way up the hill and he said, ‘this is our land’. I wasn’t in the slightest bit happy about it!

But in 2000 we built the cabin, and a barn at the top of the hill. As the kids got bigger, fitting everyone in the cabin became a struggle so we decided to move the barn down the hill and renovated it in 2014, having also designed it as a film studio for The Free Range Cook TV series.

I love it because it’s very cosy and simple and we’ve kept the authenticity of the barn with its original beams. The interior walls are lined with locally milled NZ cedar which gives a natural feel to the space. The barn is two bedrooms, and when we have friends and family stay, they can be completely selfcontained in the cabin.

What is it about your home that makes you feel at ease?

The right lighting is very important. Having just spent nearly four months in France, where everyone shutters up their houses to keep them cool, I really appreciate living in a light, bright home. I love soft lighting – the handblown glass pendants above the dining table and the floor lamps give a lovely ambiance.

Property Style 7 At Home With ...

It’s also small, cosy and comfortable with underfloor heating, which is a saviour in those colder Wānaka winter months.

Describe your perfect Sunday at home in Wānaka: Ted brings me a cup of coffee in bed, then he’ll read the paper and I’ll read a book for a while. Then I’ll meet up with a friend and go for a walk.

One of my favourite things is having people over for a long Sunday lunch – I’ll make something like a lamb oyster shoulder with smashed, roasted potatoes, served with a salad or two from the garden. Currently, fresh rocket and beetroot are my go-to, combined with hazelnuts from the orchard and big dollops of creamy NZ buffalo cheese. Then, of course, there will be something sweet and delicious to follow.

I also like to serve my own plum gin. I’ve been making it from the wild plums from our reserve for years, then Broken Heart Spirits in Arrowtown began distilling and selling it. The gin elixir is called Bella and I’m really proud of it, it’s delicious and only 25% alcohol. Rose has done a lot of great work on the brand and we’ve had a beautiful time creating ‘Bella sours’ and ‘Bella–tinis’ - our recipes are all on drinkbella.com.

What is your favourite room of the house and why?

The kitchen. The whole house is designed around the kitchen and entertaining – I didn’t want to be stuck in a back room preparing dinner, I enjoy chatting to everyone while cooking.

We have also built a new standalone library, which is a really peaceful space to sit down and read a book or enjoy cocktails with friends.

Tell us about your interior design style – do you lean towards a particular aesthetic?

I would say country with a mixture of textures – I like having nice linen curtains and soft furnishings. I think soft furnishings really help a room to feel warm and welcoming. Wilson & Dorset sheepskins are perfect for this, and I always like to have a collection of freshly picked flowers in vases.

What is your favourite functional, decorative or sentimental piece and what is special about it?

I cherish my mother’s paintings. She hasn’t been around for nearly 20 years now but having her art on the walls always makes me feel close to her. Anne used to exhibit quite often in Wellington while we were growing up. Her art was impressionistic in style and she did a lot of work with collage.

I also have a beautiful ceramic apple on my coffee table, which was given to me by my dear friend and Rose’s godmother, Birgitta Watz. She is a wonderfully talented ceramic artist and has a big studio in Stockholm, and works in the permanent collection in the Louvre.

When it comes to homewares and furniture, do you prefer luxury, new pieces or vintage finds?

I’m not someone who craves new things – all the furniture in the library came from our Auckland house. As I was opening up the artworks I realised how much I enjoy having the things I have acquired over many decades around me. Not that they are of any particular value, it’s more the comfort of their familiarity.

I’ve also collected all of my mother’s and grandmother’s china – I love china and ceramicware, and glasses, new or old.

How will you be celebrating Christmas this year?

We won’t have any kids home for Christmas – if they hadn’t come home last year I would be miserable but I know they are happy and will have a wonderful Christmas together in Europe.

Ted and I will have some friends over for lunch and if it’s calm and sunny we’ll head out on the lake in the jetboat. I drive everyone mad because I always go over the top, I love my Christmas rituals. We’ll have lunch at 3-4pm, usually twice-roasted duck with as many veges as I can find.

For dessert, it’s most likely to be meringues and cream, berries, tiramisu … a grand selection and lots of deliciousness.

One of the first things I always do is set the table, be it for Christmas, Sunday lunch or any other occasion. This is the best thing you can do when inviting people over –you may not have cooked anything yet, but if the table is set, they will always feel welcome. ◇

The royal treatment

Ed Cruikshank knows a thing or two about luxury. Having perfected his craft of exquisite furniture design under the discerning eye of bona fide royalty, he is well versed in creating legacy pieces that are not only fit for a palace but tell an intriguing story, too.

Since developing his high-end furniture brand –Cruikshank – from his home in Queenstown, Ed has spearheaded many newsworthy projects, from creating a Braille-infused table for exhibition at the Tel Aviv Museum of Art to designing custom pieces for Louis Vuitton.

It’s a level of opulence that Ed has become accustomed to, particularly after spending a decade as Head of Design and Special Projects at LINLEY in London. During his time here in the 90s, Ed worked closely with the company’s founder David Linley, known now as David Armstrong-Jones, the Earl of Snowdon.

As Princess Margaret’s son – and nephew to the late Queen Elizabeth II – David is one of the most prominent furniture designers in the world. Ed says he learnt the importance of craftsmanship, enduring quality and timeless design at LINLEY.

Of course, working in such fascinating circumstances leads one to inherit some interesting anecdotes – Ed personally met several members of the royal family and worked on designs for gifts given to them by David.

“One evening I was on my way to a Linley-hosted party for Princess Margaret that included guests Princess Diana and Margaret Thatcher, among others,” recalls Ed. “I was stopped in the street outside by a Bond-like gentleman who appeared out of thin air to check my credentials

before letting me pass. ‘Do you mind if I ask what you are doing here?’ he said. ‘Well, I often ask myself the same thing!’ I replied.”

Rubbing shoulders with royalty was soon traded in for mountains and lifestyle in 2002, however, when Ed and his wife Tonya emigrated to Queenstown.

Since then, Ed has designed a collection of custom furniture for Louis Vuitton in Queenstown (including a table fashioned from 40,000-year-old kauri), an eightmetre Braille-infused boardroom table for one of Sydney’s most established institutions and, most recently, a coded wall artwork for the New Zealand Sotheby’s International Realty National Exhibition Gallery in Britomart.

“Some of my other memorable projects in my 30 years as a furniture designer have been a glasses cabinet for Elton John, the interior of a superyacht that brought me to Auckland from London and a rocking chair for my wife when we had our first son,” he says.

Ed also has a permanent line of classic, timeless furniture called the Cruikshank Iconic Collection.

“My priority is always to ensure the proportions, materials, craftsmanship and function of my designs will endure to be relevant wherever the piece may find itself many years from now. A successful piece will be one that is coveted by generations to come,” he says. “These physical attributes have become standard in my furniture but what increasingly excites me is the embedding of coded personal meaning in both my furniture – as in the case of the Sydney boardroom table – and now in the unique artworks that I am making.” ◇

ON THE UP

Founding a global men’s personal care line has been victorious for Dion Nash.

When Dion Nash hung up the cricket whites after an illustrious international career with the New Zealand Black Caps, he knew it was time to harness his interest in business.

Working with high-profile mentors such as Geoff Ross and Grant Baker proved to be an education in entrepreneurship, and Dion soon developed his own premium brand Triumph & Disaster. The men’s personal care range now has a cult following and is sold around the world in luxury retailers such as Selfridges in London and Harvey Nichols in Dubai, as well as a flagship store on Ponsonby Road and online.

But success in business doesn’t come without risk, and Dion says introducing a men’s care line to the humble Kiwi bloke was quite the gamble.

“I felt sick at the start as it just felt like maybe a stretch too far – any street cred I might have had was about to dissolve into a mix of moisturiser and face scrub,” he recalls. “But thankfully, Kiwi men are more worldly than our reputation and we have been very well supported since day one. It was actually the farmers, builders and surfers who jumped on board first.”

It helped that Dion had the personal experience and knowledge to back the range. Long, hot days in the sun playing test matches meant Dion and his Black Caps teammates had to pay particular attention to their skin.

“The range itself was inspired partly through my own experiences using women’s products to protect my skin,” he says. “I saw a lack of options for men and thought that represented an opportunity. I also thought about the advice my father had handed down to me over the years – the fact that, as men, we can share advice and knowledge. That kind of resonated with me and is how I fell upon the name.”

When Dion was 13 years old, his father gifted him a framed poem called If by Rudyard Kipling. It served as a piece of advice regarding humility, honour, risk and reward, from father to son.

“When that tattered poem was uncovered in the bottom of an old chest and I read the line, ‘if you can meet with triumph and disaster and treat those two imposters just the same’, well, the brand was born.”

More than a decade on, Triumph & Disaster remains as authentic as it did when Dion launched the business from the living area of his Auckland home. There’s an integrity and honesty in the man and the brand which filters through its range of nature-based moisturisers, shave creams, beard products, haircare and deodorants.

“The products really are world class and we have gone out of our way not to create cheap knock offs of women’s products, but actually create considered products for people who live active, outdoor lifestyles and need a skincare routine to support that,” he says.

While a solid brand and effective product development are crucial, the success of Triumph & Disaster can also be attributed to Dion’s big-picture leadership style.

“I believe the best way to treat staff is to have a goal of ‘tag and release’, in that people have their own lives and ambitions to lead,” he says. “The best I can do is create an environment in which they can expand their skill set and hopefully improve their abilities to communicate and be part of a team. If I can achieve that, then Triumph & Disaster as a business will benefit and the individual will, too.” ◇

Best in show

Britomart’s new gallery is a collective of the most coveted properties in NZ.

In the heart of downtown Auckland, inside Britomart’s Atrium on Takutai, is a futuristic new space that showcases some of the finest properties and developments in New Zealand, all in one central location.

The ground-breaking New Zealand Sotheby’s International Realty National Exhibition Gallery has officially opened and the innovative, high-tech Gallery is the first of its kind in the country. It enables buyers to virtually view a selection of exclusive residential properties and developments.

NZSIR managing director Julian Brown says the flagship show space provides an immersive experience for property buyers– instead of jumping on a flight, Aucklanders can get a feel for a property using state-ofthe-art audio-visual technology.

“Here we exhibit the property portfolio we have in other regions of the country,” he says. “The appetite from the Auckland market for buying holiday homes or investment properties in the regional areas serviced by our 22 offices is quite significant, and the Gallery is a place to showcase everything from residential and lifestyle property through to specific projects and developments.”

The contemporary Gallery features 20 powerful digital displays and a Showcase App capable of detailing all aspects of a property, from the floor plans and elevations to high-quality renders and detailed specs.

“It’s also a one-stop destination for people in Auckland who want to buy property across the Auckland region,” Julian adds.

Auckland commercial interior design company Tailor Inc was tasked with delivering a luxe, contemporary fitout for the space, which features an informal lounge and bar, as well as meeting rooms and six property showcase studios that can be opened to a large room for auctions and events.

“The interior is designed in a classic and contemporary style, infusing spaces with quiet elegance,” says Tailor Inc design director Julie Coutts. “The finishes and materials had to reflect an inviting, luxurious and refined look and feel. This was seen through the use of an engineered timber floor – designed in a bespoke herringbone pattern – a soft, textured plaster wall finish, natural stone slabs, and a lighting scheme that can be modified to suit different occasions.”

Kidding around

Bold and bright or cute and classic, a child’s bedroom brings endless opportunities to incorporate creativity and colour.

Spark their imagination with a specific theme (think space, sport, florals, princesses and nature) for the little ones or introduce a slightly more sophisticated colour palette for older children to carry them on to their teenage years.

Just remember to prioritise storage – toy boxes, desks with drawers, bookshelves, wardrobes and under-bed drawers are essential for busy kids’ bedrooms. ◇

The beating heart

Located in the centre of the North Island, Taupō is the ultimate desirable destination.

With easy access to New Zealand’s biggest lake for summer fun – and nearby ski fields for winter play – Taupō is an aspirational home for the adventurous. New Zealand Sotheby’s International Realty Taupō director Penny Lyons is a long-time local and real estate expert. Here she shares an update on the Taupō property market and her favourite places in the region.

locals’ guide to

Taupō

Where’s home for you?

I’ve lived in Taupō for 25 years, originally from the Hawke’s Bay. I love the lifestyle Taupō offers and – being in the central North Island – we always have visitors coming through and are super close to many towns and cities. The walks and mountain bike tracks are on our doorstep, and the summer water sports are exceptional. I often forget what a gorgeous place I live in.

What’s your favourite local restaurant or café?

It’s a difficult choice as we have so many great options, but Plateau Restaurant & Bar is my go-to for a quick work bite or a long lunch with girlfriends, Vine Eatery is a great place to enjoy a cocktail or two in the evening and The Brantry is my fave as a super-special dining experience. I also must mention our new Embra five-star restaurant, which has recently opened.

nzsothebysrealty.com20

It’s been an interesting 12 months for the property market here in Taupō. Over winter we experienced a slight dip in purchaser confidence – most likely attributed to increased interest rates, Government changes on lending criteria and vendor expectations for the ‘top dollar’ price ranges experienced in 2021.

But now that spring is here, we are already seeing a strong increase in enquiry from potential buyers. More people are turning up to open homes and activity levels are on par with pre-Covid times.

Many of these buyers are from out-of-town – Kiwis returning home from overseas and choosing Taupō for the lifestyle, retirees selling up and downsizing, or families from the cities who seek a more laidback life. It’s also a hot market for holiday homes and lock-upand-leave-style properties.

The only significant change we are currently seeing is the time spent on the active market compared to last year. In August 2021, the average days a property was listed was 27, however in August 2022, this had increased to 76 days. It’s important to note that prices have not ‘dropped’ in Taupō and are continuing to remain strong, particularly at the higher end of the market.

Special and unique properties are still selling very, very well, and tend to buck the trend of longer listing times. Last year we experienced a supply shortage, and this is still being felt at the premium end of the market. Currently, we have multiple buyers seeking this type of property.

Being able to match properties and talk to our hot buyers on a regular basis is one of our strengths at NZSIR. It is common to sell to our database before it launches to the market, and also common that these end up in multi-offer situations. Connecting vendors with a global network – instead of just a NZ audience –

What’s the best location for a scenic walk or run?

I live close to the Huka Falls and the tracks around this area are just so picturesque and special, Mt Tauhara is there if you wish to do something a little more challenging, and you can’t beat the lakefront for a chat to locals and lots of tourists.

What’s your favourite local event?

The Taupō Summer Concert that Greenstone Entertainment runs every year. It has been on hold for the last two years due to Covid but it is back in early 2023. It will be awesome with ZZ Top, Pat Benatar, Angels and the Stone Temple Pilots, bringing a sell-out crowd of more than 15,000 to Taupō.

What’s the best part about living in Taupō?

I have two adult children that have moved away and enjoy coming home to our special town, and my 11-year-old loves it here as well. Taupō is super easy to get around and I adore the lake and our local community. There are always events in the weekends, so we seem to have a great influx of people all the time. ◇

is one of our distinct advantages and key to achieving great results.

I do believe we will have good activity over the summer period. We are a little bit different from other markets, as people come to Taupō looking for opportunities and we are a great holiday destination. This, therefore, slightly insulates us from any of the ups and downs of other markets.

Chasing goals

Affectionately known as “the world’s most beautiful marathon”, the New Zealand Sotheby’s International Realty Queenstown Marathon is fast approaching.

After Covid cancelled last year’s event, more than 13,000 athletes from all over Aotearoa and around the world will descend on Queenstown to partake in the renowned full marathon, half marathon and 10km events on November 19.

We check in with exercise expert Kate Ivey, founder of the hugely successful online fitness platform DediKate, for some last-minute training, health and nutrition tips for the Queenstown Marathon.

You’ve competed in the New Zealand Sotheby’s International Realty Queenstown Marathon. What is special about the event?

I absolutely loved it – it’s the best course. I love the scenery; it’s a decent track the whole way and the vibes are great.

My favourite event is the 10km. I like to get things done at a fast pace and be efficient with my time

and energy so the 10km is perfect for me. It’s a good challenge to be able to maintain a really fast pace over 10km, and it still requires a lot of fitness, training and dedication.

How far out from a running event should a participant begin training?

Race-specific training should start 12 weeks out –any longer and you can burn out. Ideally, you will already have a good base fitness and strength before you begin, too. But if you’re just starting out, anything beats sitting on the couch, for both physical and mental health reasons.

If someone has never run before, how would you suggest they start?

A mix of jogging and walking to begin with, then gradually reduce the amount of walking and increase the running. You could jog for one minute, walk the next. Getting out there and doing it and being proud of each milestone is so important. Don’t compare yourself to others – everyone is different and remember to take each day at a time!

nzsothebysrealty.com22
Kate Ivey explains how to run your best at the New Zealand Sotheby’s International Realty Queenstown Marathon.

What are some tips to improve running speed?

Do at least two runs each week. One should be focused on distance and time on your feet and the other around speed and pace. It’s also good to include a fartlek interval training session too, where you vary the speed and intensity of your run.

Never underestimate the importance of improving your overall body strength with weights. Not only does it help to improve your pace, weight training also reduces the chance of injury.

How do you increase distance and endurance?

My general rule is to increase your distance by 10-15% per week and gradually add intensity on some of the shorter runs. To do this, you need to make sure you have enough time leading into the race to prepare.

What are your go-to pre-race meals?

Our DediKate nutritionist Claire Turnbull recommends sticking with familiar meals and snacks before an event. Aim for plenty of carbohydrate-rich foods and keep up your fluids. The night before, a balanced dinner such as chicken or tofu and vegetable stirfry with rice – or mince with pasta and veges – is perfect. It’s a good idea to experiment and see what works for you. Alcohol is best avoided the night before a race.

What about fuel during the event?

If you are running for less than an hour, you won’t need anything other than water. If you’re running for over an hour, aim to have 30-60g of carbohydrate per hour (closer to the top end of this range for the 40km). This can be gels, sports drinks or, if you can tolerate it, real food such as bananas or muesli bars. It’s essential to practice this before race day to see what works.

Sports drinks can be a helpful way to get the carbohydrates you need as well as fluid at the same time. Keeping well hydrated is essential for performance, but how much you need depends on how much you sweat, as well as the temperature, humidity, wind and running intensity. Just be sure to start the race well hydrated and keep your fluids up during the race.

Do you have a tried-and-true strategy for a running event?

Pacing yourself is important. The energy and hype of an event causes most people to go too fast at the start, so you really do have to hold yourself back. Aim to maintain a steady pace that allows you to run the last half of your event faster than the first half. I love a sprint finish! ◇

On November 19 more than 13,000 athletes will participate in the New Zealand Sotheby’s International Realty Queenstown Marathon.
